Should You Buy a North Myrtle Beach Condo With a DSCR Loan?

Should You Buy a North Myrtle Beach Condo With a DSCR Loan?

The Quick Read: It depends on three gates, and when all three clear, a DSCR loan is often a strong fit: the building must allow rentals and accept investor financing, realistic rental income must cover the full payment including HOA dues and insurance, and you must meet the program’s credit, reserve and leverage rules. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. That is why it suits beach condos, which are often bought as short-term rentals and often sit in buildings that conventional lenders avoid.

  • Purchase leverage on most files typically runs 75%–80% LTV on an investment property, depending on credit and the program.
  • Credit tiers run from a 620 floor in parts of the network to 700+ for the strongest leverage.
  • The ratio counts HOA dues, so a high-dues building can sink a deal that looks fine on rent alone.
  • Passing 1.00 coverage is not the same as positive cash flow.
  • The HOA’s rental rules matter as much as the lender’s rules.

Why a DSCR Loan Fits a Beach Condo

A DSCR loan fits because it looks at the property’s income instead of your tax returns, and it handles condo buildings case by case. A DSCR loan, or debt service coverage ratio loan, compares the rent a property earns to its monthly housing obligation. Lendmire’s complete DSCR loans guide covers the basics.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Beach condos are a natural match for two reasons. First, many are bought as vacation rentals, and income from a rental is what this loan type measures. Second, many oceanfront and resort buildings carry a lot of investor-owned units or hotel-like features. Conventional lenders often balk at those buildings. DSCR lending is not an agency product, so each building gets reviewed on its own facts.

A fit does not mean an easy yes. The building, the rental income and the borrower all still get reviewed. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

How the Ratio Works When HOA Dues Are Involved

The ratio divides the property’s rent used for lender review by its PITIA, which is principal, interest, taxes, insurance and HOA dues. Break-even is 1.00. At 1.25x, the income covers the payment with a cushion of 25%.

On a condo, dues sit in the bottom half of that fraction. Dues vary enormously from one Grand Strand building to the next, and they often include things like exterior maintenance, amenities and the master insurance. A building with high dues forces the rent to carry more weight. Two condos with the same price and the same income can land on very different coverage numbers purely because of what the association charges.

Tax is part of the same picture. Underwrite taxes as a non-owner-occupied property, not by copying a seller’s bill that may reflect an owner-occupied class. That change alone can lift the monthly obligation noticeably.

Here is how the same condo can swing across income methods. These are modeled ratios for illustration, not market data.

Scenario (illustrative) Qualifying income Coverage
Long-term rent only Appraiser’s rent schedule Often near 1.00x
STR income after lender haircut Trailing or projected, reduced Often 1.15x–1.30x
STR after haircut, dues rise Same income, higher PITIA Can slip below 1.00x
Off-season stress case Weak-month income Treat as a warning

Programs set a floor on this number. Coverage of 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. If your condo lands under 1.00, the options to ask about are that sub-1.00 path, a larger down payment, or a different building. Eligibility review depends on lender guidelines, credit approval and property review.

Gate One: The Building Has to Be Financeable

Gate one is the building. DSCR lenders review the project: how many units are investor-owned, whether litigation is pending, how healthy the reserves are, and what the rental rules say.

Condos fall into three rough buckets:

Type What defines it What to check
Warrantable Meets standard project review Dues, reserves, owner mix
Non-warrantable Fails standard review, such as heavy investor ownership Litigation, reserves, rental rules
Condotel Hotel-like operation, often with front desk or rental pool Pooling rules, lender appetite

Many beach and resort buildings land in the second or third bucket. In the wholesale network Lendmire places files with, non-warrantable condos are reviewed case by case, and the strictest overlays tend to want more cash in and stronger credit. Mandatory rental pooling, deed restrictions on rentals, and unresolved litigation can end a deal under any rental strategy. Some lenders won’t touch condotels at all. Others will, at reduced leverage.

Expect to produce the appraisal with either a Form 1007 rent schedule (the appraiser’s long-term rent estimate) or a short-term rental analysis. Expect the HOA questionnaire, budget and master insurance declarations, plus the full condo documents. If you vest the loan in an LLC, entity documents join the pile, subject to program terms.

One practitioner pattern shows up again and again on beach-condo files. The building turns out to be the slow part, because the association management company controls how fast the questionnaire comes back. Ask for the condo documents before you commit to a contract date, not after.

Gate Two: Short-Term Rental Income and Who Allows It

Gate two is the income itself. The two common ways lenders measure short-term rental income are an appraiser’s analysis or trailing-12-month statements from a platform or manager. Some also accept a third-party projection. Lenders differ on which they use, and they typically reduce gross STR income to account for operating costs.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A city’s permission does not override the association. Read the HOA documents before you go under contract.

Then there is the market data, which you should treat as directional. AirDNA tracks roughly 9,297 North Myrtle Beach properties at about 56% occupancy and a $369 daily rate, but that blends whole-home rentals with condos. AirROI shows 36.2% occupancy across 4,047 active listings. The gap comes from methodology, so neither number is a condo benchmark and neither should anchor your projection.

On price, a Carolina Crafted Homes summary of MLS data put the North Myrtle Beach condo median at $342,900, with about 8.1 months of supply across the Grand Strand. A realtor blog is a soft source, so read it as a sign of a buyer-friendly, inventory-heavy market rather than a precise measure.

Underwriting is also not the same as operating. A condo can clear the lender’s ratio and still leave thin real cash flow once cleaning, management, utilities and furniture are paid. DSCR compares rent to PITIA only. Repairs, vacancy, management and capex sit outside the calculation.

The Grand Strand is also not a 52-week market. Stress-test the deal against the slow months, not just the annual average.

Flood and Wind: Where Beach Condos Get Expensive

Insurance is the line item that moves most on coastal files. A standard property policy typically excludes flood, which is why a FEMA brochure for condominium associations points associations toward a separate flood product. Your own interior policy does not fill that gap.

The federal master flood policy for condos is called a RCBAP. Per the federal regulators’ consumer site, only the association can buy it. Building coverage is capped at the lesser of replacement cost or $250,000 times the number of units.

For you, the practical questions are simple. Does the building carry an RCBAP or private flood coverage? How large are the deductibles? A big deductible after a storm can turn into a special assessment, and a special assessment lands on you as the owner. Wind coverage deserves the same scrutiny. Both flow into PITIA, either through your own policy or through the dues.

Keep clear records of your insurance and association costs, and speak with a qualified tax professional before relying on any deduction, since tax treatment can depend on how the property is held.

What Leverage, Credit and Reserves Look Like

Most purchase files in the network land at 75%–80% LTV on an investment property, meaning a typical down payment of 20%–25%. For condos in non-warrantable buildings, expect lenders to sit at the more conservative end of that range. These ranges are guidance, not promises, and each file is underwritten individually. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Short-term rental collateral gets its own rules. Purchase leverage on short-term rentals tops out at 75% LTV. Cash-out on short-term rentals runs around 70%, and standard long-term rentals reach 75% on a cash-out. A short-term rental program typically wants a 640+ credit score, about 12 months of hosting history, and a 1.00 coverage floor on purchases.

Credit works in tiers. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage. Reserves are commonly about 6 months of PITIA, stepping up to roughly 9 months on loans above $1,500,000. They vary by lender, leverage and loan size, so treat that as a guide. Standard programs go up to $3,000,000, and the spine is the 30-year fixed. Select lenders offer extended terms and interest-only periods.

A bigger down payment helps because it lowers the monthly obligation, which lifts the ratio. But it never erases credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

When a DSCR Loan Is the Wrong Tool

Skip it if you plan to live in the condo. A DSCR loan is for investment use, and an owner-occupied purchase belongs on a conventional path.

Walk away from a building with these red flags:

  • The HOA bans or tightly caps short-term rentals, and your math depends on them.
  • Active litigation or heavy deferred maintenance threatens an assessment.
  • The deal only clears 1.00 using the most optimistic projection.
  • Dues or insurance have been rising each year without a plan from the board.

Hard money is another route some investors consider for quick-turn buys, but it is built for short holds and rehabs, not a long-term beach rental. Lendmire’s article on using hard money to buy your first investment property lays out that tradeoff.

Also keep in mind that this loan type will not finance every property. Manufactured homes, log homes and barndominiums are not offered in the network. That rarely matters for a condo, but it matters if you are comparing nearby beach-house options.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Due Diligence in the Right Order

The order matters more than the checklist. Do these before you sign anything binding:

1. Read the HOA rental rules and any minimum-stay or pooling requirements.

2. Request the budget, reserve study and master insurance declarations.

3. Ask what the association carries for flood and wind, and the deductibles.

4. Confirm local short-term rental requirements for the exact address.

5. Get a lender’s read on the building before the contract’s contingency window runs down.

6. Model the deal on long-term rent, on a haircut STR figure, and on an off-season case.

If the deal only works on one of those three, it is a bet and not an investment.

Key Terms Defined

DSCR: Debt service coverage ratio, which compares a property’s rent used for lender review to its monthly housing obligation.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly cost the ratio is measured against.

Warrantable condo: A building that passes standard project review, such as acceptable owner mix, reserves and litigation status.

Non-warrantable condo: A building that fails standard review, which makes financing more case-by-case.

Condotel: A condo run like a hotel, often with a front desk, a rental pool or a management program.

Form 1007: The appraiser’s rent schedule, which usually shows long-term rent rather than vacation-rental potential.

RCBAP: The federal flood master policy that only a condo association can buy.

Frequently Asked Questions

Can I use a DSCR loan on a North Myrtle Beach condo?

Yes, when the building is eligible and the income covers the payment. Purchase leverage typically runs 75%–80% LTV on an investment property, and short-term rental purchases top out at 75%. The building’s rental rules and project review still apply, subject to lender guidelines.

Do I need tax returns?

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so personal income is not the main test. It is not a document-free loan, though. You still need credit, reserves, an appraisal and the property and condo documents reviewed.

What if the building is a condotel?

It depends on the building and the lender. Some condotels work at lower leverage and with more cash in. Mandatory rental pooling, deed restrictions or pending litigation can disqualify the building. Ask for the condo documents early so you learn this before contract.

Does the AirDNA number count as my qualifying income?

Not by itself. Platform data is a projection, and lenders typically reduce short-term rental income and choose their own method, whether an appraiser’s analysis, trailing statements or a projection. The data sources also disagree widely on occupancy, so treat any single figure as directional.

What happens if my coverage comes in below 1.00?

Many select programs start at 1.00. A separate path through select lenders in the network accepts coverage below 1.00, with leverage and terms adjusted. A larger down payment, a lower-dues building or a different property can also lift the ratio.

Next Step

As a broker, Lendmire arranges financing through select lenders in its wholesale network across 41 markets, including Washington, D.C. Programs change, every file is underwritten individually, and nothing here is a commitment to lend.

A beach condo is the kind of deal where the building decides the outcome before the rent ever does, so check the HOA documents before you check the comps.
