Best DSCR HELOC Program for an Airbnb Under a Year Old

Best DSCR HELOC Program for an Airbnb Under a Year Old

The Quick Read: The right fit for a young Airbnb is the program whose income test matches what the property can document today: a lease or an appraiser’s market rent instead of nightly booking revenue, a clean ownership record, and enough equity under the combined leverage cap. On the wholesale lane Lendmire places, a DSCR HELOC is a standalone second lien behind the first mortgage you keep, or a first lien on a paid-off rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

  • The line reads lease rent or appraiser market rent, whichever is lower. Nightly revenue is not the income test.
  • The ownership clock gates the file. Hosting history is a separate question.
  • Combined leverage tops out at 70% on a second lien, and the coverage test runs on the whole credit limit.
  • A smaller line, a lease, or a different product often fixes a file that misses.

What a DSCR HELOC Is, and Why “Under a Year” Confuses People

Two separate problems get mixed together here. One is the product: a revolving line secured by a rental and qualified on the rent. The other is the income: nightly Airbnb revenue is hard to document until a property has a track record.

A DSCR HELOC on this lane is a revolving line on a non-owner-occupied one-to-four-unit rental. It is written as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, never a third lien, and never a line on your own home or a second home. Vesting in your LLC is allowed on an investment property, subject to program terms. The members sign as guarantors.

The rent qualifies the line. There is no traditional personal-income documentation: no W-2s, no pay stubs, no debt-to-income ratio, and no personal income calculation. That differs from a bank HELOC, which looks at what you earn. The property still has to document itself: a lease, a valuation, a credit report and a title review are all part of the file.

Lendmire is a broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches the scenario to the program. This line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. For the broader mechanics, see the complete DSCR loans guide.

The Two Clocks: Ownership and Hosting History

Ownership seasoning is the clock that gates this line. Hosting history is a different clock, and the line does not read it directly.

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

An Airbnb “under a year old” can mean three different things:

  • The property is new to you but already has bookings.
  • The property has less than a year of its own bookings.
  • You have never hosted before.

The line does not ask for twelve months of platform statements. A property you have owned past the ownership clock, with only a few months of bookings, passes that test. The harder test is the next one: what rent the file can prove.

How Rent Gets Measured on a Young Airbnb

The line counts the lesser of the appraiser’s Form 1007 market rent or the lease, and a lease in place is required. On a two-to-four-unit property, at most one unit may be vacant. A lease above market rent counts only with three months of receipts.

Form 1007 is the single-family comparable rent schedule. It estimates monthly market rent from comparables leased month to month. Fannie Mae’s appraiser update says the form cannot be used to estimate an STR’s nightly rate. That is a brief agency contrast. It does not set the rules for this lane.

Appraisers who do value a short-term rental usually handle the income in a separate narrative section. HousingWire reports that Form 1007 is unsuited to STR income. Class Valuation, an appraisal management company, describes the addendum as a short-term rental projected income analysis. McKissock’s appraiser-education blog notes that appraisers may use a data tool such as AirDNA to estimate STR income.

Here is the catch. On this lane, that projected nightly number does not replace the lease or the Form 1007 figure. If your Airbnb is the property’s whole income story, the file needs a lease. Many owners meet that by converting to a medium-term or long-term lease. Other wholesale programs read income differently, which is why a broker shops more than one.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Which Stage Are You In?

Your situation What it means for this line
Owned or refinanced under 6 months Not eligible yet
Past the clock, nightly bookings, no lease Add a lease or use another product
Past the clock, lease in place, first mortgage kept Fits as a second lien
Past the clock, lease in place, no mortgage Fits as a first lien
Condotel-style or rural property Outside this lane

Worked Example: Same House, Two Rent Bases

Treat this as a modeled illustration. The lender’s own calculation governs. Say a property’s nightly revenue implies coverage around 1.6x. The same house on its lease or Form 1007 rent might read closer to 1.05x on the line’s stress test.

That stress test is the qualifying payment: a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. A small draw does not shrink it. The minimum coverage is 1.10x. At 1.05x the file misses.

A lender may review three paths:

  • Size the line down. A lower limit means a lower stress payment. The floor is a $50,000 line.
  • Raise documented rent. A real lease at a higher rent counts. A lease above market needs three months of receipts.
  • Switch products. A cash-out refinance reads income differently and has its own seasoning. Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance for an Airbnb Under a Year Old covers that trade-off.

On a second lien, the lender’s coverage calculation governs how the first-mortgage payment is treated. Do not assume it is in or out.

The Program Terms (Subject to Underwriting)

These are ceilings and floors through select programs, not offers.

Item Typical range on this lane
Second lien leverage Up to 70% CLTV at 720+
Second lien line size $50,000 to $500,000
First lien leverage 75% LTV at 740+; 70% at 700 to 739
First lien, lines over $500,000 65% LTV at 720+, to $1,000,000
Minimum credit score 720 second lien; 700 first lien
Draw period 5 years interest-only
Repayment period 25 years, fully amortizing
Maturity 30 years, variable rate
Reserves None required

Write second-lien figures as combined loan-to-value, meaning the first mortgage balance plus the new line, divided by value. A declining-market flag lowers the ceiling by 5 points.

At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each.

On the file side, mortgage history needs no 30-day late in the last 12 months. It also needs 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted. A borrower can hold at most 5 loans or $2,500,000 with the program. Eligible borrowers are US citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Not eligible on this lane: rural-designated property, row homes, condotels, leaseholds, land trusts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien. A condotel-style Airbnb is out before the income test starts.

How to Pick the Program That Fits

No single program wins for every young Airbnb. A broker shops several wholesale lenders, and the right match depends on the property type, the rent basis, the credit profile and the leverage you need. Before you pay for a valuation, ask:

1. Which rent does the program count: lease, Form 1007, or documented nightly revenue? 2. Is the coverage test run on the full credit limit or only the drawn balance? 3. How does the lender treat the first-mortgage payment on a second lien? 4. What are the ownership and refinance clocks? 5. Is the property type eligible, including any condotel or HOA limits? 6. Which leverage tier does your credit score unlock? 7. Does the line need to be drawn mostly at closing, and does that suit your plan?

Programs that read nightly revenue directly often want a longer operating record and give you less leverage. Programs that read a lease want little more than the lease, and they test coverage conservatively. Pick the one that fits the property’s age and your documents. Do not pick the one with the best-sounding headline number.

If you plan to use the cash for improvements or a down payment, tax treatment varies; consult a qualified professional.

If You Are Not Eligible Yet

Do not force a file that fails the ownership clock. A short plan keeps the property moving:

1. Confirm your note date and settlement date, and count the 6 months from each. 2. Convert to a documented lease if the file depends on one, and keep the receipts. 3. Gather your entity documents, lease, insurance and mortgage statement. 4. Get the first-mortgage terms checked for any limit on a junior lien. 5. Revisit the line once both clocks have run. Meanwhile, compare a cash-out refinance, which has its own rules.

Key Terms Defined

DSCR: Gross monthly rent divided by the qualifying payment, with 1.10x the minimum on this line.

Second lien: A loan recorded behind your first mortgage, which stays in place.

CLTV: The first mortgage balance plus the new line, divided by the property’s value.

Form 1007: The appraiser’s monthly market rent schedule for a single-family rental.

Seasoning: The required time since you acquired or refinanced the property.

Stress payment: The fully amortizing payment on the full credit limit that the coverage test uses.

Frequently Asked Questions

Can I get a DSCR HELOC on an Airbnb I bought a few months ago?

Not until the ownership clock runs. The seasoning rules described above apply from your note and settlement dates. Once past them, the line depends on a lease, the valuation, your credit and the leverage cap, not on a year of bookings.

Does the program count my Airbnb income?

Not as nightly revenue. The line counts the lesser of the lease or the appraiser’s Form 1007 market rent. Property owners who want their short-term income counted usually need a different program, which a broker can look for.

What if my coverage lands under 1.10x?

A smaller line lowers the stress payment, since the test runs on the whole limit. A higher documented rent also helps. A different product may fit better. All of it is subject to lender guidelines and credit approval.

Can my LLC hold the line?

Yes, on an investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.

Is a second lien or a first lien better for a young rental?

It depends on whether you have a mortgage to keep. A second lien lets you keep the first mortgage, up to 70% CLTV. A first lien suits a paid-off rental and can reach 75% LTV at the top tier. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
