Airbnb Insurance Requirements for a First DSCR Loan Purchase

Airbnb Insurance Requirements for a First DSCR Loan Purchase

The Quick Read: A lender on a short-term rental purchase will want a bound property policy that names short-term rental use. Airbnb’s own host coverage does not stand in for it, and a standard homeowners policy usually will not do the job either. The premium also feeds the monthly obligation your coverage ratio is tested against, so the policy is a qualification input as well as protection.

  • Get a real quote on the specific property before you make an offer.
  • A quote is not enough. The lender wants evidence of a bound policy by closing.
  • The named insured should match how the loan and title are set up.
  • Flood coverage turns on the lender’s flood zone determination, not on a listing site.
  • Short-term rental purchases typically run up to 75% LTV on the strongest files, with a 640 credit score minimum, about 12 months of host experience, and a 1.00 coverage floor on purchases, all subject to lender guidelines.

Lendmire is a DSCR-focused mortgage broker that arranges these loans through a wholesale network of lenders across 41 markets, including Washington, D.C. Insurance evidence is a common place for a first short-term rental file to stall. It is rarely the property or the borrower. It is a policy written for the wrong use.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Is Insurance Legally Required, or Just Required to Close?

Short-term rental insurance is rarely a legal mandate in the way people assume, but it is almost always a condition of the loan. Some cities and states do set liability requirements for hosts. Nasdaq gives New York City as one example. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The lender’s requirement is separate and applies everywhere. Every DSCR lender in the network wants hazard coverage on the collateral, and many want it written for the way the property will actually be used. Think of the legal question as “may I host?” and the lender question as “will this policy respond if a guest causes a loss?” You need a yes to both.

Why Standard Policies Fall Short

A standard homeowners policy usually does not cover a property that hosts paying guests. The NAIC, the association of state insurance regulators, notes that most homeowners and dwelling policies are not designed for accidents tied to short-term rentals. Even without a specific exclusion, an insurer may deny the claim.

Insurance.com adds that some insurers tolerate occasional rentals, while others require an endorsement or a separate policy. That nuance matters for a homeowner who rents a spare room now and then. It does not describe your situation. A DSCR purchase is a non-owner-occupied investment property. You are buying a dedicated rental, so you are never in the “occasional hosting” scenario.

Landlord policies are the other common mistake. They are built for tenants on long leases. A landlord form may be fine for a standard rental, but for a short-term rental the policy has to say so on its declarations page.

What Airbnb’s Host Protection Does and Doesn’t Do

Airbnb’s AirCover is not a replacement for your own property policy. BiggerPockets points out that it isn’t a policy in your name. Airbnb controls the process, the timing, and the payout. BiggerPockets also describes two pieces: host damage protection and host liability coverage. Check current limits on Airbnb’s own site, because they change.

Question AirCover Your own policy
Held in your name? No Yes
Covers the building itself? Not as a property policy Yes
Applies to every booking channel? Airbnb stays only Yes, per policy terms
Satisfies a lender? Generally no Yes, if bound and correctly written

A lender needs a policy it can be named on as mortgagee. A program run by the booking platform cannot do that. Hostfully notes that AirCover applies only to Airbnb-booked stays, so a guest who books direct or through another site falls outside it entirely.

Policy Types Compared

There are four common forms of host coverage, and they fit very differently into a financed purchase.

Policy type Typical fit Lender view
Homeowners Owner-occupied, occasional hosting Poor fit for a DSCR purchase
Landlord with STR endorsement Standard rental adding short stays Often workable if STR use is named
Dedicated STR policy Full-time rental use Usually the cleanest fit
Commercial Larger or unusual properties Workable, priced accordingly

Most programs in the network do not insist on one form. They insist that the form match the use. A landlord policy with a clear short-term rental endorsement can satisfy the file just as well as a dedicated policy, provided the declarations page says so. Where a host-side guide pushes you toward a full replacement policy and a lender checklist talks in landlord-form terms, the practical answer is to ask the agent for the declarations page before you buy and send it to your broker.

What a Lender Actually Checks

Underwriting reads the policy like a checklist. Here is what gets looked at and where files go wrong.

Item What is verified Common failure
Policy form STR use named Landlord-only form
Named insured Matches borrower or entity LLC on loan, individual on policy
Mortgagee Lender listed correctly Clause missing or wrong
Dwelling limit Adequate to rebuild Limit set too low
Loss of rents Reflects actual income Tied to long-term rent only
Binder Evidence of bound coverage Quote offered instead of binder

The loss-of-rents line deserves attention. A landlord-style benefit often tracks what a long-term tenant would have paid, which can fall well short of actual Airbnb income. If a fire takes the unit offline, you want the benefit to match the income you were underwriting.

On entity ownership: if the property is held in an LLC, the insured should match how the loan and title are set up, subject to lender program eligibility. Fixing a mismatch at the last step is annoying and avoidable.

How the Premium Hits Your Coverage Ratio

The premium changes your coverage figure directly. DSCR compares monthly rent to PITIA, which is principal, interest, taxes, insurance, and association dues. When the annual premium goes up, the insurance piece of PITIA goes up by one-twelfth of it, and the ratio drops with rent unchanged.

Picture an investor who underwrites a purchase at a ratio comfortably above 1.00 using a placeholder insurance figure. The real short-term rental quote arrives higher, and the same deal slides toward the floor. Add a flood requirement and it can slide below it.

That is why the quote belongs in the model before the offer, not after. Run the deal both ways: once with your best-case premium, once with a conservative one. If it only works at the low number, treat that as a warning about the deal, not the insurance.

One more distinction. Clearing 1.00 is not the same as positive cash flow. The calculation covers rent against PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.

Coverage below 1.00 is a separate path, available through select lenders in the network with leverage and terms adjusted. A larger down payment helps the ratio but does not lift leverage caps, credit floors, or reserve rules.

Flood, Wind, and Property-Type Wrinkles

Flood is where the insurance requirement is least obvious. Federal law requires flood insurance on mortgages from federally regulated or backed lenders for buildings in a Special Flood Hazard Area. The Congressional Research Service notes that the National Flood Insurance Program caps building and contents coverage, and those caps are often lower than a property’s full replacement cost. DSCR loans often come from non-bank channels, so flood coverage is frequently a loan-contract term rather than a statutory one. The result for you is similar.

The required amount is generally the lesser of the loan balance or the program maximum, as helpwithmybank.gov explains. The lender’s flood determination decides, not the listing.

Other wrinkles show up on specific properties:

  • Condos. The association’s master policy rarely covers everything inside your unit. Plan for a unit-owner policy that addresses short-term rental use.
  • Rural, coastal, or lakeside homes. Carrier appetite narrows, and wind and flood costs stack on top of the base premium.
  • Accessory units. Confirm the policy covers every structure that will host guests.
  • Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, whatever the insurance picture looks like.

A Timeline for a First Purchase

This sequence works for most first-time buyers.

1. Check local rules. Confirm the property can legally host before any numbers are relied on.

2. Call an agent who writes short-term rentals. Describe the property and its intended use plainly.

3. Get a real quote before the offer. Price identical coverage, and drop the premium into your ratio.

4. Send the declarations draft to your broker. Catch a landlord-only form before it costs you.

5. Match the named insured. Align it with the borrower or entity on the loan.

6. Bind the policy for closing. The lender wants evidence of a bound policy, not a quote.

7. Review flood status. The lender’s determination settles whether a flood policy is required.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Mistakes That Delay a First Purchase

  • Offering a quote instead of a binder.
  • Using a stale premium estimate that erodes the ratio late in the process.
  • Assuming a condo master policy covers the unit.
  • Setting deductibles or limits that do not fit the file.
  • Naming the individual on the policy while the LLC holds title.
  • Treating AirCover as the property policy.

Hosting history adds another wrinkle for first-timers. Short-term rental programs usually expect about 12 months of host experience. A buyer without it may land in the standard rental framework, where underwriting leans on long-term rent. Lendmire’s piece How a DSCR Lender Sizes a First Airbnb Purchase With No History walks through that path. For the full program picture, see the complete DSCR loans guide.

Key Terms Defined

Named insured: the person or entity the policy is written for, which should match the borrower or the entity on the loan.

Mortgagee: the lender listed on the policy so it is notified of claims and cancellation.

Binder: temporary proof that a policy is in force, which the lender needs by closing.

Loss of rents: coverage that pays lost rental income after a covered loss.

PITIA: principal, interest, taxes, insurance, and association dues, the monthly obligation your coverage ratio is tested against.

Declarations page: the summary page that shows what the policy covers, for which use, and at what limits.

Frequently Asked Questions

Is Airbnb insurance legally required for a DSCR purchase?

Usually not as a blanket law, but lenders require appropriate property coverage as a loan condition. Some localities add their own liability rules for hosts. Confirm local requirements before relying on projected rental income.

Does Airbnb’s AirCover satisfy the lender?

Generally no. It is not a policy in your name, it applies only to Airbnb bookings, and the platform controls claims. The lender needs a bound property policy that names it as mortgagee.

Can I buy in an LLC and insure it that way?

Often yes, subject to lender program eligibility. The named insured should match how the loan and title are structured, so confirm that alignment with your agent and broker before binding.

When should I get insurance quotes?

Before you make an offer. The premium is part of PITIA, so it moves your coverage ratio. A late surprise can push a file toward the floor, or below it.

Does guest travel insurance count?

No. Travel insurance protects a guest on a trip. Host coverage protects the property and your liability as the owner, and it is the kind a lender looks for.
