Can a Single-Family Flip Qualify for a DSCR Loan Instead of a Sale?

Can a Single-Family Flip Qualify for a DSCR Loan Instead of a Sale?

The Quick Read: Yes, once the flip is finished, rent-ready and seasoned. At that point the DSCR loan works as a refinance that pays off the hard-money or bridge note, so you hold the house instead of selling it. It does not fund a rehab that is still underway, and the lender sizes the loan on its own appraisal and rent figure, not your after-repair estimate.

  • A DSCR loan is the hold exit. It replaces the short-term note after the work is done.
  • Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Many select programs start at 1.00 coverage. Stronger ratios open better pricing and leverage.
  • Cash-out refinances top out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation.
  • A gutted or half-finished house is not a DSCR file yet. Finish first, then refinance.

Why Does DSCR-for-Flips Advice Sound So Contradictory?

Two different questions get mashed together. One is whether a DSCR loan can buy and rehab a flip. It generally can’t. The other is whether a finished flip can be refinanced into a DSCR loan. It can, and that is the question in the title.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Programs underwrite a property that is habitable and ready to rent. A house in the middle of a gut rehab is often left out of the pool or cured first. The usual sequence is a repair-phase loan, then a DSCR refinance once the work is done.

So when one page says flips don’t qualify and another says they do, both can be right. They are describing different stages of the same house.

How Does a DSCR Refinance Replace the Sale?

The new loan pays off the flip note, and you keep the property as a rental. The process runs in a fixed order.

1. Finish the rehab to rent-ready condition. Kitchens, baths, systems and finishes done. Light punch-list items are fine. Open walls are not.

2. Classify the request. A payoff-only refinance is treated as rate-and-term. Any cash beyond the payoff and closing costs makes it a cash-out, which brings the cash-out leverage ceiling and the seasoning requirement.

3. Clear seasoning. The clock runs from the recorded deed. Finishing the rehab or signing a lease does not start it. A payoff-only refinance can sometimes work near the three-month mark. Cash-out on most programs in the network waits about 6 months.

4. Order the appraisal and rent schedule. The appraiser provides value, which drives LTV, and a market-rent opinion, which drives coverage.

5. Pick the rent. With a lease, most programs use the lower of lease or market rent. With no lease, appraised market rent stands alone. Your own estimate of what you hope to charge is not a qualifying figure.

6. Run the coverage ratio. Monthly rent divided by PITIA: principal, interest, taxes, insurance and association dues. At 1.00, rent equals the obligation.

7. Pay off the note. The payoff is more than purchase plus rehab. It includes drawn principal, accrued interest, points, draw fees and any extension fees.

No personal income documents are collected on the standard path. The file leans on the property instead.

Does Your Flip Qualify? A Checklist

Item What the lender looks for How to document it
Condition Habitable, rent-ready Photos, final inspection or permit sign-off
Seasoning Time since recorded deed Settlement statement from the purchase
Rent evidence Lease or appraised market rent Executed lease plus deposit proof
Payoff Note balance plus fees Payoff letter from the short-term lender
Vesting Entity or personal name Entity documents, subject to lender program eligibility
Property type Eligible collateral Appraisal and property description confirming it is not a manufactured, log or barndominium structure

On property type: manufactured homes (single- and double-wide), log homes and barndominiums are not offered through the network’s DSCR programs. If the flip is one of those, this path is closed.

One stall shows up often. A tenant is placed, but the formal lease, deposit verification or first month’s rent proof is missing. Get the paper in the file before it goes to the lender.

How Does the Appraiser’s Rent Schedule Work?

The appraiser delivers two things: value and market rent. For a one-unit property, the rent schedule is the single-family comparable rent schedule, Form 1007, a format shared by Fannie Mae and Freddie Mac. It lists comparable rents, adjustments and an indicated monthly market rent. For two to four units, the equivalent is Form 1025. Fannie Mae’s appraiser learning center lists both next to each other.

One contrast, and only one. In the agency world, Fannie Mae’s Selling Guide requires the 1007 on a one-unit investment property when rental income is used to qualify. DSCR loans are not agency products. The form only supplies the document format.

Short-term rental plans need separate handling. Form 1007 measures monthly rent, not nightly rent. STR files run through their own program: purchase to 75% LTV, refinance around 70%, cash-out 70%, with a 640+ score and about 12 months of hosting history expected. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

What Does the Coverage Test Look Like on a Fresh Flip?

Say you finish a three-bedroom house and the appraiser’s market rent lands close to what a tenant would pay. If rent comfortably covers PITIA, coverage clears 1.00 and the file is in range. If it lands around 1.2x, you have room for stronger pricing and leverage.

Now the catch. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the calculation. A flip can pass the ratio and still be thin after real operating costs.

If rent falls short of 1.00, coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That is a separate path from programs that start at 1.00, not the same program with a lower floor. Whether it fits depends on the lender, credit profile, reserves and property review.

Leverage matters too. A cash-out refinance on a standard rental tops out around 75% LTV across most of the network. Rate-and-term runs higher, up to 85% on the best files. Credit tiers matter: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest tiers. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000. These are typical ranges, not promises, and every file is underwritten individually.

Sell or Hold?

Here is the same property under two exits.

Factor Sell Hold on DSCR
Cash at exit Net sale proceeds Cash-out up to about 75% LTV, if eligible
Ongoing income None Rent, tested against PITIA
Capital in the deal Fully released Partly released, rest stays in
Short-term note Paid at sale Paid by the new loan
Main risk Market softens while listed Appraisal or rent comes in light

Holding recycles capital. Investors buy under market or force value through the rehab, season, then refinance on appraised value and rent coverage. The cash that comes back funds the next deal. That is the logic behind BRRRR, and it is the same move here.

Selling still wins in some cases. If the appraised rent won’t cover the payoff, or the house won’t hold enough equity after fees, the hold math breaks. A flip breaks when the payoff exceeds what the DSCR loan can size to. Lendmire’s page on budgeting a first flip covers that ceiling.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Can Go Wrong, and the Fallback

Problem What it does Fallback
Low appraisal LTV caps the loan below payoff Pay down the gap or sell
Light market rent Coverage under 1.00 Select-lender sub-1.00 path, adjusted terms
Seasoning not met Cash-out not yet available Payoff-only, or wait
Heavy rehab Not habitable yet Finish the work first
Missing lease proof File stalls Add lease, deposits, first month

The most common failure is plain math. Investors underwrite the exit on their own after-repair value, then the lender’s appraisal comes in lower. Payoff includes interest and fees, so the gap is bigger than expected. Rehab overruns also push the refinance later, which means more months of carry on the short-term note.

In a pattern worth planning around, files that clear cleanly were underwritten for the hold exit before the rehab began. Run the rent and value test at acquisition, not after the last coat of paint.

Special Cases

Vacant but rent-ready. Vacancy alone doesn’t sink a file. With no lease, the appraiser’s market rent becomes the qualifying income. On a purchase, a light-cosmetic vacant property usually passes without a lease. Refinances depend more on the program accepting a vacant property, so confirm that up front. Seasoning is a separate test from vacancy.

Already listed for sale. Pivoting from sale to hold is possible, but the file still needs rent evidence, seasoning and a payoff. Expect the lender to ask about the listing history.

Entity vesting. A flip bought in an LLC can often be refinanced in that name, subject to lender program eligibility. Personal-name purchases may need title and vesting steps at refinance, so raise it early.

Multiple flips. Each property is tested on its own rent, value and seasoning. For leverage and income tools beyond the standard path, see Lendmire’s piece How to Qualify for an Interest-Only DSCR Loan on Single-Family Properties.

Key Terms Defined

Seasoning: the time between the recorded deed and the refinance. It is not reset by rehab completion or a new lease.

PITIA: principal, interest, taxes, insurance and association dues, the payment rent is divided by.

Form 1007: the appraiser’s single-family rent schedule, with comparable rents and an indicated monthly market rent.

Payoff-only refinance: a refinance that covers the existing note and closing costs, with no extra cash to the borrower.

Cash-out refinance: a refinance that returns cash beyond the payoff, with a lower leverage ceiling and seasoning.

Frequently Asked Questions

Do I need a tenant before I refinance a flip into a DSCR loan?

Not necessarily. A vacant, rent-ready property can use the appraiser’s market rent. Some lenders want a lease, so confirm the program. If you do have a tenant, keep the lease and deposit proof in the file.

Does finishing the rehab start the seasoning clock?

No. Seasoning runs from the recorded deed. Cash-out on most programs in the network waits about 6 months, while a payoff-only refinance can sometimes work near three months. Some lenders waive seasoning inside their own flip-to-rental programs, but that is one lender’s practice, not a rule.

Can a DSCR loan pay for the rehab itself?

No. It needs a habitable property. A separate short-term loan covers the repair phase, and the DSCR refinance follows.

Does my after-repair value set the loan amount?

No. The new lender’s appraisal sets value, and its rent figure sets coverage. If the appraisal comes in low, the loan may not cover the payoff.

Is there a federal rule for DSCR coverage?

No. Programs write their own guidelines, including the common lower-of-lease-or-market-rent convention. Many select programs start at 1.00, while commercial pages often quote 1.20 to 1.25.
