The Quick Read: The best program depends on which property secures the old line, how much equity remains, and whether the borrower holds title personally or in an LLC. Through Lendmire’s wholesale network, an investment-property line is a standalone first- or second-lien product, and a DSCR cash-out refinance is the usual alternative when the title or the leverage does not fit.
- Investment lines top out at 70% CLTV and $500,000, with a 700 minimum credit profile.
- The line follows a 5-year interest-only draw and a 25-year amortizing repayment, with pricing that floats throughout.
- Title must sit with an individual or a revocable living trust, never an LLC.
- A line secured by the borrower’s primary home cannot be paid off by a loan on a rental.
- Qualification is subject to lender guidelines, and Lendmire is a broker, not a lender.
What Actually Happens When a HELOC Enters Repayment
The draw period ends, borrowing stops, and the balance begins to amortize. The CFPB notes that a draw period might last 10 years, after which payments are often significantly higher. In some cases the entire balance comes due.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A rental that cash-flowed on interest-only payments may not cover the new payment. That is the real trigger for a refinance.
The CFPB brochure adds that repayment begins whether you paid down some, a little, or none of the principal. Unused credit does not extend the clock.
Which Property Secures the Old Line?
This question decides everything, and it comes before any program comparison. There are three common situations.
| Old line secured by | Usual route | Why |
|---|---|---|
| The same rental, held personally or in a revocable trust | New investment line or DSCR cash-out | Title is eligible for either |
| The same rental, held in an LLC | DSCR cash-out refinance | A line cannot be held in an LLC |
| The borrower’s primary home | Primary-residence refinance or a cash-out on a rental that funds the payoff | A rental loan cannot retire a lien on another property |
Entity-titled rentals are the sharpest dividing line. Through the wholesale network, equity lines require an individual or an inter vivos revocable living trust on title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead, subject to program eligibility.
How the Investment-Property Line Works
Think of it as a standalone line. It can sit in first or second lien position, so it can replace the old line while leaving a first mortgage in place, or it can sit alone. Lendmire’s investment-property HELOC program page outlines the product.
Typical network parameters, subject to lender guidelines and full file review:
- Leverage: 70% CLTV on an investment property, for both the 720+ and 700+ credit tiers. Credit above 700 buys eligibility, not extra leverage.
- Line size: $25,000 to $750,000 across the network, but an investment line caps at $500,000. Anything larger is primary-residence only.
- Credit: 700 is a hard floor for an investment line. There is no tier beneath it.
- Structure: 5-year interest-only draw, then 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across both phases and never converts to fixed.
- Valuation: Because the line cannot exceed $500,000, it generally runs on an automated valuation and commonly closes without a traditional appraisal. A borrower may still request a full appraisal.
- Debt-to-income: 50% maximum, qualified on the interest-only payment calculated on the maximum draw.
- Exposure: A borrower can hold up to three lines, and a borrower with more than 15 financed properties is not eligible.
Eligible collateral includes single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
One structural point matters for older lines. Because this product is reviewed on personal debt-to-income rather than rent, it behaves differently from a DSCR loan. The borrower’s income and credit carry the file.
The Other Route: DSCR Cash-Out Refinance
A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It replaces the old first mortgage and any junior liens with one new first loan, or those liens must be subordinated.
Across most of the network, a cash-out refinance on a standard rental tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Loan sizes run up to $3,000,000 on standard programs. Credit typically needs around 660, though a 620 floor exists in parts of the network. Coverage of 1.00 is where select programs start, and stronger ratios can open better leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Short-term rentals work differently. A cash-out on short-term-rental collateral is capped at 70%, versus 75% on standard rentals, and typically expects a 640+ score and about 12 months of hosting history.
A DSCR loan can also be titled in an LLC, subject to program terms. That flexibility is why it is the default for entity-held portfolios.
Clearing 1.00 does not mean positive cash flow. The ratio compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. Repairs, vacancy, management, and capital expenses sit outside the calculation.
Line or Cash-Out: How to Choose
| Factor | Investment line | DSCR cash-out |
|---|---|---|
| Reviewed on | Personal income and credit | Property rent coverage |
| Max leverage | 70% CLTV (investment) | About 75% LTV (standard rental) |
| First mortgage | Can stay untouched | Replaced |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Structure | Floating, 5-year draw, 25-year repayment | 30-year fixed spine, with other terms available |
| Max size | $500,000 | Roughly $3,000,000 |
The first-mortgage question is often the real decision. A line leaves the existing first mortgage alone. A cash-out resets it. An investor holding a first mortgage with terms worth keeping may lean toward the line, while an investor whose first mortgage is a burden may prefer one consolidated loan.
Honest toss-up territory: a borrower with strong personal income and a personally titled rental may qualify for either. The deciding factors are usually the first mortgage and whether the borrower wants floating or fixed pricing.
Where the General Rule Breaks
Balloon lines. Some lines end with the full balance due, rather than converting to amortization. Those are the most urgent refinances. The CFPB says the whole amount comes due in some cases, so check the note.
Renewal. Some lenders let a line renew, but there is no guarantee. A refinance requires new underwriting.
Texas. A Texas rental follows a non-homestead path. Texas primary homes cap at 80% combined LTV, and that tier never applies to rentals.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Footprint. Equity lines are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
Ineligible types. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs.
Low coverage. A cash-out raises the balance and lowers coverage. A smaller cash-out amount is often easier to size, and select lenders offer sub-1.00 options with adjusted leverage and terms.
When Neither Program Fits
Be honest about the failure modes. Credit below 700 rules out the investment line. An LLC title rules it out too. A balance above 70% of value on a rental leaves a gap either program may not close. And for a line secured by a primary home, no rental loan will retire it.
In those cases, the practical paths are paying down principal, refinancing the primary residence, selling, or bringing cash to the table. Re-examining the plan beats forcing a loan type that does not fit.
Timing: Start Early
The interagency guidance on HELOCs nearing end-of-draw describes lender outreach beginning six to nine months or more ahead of the end of the draw. That is a sensible runway for an investor as well.
A practical sequence:
1. Read the note for the draw end date, repayment term, and any balloon.
2. Request a payoff statement and confirm how the lien will be released.
3. Map every lien on the property and decide which ones stay.
4. Confirm title and vesting.
5. Run the new payment against rent and against personal debt-to-income.
6. Ask Lendmire to compare options across the wholesale network.
Seasoning matters too. A recent purchase or refinance can delay eligibility, and the clock depends on the program.

Key Terms Defined
Draw period: the stretch when you can borrow against the line, often paying interest only.
Repayment period: the phase after borrowing stops, when principal and interest are both due.
CLTV: combined loan-to-value, which adds all liens on the property and divides by its value.
Balloon: a structure where the full remaining balance comes due at the end of the term.
Seasoning: the time that must pass after a purchase or refinance before a new loan is available.
DSCR: debt service coverage ratio, which compares monthly rent to the full monthly housing obligation.
Frequently Asked Questions
Can I refinance an investment-property HELOC at all?
Yes, in most cases. The usual exits are a new line, a cash-out refinance, or a payoff from another asset. Eligibility depends on value, credit, title, and program rules at that time, so it is never certain.
Does a DSCR loan pay off a line secured by my primary home?
Not directly. A rental loan cannot retire a lien on a different property. The borrower would need a primary-residence refinance, or a cash-out on the rental that supplies the funds.
Can an LLC-owned rental get an equity line?
No. Title must sit with an individual or a revocable living trust. An LLC-titled property usually moves to a DSCR cash-out instead, or needs a vesting change first, subject to lender program eligibility.
What credit score do I need?
An investment line has a hard 700 floor. DSCR cash-out programs generally want around 660, with a 620 floor in parts of the network and 700+ for the strongest leverage.
Should I start before repayment begins?
Yes. Starting six to nine months ahead leaves room to gather documents and compare programs. Waiting until the payment jumps limits options.
