How Much Runway a Six-Month Hard Money Note Leaves for a DSCR Exit

How Much Runway a Six-Month Hard Money Note Leaves for a DSCR Exit

The Quick Read: A six-month hard money note usually leaves almost no runway for a value-based DSCR cash-out exit, because the cash-out seasoning clock of about six months runs from the recorded deed and the note matures at roughly the same moment. The runway is real only if the investor takes a payoff-only refinance, picks a cost-based early program, or gets an extension. This is about real estate notes, not startup cash runway.

  • Seasoning on a DSCR cash-out refinance is about 6 months, measured from title recording, not from rehab completion or lease signing.
  • A DSCR cash-out refinance tops out at 75% LTV, and a DSCR rate-and-term refinance can go to 85% LTV with no cash back.
  • Hard money terms on the current program run 6-18 months, so the longer term is the first lever for creating runway.
  • The new DSCR payment, not the bridge interest, is what the rent must cover, and the minimum DSCR is 1.00 on select programs.
  • Rehab, lease-up, appraisal and underwriting all sit inside the same calendar. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Hard money is short, interest-only and ends in a balloon. A DSCR loan is the long-term loan that usually pays it off. The question is how much calendar is left between those two events. This piece does the arithmetic.

What “Runway” Means on a Short Note

Runway is the time left after every required step has been scheduled inside the note term. It is not the note term itself. A six-month note is not six months of runway. It is six months minus rehab, lease-up, the seasoning wait, appraisal, underwriting and closing.

The general risk is spelled out in plain terms by the CFPB’s explanation of balloon payments: a balloon loan can be refinanced before it comes due, but a falling property value or weaker finances can block that refinance. That language is written for homeowners. Hard money notes on investment property are business-purpose loans, so treat it only as a statement of the general balloon concept.

Key Terms Defined

Runway: the calendar left inside the note after every step of the exit is scheduled.

Seasoning: the ownership period a DSCR lender wants to see before it sizes a cash-out loan on appraised value. On the DSCR cash-out line it is about six months, measured from title recording.

Payoff-only refinance: a rate-and-term refinance that repays the bridge and returns no cash at closing.

Balloon: the lump sum due when an interest-only note matures. The CFPB glossary defines balloon loans and balloon payments in consumer terms.

Exit refinance: the long-term loan, here a DSCR loan, that pays off the hard money note.

What Has to Fit Inside the Note

Every file has the same phases, in the same order.

1. Deed records. The seasoning clock starts at recording. Finishing the rehab or signing a lease does not start it or shorten it.

2. Rehab. Draws against completed work, then punch list.

3. Lease-up. Marketing the unit and placing a tenant. Coverage cannot be tested without rent, and the lender wants the lease and deposit documentation.

4. Seasoning wait. Runs in parallel with rehab and lease-up, but it does not end early.

5. Appraisal and rent schedule. The exit lender orders its own appraisal. Your projected after-repair value does not count. The rental schedule uses Form 1007 on single-family and Form 1025 on 2-4 units.

6. Underwriting, title and closing. Clearing title, insurance, entity documents and reserves documentation all land here.

7. Payoff. Principal plus accrued interest, extension fees and any exit fees.

Across the wholesale network, the files that stall at step 6 are usually missing a lease, a deposit record or an insurance binder. Those are preventable gaps.

The Runway Budget

Phase Tight schedule Slipped schedule
Rehab Light cosmetic work Contractor delay
Lease-up Tenant lined up Vacant through marketing
Seasoning wait About 6 months from recording Same clock, no relief
Appraisal, underwriting, closing Documents uploaded early Missing lease or binder
Buffer left on a 6-month note None Negative

The seasoning clock is the binding constraint. On a six-month note and a cash-out exit sized on value, even a zero-rehab deal has no slack. Any slippage becomes a maturity problem.

On the current hard money program, terms run 6-18 months, interest-only, with no prepayment penalty. Terms vary by lender, property and experience. Choosing a longer term is the cleanest fix, and it is a decision made before the note closes. The hard money exit refinance program page covers the path out.

What Starts the Clock and What Doesn’t

Event Starts seasoning?
Deed recording Yes
Rehab completion No
Lease signing No
Closing date (if recording lags) No, recording governs
Entity or vesting change Confirm with the exit lender

Recording can lag closing by a few days, and that lag is part of the calendar. A vesting change into an LLC can reset the clock with some lenders. Confirm that before moving title, subject to program terms and lender eligibility.

Worked Example: A Light Rehab on a Six-Month Note

Run the numbers on a single-family rental bought with a bridge loan at the 85% of project cost tier, capped at 75% of after-repair value. Those tiers depend on documented completed projects and vary by lender, property and experience.

The rehab takes the first stretch of the term. Lease-up consumes more. By the time a tenant is in place, the investor is well into the note, and the seasoning clock still has time to run. A DSCR cash-out refinance sized on appraised value is available at up to 75% LTV once the roughly six months of ownership have passed, subject to lender guidelines. The note matures at about the same time the clock finishes.

Now add a one-month contractor delay. Nothing can absorb it. The investor must choose between an extension, a payoff-only refinance or a sale.

Coverage matters too. The new DSCR payment includes principal, taxes and insurance, so it is larger than the bridge’s interest-only carry. The rent has to cover that bigger number, and 1.00 is where select programs start, not a guarantee of anything. Clearing 1.00 also is not positive cash flow. Repairs, vacancy, management and utilities sit outside the ratio. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

Payoff-Only Versus Cash-Out Under a Short Note

Factor Payoff-only (rate-and-term) Cash-out
Cash back at closing None Yes, if equity supports it
LTV ceiling 85% 75%
Seasoning Often treated more lightly, lender-specific About 6 months from recording
Protects against maturity default Yes Only if the clock has cleared

The two-step path is payoff-only now and cash-out later. It protects against maturity default but means paying closing costs twice. A payoff-only DSCR loan does not pull equity, so any rehab capital you hoped to recycle stays in the property until a later cash-out.

A lender may size a refinance on cost basis, meaning purchase price plus documented rehab, before seasoning clears. That is a program-specific structure and it produces a smaller loan than a value-based sizing.

Countdown to Maturity

Work backward from the maturity date.

1. Before the bridge closes, pre-vet the exit. Size the hard money note backward from the DSCR terms.

2. At acquisition, confirm vesting. Avoid retitling after the deed records.

3. During rehab, line up insurance and the lease template.

4. At lease signing, collect the deposit record and the executed lease.

5. Well before maturity, submit the exit application with documents uploaded at once. Early uploads save the most time on the underwriting end.

6. In parallel, open the extension conversation with the bridge lender so a fallback exists.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

When the Runway Runs Out

Option Trade-off Act when
Extend Usually carries a fee, at lender discretion Before maturity
Payoff-only refinance No cash back, closing costs again later Seasoning won’t clear in time
Bring cash Reduces leverage need Appraisal lands under plan
Sell Ends the hold Exit loan can’t be sized

Extensions are discretionary. No standard fee exists, and the cost is paid up front, with a payment or added to the payoff. A request made before maturity is a negotiation. After maturity, default-style costs may apply. Read the note’s fine print, because penalties for lateness can sit inside it.

The cost of waiting is real. Each extra month in the bridge adds interest-only carry. But a forced sale, a cash-in refinance or a default costs more than the carry. That is an analytical judgment, not a rule.

Lendmire’s piece How to Exit a Hard Money Loan Before the 12-Month Note Is Called covers the exit timeline in more detail.

Where the General Rule Breaks

Delayed financing. It is an agency-world exception for cash buyers. It generally does not fit a hard money purchase because the property secured a loan, and it returns documented cost, not after-repair value. DSCR lenders set their own seasoning.

Heavy rehab. A heavy rehab on a six-month note is the clearest mismatch. Lease-up time compounds it.

Appraisal miss. If value lands under plan with weeks left, the cash-out shrinks. A reconsideration packet with recent in-neighborhood sales can help, but it is not a guarantee.

Hard rules on the property. Manufactured homes, log homes and barndominiums are not offered through the network’s DSCR programs. A bridge on one of those has no DSCR exit.

Reserves. DSCR files commonly want about 6 months of PITIA in reserves, and about 9 months above $1,500,000, varying by lender, leverage and loan size.

Should You Take a Six-Month Note? A Pre-Purchase Test

  • Can rehab plus lease-up finish well inside the term?
  • Is the exit a payoff-only refinance, or a cash-out that needs seasoning?
  • Is your credit at or above the 620 floor, with 660 or higher giving more options?
  • Are reserves documented?
  • Is the property eligible for DSCR financing at all?

If the answer to the first two is uncertain, the longer term, up to 18 months, usually costs less than the risk. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path through select lenders in its wholesale network across 41 markets, including Washington, D.C. For the full mechanics of DSCR underwriting, see the complete DSCR loans guide.

If you are buying, rehabbing or refinancing an investment property on a short timeline and want to see how the numbers work, Lendmire can help you compare hard money options based on the project, the exit plan, leverage, and your goals.

Frequently Asked Questions

Can I refinance right after the rehab?

Only into a payoff-only loan, or into a program that sizes on cost. A value-based DSCR cash-out generally waits for about six months of ownership from recording. Finishing the rehab does not shorten that.

What if the appraisal comes in low?

The cash-out shrinks, and the loan is capped at 75% LTV on cash-out. Options are a reconsideration request, bringing cash to close, a payoff-only loan or an extension. Raise the issue with the bridge lender before maturity. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Does the bridge payment count against my coverage ratio?

No. Coverage is rent divided by the new loan’s PITIA only. The old interest-only payment is not in the math.

Will the bridge lender extend?

It is at their discretion. Performing loans are more likely to get one, and fees usually apply. Ask before maturity, and keep the exit application moving at the same time.

Does refinancing affect my credit?

A new application brings a credit review, and the score affects tiering. The DSCR floor is 620 on parts of the network, most programs want about 660, and 700 or higher opens the strongest leverage. All subject to lender guidelines and not a commitment to lend.
