The Quick Read: No, a lease alone is not enough, though it is a necessary part of the file. The owner must have actually moved out, and lenders in the wholesale network test two things: proof that the borrower no longer lives in the home, and rent that covers the full monthly obligation, which typically means the lower of the signed lease rent and the appraiser’s market rent.
- Occupancy comes first: a new primary residence, documented.
- The lease should be arm’s-length, with deposit and first month’s rent paid.
- Market rent caps what counts. A lease above it earns no extra credit.
- Cash-out refinances top out around 75% LTV on an investment property, subject to lender guidelines.
- Moving back in later can breach the loan.
Why a Former Home Can Become a DSCR Property
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Once you’ve moved out and rented the home, it’s an investment property in the lender’s eyes.

Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
The lender is testing the property, not your paycheck. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The ratio is rent used for lender review divided by PITIA: principal, interest, taxes, insurance, and any HOA dues.
Across the wholesale network, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage. Lendmire’s complete DSCR loans guide covers the full program picture.
What Counts as “Moved Out”?
A genuine move means you live somewhere else, and you can show it. A paper move doesn’t pass. The lender wants evidence of a new primary residence before the file goes forward.
| Proof | What it should show |
|---|---|
| Lease or mortgage statement on the new home | You pay housing costs elsewhere |
| Driver’s license | New address on government ID |
| Utility bills | Service in your name at the new home |
Three situations fail the test:
- You still live in the property.
- You rent rooms while living there.
- You stay in another owned home without establishing a new primary one.
Those are owner-occupied files, not DSCR files. If you’re still in the home, the right path is an owner-occupied product, not this one.
There’s no universal “months out” seasoning period you can point to. The practical rule is that you must not be living there at application or at funding. Apply too early, before the move is real, and the file stalls.
Is “Just a Lease” Enough?
No. A lease is one of two rent figures. The appraiser documents market rent on a rent schedule form for single-family homes and condos, and on a separate form for 2-4 units. Fannie Mae’s appraiser guidance describes Form 1007 as the way an appraiser documents estimated monthly market rent on a single-family investment property.
DSCR loans aren’t agency products, so agency restrictions on using a lease to qualify don’t govern them. The agency world has tightened on leases for departing residences. DSCR programs borrow the form but not the restriction, so a lease can still count, subject to the lower-of convention.
What lenders typically look for in the lease:
- An executed lease with an unrelated tenant.
- Proof the deposit and first month’s rent were paid.
- Rent in line with comparable rentals.
Here is how common lease situations usually play out.
| Situation | Typical treatment |
|---|---|
| Lease above market | Excess earns no credit |
| Lease below market | Usually stays at the lease amount |
| Vacant after move-out | Appraiser’s market rent stands in |
| Month-to-month tenant | Expired lease plus rent receipts or deposits |
| Family tenant | Closer review, relationship disclosed |
Underwriting also doesn’t credit rent increases before they happen. A promised bump next year does nothing for today’s ratio.
The Part Most Owners Miss: What Clears 1.00 Doesn’t Prove
A strong ratio is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
Picture an owner whose old home rents for just enough to clear 1.00. On paper the file works. In practice, one vacant month or a roof repair turns it negative. Run your own reserve math before assuming the loan equals income.
Many owners carry a long-held mortgage on a payment they love. Refinancing that into a DSCR loan can eat cash flow. It tends to make sense when the goal is cash-out, entity vesting, or a clean investor structure, and less sense when the existing loan is simply cheap and working.
Step by Step: From Move-Out to Funding
1. Move out and document the new primary residence. Gather the lease or mortgage statement, ID, and utility bills.
2. Sign an arm’s-length lease and collect the deposit and first month’s rent.
3. Order the appraisal with rent schedule. On a vacant or newly converted home, the appraiser’s figure is the stronger anchor.
4. Run the coverage ratio using the lower of lease and market rent.
5. Choose the transaction type: rate-and-term or cash-out. Each has its own ceiling.
6. Sign the business-purpose and occupancy affidavit before funding. Its covenants continue afterward.
7. Payoff. The old owner-occupied mortgage is paid off at closing, so the payoff statement and the old loan’s occupancy terms become part of the file.
Check your current mortgage’s occupancy clause before you rent. Renting early can create a due-on-sale problem with the existing loan, and that clause is separate from anything a DSCR lender sets. Updating the homeowner policy to landlord coverage also supports the occupancy story.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What the Network Typically Allows
Program figures vary by lender, borrower, and property, and are subject to lender guidelines.
- Leverage: rate-and-term refinances reach up to 85% LTV on most-flexible programs. Cash-out refinances top out around 75% LTV on an investment property. Cash-out typically expects about 6 months of seasoning.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.
- Reserves: commonly around 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000. Conservative files at modest leverage can see reserves waived.
- Loan size: up to $3,000,000 on standard programs. Smaller balances route through select lenders.
- Property types: manufactured homes, log homes, and barndominiums are not offered.
- Short-term rental conversion: Form 1007 isn’t built for nightly rates. STR refinances look at twelve months of platform and bank statements, with a 640+ score typical. Short-term rental rules vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
A larger equity cushion lowers the monthly obligation and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
If a thin ratio is the issue, a select-lender path below 1.00 may exist, with leverage and terms adjusted. Treat it as a structural choice, not a rescue. If the home only works below 1.00, ask whether this is the right property to hold.
Where the General Rule Breaks
Moving back in. Moving into a DSCR-financed home breaches the loan terms unless you first refinance into an owner-occupied product. Lenders can accelerate the loan. Don’t plan an exit that way.
Family tenant. It isn’t banned outright, but expect closer review. The lease is checked for arm’s-length terms and market rent. Disclose the relationship.
LLC or trust. A home you live in is a separate case. A home already vested in an LLC can generally be refinanced with the entity as borrower, subject to program terms.
Tenant stops paying. The loan doesn’t care. The payment is still due, which is where reserves matter.
Sale later. The home-sale exclusion generally requires owning and using the home as a main home for at least 2 of the 5 years before sale, per IRS Publication 523. A long rental stretch can erode it. Tax treatment varies; consult a qualified professional.
Is DSCR the Right Tool?
DSCR fits the owner who is relocating, wants to keep the home as a rental, and prefers qualification on the property rather than on personal income. It also suits borrowers adding to a portfolio, since underwriting looks at the property, not the count of financed homes.
It’s the wrong tool if you may move back, if rent won’t cover the full payment, or if a strong W-2 profile and a cheap existing loan make keeping the current mortgage the better call. Frequently Asked Questions
Is a signed lease enough to refinance my old home on a DSCR loan?
No. The lease is one rent figure. Lenders typically use the lower of lease rent and the appraiser’s market rent, and they also need occupancy proof and a signed affidavit. A deposit and first month’s rent paid usually strengthen it.
Is there a waiting period after I move out?
There’s no universal one. The rule is that you aren’t living there at application or funding, and you can show a new primary residence. Cash-out refinances commonly expect about 6 months of seasoning, subject to lender guidelines.
What if the home is vacant after I move?
The appraiser’s market rent stands in for the lease. A lease usually won’t override a lower appraisal figure, so a vacant file is workable if that rent covers the monthly obligation.
Can I move back in later?
Not without first refinancing into an owner-occupied loan. The occupancy covenants continue after funding, and moving back can breach the loan.
Does a high lease raise my coverage ratio?
No. Market rent caps what counts, so rent above it earns no credit.
