Best Short-Term Rental Cash-Out Refinance Program That Appraises Low

Best Short-Term Rental Cash-Out Refinance Program That Appraises Low

The Quick Read: The best program for your situation is the one whose structure absorbs a low appraisal best. That means it counts short-term rental income sensibly, applies its leverage cap to the appraised value, and leaves you a workable path if the number comes in light. A low appraisal can hit the value, the rent opinion, or both. Each one caps the loan in a different way.

  • A short-term rental cash-out on the strongest files tops out at 70% LTV, so a lower appraisal shrinks your cash-out by a large share of every dollar of value lost, and the effect is amplified when you are also paying off an existing balance.
  • Two tests cap the loan: equity (value times the leverage cap) and coverage (counted rent against the full payment).
  • Typical guidelines ask for a 640+ score, about 12 months of hosting history, and 1.00 coverage on a refinance, subject to lender guidelines.
  • A broker who shops several wholesale lenders can match the file to a program that reads your income the right way.
  • Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.

Lendmire is a mortgage broker, not a lender. It arranges these loans through a wholesale network of DSCR lenders, so the question is never which brand wins. It is which program fits your property, your documents, and your appraisal risk. For the full picture of how these loans work, see the complete DSCR loans guide.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s monthly rent divided by its full monthly housing payment: principal, interest, taxes, insurance, and any HOA dues.

LTV (loan-to-value): The loan amount as a percentage of the appraised value.

Cash-out refinance: A new loan that pays off the old one and hands you the leftover equity as cash.

Seasoning: The waiting period a lender wants after you buy before it will refinance. About six months is the common expectation for cash-out.

Hosting history: Your record of operating the property as a short-term rental, usually shown through platform statements or bank deposits.

Payoff-only refinance: A refinance that replaces the old loan but returns no cash to you.

What Does “Appraises Low” Actually Mean?

It means one of two things, and they need different fixes. Either the value is low, or the rent opinion is low. Sometimes both are.

The value sets your leverage. The appraiser’s opinion of what the home is worth gets multiplied by the program’s cap, and your payoff comes out of that. The rent opinion, usually on an agency form called the 1007 for a one-unit home, can set your coverage if the program leans on it.

Here is the catch. That form was not built for nightly rentals. Fannie Mae’s Appraiser Update says the 1007 was not designed for appraising single-family homes used as short-term rentals. It calls for monthly market rent from comparables leased monthly. It also says multiplying a nightly rate by 30 is incorrect. DSCR loans are not agency loans. The form is just a tool that investor programs borrowed.

So a strong Airbnb can look weak on paper. The appraiser reports long-term rent, and the program reads that figure as your income. Coverage drops below 1.00 even though the booking history says otherwise.

Symptom Likely cause Usual fix
Cash-out shrinks, coverage fine Value came in low Review with better comps, or take less cash
Coverage under 1.00, value fine Long-term rent opinion used Program that counts booking history
Both numbers light Soft comps and rent form Smaller ask, or wait and reorder
Check smaller than expected Delayed financing cap Plan around documented cost

Who Decides How Your Rental Income Counts?

The lender does, not the appraiser. McKissock, an appraiser-education provider, notes that the form cannot document short-term rental rates, that business income is outside its scope, and that the lender decides how income is treated.

That is why program choice matters more than a point of leverage. Across our wholesale network, programs generally fall into three camps:

  • Appraiser rent only. The 1007 or similar rent schedule feeds the ratio. A low rent opinion hurts directly.
  • Documented history. Platform statements or bank deposits feed the ratio. This is typically a refinance basis, since you have a track record.
  • Market-based projection. This is typically a purchase basis, because there is no history yet.

On a refinance, you want the second camp if your property out-earns its long-term rent. Some appraisers also attach a separate narrative addendum, a short-term rental income analysis, which can help. Whether a program accepts it varies by lender.

Many programs also apply an expense factor to gross short-term income before computing the ratio. Ask what the factor is before you assume your coverage number.

One more correction. Fannie Mae’s guidance notes that a lender qualifying short-term rental income as business income does not need a 1007 at all, as reproduced in a Nevada Real Estate Division copy of the update. That is agency context only. For your file, it shows the rent form is a choice some lenders make, not a law of nature.

How Do the Two Tests Shrink Your Cash?

Your loan is the smaller of two numbers: what the value allows and what the rent allows. Either can bind.

Equity test: appraised value times the leverage cap, minus your payoff and costs, equals proceeds. On a short-term rental cash-out, the strongest files reach 70% LTV. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Coverage test: the counted rent must clear the program’s floor against the full payment. On a refinance, 1.00 is where the program starts for a short-term rental, subject to lender guidelines. Stronger ratios open better terms.

Run a modeled example with round, assumed numbers. Say a property is expected to appraise at an index value of 100, and your payoff is 55. At 70% LTV, the cap is 70, so your gross proceeds are 15 before costs. Now the appraisal comes in at 90. The cap falls to 63, and proceeds drop to 8. The value fell 10%, but your cash fell by nearly half. The payoff never moves, so the cash-out absorbs the whole hit. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Drop the value to 79 and the cap reaches 55.3. You are at payoff-only, with nothing left after costs.

The break-even formula is simple: payoff plus costs, divided by 0.70, is the minimum appraised value for any cash at all. Add a cushion for the size of cash you actually need. Know that number before you order.

Clearing 1.00 does not mean the property cash flows. DSCR compares rent to the housing payment only. Repairs, vacancy, management, utilities, and capital spending sit outside the math.

What Makes a Program Forgiving of a Low Appraisal?

A forgiving program is built to survive a value miss. When we match a file to a lender, these are the features that matter:

1. Income basis. Does it count documented booking history, or only the appraiser’s long-term rent?

2. Review process. Will it accept a reconsideration request with better comps? What evidence does it want?

3. Leverage tiers. Does a lower value push you into a lower tier, or does the tier hold?

4. Sizing basis. Inside seasoning, some programs size to the lower of value or cost. Ask which applies.

5. Coverage cushion. A file that clears 1.00 with room survives a rent-opinion dip. A file sitting right on the line does not.

6. Sub-1.00 path. Select lenders in the network take coverage below 1.00, with leverage and terms adjusted. It is a fallback, not a plan.

Credit counts too. A 640 score is the short-term rental floor, but stronger scores open stronger tiers. Most programs prefer higher scores for the best terms.

A higher appraisal is not a magic key either. A larger equity cushion lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. Strong files clear both tests: enough equity and enough rental coverage.

What Are Your Options After a Low Appraisal?

You have six moves. Which one fits depends on how much cash you need and why the number came in light.

Option Best when Tradeoff
Take less cash You still clear payoff and costs Smaller check
Request a review with comps Comps were weak or misapplied No guarantee, uses time
Bring cash to closing You need the full amount Ties up your own money
Wait and reorder A season or upgrade could lift value Delay, carrying costs
Payoff-only now, cash later You mainly want the new structure Another round of costs
Switch programs The rent basis is the problem Possible new appraisal

For a value dispute, bring your own recent comparable sales and a clear note on what the appraiser missed. For a rent dispute, bring platform statements and bank deposits. Those are two different arguments. Don’t confuse them.

Appraisal waivers built for owner-occupied loans do not apply here. Investment cash-out almost always requires a full appraisal.

How Is Short-Term Income Documented and Counted?

On a refinance, the usual proof is hosting history. Programs commonly expect about 12 months of it, so start gathering statements early. A year of record takes a year to build.

Evidence typically includes platform payout reports and bank deposits that match them. When history is thin, the file may lean on the appraiser’s rent figure, which is where a low rent opinion does the most damage.

Run the coverage test two ways before you apply: once on documented short-term income, once on long-term rent. If both clear 1.00, you are in good shape. If only the first clears, you need a program that counts it. If neither clears, look at a smaller loan, a lower leverage tier, or the sub-1.00 path.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Where Does the General Rule Break?

  • Low rent, high value. The equity test passes, but a program that reads only the 1007 rent may fail the coverage test. A program that counts booking history can fix it.
  • Free-and-clear properties. No loan to pay off, but it is still a cash-out, and it still needs a full appraisal.
  • All-cash buyers using delayed financing. It waives only the seasoning wait. Proceeds are generally limited to documented cost, so a high appraisal does not raise your check.
  • Thin history. Your income may rest on the appraiser’s number until a year of statements exists.
  • Property type. Manufactured homes, log homes, and barndominiums are not offered in these programs.

Pre-Application Checklist

  • Calculate your break-even value before ordering.
  • Pull 12 months of platform statements and matching deposits.
  • Confirm your score meets the 640 floor, and ask how higher tiers change terms.
  • Ask the broker how the program counts short-term income and what expense factor applies.
  • Ask what the review process is if value or rent comes in low.
  • Decide your minimum acceptable cash-out and your fallback.

Frequently Asked Questions

Can I use nightly rates times 30 as my market rent?

No. Fannie Mae’s appraiser guidance calls that method incorrect, because the form is built for monthly comparables. Programs that count short-term income use booking history or a market-based analysis instead.

Does the appraiser decide how my Airbnb income counts?

No. The appraiser reports value and, usually, a rent opinion. The lender decides how income feeds the coverage ratio, which is why the program you choose matters.

How much does a low appraisal cut my cash-out?

More than the value drops, because your payoff stays fixed. On a short-term rental cash-out at up to 70% LTV, a modest value miss can remove a large share of the proceeds. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Is there a program for coverage below 1.00?

Yes, through select lenders in the network, with leverage and terms adjusted. Expect a lower leverage tier than a file that clears 1.00 comfortably.

Can a high appraisal raise my check under delayed financing?

Not usually. Delayed financing proceeds are generally limited to documented cost, so extra value does not become extra cash.
