How a DSCR HELOC Works for a Five-Rental Airbnb Portfolio

How a DSCR HELOC Works for a Five-Rental Airbnb Portfolio

The Quick Read: A rent-qualified line of credit on five Airbnb rentals is five separate lines, one per property. Each is qualified on that rental’s income and its own equity rather than on the owner’s tax returns. Each line is tested alone, so a strong rental cannot carry a weak one, and the coverage test runs against the full credit limit, not just the drawn balance.

  • Each line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage, through select programs and subject to underwriting.
  • The minimum coverage is typically 1.10x on a stress payment across the whole limit. Second liens reach up to 70% CLTV at a 720 score or better. First liens reach up to 75% LTV at 740 or better.
  • Five lines use the whole program allowance of 5 loans or $2,500,000 per borrower.
  • The rent test relies on a lease and the appraiser’s market rent, so nightly-only Airbnb income is the hardest part of the file.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What Does “DSCR HELOC” Actually Mean?

The label covers three different products, and mixing them up causes most of the confusion.

1. A rent-qualified line on a rental. This is the product described here. The property’s rent qualifies it, and the owner’s personal income is never calculated.

2. A personal-income HELOC on an investment property. That is a different program with its own rules. It qualifies the borrower on tax returns and debt-to-income, not on the rental.

3. A closed-end second mortgage sold as a HELOC. It pays out one lump sum and has no revolving feature.

Lendmire, a mortgage broker, arranges the first type through a wholesale lender in its network. It is a revolving line secured by a non-owner-occupied one-to-four-unit rental. It is never closed together with a purchase, never a third lien, and never placed on your own home or a second home.

The rent qualifies the line, so there is no traditional personal-income documentation, such as W-2s or pay stubs, and no debt-to-income ratio, subject to lender guidelines. The lease, the credit report and the valuation are all still documented. The complete DSCR loans guide covers the broader family of rent-qualified loans if you want the foundation first.

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment. A result of 1.10x means rent is 110% of that payment.

Stress payment: A fully amortizing payment on the entire credit limit, figured at a rate set above the line’s starting rate. The lender runs the coverage test on it.

CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value. It applies to second liens.

Lien position: Where the line sits in line to be repaid. A second lien sits behind the first mortgage. A first lien has no mortgage ahead of it.

Draw period and repayment period: The draw period is when you can borrow from the line. The repayment period is when borrowing stops and the balance is paid down.

How Is the Line Underwritten?

Underwriting runs in a fixed order, and the lowest result in the sequence sets the line size.

1. Rent is established. Rent is the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market counts only with three months of receipts. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.

2. The stress payment is set. The lender figures a fully amortizing payment on the entire limit, not just what you plan to draw.

3. Coverage is tested. Rent divided by that stress payment must typically reach 1.10x. On a second lien, the lender’s own coverage calculation governs how the first mortgage payment is treated.

4. Leverage is tested. On a rental that carries a first mortgage, the second-lien line can reach up to 70% CLTV at a 720 score or better, on lines from $50,000 up to $500,000. On a rental with no mortgage, a first-lien line can reach up to 75% LTV at 740 or better, and 70% LTV from 700 to 739, on lines up to $500,000. First-lien lines above $500,000, up to $1,000,000, are capped at 65% LTV at 720 or better.

5. The valuation is ordered. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Credit and history are reviewed. The floor is 720 on a second lien and 700 on a first lien. The program wants no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Coverage and leverage are two separate limits, and the tighter one binds. Because the stress payment runs on the full limit, doubling the limit you request roughly halves the coverage ratio, all else equal. A line that clears comfortably at a modest limit can fall short at a larger one. A declining-market flag on the property can also lower the leverage ceiling by 5 points.

Where Does Airbnb Income Fit?

This is the hardest part of the file. The program’s rent test is built on a lease and the appraiser’s Form 1007 market rent, whichever is lower. It is not built on platform revenue or a data-provider projection.

An Airbnb run purely on nightly stays has no lease behind it. Whether it can be documented to fit is a question for the file review, not an assumption. Some owners hold a mid-term or long-term lease on the property. Others hold the lease through an operating arrangement, and the appraiser’s market rent then becomes the working figure. Across Lendmire’s wholesale network, most programs that accept short-term rentals apply a haircut to gross platform income, and some want a documented hosting history. This particular line leans on the lease and the market rent instead.

Three practical points follow:

  • A strong season does not raise the rent figure. The test uses the lesser of lease or market rent.
  • A new Airbnb with no history is usually easier to document through the 1007 than through platform data.
  • Condotels are not eligible on this lane. Many vacation units are condotels, so the property type is worth checking before you plan around a rental.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Changes When You Own Five Rentals?

Five rentals mean five files. There is no pooled line and no shared equity.

Equity in one rental cannot lift another that falls short. A blanket loan works differently. It pools several properties under one loan. Whether a given blanket program pools rent is a program-specific question, and it is a different product from this line.

The borrower-level checks run alongside. The program allows at most 5 loans or $2,500,000 per borrower, so five lines at the largest sizes would use the whole allowance. Any other loan with the program would not fit. Credit, mortgage history, and citizenship or residency status are tested once at the borrower level. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Title can stay in an LLC through select programs, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line also need not be the borrowers on the first mortgage. That helps when some rentals sit in an LLC and some are held personally.

Five Rentals, Five Outcomes

The table below shows how one portfolio can split. The coverage ratios are illustrative and the lender’s own calculation governs.

Rental situation Lien Coverage read Likely direction
Paid-off, lease in place First Around 1.3x Strong fit
Financed, high equity Second Around 1.2x Fits, CLTV-limited
Financed, thin equity Second Around 1.15x Leverage binds first
Nightly-only, no lease Either Not testable Documentation question
Bought four months ago Either Any Not yet eligible

The fifth row follows the seasoning rule. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

The takeaway is simple. Expect a split result, not five identical approvals. Reduce the requested limit on any rental where coverage is thin, since that is the lever that moves the ratio.

What Happens After Closing?

Once a line closes, it behaves like any home equity line. The CFPB’s HELOC explainer notes that monthly payments are often much higher once repayment begins. In some cases the whole balance can come due at once.

For this program, the schedule is a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, and the maturity is 30 years. The line carries a variable rate, so the CFPB’s HELOC brochure is right that payments can change even if you draw no more money. The rate and pricing terms come with the lender’s disclosures.

Two details matter more with five lines than with one:

  • Most of the line is drawn at closing. At least 80% of the limit, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. In practice each line works more like a loan with a small revolving tail. It does not work like a standby reserve.
  • Variable payments move together. A change hits all five lines at once. Seasonal income makes that sharper, because a slow quarter and a payment change can land together.

When the draw period ends, the payment steps up on every line around the same time. Model that step against your slowest months. Clearing the coverage test is not the same as cash flowing in a weak season.

Line, Cash-Out, or Blanket?

Structure Replaces first mortgage? Pools properties? Best fit
Rent-qualified line No No Keep a low first mortgage, tap equity
DSCR cash-out refinance Yes No Reset terms on one rental
Blanket loan Varies by program Yes Several rentals, one loan
Personal-income HELOC No No Strong Traditional employment income, few rentals

The line suits an owner with a first mortgage worth keeping and enough equity to reach. A cash-out refinance fits better when the first mortgage itself needs replacing. The personal-income HELOC row describes that program’s own rules, which qualify the borrower rather than the rental.

How to Sequence a Five-Property File

Start with the rental that has the most equity, the cleanest lease, and the most room on coverage. Use that line first, and treat the other four as later steps.

1. Sort the five by lien position, equity and lease status. 2. Pull the lease, the 1007 market rent and any platform statements for each. 3. Request a limit sized to the coverage ratio, not to the maximum CLTV. 4. Use the first draw as the down payment on the next rental. A line is never closed together with a purchase. 5. Confirm each property type against the ineligible list: rural-designated property, row homes, condotels, leaseholds, land trusts, mixed-use, modular and log homes, and a property with a solar lien. A property listed for sale in the prior 2 months is also out.

Equity recycling is the main reason investors use a line. Tax treatment varies; consult a qualified professional.

Document checklist for each property: the lease, hazard insurance covering both liens, flood coverage where required, the credit report, and the entity and title papers where an LLC holds title. No reserves or cash to close are required, subject to underwriting.

Where the General Rule Breaks

  • Tennessee and the other unlicensed states. The program is offered in Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. That is 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. A rental outside those states is not eligible.
  • Lease-less nightly properties. As covered above, a lease must be in place.
  • Thin equity. A rental with a high first mortgage balance may leave no room under the 70% CLTV cap.
  • Rural-designated properties. These are ineligible no matter how strong the income.
  • Owner-occupied homes. This line is never offered on your own home. A primary-residence HELOC is a different product.

Frequently Asked Questions

Can one line cover all five Airbnbs?

No. The structure is one line per property, each with its own valuation and lien. Equity does not pool across rentals. A blanket loan is the product that groups properties, and it works differently from a line.

Does a short-term rental count at its platform income?

Not on this program. The rent used is the lesser of the lease or the appraiser’s Form 1007 market rent. A strong season does not lift that figure. Other programs treat short-term income differently, so the right product depends on how the property is documented.

Do I pay interest on the whole limit or only what I draw?

Interest-only payments run on the drawn balance during the 5-year draw period. The coverage test, however, uses a stress payment on the entire limit. Since at least 80% of the line is drawn at closing, most of the line starts accruing interest right away.

Can the rental stay in my LLC?

Often yes, through select programs and subject to underwriting. The members sign as guarantors, and a title holder who is not a borrower signs the required acknowledgment and security instrument.

What does five lines do to my borrowing capacity?

The program allows at most 5 loans or $2,500,000 per borrower. Five lines can use the whole allowance, so it is worth sizing each limit to the coverage ratio rather than the maximum.
