Can a Gatlinburg Cabin Qualify for a DSCR Cash-Out Refinance?

Can a Gatlinburg Cabin Qualify for a DSCR Cash-Out Refinance?

The Quick Read: Yes, when the cabin is legally rentable by the night, is a conventional wood-frame or similar structure, has income the lender accepts, and still covers its full payment after the cash-out raises it. Your personal income is not the test.

  • Cash-out on short-term-rental collateral tops out around 70% LTV through most of the network; a standard long-term rental goes to 75%.
  • Expect about 6 months of ownership before cash-out, and about 12 months of hosting history for a short-term rental.
  • Coverage of 1.00 is where select programs start, and the cash-out loan’s larger payment is what squeezes it.
  • Log cabins are not offered in these programs, and that surprises many Smokies owners. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

How Do Lenders Look at a Gatlinburg Cabin?

Lenders treat a cabin that rents by the night as a business with its own income, not as a house with a rent estimate. The test is simple: does the property’s rental income cover the full monthly payment on the new, larger loan? That payment includes principal, interest, taxes, insurance, and any HOA dues, which lenders call PITIA.

DSCR means debt service coverage ratio. You divide qualifying rental income by that payment. A result of 1.00 means income equals the payment. Higher is stronger, and stronger ratios open better pricing and leverage.

This is why the loan works for owners who are cash-rich on paper but tangled up on personal debt-to-income. Our complete DSCR loans guide covers the basics.

One more point: these are business-purpose investor loans. They are reviewed differently from an owner-occupied mortgage, and they only fit non-owner-occupied investment property.

Does the Cabin Need a Track Record?

For a cash-out on an operating cabin, plan on about 12 months of hosting history. Most programs we place short-term-rental files with want to see it. Platform payout reports or property-manager statements are the usual proof, and bank deposits should tie to them.

Lenders do not take your dashboard number at face value. They apply an expense factor to trailing or projected income. The size of that haircut varies by lender, so two lenders can read the same cabin differently. Not every DSCR lender handles short-term rentals the same way, and some skip them entirely. That is a reason to compare many guidelines instead of relying on one.

A recently converted cabin has the hardest road. With little history, a file may lean on market projections or the appraiser’s long-term rent estimate. That long-term figure is often far below what the cabin earns nightly, which can leave coverage short.

What Does the Market Data Say About Gatlinburg Income?

Public numbers vary by provider, so treat any single figure with caution. AirDNA reports 7,032 active listings, $46.4K average annual revenue, 53% occupancy and a $347 average daily rate, with occupancy down 2.8% year over year in its latest data. Other trackers show lower occupancy for the same town. Some operator marketing claims far higher.

The practical lesson: underwrite your cabin on its own statements, not on a town average. Size matters too. Bedroom count drives revenue in cabin markets, so a large lodge-style cabin and a small two-bedroom behave like different assets.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Lenders will want that confirmation in writing too. A Gatlinburg mailing address does not settle which jurisdiction applies.

Which Cabins Are Not Eligible?

Log homes are not offered in the network’s DSCR programs. Neither are barndominiums or manufactured homes, single- or double-wide. Many Smokies cabins are log-built, so this is the first screen, before income even matters.

A frame-built cabin with log-style siding is a different construction type than a true log home. Have your appraiser and lender confirm how the structure is classified before you spend money on an appraisal.

Other items underwriters may question on a mountain cabin:

  • Steep or remote road access.
  • Well and septic or shared utilities.
  • Insurance availability and cost.
  • Scarce comparable sales for the appraiser.

None of these is an automatic no. Each is something a lender may raise.

How Does Cash-Out Change the Math?

Cash-out raises your payment, and that lowers your coverage. Most owners miss this. A cabin that clears 1.30x on its current loan may land near 1.05x after you pull equity, because the same income now covers a bigger payment.

Here are the program limits you are working inside:

Factor Short-term rental Standard long-term rental
Cash-out LTV ceiling About 70% About 75%
Coverage floor 1.00 1.00
Credit 640+ expected 620 floor; most want ~660

LTV means loan-to-value: the new loan divided by the appraised value. Seasoning is the waiting period between buying and refinancing, measured from when title was recorded. Reserves, meaning cash left in the bank after closing, typically run about 6 months of PITIA, and about 9 months above $1,500,000. Standard programs go up to $3,000,000. All of this varies by lender, leverage, and loan size.

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. It is a separate path, not a lower setting on the same program.

Clearing 1.00 also does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

How Does Appraisal Work on a Cabin?

The appraisal sets value, and value sets your maximum loan. The standard rent schedule form, Form 1007, was built for long-term rents. McKissock notes it covers one-unit properties, treats business income as out of scope, and cannot document nightly rates. HousingWire reports that Fannie Mae policy leaders have said the form was not designed to support short-term-rental income and can produce artificially low coverage.

Fannie Mae’s rules do not govern DSCR loans. For contrast only, the Fannie Mae Selling Guide rental-income section shows how the agency side treats rent documentation. It matters here only as a reason the long-term rent form can understate a cabin. If your file leans on that form, expect the ratio to look worse than your real results.

What If You Bought With a Second-Home or Short-Term Loan?

Refinancing into a DSCR loan can pay off a conventional second-home loan, a bridge loan, or a hard-money loan. The cabin must be re-declared as an investment property, and that changes insurance and reserve expectations. A second-home loan generally limits how much you can rent, so an operating cabin often does not fit one anyway.

Seasoning still applies. If you bought recently or renovated, expect to wait about 6 months from title recording before cash comes out.

A Worked Picture

Take a frame-built cabin valued at a round number, owned well past 6 months, with a full year of platform statements. Say you want cash-out at 70% LTV, the short-term-rental ceiling. After the lender’s expense factor, qualifying income covers the new payment at roughly 1.15x. That clears the 1.00 floor with some cushion. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Now push the same cabin to the maximum and let occupancy slip. Coverage drifts toward 1.00 and the cushion vanishes. Pulling less cash, or waiting for a stronger trailing year, is often the smarter structure. The strongest files clear both tests: enough equity and enough rental coverage.

What If the Cabin Falls Short?

You have options, none of them dramatic:

1. Take less cash out, which lowers the payment and lifts coverage.

2. Document more income, such as complete manager statements.

3. Wait for a stronger trailing twelve months.

4. Ask about select lenders offering coverage below 1.00 with adjusted leverage and terms.

5. Ask about interest-only periods or longer terms, available through select lenders, which can lower the payment.

A bigger down payment or more equity never erases credit floors, reserve rules, or property eligibility.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Key Terms Defined

DSCR: Qualifying rental income divided by the full monthly payment.

PITIA: Principal, interest, taxes, insurance, and association dues.

LTV: The loan amount as a share of appraised value.

Seasoning: The waiting period after purchase before you can refinance for cash.

Reserves: Liquid savings a lender wants left after closing.

Cash-out refinance: A new, larger loan that pays off the old one and returns the difference to you.

Frequently Asked Questions

Can I use my full Airbnb earnings as qualifying income?

No. Lenders apply an expense factor to trailing or projected income, so qualifying income lands below the gross figure. The size of the factor varies by lender. Your platform statements are the starting point, not the final number.

How much cash can I take out of a cabin?

Equity available depends on rent used for lender review, the payment, reserves, and the leverage ceiling. On short-term-rental collateral that ceiling is around 70% LTV, versus 75% on standard rentals. It is never a guaranteed figure, subject to lender guidelines.

Does my personal income matter?

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit score, reserves, and property eligibility still count. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage.

Will a log cabin qualify?

No. Log homes are not offered in these programs. A frame-built cabin with log-style finishes is classified differently, so confirm the construction type early.

Can I hold the cabin in an LLC?

Often yes, subject to lender program eligibility. Entity vesting is reviewed file by file.
