The Quick Read: Usually yes, when the property type is eligible, short-term renting is legal at that exact address, and the income can be documented. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. For Destin Harbor, the condo or hotel-style building is the biggest variable.
- Short-term rental (STR) purchases typically reach 75% LTV on the strongest files; STR refinance and cash-out typically top out near 70%.
- Most STR programs want a 640+ credit score and about 12 months of host experience.
- The coverage floor on STR purchases and refinances is 1.00 on the standard STR programs in the network.
- Hotel-style or rental-pool buildings narrow the lender pool and are reviewed case by case.
- Insurance that excludes short-term rental use can stop a file.
What Does “Destin Harbor” Mean for a DSCR File?
Destin Harbor is a waterfront area where many properties are condos, townhomes, and mixed-use buildings. That matters more than the address. A lender cares less about the view and more about three questions. Is the building eligible? Is nightly renting allowed here? Can the income be proven?

Short-term rental income is documented with a 12-month history or a market data report. Program parameters update from Lendmire’s centralized guideline source.
As of Oct 29, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. One geography trap is worth knowing: Miramar Beach and Santa Rosa Beach are often marketed as Destin but sit in Walton County, not the City of Destin (The Short Term Shop). Appraisers, insurers, and lenders treat them as separate jurisdictions.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide covers the basics. For a closer look at how lenders read vacation income in this market, see Lendmire’s piece How a DSCR Lender Reads Destin Vacation Rental Income.
How Does a Lender Count Short-Term Rental Income?
Lenders count STR income through one of three routes, and which one is accepted depends on the program. Across the wholesale network, the common routes are a market-data projection, twelve months of documented platform history, or an appraiser’s STR income analysis. Some lenders in the network accept all three. Others take one.
| Income source | When it is used | Watch for |
|---|---|---|
| Market-data projection | Purchases with little or no history | Lenders may discount projections |
| 12 months of platform statements | Existing rentals, refinances | Gaps and a thin booking calendar |
| Appraiser STR analysis | Files where the appraisal supports income | Comps limited by building type |
The appraisal and the income data do different jobs. The appraisal supports value and collateral. Third-party STR data supports the income side. Many files also include a long-term rent estimate on the appraisal, and that figure can be lower than the STR number. The same property can clear 1.00 on STR income and miss it on long-term rent, which is why the program choice matters before the offer goes in.
Market averages are a poor stand-in for your building. AirDNA reports about 6,013 active Destin listings, a 61% occupancy rate, and a $448 average daily rate. AirROI reports 38.8% occupancy and a $481 daily rate for a different window and method. Two vendors, two pictures. Underwrite the specific unit, not a vendor’s city average.
What Property and Condo Rules Can Block the Loan?
Property type blocks more Destin Harbor files than credit does. An ordinary condo is generally reviewed like other condos. A hotel-style project is different. Front desks, mandatory rental pools, and heavy investor ownership put a building in condotel territory. Investopedia’s condotel entry is a standard definition reference for that category.
On a Harbor file, expect the lender to ask for the HOA or condo questionnaire. Completeness matters. A half-answered questionnaire is one of the quiet reasons files stall. Items that commonly trigger a closer look:
- Daily or short-term rental activity in the building
- Front-desk or hotel-style services
- A high share of investor-owned units
- Pending litigation or special assessments
- Thin association reserves
A condo can be non-warrantable for reasons that have nothing to do with hotel operations. Condotel and non-warrantable are different labels. Condotel and hotel-managed projects can be treated differently from ordinary condos in the network, and they narrow the lender pool, so confirm the building’s category with a broker before you contract.
Manufactured homes (single- and double-wide), log homes, and barndominiums are outside these DSCR programs.
Why Florida’s Post-Surfside Condo Law Hits the Ratio
Florida’s condo safety rules feed straight into the debt-coverage math. Buildings of three or more stories need milestone structural inspections, and associations must complete a structural integrity reserve study every ten years, per the Florida Senate summary of SB 4-D. The Florida DBPR condo FAQ adds that inspection reports and reserve studies are part of the official record and must be provided to prospective purchasers.
For a DSCR file, that has two effects. First, those reports are documents a lender may ask to see. Second, older towers can carry rising dues and special assessments. HOA dues sit in the denominator of the coverage ratio, so higher dues lower the number. A pro-forma built on last year’s dues can miss.
Coastal buildings may reach the inspection trigger sooner than inland ones. A Destin broker blog says Gulf-front and Harbor towers qualify for the earlier 25-year trigger (Marie Babin). Check that against the statute for the specific building.
Is Short-Term Renting Legal at Your Address?
Legality is a gate, not a detail. Destin layers state, city, and county requirements. Run this checklist before making an offer:
1. State license. The Florida DBPR licenses vacation rentals, including a Vacation Rental – Condominium classification for condo units (Florida DBPR vacation rental guide).
2. City and county registration. The City of Destin ordinance calls for city registration approval, a fee, business tax receipts from both the City and Okaloosa County, and a compliance affidavit.
3. Zoning. Not every zone allows short-term rentals. Confirm the current zoning for the exact parcel.
4. HOA or condo documents. Rental caps, minimum-stay rules, and mandatory rental pools can each block a deal even when the city says yes.
5. Insurance. Coverage that excludes short-term rental use is a deal-stopper. On a coastal property, flood and wind coverage also matter, and a stale quote that changes mid-review can break the ratio.
6. Occupancy limits. Destin caps occupancy by legal bedroom count, so a pro-forma that sleeps more guests than the cap allows overstates income (WKRG). That report is several years old, so verify current rules.
This is the step out-of-area buyers skip. A legal STR does not mean a financeable one, and a reviewable property is not automatically a legal STR. You need both.
How Does the Coverage Math Work on a Harbor Condo?
DSCR divides the property’s monthly income by its full monthly obligation: principal, interest, taxes, insurance, and HOA dues. The result is a ratio. On short-term rental purchases and refinances, the standard STR programs start at 1.00, where income just covers the payment. Stronger ratios open better pricing and leverage.
Run it as a modeled scenario, not a market fact. Picture a Harbor-area condo purchased at 75% LTV on STR income with a documented 12 months of bookings. If the annualized income supports a ratio near 1.2x, the file has cushion. If dues jump after a reserve study, that same file can slide toward 1.0x without the rent changing at all. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Two cautions. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation. And seasonality is real: AirROI’s report shows Destin occupancy swinging sharply between winter and summer. Annualized income smooths that on paper, but your cash timing still follows the calendar.
What If Coverage Falls Short?
Start with the levers you control. A larger down payment lowers the monthly obligation and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Other paths exist. The standard STR programs start at 1.00, and a separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Interest-only periods and extended terms are available through select lenders as well. Documented history can also move the income figure, since a trailing twelve months of platform statements may support a number a projection cannot.
Sometimes the right answer is a different building. If the dues and insurance push the ratio down on one tower, a comparable unit in a lower-assessment building may qualify on cleaner math.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
How Do Program Terms Compare for a Vacation Rental?
| Factor | STR purchase | STR refinance / cash-out |
|---|---|---|
| Typical max LTV | Up to 75% | Up to 70% |
| Minimum credit score | 640 | 640 |
| Coverage floor | 1.00 | 1.00 |
Those are typical ranges from select programs in the network, not promises. Reserves vary by lender, leverage, and loan size, and commonly run around six months of PITIA. Loan sizes on standard programs reach up to $3,000,000. LLC-titled borrowers are reviewed subject to lender program eligibility.
Compared with a standard investor loan, a vacation rental asks for lower leverage and more documentation.
Who Is This a Poor Fit For?
DSCR is a poor fit when the building is a hotel-style project the available lenders will not touch, when local or HOA rules prohibit nightly rentals, or when the buyer wants to live in the unit. It is also a poor fit when the numbers only work on an optimistic market-average pro-forma. If personal income is strong and documented, a conventional route may price better, though it will count the borrower’s debt-to-income and caps the number of financed properties.
DSCR makes the most sense for self-employed investors, buyers with many properties, and anyone whose personal tax returns understate their real position. Tax treatment varies; consult a qualified professional.
Key Terms Defined
- DSCR: The property’s monthly income divided by its full monthly obligation (principal, interest, taxes, insurance, and HOA dues).
- PITIA: Principal, interest, taxes, insurance, and association dues, the monthly obligation in the ratio.
- Condotel: A condo building run like a hotel, often with a front desk or a rental pool.
- Non-warrantable condo: A condo project that fails standard project review for reasons such as litigation, investor concentration, or thin reserves.
- Seasoning: The ownership period a lender requires before a cash-out refinance on a recent purchase.
Frequently Asked Questions
Can I use projected Airbnb income if the property has no rental history?
Often yes, on purchases, through a market-data projection or an appraiser’s STR analysis, depending on the program. Lenders may discount a projection compared with documented history. Hosting experience of about 12 months is a typical expectation on STR programs.
Does a Destin Harbor condo need to be warrantable?
Not always, but the building type shapes the lender pool. An ordinary condo is reviewed like other condos. Hotel-style or rental-pool buildings narrow the options and get reviewed case by case. A complete HOA questionnaire gives the lender fewer gaps to chase, though it does not decide the outcome.
What is the highest leverage on a vacation rental purchase?
Up to 75% LTV on the strongest STR purchase files, with a 640+ credit score typical. Refinances and cash-outs on short-term rental collateral top out near 70%. Standard long-term rentals can reach higher leverage, which is why STR files take more equity. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Can I close in an LLC?
Many programs allow LLC borrowers, subject to lender program eligibility. Entity documents and the operating agreement are part of the file, so have them ready.
Does a DSCR loan need an appraisal?
Yes. The appraisal supports collateral value and usually includes a long-term rent estimate. STR income is supported separately by market data, platform history, or an appraiser’s STR analysis.
