Best Short-Term Rental Cash-Out Refinance Program to Maximize Cash Out

Best Short-Term Rental Cash-Out Refinance Program to Maximize Cash Out

The Quick Read: The best program for your situation is the one that credits your strongest rent evidence, applies the smallest income discount, and sizes the loan on a leverage cap you can actually reach. No single program wins for every borrower, because the cash you receive is set by two limits at once: equity and rental coverage.

  • On short-term rental collateral, cash-out leverage tops out at 70% LTV, subject to lender guidelines.
  • Standard long-term rentals reach about 75% on a cash-out, so STR collateral starts with a lower ceiling.
  • Select programs in the network start at 1.00 coverage, and the loan is the lower of the value cap and the coverage cap.
  • Expect a 640+ credit score and about 12 months of hosting history on most STR files.
  • Taking the full ceiling thins coverage. Take what the next deal needs.

Lendmire is a mortgage broker. It shops a wholesale network of DSCR lenders and matches the property, the rent evidence, and the borrower’s goal to the program that fits. It does not lend, and approval stays with the lender. This piece walks through the mechanics in order, then the places the general rule breaks.

What Is a Short-Term Rental Cash-Out Refinance?

A cash-out refinance replaces your current mortgage with a larger one and pays you the difference. The Consumer Financial Protection Bureau describes it as a loan that pays off the old balance and hands the borrower the leftover equity, as opposed to a rate-and-term refinance that only changes the terms.

On a DSCR file, the property’s rent has to cover the new payment. DSCR is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Personal income documentation is not the center of the file.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. For the full framework, see the complete DSCR loans guide.

Key Terms Defined

DSCR: The property’s monthly rent divided by its full monthly housing obligation.

LTV: The loan balance as a percentage of the appraised value.

Seasoning: The time you have owned the property before a lender will cash you out on its current value.

Reserves: Liquid funds, usually counted in months of payment, held after closing.

Hosting history: The record of actual short-term rental operation, usually 12 months of platform statements.

Form 1007: The appraiser’s single-family rent schedule, which estimates monthly market rent.

How Underwriting Treats the File, Step by Step

The sequence below is where cash-out amounts get set. Most lost dollars are lost in steps one and two.

1. Choose the rent evidence. The options are trailing 12-month platform statements matched to bank deposits, a property manager’s profit-and-loss statement, a market-data projection, or the appraiser’s rent figure. Across the network, programs differ on which of these they accept and how much of it they count.

2. Apply the program’s income treatment. Short-term income swings by season, so many programs credit only a portion of gross revenue. The size of that discount varies lender to lender. A program that counts more of your documented income supports a bigger payment, and so a bigger loan.

3. Order the appraisal with a rent schedule. The appraiser sets value, and a rent figure comes with it. Fannie Mae’s appraiser guidance states that Form 1007 is built on monthly market rent from monthly-lease comps and cannot estimate nightly short-term rental income. So a standard appraisal rent can land well below what a busy listing earns. That gap matters more than any other single item on an STR file.

4. Run the two-limit test. The loan is the lower of two caps. The value cap is appraised value times the cash-out LTV, which is 70% on STR collateral. The coverage cap is the largest payment the rent used for lender review supports at the program’s coverage floor. A bigger loan means a bigger payment and a thinner ratio. On some files rent coverage binds before LTV does, and no amount of equity fixes that.

5. Check seasoning. Most programs in the network expect about six months of ownership before cash-out sizing moves off cost basis and onto current value. Inside that window, lenders commonly size on the lower of cost or appraisal.

6. Reconcile reserves and net proceeds. Reserves vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common. On a cash-out, some lenders let the proceeds themselves count toward the reserve requirement. Pay off the existing lien and closing costs first. What remains is net cash.

Which Program Gets You the Most Cash?

The honest answer is the one that fits the file. A headline LTV tells you little by itself. Three questions sort the programs:

  • Does the program credit your actual hosting history, or does it fall back to long-term market rent?
  • How much of the documented income does it count?
  • What seasoning window does it apply to your ownership date?

A program that accepts 12 months of real platform income on a property that has performed will usually size larger than one that leans on the appraiser’s long-term rent. The reverse can be true for a property with thin history or a weak season. A broker that sees many lenders’ guidelines can compare how each treats that exact property.

Borrower situation Likely rent evidence What drives cash-out
12+ months of hosting history Trailing platform statements Documented income and the coverage cap
Recent purchase, no history Appraiser rent or projection Seasoning and the value cap
Converted long-term rental Blend or lease/market rent Months since conversion
Strong equity, modest rent Either Coverage cap binds first

Short-Term Rental vs. Standard Rental Collateral

STR collateral starts with a lower ceiling. Short-term rentals sit at 70% LTV on a cash-out, while a standard long-term rental can reach about 75% across most of the network. The tradeoff is that STR income, if credited well, can support a larger payment than long-term rent would. The two effects pull in opposite directions. Run both scenarios before assuming STR is the bigger loan. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If a property cannot legally operate as a rental, the income evidence is at risk.

Walking Through a Modeled Comparison

Consider an investor holding a short-term rental with a full year of hosting history and solid equity. These ratios are modeled assumptions, not market data.

On the first path, the lender counts the appraiser’s long-term rent. Coverage comes out near 1.0x at the loan the equity would otherwise allow. The coverage cap binds, and the loan is smaller than the 70% value cap permits.

On the second path, the lender counts documented platform income with a discount. Coverage comes out near 1.25x at the same loan. Now the value cap binds, and the investor reaches the full 70% leverage. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Same property. Same equity. Different rent evidence, different cash. That is the whole argument for matching the program to the file instead of chasing a headline number.

One practical note from broker-side experience. Files stall most often not on the math but on a mismatch between the rent evidence and the appraisal. A strong trailing-12 package paired with an appraiser who has no STR comps leaves the lender choosing between two numbers, and the file waits. Getting the platform statements, the bank deposits, and the entity paperwork lined up before the appraisal is ordered removes most of that friction.

Where the General Rule Breaks

Most DSCR cash-out guidance assumes a stabilized property with clean history. These cases bend it.

No hosting history. A recent purchase or a fresh conversion gives the lender nothing to count. It may fall back to Form 1007 market rent, which understates STR potential. The common workaround is to operate for about 12 months, then refinance into a program that credits actual history.

Converted long-term rental. Only the months since conversion tell the STR story. The lender may blend those months with the lease or fall back to market rent entirely.

Coverage below 1.00. Select programs in the network start at 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. It is a real option for a property whose rent is thin against its payment, but it trades cash-out for access.

No-ratio structures. These are available only through select lenders, generally for borrowers who already own a primary residence. Expect tighter terms than a standard coverage-based file.

Recently purchased with hard money. Seasoning and the cost-basis rule interact here. Inside the window, lenders may size on cost, which can leave little to pull out even after a renovation.

Entity and vesting mismatches. The title, the borrower, and the funds trail have to line up. A file stalls when the refinance is in one name and the purchase funds sat in another entity’s account. If the property sits in an LLC, subject to lender program eligibility, the entity documents need to be complete.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs, so no rent evidence can rescue them.

Seasoning: Lender Policy, Not Law

Seasoning is lender policy. It varies, and the network’s common expectation is about six months. Conventional rules are stricter and do not govern these loans. As a contrast only, conventional cash-out rules set their own requirements around time on title and the age of the first lien being paid off. Clearing a conventional-style window does not clear coverage either. They are separate tests, and a file has to pass both.

Credit, Reserves, and Loan Size

On STR files, a 640+ score is the expected floor, and stronger scores support better leverage and pricing. Loan sizes run up to $3,000,000 on standard programs, and smaller balances route through select lenders in the network. Above $2,500,000 the network generally holds to 30-year fixed structures. Extended 40-year terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.

Reserves are the quiet constraint. They scale with leverage and loan size, and larger loans typically step up. Document the source of reserves early, and confirm whether cash-out proceeds can count toward them on your program.

Common Misconceptions

Cash-out LTV equals purchase LTV. It does not. STR purchase leverage tops out at 75%, while STR cash-out tops out at 70%.

Airbnb income counts at 100%. Many programs discount it, and some use only long-term market rent.

Any DSCR lender will use platform data. Many will not. Matching the rent evidence to the right program is the point of shopping the network.

Clearing 1.00 means positive cash flow. It does not. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.

A bigger cash-out is always better. A larger loan means a larger payment and thinner coverage. Cash-flow pressure is real on a seasonal asset.

I can live in it. DSCR loans are for non-owner-occupied investment property. The occupancy rules are not flexible.

The Decision in Practice

Start from the goal. If the cash funds the next acquisition, such as a BRRRR recycle, size to what that deal needs, not to the ceiling. If the property is seasonal, hold back enough coverage to survive a slow quarter. Before applying, gather:

  • 12 months of platform statements and matching bank deposits
  • Entity documents and vesting that match the title
  • Proof of reserves
  • Evidence the property can legally operate as a rental
  • A realistic read on what the appraiser’s rent schedule will show

Frequently Asked Questions

How much cash can I take out on a short-term rental?

Up to 70% LTV on short-term rental collateral, less the existing lien and closing costs, and only if rental coverage supports the larger payment. The loan is the lower of the value cap and the coverage cap. All terms are subject to lender guidelines.

Does the lender count my Airbnb income?

It depends on the program. Some credit documented trailing-12-month income with a discount, while others use the appraiser’s long-term market rent, which can run lower. Matching your evidence to the right program is the main lever on loan size.

Is a 1.00 coverage ratio required?

Select programs in the network start at 1.00 on short-term rentals. Stronger ratios open better pricing and leverage.

How long do I need to own the property first?

About six months is the common expectation across the network. Inside that window, lenders commonly size on the lower of cost or appraised value. Policy varies by lender.

What credit score and history do I need?

Expect a 640+ score and about 12 months of hosting history on most STR files. A recent purchase without history may need to operate first, then refinance.
