Short-Term Rental Cash-Out Refinance Requirements as an Asset-Rich Retiree

Short-Term Rental Cash-Out Refinance Requirements as an Asset-Rich Retiree

The Quick Read: A large portfolio alone does not qualify you for a short-term rental cash-out refinance. The loan is judged mainly on the property: how much equity it holds and whether its rental income covers the new payment, with your assets serving as reserves rather than income, all subject to lender guidelines.

  • On a short-term rental cash-out, leverage tops out around 70% LTV (loan-to-value, the loan as a share of the property’s value).
  • Expect a credit score of 640 or higher and about 12 months of hosting history.
  • Coverage on a refinance typically starts at 1.00, meaning the rent covers the full payment.
  • Your retirement accounts and savings count as reserves and credit strength, not as qualifying income.
  • Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Here is the plain version. You may be rich on paper and light on paycheck. A bank that wants pay stubs and debt-to-income ratios will struggle with that profile. A DSCR loan flips the question: does the property carry itself?

What a Cash-Out on a Short-Term Rental Actually Is

A cash-out refinance replaces your current loan with a larger one and hands you the difference. A rate-and-term refinance only changes the loan’s structure and leaves the balance roughly where it was. On a short-term rental, which is a property rented by the night or week through platforms like Airbnb or Vrbo, the cash-out version gets stricter treatment. Lenders see more income swing and more risk.

The product behind this is a DSCR loan. DSCR stands for debt service coverage ratio. It compares the property’s rent to its monthly obligation: principal, interest, taxes, insurance, and any association dues, together called PITIA. Lendmire’s complete DSCR loans guide covers the basics if the term is new to you.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That is why your pension, Social Security, and portfolio draws are not the main test. Lendmire is a broker, so it arranges these loans through select lenders in its wholesale network. Each lender reviews and approves its own files.

The Two Tests Every File Must Pass

Every short-term rental cash-out clears two tests: enough equity and enough rental coverage. The weaker test sets your loan size. Many retirees assume equity is the whole story. It rarely is.

Test one: equity. On a short-term rental cash-out, most programs cap leverage at 70% LTV. Say the property is worth a round $1,000,000 in value terms. A 70% cap means the new loan cannot exceed 70% of that appraised figure, and everything you owe today comes out of that room first. The calculator on this site can convert the percentage to dollars as an illustrative estimate.

Test two: coverage. The new, larger loan carries a larger payment. If rent no longer covers it, the file fails even with plenty of equity. On a refinance, 1.00 is where many select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Picture a retiree with a paid-off beach condo and deep equity who wants to pull out the maximum. The equity test says yes. But the coverage test might say the loan has to shrink, because a bigger balance means a bigger payment against the same rent. The loan is often capped by coverage before it is capped by LTV. The fix is simple: take less cash out.

Why Wealth Isn’t Income Here

Your net worth does not become qualifying income on this loan. On a DSCR file, the property’s rent is the income. Your assets do different jobs.

Income route What the lender counts Retiree fit
Bank (DTI) underwriting Pension, Social Security, wages Often weak if income is light
Asset-based home loans Portfolio converted to income Residence lane, not investment cash-out
DSCR on the rental Property rent vs. PITIA Strong if the rental covers itself

Your savings and retirement accounts show up as reserves. Reserves are the cash you hold after closing, usually measured in months of PITIA. They vary by lender, leverage, loan size, and transaction type, and commonly run around 6 months. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. Retirement account statements generally support reserves, and lenders will want to see where any large deposit came from.

Credit still matters. On short-term rentals, expect a 640 minimum score on most files. Standard long-term rentals start lower in parts of the network, but this is the short-term rental floor. A higher score can improve pricing and terms.

One practical point for a fixed-income household: DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. That does not mean the loan carries no risk for you. Consumer protections built for owner-occupied mortgages generally do not attach to business-purpose loans, so you may carry more of the diligence yourself. The CFPB’s Truth in Lending guide lists business-purpose credit among the exempted categories.

How Underwriting Treats Short-Term Rental Income

Lenders choose an income basis, and the choice can move your loan size more than your equity does. Across Lendmire’s wholesale network, three approaches show up.

1. Trailing platform history. Twelve months of Airbnb or Vrbo statements, often matched to bank deposits. This is the cleanest path for a refinance, and about 12 months of hosting history is the usual expectation.

2. Market projection. Some lenders use a data-driven projection from a vendor such as AirDNA. AirDNA grades markets with a Market Score from 40 to 100, and many lenders read that score as a sign of demand depth.

3. Appraiser’s long-term rent. The appraisal includes a rent schedule: Form 1007 for a single unit, Form 1025 for two to four units. A conservative lender may qualify the property on that number alone.

That third route is the one that bites. Your actual bookings may beat the appraiser’s long-term rent by a wide margin. If the lender uses the lower figure, coverage can fall below the floor. Know which method your lender uses before you size the draw.

Gross platform revenue is also not net income. AirDNA’s documentation describes revenue as nightly rates plus cleaning fees, less service fees and discounts, and it does not count host fees. Some lenders then apply their own expense reduction. Not every DSCR lender touches short-term rentals at all, which is why a broker comparing many programs matters here.

Here is a point worth saying twice. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. A short-term rental carries more of those costs than a long-term lease.

Structures and Variations

Purchases and refinances follow different rules. On a refinance, the floor is 1.00, and rate-and-term leverage sits around 70% as well. Cash-out on short-term rental collateral is capped at 70%. Standard long-term rentals reach 75% on a cash-out, which is why short-term rental collateral is the tighter lane. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Loan sizes run up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures. Term options include the 30-year fixed spine, with extended 40-year terms and interest-only periods available through select lenders in the network. ARM structures exist for investors who want them.

Many borrowers hold the property in an LLC, subject to lender program eligibility.

Where the General Rule Breaks

  • Under 12 months of hosting history. Many lenders fall back to long-term market rent or ask for the history. Select lenders in the network treat newer operators differently, with leverage and terms adjusted.
  • A paid-off property bought with cash. Some programs waive part of the usual seasoning (the waiting period between purchase and refinance, commonly around 6 months) for a documented cash purchase. They often cap proceeds near what you paid rather than after-repair value.
  • Owner use. If you expect to stay in the property more than 14 days in the coming year, the non-owner-occupied treatment can fall away, per the CFPB’s official comment on Regulation Z. A home you plan to use heavily may not fit the DSCR lane at all.
  • Use of proceeds. Cash-out used for personal spending can change how the loan is classified. Confirm the purpose with a compliance professional.
  • Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.
  • Seasonal swings. An annual average can hide thin months. Check the lowest stretch of your bookings, not only the yearly total.
  • Rule changes. If a city or HOA tightens short-term rental permission after you borrow, the income that supported the loan can shrink while the loan stays put.

A Worked Example

Run the numbers on a retiree with a paid-off short-term rental, a score above 700, and a year of clean platform statements matching bank deposits. Treat every input below as a modeled assumption, not market data.

  • Hosting history: 12 months documented.
  • Requested leverage: 70% LTV on a short-term rental cash-out.
  • Coverage at that draw: roughly 1.05x on platform income.
  • Coverage if the lender used long-term rent instead: roughly 0.85x. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

On platform income, the file clears the 1.00 floor on a refinance. On the long-term rent route, it falls short. A lender could then review a smaller draw, or a select-lender path below 1.00 with leverage and terms adjusted. Whether either works depends on lender guidelines, credit approval, and property review. This is why you model both income methods before you apply.

The experience pattern here is consistent. The files that struggle are rarely short on equity. They are short on documented income, or they ask for the full draw when a modest one would clear with room to spare. Reserves rarely sink a retiree file, because the account statements are already strong.

Is a Cash-Out the Right Move for a Retiree?

Run a short decision pass before you apply.

Your situation Likely direction
Clean 12-month history, strong coverage Cash-out at a measured draw
Thin history, modest rent coverage Smaller draw or wait for more history
You plan heavy personal use Likely outside the DSCR lane
You want cash for a home purchase Separate residence program, not this loan

Also weigh the downside plainly. A larger balance means a larger obligation backed by a property whose income can swing. For a household living on fixed income, that is real risk. Think about your exit plan, prepayment terms (fees for paying off early), and what your heirs would inherit. Tax treatment varies; consult a qualified professional.

Documents to Gather

  • Twelve months of platform statements, matched to bank deposits.
  • Statements for the accounts you will use as reserves, plus an explanation of any large recent deposit.
  • Proof of the entity and title structure, if you hold the property in an LLC.
  • Insurance details that reflect short-term rental use.
  • Your plan for the proceeds.

Key Terms Defined

Cash-out refinance: a new, larger loan that pays off the old one and gives you the difference in cash.

DSCR: the property’s rent divided by its monthly PITIA, used to judge whether the rental carries the loan.

PITIA: principal, interest, taxes, insurance, and association dues, the full monthly obligation.

LTV: loan-to-value, the loan balance as a share of the property’s appraised value.

Seasoning: the waiting period a lender wants after you buy a property before it will refinance with cash out.

Reserves: liquid money left after closing, measured in months of PITIA.

Hosting history: the documented record of renting the property short-term, usually 12 months.

Frequently Asked Questions

Can my retirement accounts count as income for this loan?

No. On a DSCR file the property’s rent is the qualifying income. Retirement and brokerage accounts support your reserves and show financial strength, but they are not converted into income. Lenders may ask for documentation showing where large balances came from.

Can I cash out a short-term rental I own free and clear?

Often yes, subject to lender guidelines. Expect leverage up to 70% LTV on short-term rental collateral, a 640 minimum score, and documented hosting history. If you bought with cash recently, a select program may waive part of the seasoning period but cap proceeds near the purchase price.

What if my rental is brand new to hosting?

Less than about 12 months of history narrows your options. Some lenders review the file on the appraiser’s long-term rent or a market projection instead. Others in the network adjust leverage and terms. A smaller draw is usually easier to place.

Does passing the coverage test mean the property makes money?

No. DSCR compares rent only to PITIA. Repairs, vacancy, cleaning, management, utilities, and capital costs sit outside it. Clearing 1.00 shows the rent covers the payment, not that you keep a profit.

Do I need an LLC?

Not always. Many borrowers close in an LLC, subject to lender program eligibility, but individual ownership is common too. Title structure can affect which lenders will take the file.
