Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The Quick Read: On most files in Lendmire’s wholesale network, reserves are six months of the subject property’s full monthly payment, held as liquid assets after closing. First-time investors typically need twelve months. The bigger question on a cabin is whether the property and the loan size fit the program at all.

  • Reserves are counted in months of the subject property’s payment, and they are separate from your down payment and closing funds.
  • Interest-only files count reserves on interest, taxes, insurance and dues, so the pool is smaller.
  • Cash-out proceeds should not be planned as reserves on super jumbo files, subject to underwriting.
  • Above a $3,000,000 loan, rural property is excluded and credit needs to be 700 or higher.
  • Short-term-rental income stops at a $2,000,000 loan, so a $3M cabin on nightly income needs lower leverage.

Everything below is a typical range from select lenders in the network. Every file is underwritten individually, and none of it is a commitment to lend.

Key Terms Defined

Reserves are liquid assets you still hold after closing. They cushion the payment through vacancies or slow seasons.

PITIA is principal, interest, taxes, insurance and association dues. It is the full monthly obligation on the property.

ITIA is the same payment with the principal removed. Lenders use it to size reserves on interest-only loans.

Super jumbo is a market label for very large loans. No regulator defines it, and the starting point varies by lender.

Rural designation is a lender’s screen for remote collateral. A property can carry it regardless of acreage.

Form 1007 is the appraiser’s single-family rent schedule. It estimates what the property would rent for.

What Does “Super Jumbo” Actually Mean?

It means a loan far above the agency box, and nothing more precise. The conforming loan limit is a one-unit baseline of $832,750 in most of the country. The high-cost ceiling is $1,249,125. A DSCR loan is not an agency loan, so a $3M cabin sits far outside it by design.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit and liquid assets still matter. Reserves are where that liquidity gets tested.

How Is the Reserve Number Built?

Reserves equal the number of required months times the subject property’s full monthly payment. The payment is the only variable you can change, and loan size drives it. Here is how underwriting treats it, step by step.

1. Loan size sets the tier. Size moves the overlays more than the property does. Larger balances bring lower leverage, higher credit scores and a second appraisal above a $2,000,000 loan.

2. The coverage test runs first. Rent used for lender review is divided by the full monthly payment. On a single-family cabin, the appraiser’s Form 1007 estimates market rent. Fannie Mae’s appraiser update notes that the form is required only when rental income qualifies a one-unit investment property under its own rules. DSCR files borrow the form, not the agency rules.

3. The month count is applied. Most programs we place files with ask for six months on the subject property. First-time investors typically need twelve. Reserves on other financed properties are not added on top, and the program allows up to twenty financed properties.

4. Interest-only changes the base. On interest-only files, lenders size reserves on ITIA. A 120-month interest-only period on 30- and 40-year terms runs to 75% leverage, with coverage of 0.75 or better where sub-1.00 coverage is available, subject to underwriting. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

5. Funds are documented. Recent bank or brokerage statements show the assets. The guarantor’s personal accounts usually satisfy reserves, not the LLC’s, subject to program terms on entity vesting. Layered entities are not accepted.

Where Does a $3M Cabin Land on the Size Ladder?

Read the ladder by loan amount, never by purchase price. Multiply price by leverage first, then find the band. A $3M cabin bought at 75% leverage produces a loan in the $2,000,000-to-$3,000,000 band. A lower-leverage purchase can drop it into the band below. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Here is the ceiling leverage by loan band on investment property, through select wholesale programs, subject to underwriting. Above $4,000,000 every request is reviewed case by case before submission.

Loan band Purchase Rate-and-term Cash-out
$150K–$1M 80% 80% 75%
$1M–$1.5M 75% 75% 70%
$1.5M–$2M 75% 75% 60%
$2M–$3M 75% 75% 60%
$3M–$4M 65% 65% —
$4M–$6M 60% on review 60% on review —
$6M–$10M 60% on review 60% on review —

The top leverage in the $2,000,000-to-$3,000,000 band needs credit of about 720. A lower score takes a lower leverage cell in the same band. The program floor is 660 on loans to $3,000,000. Above $3,000,000 the floor is 700.

Those figures cover standard rentals. The cash-out column is the one to watch, because reserves and cash-out rarely mix at this size.

Super Jumbo DSCR Reserve Requirements on a $3M Cabin, Worked Through

Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Run the numbers on a frame-built cabin with a $3M purchase price on eight acres. It carries no rural designation. The buyer is an experienced investor purchasing through an LLC, subject to program terms. The coverage figure below is a modeled assumption, not market data.

Long-term rent version. The buyer puts 25% down on a 75% purchase. The loan falls in the $2,000,000-to-$3,000,000 band, so two appraisals apply. Assume rent used for lender review clears roughly 1.1x on the full payment. The file needs about 720 credit for the top cell. Reserves are six months of the subject’s payment, held personally. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Acreage is fine, since programs reach twenty acres on loans to $3,000,000. The liquidity stack has four layers: the down payment, closing funds, six months of reserves, and a repair fund you set aside yourself. The reserve is the layer people underestimate, because the payment on a loan this size is large.

Short-term rental version. The same cabin run on nightly income hits a ceiling. Short-term-rental files stop at a $2,000,000 loan. On a $3M price, that means leverage of about 66% or lower. The smaller loan also means a smaller payment, so the same six-month count produces a smaller reserve pool. That is a real tradeoff: more cash down, less cash locked in reserves.

Interest-only version. Put the 75% purchase on a 120-month interest-only structure. Because that loan is above $2,000,000, plan for coverage of 1.00 or better, since the sub-1.00 path stops at $2,000,000. Reserves are then sized on ITIA, which is lower than the amortizing payment. For a buyer who wants the most cash free after closing, this is often the first structure to test. Coverage still has to clear the program’s minimum, subject to underwriting.

Brokers see one pattern constantly on large-balance files. Borrowers plan for the down payment and forget that reserves must be documented as separate money. The files that stall usually count one pool of cash twice.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Counts Toward Reserves?

Owned, liquid assets in the guarantor’s name count. Money you borrow, or proceeds from this same loan, generally does not. Lenders differ on edge items, so confirm your asset mix before you write an offer.

Source How it usually counts
Checking and savings Counts with recent statements
Brokerage accounts Usually counts with statements
Retirement accounts Lender dependent, often discounted
Business or LLC accounts Varies; guarantor funds are cleaner
Cash-out proceeds Do not plan on them at super jumbo size
Borrowed funds Expect heavy scrutiny, confirm first

Large recent deposits draw questions. If the money moved in last month, expect a request to source it. Keep a paper trail from the original account.

Some investors want to compare programs side by side. Lendmire’s piece How Much in Reserves Does a Super Jumbo DSCR Loan Require on a $3M Cabin or Rural Rental? covers how the count shifts from one program to the next.

Why Does a Cabin or Rural Property Change the Picture?

Because the property screens come before the reserve math. A cabin with strong rent can still fail on location or acreage. Check these four items first.

  • Rural status. Rural collateral of five acres or less reaches 75% leverage, and only on loans at or below $3,000,000. Above $3,000,000: no rural property, and no more than ten acres on a non-rural one.
  • Acreage. Programs reach twenty acres on loans to $3,000,000. A remote cabin on a large parcel may fit at one loan size and fail at the next.
  • Construction type. Some lenders limit log homes, manufactured homes and barndominiums. Frame-built cabins, A-frames and lake houses are usually reviewed one by one.
  • Thin comps. Rural short-term-rental estimates are weaker where few comparable listings exist. A cabin in a thin market may not support a strong rent analysis.

The payment also tends to be higher on remote properties, since insurance and carrying costs vary by county. A bigger payment multiplies straight into the reserve pool, so budget with real quotes.

Short-Term Rental or Long-Term Rent at This Size?

Short-term rentals qualify on documented operating history, at 80% of gross income, and only to a $2,000,000 loan. They need coverage of 1.00 or higher and an experienced investor, meaning twelve months owning income property in the last thirty-six. On a refinance, income is twelve months of operating history. On a purchase, it is the appraisal’s short-term-rent analysis.

Seasonal cabins put the twelve-month average at the center of the file. A soft winter lowers qualifying income and makes the reserves matter more. McKissock notes that Form 1007 estimates monthly market rent and that the lender makes the final call on income from short-term rentals.

Nightly rate times thirty is not rent in underwriting. Municipal permission is documented property by property.

A cabin that does not fit the short-term-rental ceiling can sometimes be reviewed on long-term rent instead, subject to underwriting.

When Does the Rule Bend?

Reserves flex in a few directions, and almost all of them are about structure.

  • First-time investors typically carry twelve months instead of six.
  • Interest-only sizes reserves on ITIA, which lowers the pool.
  • Lower coverage. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000. LTV and terms adjust, subject to underwriting.
  • Higher leverage tiers attach to credit. A weaker score drops you to a lower cell in the same band.
  • Cash-out is unlimited at or below 60% leverage, with a $1,500,000 cap above that. There is no cash-out above a $3,000,000 loan, and cash-out should not be counted as reserves.

For more on how reserve tiers shift your liquidity, see Lendmire’s article How Jumbo Reserve Tiers Affect Liquidity on a $3M Cabin or Rural Rental.

Is This the Right Loan?

Not always. A DSCR loan is business-purpose, so a cabin you use yourself does not fit. Use the table to find the better route.

Your situation Better-fit route
Owner uses the cabin personally Bank-statement loan, not DSCR
Cabin needs a larger STR loan Lower leverage or long-term rent
Rent is thin against the payment Lower leverage, sub-1.00 select path
Cash-out wanted above $3M loan Not available at that size
Rural-designated, loan above $3M Excluded; restructure the loan

If the numbers fit, the next job is liquidity planning. The complete DSCR loans guide walks through how the full program works before you narrow to one structure.

Reserve Checklist and Why Files Stall

Lay out your cash before you pick a property. Move funds into the guarantor’s name early, and keep statements current. Set aside the repair fund separately from reserves.

Files usually stall for five reasons:

  • The same cash was counted for the down payment and for reserves.
  • A large deposit lacked a paper trail.
  • The reserves sat in an LLC account rather than the guarantor’s.
  • Cash-out proceeds were counted toward reserves.
  • The property turned out to be rural-designated after the loan crossed $3,000,000.

Frequently Asked Questions

Do retirement accounts count toward reserves?

Often, but it depends on the lender. Some programs discount retirement balances, and some limit them. Statements are required either way. Confirm the treatment before you rely on that money.

Can cash-out proceeds be my reserves?

Plan on no. On super jumbo files, cash-out proceeds should not be counted toward reserves, and there is no cash-out above a $3,000,000 loan. Source reserves from other owned liquid assets.

Does the LLC hold the reserves?

Usually the guarantor’s personal liquidity satisfies the requirement. Entity vesting is welcome, but layered entities are not. Move the funds into the guarantor’s name before you apply.

What if my cabin is designated rural?

It can still work on a loan at or below $3,000,000, with rural collateral of five acres or less reaching 75% leverage. Above $3,000,000 the overlay excludes rural property, whatever the acreage. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Do I need extra reserves for my other rentals?

No. On most files, reserves are measured on the subject property only. First-time investors are the exception, with twelve months instead of six.
