How to Buy a Midtown Memphis Rental With a DSCR Loan

How to Buy a Midtown Memphis Rental With a DSCR Loan

The Quick Read: To buy a Midtown Memphis rental with a DSCR loan, you find a property whose appraised market rent covers the full monthly payment, then clear credit, reserves, entity and property-eligibility review with a lender in the wholesale network, where the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

  • Most purchase files land at 75%-80% LTV on an investment property, subject to lender guidelines.
  • 1.00 is where select programs start for coverage. Stronger ratios open better terms.
  • Credit tiers run 620, 660, 680 and 700, with 620 as the floor.
  • Reserves are commonly about 6 months of PITIA, stepping up to about 9 months above $1,500,000.
  • Midtown’s tax load and older housing stock are the two places a file most often slips.

Midtown is a walkable, urban-core submarket inside Memphis city limits. This article uses it as a worked example. The mechanics apply to any urban-core rental, but the friction points here are specific.

What Is a DSCR Loan, in Plain Words?

A DSCR loan is a non-QM investment-property loan. It qualifies the property’s rent against the property’s payment instead of the borrower’s W-2 or tax-return income. DSCR stands for debt service coverage ratio.

The formula is simple: monthly rent divided by monthly PITIA. PITIA is principal, interest, taxes, insurance, and HOA dues if any. A result of 1.00 means rent equals the full payment. Above 1.00, rent covers it with room. Below 1.00, it doesn’t.

The program is designed for non-owner-occupied investment properties. Because it is a business-purpose investor loan, it is reviewed differently from a standard owner-occupied mortgage. For the full overview, see Lendmire’s complete DSCR loans guide.

One thing trips up first-time buyers. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. A Midtown duplex can clear the ratio and still lose money if the roof goes.

How Does Underwriting Treat a Midtown Rental, Step by Step?

Underwriting runs in a fixed order, and each step can stop a file. Here is the sequence on a typical Midtown purchase.

1. Pick the rent basis. Residential DSCR uses gross monthly rent divided by PITIA. Commercial-style loans use annual net operating income divided by annual debt service. Those are different tests. The wholesale network’s residential programs use the first.

2. Order the appraisal and rent schedule. The appraisal does two jobs. It sets value, which drives LTV. It sets market rent, which drives the ratio. On a single-family home or condo, the rent opinion comes from Form 1007. Fannie Mae’s appraiser update describes Form 1007 as the single-family comparable rent schedule and notes it can also be used for condominium investment properties. DSCR files borrow the form name only. Agency rules do not govern the loan.

3. The appraiser builds the rent opinion. The appraiser picks rental comps, adjusts for size, condition, bedrooms and location, and lands on market rent. For two-to-four-unit properties the rent analysis sits inside the small residential income report, Form 1025.

4. The lender compares rent to the payment. Taxes and insurance are inside the payment, so the local tax load matters before the ratio is ever calculated. If the actual lease is below the appraised market rent, some programs use the lower figure. Treatment varies by lender, so ask before the offer, not after.

5. Credit, reserves, entity, and title. Credit tiers run 620, 660, 680 and 700. Most programs in the network want around 660, and 700+ unlocks the strongest leverage tiers. Reserves are commonly about 6 months of PITIA. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived, and loans above that size typically step up to about 9 months. Lenders generally want a personal guaranty even when an LLC holds title, subject to program terms.

What decides the outcome is a short list: appraised rent versus the rent you modeled, the tax-and-insurance load, loan size and LTV, the credit tier, and whether the strategy is long-term or short-term rental.

Why Does Midtown Pencil, and Where Doesn’t It?

Midtown is an older-housing submarket where condition and pricing discipline matter. Demand comes from the nearby Medical District, universities and young professionals, which supports steady occupancy in well-maintained blocks. Underwrite the specific block, not the neighborhood name.

Two features of the area hit the file directly.

Older stock. Bungalows, duplexes and small multifamily properties built decades ago bring condition findings. Appraisers adjust heavily for upgrades. Lenders look hard at roofs, electrical, plumbing and insurability. A deferred-maintenance property can fail on condition before the ratio even matters.

The tax stack. Midtown sits inside Memphis city limits, so both city and county levies apply. The tax load in Memphis is high compared with other Tennessee metros, and it sits inside PITIA. A purchase price that looks cheap against rent can lose coverage once the tax line lands. Shelby County has also gone through reassessment cycles, which can move taxes after closing. Stress-test the ratio against a higher tax bill before you offer. Midtown rent ranges vary widely between sources, so let the appraiser’s 1007 or 1025 opinion set the number.

Here is a genuine toss-up. A walkable Midtown duplex often shows stronger tenant demand than a cheaper house farther out. But the cheaper house may clear the ratio with more room. Run both through the same tax and insurance assumptions before choosing.

What Does the Midtown Purchase Look Like Start to Finish?

The sequence below is the practical path from search to keys.

1. Screen the property before you tour it. Estimate rent from leased comps, then add realistic tax and insurance. Get an insurance quote early. A stale or incomplete quote is the stealth killer on files in any older urban market.

2. Get pre-qualified through a broker. Share credit tier, intended leverage, entity, and reserves. A broker can place the file with a lender whose guidelines fit the property type and loan size. Loan sizes run up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures.

3. Form the entity if you are using one. Gather the operating agreement, EIN letter, and good standing certificate. LLC borrowing is subject to lender program eligibility. Missing entity documents are one of the quiet ways a file stalls.

4. Make the offer and open title. Clearing title on older Midtown stock can surface liens, old easements, or recording quirks. Order the search early.

5. Appraisal and rent schedule. Prepare a rental comp package for the appraiser: recent leases on similar units, photos of upgrades, and an in-place lease if one exists. Common reasons rents come in low are stale comps, mismatched property types, and heavy adjustments for upgrades. If the number lands low, ask for appraisal reconsideration with specific, recent comps.

6. Condition and insurance review. The lender confirms the property is insurable and in acceptable condition.

7. Settlement reconciliation and closing. Verify the reserves, entity signatures and settlement statement line by line. DSCR loans are business-purpose and exempt from TRID, so consumer-mortgage disclosure forms do not apply.

What If the Ratio Comes Up Short?

A short ratio is a fixable problem more often than a dead one. Several levers exist, and they work differently.

Option What changes Tradeoff
Larger down payment Lowers payment, lifts ratio More cash in; caps still apply
Different property Better rent-to-tax mix Search restarts
Lower price via negotiation Cuts the payment Seller must agree
Sub-1.00 program Accepts coverage below 1.00 Select lenders only; leverage and terms adjust
Longer or interest-only structure Reduces the monthly obligation Available through select lenders

A bigger down payment helps the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Coverage below 1.00 is a separate path. 1.00 is where many select programs start; a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval and property review.

Picture an investor modeling a Midtown fourplex at 75% LTV on a purchase. The pro forma shows coverage near 1.2x. The appraiser’s rent comes in lower and the tax line is higher than assumed, so the file lands near 1.0x. The investor can still proceed, but with less margin. That margin matters when reassessment or an insurance renewal moves PITIA later. Final terms follow the full file review. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where Does the General Rule Break?

Four edge cases show up on Midtown files.

Short-term rentals. Form 1007 was not designed for appraising single-family properties used as STRs, and Fannie Mae’s guidance says it cannot be used to estimate a nightly fee. So an STR file needs a different rent-support method. In the network, STR purchases go up to 75% LTV, refinances run around 70%, and cash-out tops out at 70% on STR collateral. Expect a 640+ score and about 12 months of hosting history, with a 1.00 coverage floor on both purchases and refinances. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. The City of Memphis licensing page is the place to start. One local analysis, BnBCalc, reports that many operators run without a permit. Non-compliance is not a strategy. If a permit won’t carry over to the buyer, Lendmire’s article How to Buy a Short-Term Rental When the Permit Does Not Transfer covers that file. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Multi-unit. Duplexes to fourplexes use the 1025 rent analysis. Each unit’s rent gets tested, and one vacant or below-market unit moves the ratio.

Condos. If a Midtown condo is in play, the HOA questionnaire and condo certification must be complete. Missing answers hold files up. HOA dues also sit inside PITIA.

Ineligible property types. Manufactured homes, log homes and barndominiums are not offered in the network’s DSCR programs.

Key Terms Defined

DSCR: The ratio of a property’s monthly rent to its monthly PITIA.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation on the property.

Form 1007: The rent schedule an appraiser completes for a single-family or condo rental to estimate market rent.

Form 1025: The small residential income report used for two-to-four-unit properties, including the rent analysis.

LTV: Loan-to-value, the loan amount as a percentage of appraised value or price.

Reserves: Liquid funds, counted in months of PITIA, held after closing.

What Does the Investor Decision Look Like?

DSCR fits when you want to qualify on the property’s rent and expect to own several rentals. It fits less well when a property needs heavy rehab, since the loan underwrites an in-place, insurable asset. Mixed-income couples can use it too; Lendmire’s article Can a W-2 and Self-Employed Couple Buy a Rental on a DSCR Loan? walks through that file.

Before you offer on a Midtown property, check six items: appraised-rent risk, tax load, insurance quote, condition, entity documents, and reserves. A cash-out refinance later tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Lendmire is a broker arranging DSCR financing through select lenders in its wholesale network, covering 41 markets, including Washington, D.C. Program terms are subject to lender guidelines and are not a commitment to lend. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Does the lender use my projected rent or the appraiser’s rent?

The appraiser’s market rent opinion typically drives the ratio. Many programs also look at the actual lease, and some use the lower of the two. Ask how your lender treats a lease that sits below market before you go under contract.

Can I buy a Midtown rental through an LLC?

Often yes, subject to lender program eligibility. Expect to provide the operating agreement, EIN letter and good standing certificate. Lenders generally still want a personal guaranty.

What credit score and down payment do I need?

Credit tiers run 620, 660, 680 and 700, with 620 as the floor and most programs wanting around 660. Purchase leverage on an investment property typically runs 75%-80% LTV, so roughly 20%-25% down, subject to lender guidelines.

Can I use Airbnb income to qualify?

Short-term rental income can support a file, but Form 1007 cannot estimate nightly rates, so the lender uses a different rent-support method. Expect a 640+ score and about 12 months of hosting history.

What if my rent comes in below 1.00?

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A larger down payment or a different property can also fix the ratio.
