Short-Term Rental Cash-Out Refinance Requirements With Less Than a Year of Airbnb Bookings

Short-Term Rental Cash-Out Refinance Requirements With Less Than a Year of Airbnb Bookings

The Quick Read: Most programs in Lendmire’s wholesale network want about 12 months of hosting history before they will cash out on a short-term rental, so a thin booking record usually means waiting, a smaller loan, or a different income basis. A few select lenders will adjust leverage and terms for shorter records, and a handful of narrow cases, such as a long-term rental converted to Airbnb, can lean on projected income.

  • Short-term-rental cash-outs typically top out at 70% LTV, while standard long-term rentals reach about 75%.
  • Expect a 640 minimum credit score and about 12 months of hosting experience on most files.
  • Refinance coverage on short-term rentals starts at 1.00 on select programs, versus 1.10 on purchases.
  • Ownership seasoning (about six months) and hosting history (about twelve months) are two separate clocks.
  • Purchases are where “no history” works. Refinances want actual bookings.

What Is a Short-Term Rental Cash-Out, and Why Does History Matter?

A cash-out refinance replaces the current loan with a larger one and hands the difference to the owner. On a DSCR file, the lender sizes that loan from the property’s income, not the owner’s paychecks. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

That is why bookings matter. On a long-term rental, a signed lease is the income evidence. On an Airbnb there is no lease. The only proof is the booking record: platform payouts, deposits in a bank account, maybe a manager’s statement. Fewer months of that record means less proof, and lenders discount what they cannot document.

For the full picture of how these loans are built, see the complete DSCR loans guide.

Two Clocks, Not One

Ownership seasoning and hosting history gate different things. A file can pass one and fail the other. Most borrowers blur them, and that is where files get kicked back.

Clock What it measures Typical expectation
Ownership seasoning Time since you took title About 6 months for cash-out
Hosting history Time the unit has operated as an STR About 12 months

Someone who bought eight months ago has cleared seasoning on most programs. If the unit has only hosted for five of those months, the history clock is still short. The settlement statement documents the first clock. The platform and bank records document the second.

How Underwriting Treats a Short Booking Record

The deal works through the same sequence each time. A short record changes the early steps, and the rest follows from there.

1. Income basis is chosen. The lender decides whether the file reads as a short-term rental or a long-term rental, and whether STR income comes from trailing-twelve-month actuals, an appraiser’s STR analysis, or a market-data projection.

2. Booking history is documented. Platform statements from Airbnb or Vrbo, a property-management statement, and bank statements showing the deposits. Payouts that land in a personal account mixed with other money are harder to trace.

3. The appraisal sets value and rent. Value drives LTV. Rent feeds the coverage test.

4. A haircut is applied. Lenders discount STR income because it swings month to month. The size of the trim varies by lender.

5. Coverage is tested. Qualifying income is divided by PITIA (principal, interest, taxes, insurance, and any HOA dues). The result must clear the program floor, and the loan is then capped by LTV.

6. Seasoning and legality are checked. Lenders expect about six months of ownership on a cash-out, plus proof the unit operates lawfully. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Clearing 1.00 on this test is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it, and on a short-term rental those costs run heavier than on a long-term lease.

Why the Appraisal Is a Problem With Thin Bookings

Every DSCR loan needs an appraisal, and the standard rent form was built for long-term leases. Fannie Mae has stated that the 1007 rent schedule was not designed for short-term rentals, cannot estimate a nightly fee, and requires monthly-lease comparables. This is an agency contrast only. It does not set DSCR program terms.

The practical effect: the 1007 figure often lands well below what the unit actually earns. An appraisal management company explains that appraisers use a narrative short-term rental income analysis instead. Trade press reports the same gap and notes that UAD 3.6 will retire legacy forms, the 1007 among them.

With a short booking record, the appraiser’s STR analysis carries more weight, because there are fewer actual months to point to. Two- to four-unit properties use the 1025 form instead.

What Lenders Use When There Is No Full Year

Three income bases exist. Which one a lender accepts on a refinance is the deciding variable.

Income basis What proves it Where it tends to apply
Your own bookings Platform and bank records Refinances, strongest
Market-data projection AirDNA-type report Mostly purchases
Long-term rent fallback Appraiser’s 1007 When STR income is not accepted

Your own bookings are the cleanest basis. With a partial year, some lenders blend actual records with a projection. Others want the full twelve months and will not move.

Projections are accepted far more often on purchases than on refinances. Across the network, projection-only cash-outs are a narrow case, mostly a recent purchase or a long-term rental converted to Airbnb. Many lenders do not accept projected income at all on a refinance.

Long-term rent fallback is the quiet option. If STR income is not accepted, the file can be underwritten on the 1007 long-term rent. The loan may still work, but the Airbnb income is understated, so proceeds shrink.

Decision Table by Months of Operation

Months hosting Likely path Main risk Practical move
0-3 Long-term rent fallback, or wait Income barely documented Build records, wait
4-8 Blended file at select lenders, or wait Seasonal months distort the average Ask lenders how they treat partial years
9-11 Closer to full TTM at most programs Gap looks small but still disqualifies Waiting a few months often beats forcing it
12+ Standard STR cash-out Haircut and legality Package the full record

Skipping the 12-month history on a cash-out is usually not possible. The few exceptions come with adjusted leverage and terms.

Worked Example: Same Property, Two Records

Run the numbers on a hypothetical rental valued at $500,000. These are modeled inputs, not market data.

  • Full record, 12 months of actuals. Cash-out sized at up to 70% LTV for short-term-rental collateral. Coverage computed from documented income after the haircut. Say it clears around 1.2x.
  • Four months of actuals, long-term fallback. Same 70% LTV ceiling for short-term-rental collateral at most, but qualifying income drops to the 1007 figure. Coverage might read near 0.9x. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Below 1.00, the file does not simply stop. Coverage under 1.00 is available through select lenders in the network, with leverage and terms adjusted. The loan is smaller, or the structure changes, or the owner waits.

Leverage and coverage are separate tests. A strong equity position does not rescue weak income, and strong income does not lift the LTV cap.

Where the General Rule Breaks

Long-term rental converted to Airbnb. This is one of the narrow projection-only cases. The property has a lease history but no STR history, and some programs bridge that gap with a market-data projection.

Recent purchase of an STR. A cash-out right after purchase may not be possible. If a lender accepts it, ownership seasoning still applies, and the income may rest on the projection used at purchase.

Strong months, short record. A partial year can flatter or punish the file depending on which months it covers. Five peak-season months overstate annual income. Five winter months understate it. Lenders handle this differently, which is why the same record can produce different answers across programs.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, no matter how strong the bookings.

Documents to Assemble

  • Platform earnings exports for every month hosted
  • Bank statements showing the matching payout deposits
  • Property-management statements, if a manager runs the unit
  • Settlement statement showing the date you took title
  • Entity documents, if the property is titled in an LLC, subject to lender program eligibility
  • Proof of lawful short-term rental operation
  • Insurance covering short-term rental use

Keep the payouts landing in one traceable account from day one. Reconciling deposits to platform reports is the step that costs the most time when records are scattered.

Wait or Proceed?

Waiting a few months is often cheaper than forcing a no-history structure. A seasoned Airbnb usually makes a stronger refinance file than a new one, because real bookings replace projections.

Proceeding makes sense when the use of funds is time-sensitive and a smaller long-term-rent-based loan still covers it. It is less attractive when the proceeds are meant for the next acquisition and the fallback loan would be too small to matter. This one is a genuine toss-up for borrowers at month nine or ten. The gap is short, but the leverage difference can be real.

Before applying, ask the lender:

1. Do you accept fewer than twelve months of actuals on a refinance?

2. Which income basis will the appraisal and underwriting settle on?

3. What haircut is applied to STR income?

4. How is ownership seasoning measured on this file?

5. What leverage applies if STR income is not accepted?

Key Terms Defined

Cash-out refinance: A new, larger loan that pays off the old one and returns the difference to the owner.

Ownership seasoning: The time that has passed since the borrower took title to the property.

Hosting history: The length of time the property has operated as a short-term rental.

Trailing twelve months (TTM): The most recent twelve months of documented rental income.

DSCR (debt service coverage ratio): Monthly rental income divided by the monthly PITIA.

Haircut: The discount a lender applies to short-term rental income before testing coverage.

Frequently Asked Questions

Can I cash out an Airbnb I bought less than a year ago?

Sometimes. Most programs want about six months of ownership, and short-term-rental files typically also want about 12 months of hosting history. A recent purchase can qualify at select lenders when income rests on the purchase projection, with leverage capped at 70% LTV for short-term-rental cash-outs.

Does my hosting history reset if I convert from long-term?

Generally yes, because the unit has no STR record yet. Conversions are one of the narrow cases where some programs accept a projection. Others fall back to the long-term lease or the appraiser’s rent figure.

Will a short record get me declined or just a smaller loan?

Often a smaller loan. A thin record shifts the income basis, which lowers coverage, which limits proceeds. A decline is more likely when no lender in the network accepts the basis the file has.

Can I use projected income?

On purchases, commonly. On refinances, rarely. Projections from AirDNA-type reports support income, but the appraisal still supports value. Many programs do not accept projections on a cash-out at all.

Is seasoning a legal rule?

No. Seasoning is set by each lender or investor. DSCR loans are business-purpose loans, so no single federal rule fixes the period, and requirements differ across programs.

Should I wait?

If the record is within a few months of twelve, usually yes. Waiting costs less than a restructured file with lower leverage and weaker coverage.
