Best Short-Term Rental Cash-Out Refinance Program After Making Only One Payment

Best Short-Term Rental Cash-Out Refinance Program After Making Only One Payment

The Quick Read: The best program for your situation depends on how you bought the property, how long you have held title, and which value sizes the loan, and the number of payments you have made is not one of those tests. A financed buyer usually gets little or no cash back this early.

  • Payment count is not an underwriting variable. Title date, acquisition path, and hosting history are.
  • A financed purchase generally rules out the all-cash exception, so the loan is treated as a standard cash-out.
  • Short-term rental cash-out tops out around 70% LTV on the network’s programs, below the purchase ceiling of 75%.
  • The new, larger payment must still clear the coverage test, and a 640+ score and about 12 months of hosting history are the usual expectations.
  • A prepayment penalty on the existing loan can erase early proceeds. Check it first.

Why One Payment Is Not the Real Test

One payment tells a lender only one thing: the purchase was financed. That matters, but the count itself does not. Across the wholesale network of DSCR lenders that Lendmire works with, no program gates cash-out on how many on-time payments a borrower has made. Three other clocks decide the file.

Clock What it measures What it controls
Title seasoning How long you have held title Whether cash-out is open yet
Value seasoning Whether cost or appraisal sizes the loan How much cash you can take
Hosting history Months of booking records How rental income is counted

Seasoning is lender policy, not law. It differs from program to program, and Lendmire’s team sees windows that vary widely across the network. Treat any promise of “no seasoning” as a program-specific claim with limits, not a universal rule.

The tests run on the property’s rental income. A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It is a business-purpose investor loan, built for non-owner-occupied rentals and reviewed differently from an owner-occupied mortgage.

Can You Cash Out Right After Buying? It Depends on How You Paid

The acquisition path sets the usual route. This is how the same question plays out across the three common cases.

How you bought Usual early route Cash back
All cash Cash-out sized on documented cost Possible, limited to cost
Hard-money or bridge loan Payoff-focused refinance, or wait Small or none
DSCR or other term loan Standard cash-out after seasoning Small or none early

The all-cash case is where early cash-out is discussed most. Agency guidelines show the idea. The Fannie Mae Selling Guide treats delayed financing as an exception inside cash-out refinancing. All other cash-out requirements still apply, and cash-out pricing applies. A secondary summary of that guide describes the exception as limited to all-cash purchases with documented source of funds. That is agency contrast only. DSCR programs set their own rules, and the network’s lenders decide file by file.

A buyer who made one payment on a loan fails the cash-purchase condition. The refinance is then treated as a standard cash-out, and standard seasoning applies. Hard-money and bridge buyers face the same wall. The takeout is usually a payoff, not a cash-out, unless the lender allows otherwise.

How Underwriting Treats the File, Step by Step

Here is the sequence a lender in the network works through on a short-term rental cash-out.

1. Confirm the acquisition path. Cash, bridge, hard money, or term loan. The settlement statement from the original purchase documents it.

2. Check title seasoning. The lender checks how long the borrower has held title against the program’s window.

3. Pick the value basis. Inside the window, the loan is generally sized on the lower of cost or appraisal. After it, the appraised value usually drives sizing.

4. Apply the leverage cap. On the network’s short-term rental programs, cash-out typically runs up to 70% LTV on the strongest files. The purchase ceiling on a short-term rental is up to 75%. The cash-out cap is lower, and many investors miss that.

5. Count the income. See the next section.

6. Test coverage on the new payment. The denominator is the full new payment: principal, interest, taxes, insurance, and any HOA dues. Because a cash-out loan is larger than the loan it replaces, the old payment is irrelevant. Select programs start at a 1.00 coverage floor on the purchase side and a 1.00 floor on the refinance side. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the ratio.

7. Order the appraisal and review title and entity documents. Subject to program terms, the borrower may hold the property in an LLC.

Files on short-term rental collateral also typically expect a score of 640 or higher and about 12 months of hosting experience. These ranges reflect select wholesale-network guidelines and are not guarantees.

How Income Is Counted When History Is Short

Income is where short-term rental files diverge most from a standard rental. Three methods show up.

Method What it uses Typical friction
Platform history Booking statements Needs months of records
Third-party projection Market data report Lender may discount it
Long-term market rent Appraisal rent schedule Often understates STR income

A file with about 12 months of hosting history gives the cleanest read. With less history, the program decides what is acceptable. Some select lenders in the network will look at a projection or a long-term rent figure, subject to their guidelines. Others will wait for the history to build.

The appraisal can hurt here. The standard rent schedule, Form 1007, is built for monthly market rent. Fannie Mae’s appraiser guidance calls for “Indicated Monthly Market Rent” and says it would be incorrect to use short-term rental comparables and multiply the nightly fee by 30. An appraiser-education piece from McKissock agrees that Form 1007 cannot document short-term rental rates. A HousingWire analysis argues that using the form for short-term income often distorts DSCR calculations and produces artificially low ratios.

The practical lesson: do not assume the nightly rate times 30 is your rent used for lender review. Ask the lender which income method the program uses before you pay for an appraisal. Multi-unit properties use a different form, 1025, and the same caution applies.

How Much Cash You Can Actually Take

Two limits cap the loan: equity and coverage. The smaller one wins.

Run a modeled example. These are assumptions, not market data. An investor bought a property with a loan at 75% LTV, and the appraisal comes in 15% above the purchase price. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

  • Inside the seasoning window: the loan sizes on cost. At 70% of cost, the new loan is smaller than the 75% balance it must pay off. Cash back is zero, and the investor would owe money at closing.
  • After seasoning: the loan sizes on appraised value. At 70% of a value that is 115% of cost, the new loan equals about 80% of the original purchase price. After payoff of the 75% balance, the gap is roughly 5% of the purchase price, before closing costs and any prepayment penalty.

That is a thin result, and costs can consume it. Then the coverage test applies to the larger loan. A property that cleared comfortably at the original balance may land closer to 1.00 on the bigger payment. Equity can say yes while coverage says no. The strongest files clear both tests.

A larger down payment at purchase lowers the starting balance and helps both the equity room and the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility.

The Cost of Going Early Versus Waiting

Early refinancing carries costs that a seasoned refinance does not.

  • Prepayment penalty. The existing loan may charge one. Confirm it before ordering an appraisal. It can erase the whole cash-out.
  • Double closing costs. You pay to close the first loan, then pay again to replace it.
  • Value basis. Inside the window you may get cost-based sizing, not the appraisal you were hoping for.
  • Short history. A refinance now may count your income conservatively. Waiting lets the booking record do the work.

The decision usually comes down to a simple comparison. If the early cash-out nets close to zero after costs, waiting costs you little. If you need the cash for a specific purchase that will not wait, the early route can make sense, but only if the numbers survive the costs.

Who Fits an Early Short-Term Rental Cash-Out, and Who Should Wait

The best program for your situation depends on where your file sits on four points.

Situation Usual best move
Cash buyer, documented funds, thin cost-based pull Ask about cash-out sized on cost
Financed buyer, one payment made Wait, or do a payoff-only refinance if terms improve
Under 12 months of hosting history Wait, or ask which income method the program allows
Penalty on the existing loan Price the penalty first, then decide

A few terms shape how lenders look at the file. Reserves vary by lender, leverage, loan size, and transaction type. Property type matters too. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. Standard programs go up to $3,000,000 in loan amount. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

This is where a broker earns its place. Lenders in the wholesale network differ on seasoning, income method, and how they treat a short history. Lendmire is a mortgage broker, not a lender, and it matches a scenario to the program that fits rather than forcing one set of rules on every file. Ask any broker or lender these questions before you commit:

1. What seasoning applies to my acquisition path? 2. Is the loan sized on cost or appraised value right now? 3. How is short-term income counted if I have less than 12 months of history? 4. What is the cash-out cap on short-term rental collateral? 5. What reserves does this program expect?

Lendmire’s complete DSCR loans guide walks through the broader program structure.

Key Terms Defined

Seasoning: The minimum time you must hold title, or hold the loan, before a lender will size a cash-out on a new value.

Hosting history: The months of booking records that prove the property operates as a short-term rental.

Delayed financing: An agency exception that lets an all-cash buyer borrow against the property soon after purchase, limited to documented cost.

DSCR (debt service coverage ratio): The property’s rental income divided by its full monthly payment, including taxes, insurance, and HOA dues.

LTV (loan-to-value): The loan balance as a share of the property’s value or cost, whichever the lender uses to size the loan.

Payoff-only refinance: A refinance that replaces the existing loan without giving the borrower cash back.

Frequently Asked Questions

Can I cash out on a short-term rental after one mortgage payment?

Rarely, and not because of the payment count. A financed purchase generally fails the all-cash exception, so the refinance is treated as a standard cash-out with seasoning. Inside that window, the loan usually sizes on cost, which leaves little or no cash after payoff.

Do I need 12 months of bookings to refinance?

About 12 months of hosting history is the usual expectation on short-term rental programs in the network. A shorter record can still be reviewed by select lenders, but the income method and leverage depend on the program and lender guidelines.

What LTV applies to a short-term rental cash-out?

Cash-out on short-term rental collateral typically runs up to 70% LTV on the strongest files, while the purchase ceiling on a short-term rental is up to 75%. Standard long-term rentals follow different tiers, so the 70% figure applies only to short-term rental collateral.

Is a no-seasoning cash-out really possible?

Only in narrow cases, such as an all-cash purchase with documented funds, and even then proceeds usually track cost, not improved value. Individual lenders may grant exceptions loan by loan with compensating factors, but an exception is not a plan.

Will the appraisal count my nightly rate as rent?

No, not by multiplying the nightly fee by 30. The standard rent form is built for monthly market rent. Short-term income is documented through platform records or a third-party projection instead.
