Best DSCR HELOC Program on an Airbnb

Best DSCR HELOC Program on an Airbnb

The Quick Read: The best program for your Airbnb is the one whose underwriting fits your title, your rental’s history, and the equity you want to reach. Across Lendmire’s wholesale network, a DSCR home equity line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It sits as a standalone second lien behind your first mortgage, or as a first lien on a paid-off rental.

  • The rent qualifies the line, with no traditional personal-income documentation, W-2s, or personal income calculation, subject to lender guidelines.
  • Minimum coverage is 1.10x, tested on a stress payment across the whole credit limit.
  • A second lien reaches 70% combined loan-to-value at a 720 score or better, on lines of $50,000 to $500,000.
  • A lease must be in place, and the LLC can stay on title.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Every figure here is a ceiling or floor, subject to underwriting. None is an offer.

What Is a DSCR HELOC on an Airbnb?

A DSCR HELOC is a revolving line of credit secured by a rental you own and keep. The lender checks whether the property’s rent covers the debt, not whether your paycheck does. DSCR stands for debt service coverage ratio: monthly rent divided by the qualifying monthly payment.

It comes in two forms. The first is a standalone second lien behind a first mortgage you keep. The second is a standalone first lien on a rental with no mortgage. It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home.

Three different products get blended under this name, so separate them:

Product Reviewed on Secured by
DSCR HELOC Rent covering the payment Your rental
Bank HELOC on a rental Your income and debt ratios Your rental
Primary-home HELOC Your income and your home Your own home

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period. That is the basic shape. A DSCR version changes who qualifies it and what collateral it needs.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

How Underwriting Treats an Airbnb, Step by Step

Underwriting runs in a fixed order: the property type, the lease, the rent figure, the stress payment, the valuation, then credit. Walk through it once and the whole file makes sense.

Step 1: Property and borrower. Eligible properties include single-family homes, PUDs, townhomes, two-to-four-unit buildings, and condominiums, including non-warrantable ones. Lots run to 10 acres. Borrowers are U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Step 2: The lease and the rent. Here is where an Airbnb gets tricky. This program requires a lease in place. Rent counts as the lesser of the appraiser’s market rent on Form 1007 or the lease. A lease above market counts only with three months of receipts. In a two-to-four-unit building, at most one unit can be vacant.

Many Airbnb owners run on nightly bookings and have no lease. That is the first filter. A short-term rental with no lease does not fit this lane, and a different DSCR product may fit better. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Step 3: The stress test. The lender builds a fully amortizing payment on the entire credit limit, not just the drawn balance. It uses the start rate plus 2 percentage points. Gross monthly rent divided by that payment must reach at least 1.10x. Picture a line where you only plan to draw part of it. The test still treats the full line as debt.

Whether the first-mortgage payment joins that payment on a second lien depends on the lender’s coverage calculation, which governs. Qualifying arithmetic here is illustrative only.

Step 4: Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal on Form 1004, 1073, or 1025. Appraisal waivers are not accepted.

Step 5: Credit and history. A second lien needs a 720 score. A first lien needs 700. Mortgage history must show no 30-day late in the last 12 months. The program wants 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu. No reserves and no cash to close are required.

What Leverage Can You Expect?

On a second lien, combined loan-to-value (the first mortgage balance plus the new line, divided by value) goes up to 70% at a 720 score or better, through select programs. First liens differ by score and line size.

Position Score Max leverage Line size
Second lien 720+ 70% CLTV $50,000-$500,000
First lien 740+ 75% LTV Up to $500,000
First lien 700-739 70% LTV Up to $500,000
First lien 720+ 65% LTV Above $500,000 to $1,000,000

A first-lien line above $500,000 tops out at 65%. Two adjustments apply. A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower. These are subject to underwriting.

Here is a quick picture. Say you own a duplex worth $600,000 with a first mortgage you like. A second lien at 70% CLTV caps your combined debt at 70% of that value. Your existing balance eats part of that room first. What is left is the most the line can be.

How the Line Works After Closing

Draw rules are fixed and simple. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. You get a 5-year interest-only draw period on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

That structure fits an investor who wants to fund improvements, a down payment on the next rental, or reserves. It does not fit someone who wants a quiet backup line they never touch. Because most of it is drawn at the start, you are paying on real money from day one.

The CFPB’s HELOC booklet notes that HELOC rates are typically variable. It also warns that renting a home may be prohibited under a line’s terms. That warning matters for a primary-home line. This product is made for rentals, so renting is the point.

Where the General Rule Breaks

Most of the surprises on Airbnb files come from edge cases. These are the ones that come up most.

A short-term rental with no lease. Covered above. The lease requirement is the main reason a nightly-booking property may not fit. Operating history alone does not satisfy it.

A property bought or refinanced recently. Seasoning means the waiting period a lender wants before it will lend. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

A property in an LLC. Vesting in your LLC is allowed on investment property. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage. Eligibility is subject to lender program requirements.

A property type outside the lane. Not eligible: condotels, row homes, rural-designated property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, commercial or agricultural property. A property listed for sale in the prior 2 months or carrying a solar lien is out too. Many Airbnbs are condotels, cabins, or rural homes, so check this list first.

A primary-home line used for a down payment. That is a different, owner-occupied product. It is underwritten on you and your home. The payment is still your personal obligation, even if the new rental’s coverage ratio clears. Run both numbers before you commit.

Tax questions. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

DSCR HELOC or DSCR Cash-Out Refinance?

This is the central decision. A cash-out refinance replaces your first mortgage with a new, larger loan. A DSCR HELOC leaves the first mortgage alone and adds a line behind it.

Factor DSCR HELOC DSCR cash-out refinance
First mortgage Stays in place Replaced
Structure Revolving line One lump sum
Best fit Keep a mortgage you like Reset or consolidate

If your first mortgage is one you would not trade for today’s terms, a second lien keeps it. If you are already planning a full reset, a cash-out may be simpler.

What Makes a Program the Best One for You?

No program is the best for everyone, and anyone ranking lenders by name is guessing. The best program for your situation comes down to a short checklist. Lendmire is a mortgage broker, not a lender. It works with many of the nation’s largest wholesale DSCR HELOC lenders and matches the scenario to the program.

Ask these questions in order:

1. Do you have a lease in place, or only nightly bookings?

2. Is the property one of the eligible types, in an eligible state?

3. Do you want a second lien or a first lien?

4. Does your score meet the tier you need?

5. How much combined leverage do you need?

6. How big a line do you need, and does that trigger a full appraisal?

7. Is the property titled in an LLC?

The lenders that write this product vary: some are strict on the property list, and others are looser on credit. Which ones fit depends on your answers.

Documents to Prepare

Plan for this list before you apply:

  • The signed lease and receipts for recent months, if the lease rent exceeds market
  • The first mortgage statement, for a second lien
  • Entity documents, if an LLC holds title
  • Hazard insurance covering both liens, plus flood coverage where required
  • Government ID and Social Security number for each borrower

Files that stall usually fail on one of four things: a missing lease, an ineligible property type, a score just under the tier, or title that is not in order.

Key Terms Defined

DSCR: The monthly rent divided by the qualifying monthly payment. Higher means more cushion.

Combined loan-to-value (CLTV): The first mortgage balance plus the new line, divided by the property’s value.

Draw period: The first stretch of the line, when you can borrow and pay interest only on what you drew.

Seasoning: The waiting period a lender requires after a purchase or refinance before it will lend again.

Vesting: How title is held, such as in your name or your LLC.

Second lien: A loan that sits behind your first mortgage and is paid second if the property is sold.

Frequently Asked Questions

Can you get a DSCR HELOC on an Airbnb?

Sometimes. The property must be an eligible type, have a lease in place, and clear the 1.10x test, subject to lender guidelines. A nightly-booking Airbnb with no lease often fits a different DSCR product better.

Can my LLC hold title on the line?

Yes, on investment property, per lender program requirements. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Do I need a year of hosting history?

This program does not set a hosting-history requirement. It sets a lease requirement and two six-month clocks: a rental bought or refinanced inside the last 6 months is not eligible, and the owner must have held title for 6 months. Other DSCR products may weigh booking history differently.

Is there a loan literally called an Airbnb loan?

No. Investors use several products on short-term rentals: a DSCR purchase loan, a DSCR cash-out refinance, or a DSCR home equity line. Each has its own rules. The right one depends on your property, equity, and plans.

Which states offer this program?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. The states are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia, and Washington.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
