The Quick Read: A DSCR HELOC is a revolving line on a rental you keep, qualified on the property’s rent instead of your personal income, and it can work on an Airbnb when the lease and the appraiser’s market rent clear the coverage test and the title and property type fit, subject to lender guidelines. The right program for your situation depends on how the rent is measured, not on a headline number.
- The rent test uses the lesser of the appraiser’s market rent or your lease. Nightly projections do not replace it.
- The line is a standalone second lien behind your mortgage, or a standalone first lien on a paid-off rental.
- Your LLC can stay on title. Condotels, row homes and rural property are outside this program.
- The coverage test runs on the whole credit limit, so a smaller line clears more easily than a large one.
What Is a DSCR HELOC, and Does It Fit an Airbnb?
A DSCR HELOC is a revolving credit line secured by a rental you already own. DSCR stands for debt service coverage ratio: the property’s monthly rent divided by its full monthly obligation. A HELOC is a home equity line of credit, which lets you draw against equity as you need it.
The name is a market label, not a standardized product. No agency defines it, and two lenders can mean different things by it. So always ask what the line is secured by, how the rent is measured, and who can sign.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
The usual alternative is an investment-property HELOC qualified on your personal income. Experian notes these lines are less common than ones on a primary residence. NerdWallet adds that not all lenders offer them and that requirements are strict. A rent-qualified line gets around the personal-income hurdle. It does not remove every other hurdle.
On the Airbnb question, AirDNA confirms that DSCR financing can be used for short-term rentals. The detail is in how each program counts the income. For the full picture of the loan type, see Lendmire’s complete DSCR loans guide.
How Does Underwriting Treat an Airbnb, Step by Step?
Across Lendmire’s wholesale network, the programs that write a rent-qualified line read an Airbnb through a long-term rent lens. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Here is the sequence.
Step 1: The rent figure. On this program, rent is the lesser of the appraiser’s Form 1007 market rent or the lease. A lease in place is required. A lease above market can count, but only with three months of receipts behind it. On a two-to-four-unit property, at most one unit can be vacant.
This is where Airbnb owners get surprised. Your best summer month does not set the number, and neither does an annual-revenue projection. If the property only clears on nightly income, a different structure may fit better. More on that below.
Step 2: The stress test. The minimum coverage is 1.10x, subject to underwriting. The payment in the test is a fully amortizing payment on the entire credit limit, not just the amount you draw. It assumes a rate 2 percentage points above the starting rate. The lender’s own calculation governs. Whether a first-mortgage payment joins the test on a second lien depends on the lender, so ask before you size the line.
Step 3: Value and leverage. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal. Appraisal waivers are not accepted. Value sets the leverage ceiling, covered in the next section.
Step 4: Credit and history. A second lien needs a 720 credit score or better, and a first lien needs 700. The tier comes from the lender’s own credit report. There can be no 30-day late payment on a mortgage in the last 12 months. At least 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.
Step 5: Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Step 6: The draw rules. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
Lines run from $50,000. No reserves and no cash to close are required. Qualification does not use tax returns, W-2s or a personal income calculation, subject to lender guidelines.
A Worked Coverage Example
Picture an Airbnb owner with a paid-off rental. The appraiser’s market rent and the lease both land at about the same level. At the full line the stress test comes out near 1.15x, which is thin but above the 1.10x minimum.
Now the owner asks for a smaller line. Because the test runs on the whole credit limit, cutting the limit roughly in half cuts the stress payment roughly in half. The coverage on a first-lien line moves toward 2.0x. That is a modeled illustration, not an offer.
The lesson is that the line size drives the test, not just the amount you plan to use. Since at least 80% of the line is drawn at closing, you cannot park a large unused limit as a cushion anyway. Size the line to the job.
What Makes a Program the Best for an Airbnb?
The best program for your situation is the one whose rent test matches how your Airbnb is actually documented. Ranking by headline pricing misses that. Use these criteria to screen any option.
| Criterion | What to check |
|---|---|
| Lien position | Second lien or first lien? |
| Title | Personal name, trust or LLC? |
| Rent read | Lease, market rent or nightly history? |
| Test basis | Whole limit or drawn balance? |
| Draw structure | Interest-only period, then repayment |
| Exclusions | Property type, location, listing status |
Weigh these against your goal. A brokerage that shops multiple wholesale lenders can match the file to a program. A single lender can only offer you its own terms.
How Much Leverage Does the Line Allow?
The leverage depends on lien position and credit score. The figures below are ceilings, not offers, and they are subject to underwriting.
| Structure | Credit score | Maximum leverage |
|---|---|---|
| Second lien, lines to $500,000 | 720 or better | 70% CLTV |
| First lien, lines to $500,000 | 740 or better | 75% LTV |
| First lien, lines to $500,000 | 700 to 739 | 70% LTV |
| First lien, lines above $500,000 to $1,000,000 | 720 or better | 65% LTV |
CLTV is combined loan-to-value: your first-mortgage balance plus the new line, divided by the property’s value. LTV is the same idea on a first lien with no other mortgage. A declining-market flag on the property lowers the ceiling by 5 points.
On this rent-qualified program, the second-lien ceiling is 70% CLTV, subject to underwriting. Do not assume the leverage you have seen quoted for a personal-income investment HELOC carries over to it.
Exposure is limited as well. A borrower can hold at most 5 loans or $2,500,000 with the program. Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
Where Does the General Rule Break?
Most of the surprises on Airbnb files come from title, property type and income history. These are the named edge cases.
- LLC title. The program allows vesting in your LLC, for investment property only. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. A personal-income investment HELOC usually works differently. It qualifies an individual owner, so title moves to a person or trust first.
- Condotels. Condominiums are eligible property types, but condotels are not. If your unit runs under a hotel-style rental program, expect a DSCR cash-out refinance path instead.
- Other excluded property. Rural-designated property, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, and mixed-use or agricultural property are out. So is a property listed for sale in the prior 2 months and one with a solar lien. Lots up to 10 acres are fine.
- A young Airbnb. There is no hosting-history minimum on this program. The 6-month seasoning rules apply, and the lease and market rent still set the number. A purely nightly-booking property with no lease may need a different structure.
- Wrong projections. Third-party projection tools can miss actual results in either direction. That is why a program that reads the lease and market rent instead of a projection is more predictable, even if the number is lower.
- Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
- Your own home. This line is never offered on an owner-occupied home or a second home. It is for rentals only.
DSCR HELOC, Bank HELOC or DSCR Cash-Out?
| Factor | DSCR HELOC | Personal-income HELOC | DSCR cash-out |
|---|---|---|---|
| Qualified on | Rent test | Your income and credit | Rent test |
| First mortgage | You keep it | Usually kept | Replaced |
| Title | LLC allowed | Often an individual | Often LLC-friendly |
| Structure | Revolving line | Revolving line | Lump sum |
The personal-income column describes that product’s usual rules, not this program’s. A cash-out refinance replaces your first mortgage and pays you the difference in one lump sum. If your documented income is irregular, Lendmire’s article on the best bank statement HELOC program on an Airbnb you hold as an investment covers that variation.
Which Route Fits You?
- You keep a low-cost first mortgage and want flexible equity. A standalone second lien leaves it untouched. You need a 720 score and a lease that clears the test.
- The Airbnb is paid off. A standalone first lien gets the highest leverage, up to 75% LTV at a 740 score, subject to underwriting.
- Your LLC holds title and you want it to stay there. This program allows it. A personal-income HELOC may force a title change.
- The property only works on nightly income. A DSCR purchase or cash-out structure may read the income differently. Ask your broker to compare income methods across programs.
- You own a condotel. Skip the line and go to a cash-out structure.
- You are in Tennessee, or outside the program’s states. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Check availability for your property’s location. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
What Can the Line Fund, and What Are the Risks?
Owners use these lines for renovations, reserves, or a down payment on the next property. AirDNA notes that home equity can fund a down payment on a short-term rental. The line itself is never closed together with a purchase.
The risks are real. A draw adds a lien and a payment you still owe. A property can clear the ratio and still run tight. The rate is variable, so the payment can move. And a seasonal asset with a big line leaves little room for a slow quarter.
After the 5-year interest-only draw period, the 25-year amortizing repayment begins. The payment steps up, so plan for that day when you size the line. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions
Do I need Airbnb hosting history to qualify?
This program does not set a hosting-history minimum. It measures rent as the lesser of the appraiser’s market rent or your lease, and a lease in place is required. Payout history helps you plan, but it does not raise the number. Guidelines can differ by lender, so ask your broker how each program reads the file.
Can my LLC hold the property?
Yes, subject to program terms. Vesting in your LLC is allowed on investment property. The members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment. Other products, such as a personal-income HELOC, often require an individual owner.
How soon after buying can I apply?
The seasoning rule described in the underwriting section governs. Your broker can map your purchase and refinance dates to it. A rental you just bought is generally not eligible yet.
Do nightly Airbnb earnings count toward the test?
Not on this program. The test reads the lease and the appraiser’s market rent. If nightly earnings are what make the property work, a DSCR cash-out refinance may read the income differently.
What if I do not qualify?
Start by shrinking the line, since the stress test runs on the whole limit. Then check the credit tier, the title, and the property type. A cash-out refinance or a different program may fit where the line does not.
