The Quick Read: Go direct to DSCR when the property is safe, habitable and insurable as it sits, and the work is cosmetic enough to pay in cash or is already done. Use hard money first only when the property can’t yet close on a long-term rental loan, or when the rehab is big enough that a lender has to fund it in draws. Hard money buys time. It does not buy a better permanent loan.
- Direct DSCR means one closing and one set of costs. The two-step route means two closings plus bridge carry.
- The bridge must outlast the rehab, hosting history, seasoning, appraisal and underwriting.
- For an Airbnb, the hard part is documenting short-term income, not winning the loan.
- Clearing a coverage ratio of 1.00 is not the same as positive cash flow.
- Everything below is subject to lender guidelines. Nothing here is a commitment to lend.
Lendmire is a broker. It arranges these loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. The reasoning below comes from how those files behave.
What this loan actually costs to carry.
Hard money is sized against the project and priced by time. Enter the deal and see how much the program will lend, the cash required at closing, the carry while you hold it, and what is left at the exit.
Leverage tiers on the current program: 85% with fewer than 2, 90% with 2 or more, 93% with 5 or more completed projects — every tier capped at 75% of after-repair value. Loan amounts up to $5,000,000, larger by exception; terms of 6 to 18 months, interest-only, no prepayment penalty. The rehab portion funds in draws against completed work, not at closing.
Program parameters shown update from Lendmire’s centralized guideline source. Rate, points, and months are editable assumptions, not quoted terms.
Cost cap sets the loan · positive spread
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. Rate, points, and months are editable assumptions. Hard money is business-purpose financing for real estate investors, not a consumer mortgage. Leverage on the current program tops out at 93% of project cost for investors with a documented track record, capped at 75% of after-repair value, with rehab funding up to 100% of the documented budget released in draws; actual terms vary by lender, borrower experience, property, and exit. Lendmire is a mortgage broker, not a lender.
What Counts as Light Rehab?
Light rehab is work that leaves the house safe, habitable and rentable. Paint, flooring, fixtures, landscaping, furniture and small repairs fit. A DSCR lender wants a property an appraiser can value and a tenant or guest can use today.
Think of it in three tiers:
| Scope | Examples | Likely path |
|---|---|---|
| Cosmetic | Paint, floors, fixtures, staging | Direct DSCR |
| Functional | Roof leak, failed appliance, broken stairs | Fix first or use a bridge |
| Systems or structural | HVAC, electrical, foundation, kitchen gut | Hard money first |
The middle tier is where files stall. A property that fails an appraiser’s condition review, or can’t be insured, is not ready for a long-term rental loan. Ask the lender one question before you contract: would the appraiser call this rent-ready as it stands?
Why Does Direct DSCR Win on Cosmetic Work?
Direct DSCR wins because it skips a second closing and a bridge clock. You buy with long-term financing, pay for the cosmetic work from cash, and start hosting. There is no payoff deadline to outrun.
On purchases, most files across the wholesale network land at 75%-80% LTV, with select high-leverage programs reaching 85% LTV at roughly a 700+ score. Short-term rental purchases go to 75% LTV, and those files typically expect a 640+ score and about 12 months of hosting history, with a 1.00 coverage floor on purchases. That hosting-history expectation is the piece that surprises new Airbnb owners, so confirm with the lender how a brand-new listing is handled before you commit.
The cost is cash. You carry the rehab spend yourself, and the lender does not reimburse it. If that cash is not there, the direct route is not really an option.
When Does Hard Money First Make Sense?
Hard money first makes sense when the property can’t close on long-term financing as it sits, or when the scope is large enough to need lender-funded draws. It is a short-term tool for buying and renovating. The permanent loan comes later.
Hard money is a business-purpose bridge for non-owner-occupied 1-4 unit properties. Fix-and-flip leverage typically runs 85% to 93% of project cost depending on documented completed projects, always capped at 75% of after-repair value, and up to 100% of the rehab budget can fund in draws against completed work. Terms run 6-18 months, interest-only, with no prepayment penalty. The minimum credit score is 620, with extra conditions below 660. All of that varies by lender, property, and experience, and none of it is a commitment to lend.
AirDNA’s BRRRR explainer describes the common pattern: investors use short-term loans to buy and renovate, then refinance into a long-term mortgage, and the approach works for vacation rentals. Many investors do exactly that, and Lendmire brokers the DSCR takeout.
Direct DSCR vs. Hard Money Then DSCR
| Factor | Direct DSCR | Hard money, then DSCR |
|---|---|---|
| Closings | One | Two |
| Property condition | Rent-ready | Can need work |
| Rehab funding | Your cash | Draws against work |
| Income documentation | Needed at purchase | Needed at takeout |
| Main risk | Cash outlay | Bridge maturity |
| Best for | Cosmetic work | Larger scope |
Two loans mean two sets of closing costs, plus interest and fees during the wait. Direct DSCR avoids that if the property qualifies as is. The two-step route earns its cost only when the bridge solves a problem direct financing can’t.
How Is Short-Term Income Supported?
The lender decides how Airbnb income counts, and the appraisal does not prove it. Appraisers borrow agency form names for rent schedules: Form 1007 for a one-unit property and Form 1025 for 2-4 units. Agency rules do not govern DSCR loans, but the forms show up on the files.
Fannie Mae’s June 2024 appraiser update describes the 1007 as the form for documenting estimated monthly market rent on a single-family investment property, and says it was not designed for homes used as short-term rentals. McKissock adds that short-term use does not change a property’s value, and that the lender makes the final income determination.
So the appraisal supports value and monthly market rent. Short-term income gets supported separately. Common methods include:
- an appraiser’s short-term rental analysis;
- a 12-month property-manager statement;
- 12 months of bank deposits;
- on purchases, a market projection from a data provider.
A nightly rate multiplied by 30 is not monthly rent, and appraisers are told not to use it. Whether a program treats the income as long-term rent or as a short-term figure decides whether the ratio clears. DSCR divides that qualifying income by the full payment: principal, interest, taxes, insurance and any HOA dues. That is also why 1.00 is not positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation.
Why Does Purchase Versus Refinance Matter for Airbnb?
Purchases can often use a projection. Refinances usually want actual hosting history. A hard-money payoff on a brand-new Airbnb therefore tends to hit a documentation gap, not just a seasoning gap.
On refinances, short-term rental collateral typically runs around 70% LTV, and cash-out on short-term rentals tops out at 70% LTV. Standard long-term rentals go to 75% LTV on cash-out. Coverage floors on refinances sit at 1.00, and 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better leverage.
This is why starting hosting early matters. Bookings and bank deposits generated during the bridge period are the evidence the takeout lender asks for.
Seasoning: The Clock Inside the Two-Step Route
Seasoning is the ownership wait before a lender sizes a refinance on appraised value instead of cost. It is lender policy, not law. Across most of the network, about 6 months is the common expectation on a cash-out refinance.
Three points trip up investors:
- The clock runs from recording of title, not from rehab completion.
- Finishing the rehab does not start it.
- Strong rent does not shorten it.
Inside the window, lenders that close at all typically use cost basis: purchase price plus documented rehab. A payoff-only exit, which repays the bridge and nothing more, is often treated more leniently. Treatment varies, so get the classification confirmed before the appraisal is ordered. A Decision Flow for Your Deal
Run these questions in order.
1. Is the property safe, habitable and insurable today? If no, hard money first.
2. Is the remaining work cosmetic and payable from cash? If yes, lean direct DSCR.
3. Does the work need lender-funded draws? If yes, a bridge fits.
4. Can the bridge term outlast the rehab, hosting history, seasoning, appraisal and underwriting, with padding? If no, the two-step route is risky.
5. Is there a documented plan for the takeout lender before the bridge closes? If no, build one first.
6. Will the appraisal likely support the all-in cost? If unsure, plan for a payoff-only exit.
Question 1 decides most files. A “no” there makes the rest a sequencing exercise.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Worked Example With Ratios Only
Run the numbers on a modeled one-unit Airbnb bought for a round figure in cash terms, with cosmetic work only. On the direct route, say you buy at 75% LTV as a short-term rental purchase and pay the cosmetic work from cash. The lender supports income through a projection or an appraiser’s short-term analysis, and the file clears coverage at a modest margin above 1.00. One closing, no bridge clock. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
On the two-step route, the same property goes in at a hard-money loan-to-cost tier, you finish the work, and you host. At takeout, the refinance is sized at about 70% LTV on short-term rental collateral against the new appraisal. If the appraisal lands below your all-in cost, equity stays trapped or the deal becomes payoff-only. Coverage also gets thinner when the loan is larger, because a bigger loan means a bigger payment against the same rent. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
This is a modeled illustration, not a market fact. The direct route held up because the property needed little. The two-step route added a second closing, bridge carry and appraisal risk for no gain in permanent financing.
What Goes Wrong: Failure Modes
| Risk | Cause | Early warning | Fallback |
|---|---|---|---|
| Bridge matures early | Rehab or seasoning runs long | Timeline already tight | Extension, fresh cash or sale |
| Low appraisal | Thin comps | Value near cost basis | Payoff-only exit |
| Thin coverage | Larger loan, modest rent | Ratio near 1.00 | Lower leverage or sub-1.00 path |
| Income gap | No hosting history | Listing launched late | Projection on purchase |
HousingWire lists seasonality, cleaning costs and management fees among the variables an appraisal form can’t capture.
A bridge that matures before the seasoning window ends is the main hidden risk of the two-step route. It forces an extension, a second step, fresh cash or a sale. Also, do not count cash-out proceeds as reserves. Reserves vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.
Sequence the Exit Lender Before the Bridge
Line up the takeout before you sign the bridge. That means a lender conversation about income method, seasoning treatment and the likely appraisal, before the purchase closes.
1. Before contract, confirm the scope is light and the property is insurable.
2. Before the bridge closes, ask how the takeout lender treats cash-funded rehab and short-term income.
3. During the rehab, document every receipt, and launch the listing early.
4. Before the bridge maturity nears, get the seasoning and payoff-only classification confirmed.
5. At refinance, match loan size to the appraisal, not the hoped-for value.
Document the spend. A cash-funded rehab only helps your cost basis if the lender can see it. The complete DSCR loans guide covers the permanent loan itself.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Tax treatment varies; consult a qualified professional.
Key Terms Defined
- DSCR: the ratio of qualifying rental income to the full monthly payment, including taxes and insurance.
- Bridge loan: a short-term, interest-only loan used to buy and renovate before a permanent refinance.
- Seasoning: the ownership period a lender requires before sizing a refinance on appraised value.
- Rent-ready: safe, habitable and insurable enough that an appraiser can estimate market rent.
- Payoff-only refinance: a refinance that repays the bridge and returns no cash to the borrower.
Frequently Asked Questions
Can hard money be refinanced into a DSCR loan?
Yes, and it is a common path. The DSCR loan repays the bridge, sized on the new appraisal and the income method. Seasoning and income documentation decide how much the lender will size.
Can a DSCR loan fund a property that needs repairs?
Not mid-renovation. The property generally has to be habitable, insurable and rentable so an appraiser can estimate rent. Light cosmetic work paid from cash often fits. Larger scope usually points to a bridge first.
Does the appraisal prove my Airbnb income?
No. The appraisal supports value and monthly market rent, and the lender decides how short-term income counts. Projections, manager statements and bank deposits can each play a role, depending on the program.
Does hard money make the permanent loan better?
No. It buys time and funds rehab, but the DSCR loan is sized on the same appraisal and coverage either way. If the property qualifies as is, the second closing is added cost.
What leverage should I expect on an Airbnb?
Short-term rental purchases typically go to 75% LTV, refinances around 70%, and cash-out 70%, with a 640+ score and about 12 months of hosting history expected. These are typical network ranges that vary by lender and file.
