Can a Luxury Short-Term Rental With No Booking History Get DSCR?

Can a Luxury Short-Term Rental With No Booking History Get DSCR?

The Quick Read: Usually, yes on a purchase, because DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and an appraiser’s rental analysis or a third-party projection can stand in for past bookings. The catch is that a luxury property is often an outlier among its comps, which makes that projection harder to support.

  • Purchases can use an appraiser’s short-term rental analysis, a market projection, or long-term market rent, depending on the lender.
  • Short-term rental purchases reach up to 75% LTV on the strongest files; refinances and cash-outs on short-term rental collateral top out around 70% LTV.
  • A 640 score is the starting point, and programs typically look for about 12 months of hosting experience.
  • Luxury is a size and comp-set problem, not a separate loan category.

A DSCR loan looks at the property, not at traditional personal-income documentation. That is why a brand-new listing can still be financed. The harder question is what the file uses in place of a booking calendar, and how well that evidence holds up on a one-of-a-kind house. Lendmire’s complete DSCR loans guide covers the base mechanics. This piece covers the luxury, no-history corner.

What Does “No Booking History” Mean to a Reviewer?

It means two different things, and reviewers treat them separately. Property history is whether the house has ever been rented. Borrower experience is whether you have ever hosted. A no-history purchase fails the first test by definition, so the file leans on projected income. The second test is where programs differ.

Across the wholesale network, short-term rental programs usually expect about 12 months of landlord or host experience. A true first-timer is reviewed program by program, not rejected outright.

If you lack hosting experience, the common fix is practical: buy the property as a long-term rental first and convert it to short-term hosting once you have a record. It isn’t glamorous, but it keeps the file inside what a lender can review.

How Is the Income Counted Instead?

On a purchase, the income comes from an appraiser’s short-term rental analysis, a third-party market projection, or long-term market rent. Which one a lender accepts varies. A new build with no hosting history may be limited to one of these, depending on the lender.

Path Evidence used Who produces it
Purchase, no history Appraiser analysis or projection Appraiser or data vendor
Refinance Actual platform income Host statements
Long-term conversion Long-term market rent Appraiser

Refinances lean on actual history. Purchases cannot, so they lean on a projection. That is the whole reason the purchase side is open to a first-time host and the refinance side is tighter.

Why the standard rent appraisal doesn’t fit

Appraisers know the Form 1007 rent schedule as the single-family rent form. It is a Fannie Mae-named form, and DSCR loans are not agency products, so this is contrast only. McKissock, an appraiser-education publisher, explains that the form estimates monthly market rent and cannot be used to determine or document short-term rental rates. HousingWire reports that Fannie Mae policy leaders have said the form is not designed to support short-term rental income, and that using it for that purpose often produces artificially low coverage ratios.

The practical read: ask for an appraiser who produces a projected income analysis for short-term rentals, not a long-term rent schedule. A long-term number on a luxury home usually understates the income and drags the ratio down.

Why Does Luxury Make the Projection Harder?

Luxury homes sit far from their comp sets, so the projection can miss in either direction.

For a one-of-a-kind house, that creates two opposite risks:

  • Luxury homes, or properties with hot tubs or lake frontage, can sit far outside the average of their comps.
  • A projection tool that matches on distance rather than amenities can misfire on plain and high-end properties alike.
  • In the reverse direction, premium properties with standout amenities tend to be underestimated when the tool averages across all comps.

Same tool, opposite errors. So comp-set selection matters more than the tool. A refined comp set that includes only listings with the same amenities typically gives a higher, more accurate estimate. In thin markets, projection figures can land well off in either direction. Luxury markets are often thin.

What Does a Luxury File Look Like in Numbers?

Run the numbers on a modeled property. These are illustrative assumptions, not market data. Picture a high-end lake house bought at 75% LTV on a purchase, the top of the short-term rental range. The file carries a full payment including taxes and insurance, plus HOA dues if any. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

The DSCR is monthly rent divided by the full monthly obligation (principal, interest, taxes, insurance, and any HOA). Say the appraiser’s projected income analysis supports coverage near 1.15x. That clears the 1.00 minimum on a short-term rental purchase. Now the conservative case. If the comp set was weak and the lender falls back to long-term market rent, coverage might land near 0.80x.

If coverage falls below 1.00, there are paths a lender would review. A sub-1.00 program is available through select lenders in the network, with leverage and terms adjusted. Interest-only structuring is available through select lenders too. A bigger down payment lowers the payment and can lift the ratio. None of that is a promise. Qualification stays subject to lender guidelines, credit approval, and property review.

A larger down payment helps the ratio, but it does not erase leverage caps, the 640 credit minimum, reserve rules, or property eligibility. The strongest files clear both tests, enough equity and enough rental coverage.

What Derails These Files?

Insurance quotes, HOA dues, thin reserves, and an overstated projection do the most damage. They show up late, after the ratio already looked fine on paper.

Risk Why it matters What to do
Overstated projection Ratio collapses if the lender discounts it Stress-test below the projection
HOA dues Count in the payment Get the HOA questionnaire early
Insurance High on luxury homes, hits the ratio Bind a full quote before submission
Reserves Vary by lender, leverage, and size Document liquid funds
Local rules A ban or permit gap kills the income case Confirm before relying on projections
Personal use DSCR is for investment property Plan the use honestly

Expect reserves of about 6 months of PITIA as a common benchmark. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

A Projection Is Not Profit

A projection is gross revenue. That is a lesson for the investor, not just the lender.

The loan payment is due whether or not the calendar is booked. A new listing with no reviews also ramps up slowly. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, so clearing 1.00 is not the same as positive cash flow. Luxury carrying costs are high, so stress the deal at a discount to the projection before you sign.

How Does DSCR Compare With the Other Routes?

DSCR lets a first-time short-term rental buyer skip the documented rental history that conventional investment loans typically require before counting short-term income. The other routes trade that benefit for different tests.

Route Income tested Fit for no-history luxury
DSCR purchase Property income, projected Works if the comps hold
Conventional Personal income plus history History requirement is the barrier
Long-term first, convert Long-term rent, then actual Builds the record, slower payoff

Readiness Checklist Before Applying

1. Entity documents, if the property will be vested in an LLC (subject to lender program eligibility).

2. A written comp set matched on amenities, bedrooms, and location.

3. A full insurance quote, bound or ready to bind.

4. HOA questionnaire and dues, if applicable.

5. Proof of reserves, documented by statements.

6. Evidence of hosting or landlord experience.

7. A local permit or rules check.

Ground-up builds are a separate matter. DSCR is a take-out loan: it funds after the certificate of occupancy is issued, and cash or a separate construction loan pays for the build.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

If the File Falls Short

Options, roughly in order of how often they work. Strengthen the comp set and ask for a revised analysis. Lower the loan amount. Add reserves or a larger down payment. Buy as a long-term rental and convert after a year of hosting. Or look at a lender in the network with different treatment, since programs differ.

Key Terms Defined

DSCR: Debt service coverage ratio, the property’s rent divided by its full monthly payment.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation.

LTV: Loan-to-value, the loan amount as a percentage of the property’s value.

Projection: An estimate of future rental income built from comparable listings, used when there is no booking history.

Seasoning: The period a borrower has owned or operated a property before certain loan types apply.

Frequently Asked Questions

Can I get a DSCR loan on a luxury Airbnb that has never been booked?

Usually, on a purchase. The lender reviews an appraiser’s short-term rental analysis, a third-party projection, or long-term market rent. Programs typically look for about 12 months of hosting experience, with true first-timers reviewed program by program, subject to lender guidelines.

What leverage is available on a short-term rental?

Purchases reach up to 75% LTV on the strongest files. Refinances and cash-outs on short-term rental collateral top out around 70% LTV. A 640 score is the starting point. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Does the rental analysis guarantee the projected income counts?

No. A projection is an estimate, and lenders may use a lower supported figure. Treat it as a ceiling to stress-test, not a promise.

Can I use the house myself?

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Personal-use plans should be raised with the lender up front.

Does the loan size matter for a luxury home?

Standard programs run up to $3,000,000. Larger balances change reserve expectations, and above $2,500,000 the network generally holds to 30-year fixed structures.
