Can You Get Approved for a Short-Term Rental Cash-Out Refinance Right After Rehab?

Can You Get Approved for a Short-Term Rental Cash-Out Refinance Right After Rehab?

The Quick Read: Usually, but not for a loan sized on your new after-repair value. Most programs make you clear two separate tests first: an ownership wait that starts when the deed records, and a hosting-history requirement for short-term rental income. A strong coverage ratio does not waive either one.

  • The clock starts at the deed. Seasoning, the wait between buying and cash-out, runs from deed recording. Rehab completion, furnishing, and the first booking do not start it.
  • Early means cost basis. Inside the window, a loan is typically sized on what you paid plus documented rehab. The equity you created stays locked up.
  • Short-term rental collateral is stricter. Cash-out is typically up to 70% LTV on short-term rental collateral, against about 75% on a standard long-term rental. Expect a 640+ score and roughly 12 months of hosting history.
  • A payoff-only refinance is the practical exit. Paying off the bridge or hard-money loan without pulling cash is often treated more leniently.

What Does Right After Rehab Actually Trigger?

Finishing a rehab triggers nothing on its own. Lenders watch three clocks, and only one of them starts at the deed.

Clock one is ownership seasoning. Across the wholesale network Lendmire places files with, about 6 months from deed recording is the common expectation. Lender policies vary, and a few go shorter when the rehab is well documented. Finishing the work early, signing a lease, or listing the property does not shorten it.

Clock two is hosting history. For short-term rental collateral, most programs expect about 12 months of host experience. Many want that history on the subject property when you refinance. This is the clock that catches rehabbers off guard, because a freshly renovated listing has zero bookings.

Clock three only applies to converted properties. If you turned a long-term rental into a short-term one, lenders want proof the property stabilized as an operating short-term rental. That usually means a completed listing, some booking history, and the same ownership seasoning.

Here is how a typical rehab timeline reads against those clocks:

Milestone Starts a clock? What lenders look at
Deed records Yes, ownership Title date
Rehab finishes No Receipts, budget
Furnishing and listing Does not start history Platform records
First booking Starts history Deposits, statements
Signing a lease No Lease, if used

For a deeper look at the paperwork, see short-term rental cash-out refinance requirements right after the rehab is finished. The complete DSCR loans guide covers how the loan type works overall.

Which Value Does the Lender Use, and When?

Inside the seasoning window, most programs size the loan on cost basis. Cost basis is your purchase price plus documented rehab spending. After the window, they size on the lender’s own appraised value. Your projected after-repair value, or ARV, never counts as an underwriting input.

Item Inside the window After the window
Value basis Price plus documented rehab Lender’s appraisal
Proof needed Receipts, settlement statement Appraisal, rent evidence
Equity you built Mostly locked Counts, up to the LTV cap

The appraisal does two jobs. It sets value, which drives LTV. It also sets market rent, which drives coverage on files that fall back to long-term rent. The rent schedule for these appraisals typically uses form 1007 on single-family homes and form 1025 on two- to four-unit properties. Those are only form names. DSCR loans are not agency products.

Only documented spending counts toward cost basis. Keep contractor invoices, the budget, permits, and your closing statement in one folder.

A worked shortfall example

These are modeled assumptions, not market data. Picture an investor whose bridge loan covers 90% of total project cost (purchase plus rehab). The investor cashes out early, on cost basis, on short-term rental collateral at a 70% ceiling. The new loan covers only 70% of cost. That leaves roughly 20% of cost to bring to the table to pay off the bridge.

Now suppose the investor waits until seasoning clears. The appraisal comes in at 130% of cost. Seventy percent of that value equals 91% of cost, which clears the bridge payoff with a small surplus. Closing costs would trim that cushion, so the margin is thin.

Coverage can still cap the loan before value does. The lender uses the lowest of the LTV-capped amount and the rent-supported amount.

What Does Coverage Actually Measure?

DSCR, or debt service coverage ratio, is monthly rent divided by the full monthly payment, known as PITIA (principal, interest, taxes, insurance, and association dues). On a short-term rental purchase, most programs set the floor at 1.00. On a short-term rental refinance, the floor is also 1.00, set on its own terms. Stronger ratios open better pricing and leverage.

A 1.00 does not mean the property cash flows. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. A property can clear 1.00 and still lose money in a slow season.

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That is a separate path from the 1.00-floor programs, not a lower setting on the same one.

How Do You Show Short-Term Rental Income With No Bookings Yet?

Without hosting history, the file usually falls back to the appraiser’s long-term market rent, and coverage can land below 1.00. That is why refinance and purchase answers differ. On a purchase, no history is often acceptable, and the appraiser’s short-term rental analysis or a market projection can stand in. On a refinance, lenders typically want actual platform or bank-deposit records.

Income method Typical use Trade-off
12 months of platform and deposit records Refinance Strongest evidence
Appraiser’s short-term rental analysis Purchase, some refinances Lender-controlled
Market projection Supporting data Estimate, not bookings
Long-term market rent Fallback Often lower coverage

Projections come with limits worth knowing. AirDNA’s own help page says revenue includes nightly rates and cleaning fees, net of service fees and discounts. Its Rentalizer calculator describes the estimate as a weighted average of comparable listings, adjusted for seasonality and demand. AirDNA’s forecasting guide notes that Rentalizer assumes the property is available all year. A projection is an inference from comparables. It is not verified income, and many programs weigh it that way.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Which Path Fits Your Situation?

There are three realistic exits right after rehab. Which one fits depends on how you funded the project and how much cash you need back.

Payoff-only refinance now. A rate-and-term refinance that only pays off the bridge or hard-money loan is typically treated more leniently on seasoning. It returns little or no cash, and the rent still has to clear coverage. The trade-off is a second set of closing costs when you cash out later.

Wait, then cash out. Build booking history while seasoning runs. After the window, the loan can size on appraised value, up to about 70% LTV on short-term rental collateral. The cost is carry on the bridge loan during the wait. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Cost-basis cash-out. Some programs allow an early cash-out sized on what you spent. It works when you funded much of the project with your own cash. It rarely works when a bridge loan covered most of the cost, as the shortfall example showed.

Delayed financing is a fourth option that rarely fits. It is an exception to seasoning for buyers who purchased with cash. Fannie Mae’s Selling Guide lists a delayed financing exception inside its cash-out rules, and some non-QM programs borrow the idea on their own terms. A purchase financed with hard money generally fails the no-financing test, and proceeds tie to documented cost rather than post-rehab value. This is one contrast point only. Agency rules do not govern DSCR files.

Two edge cases deserve a note. Moving the deed into an LLC after purchase can trigger extra title review and may reset seasoning for some lenders, subject to lender program eligibility. A paid-off short-term rental is still a cash-out. There is simply no payoff line.

Plan the Bridge Backward From the Refinance Date

The most common stall is a bridge loan that matures just as the clock clears. A contractor slips, a listing launches late, and suddenly the maturity date arrives before seasoning ends.

Work backward instead. Start from the earliest date the refinance can realistically happen. That is the later of the ownership wait and the point your hosting records are ready. Then add room for the appraisal and underwriting steps, and an extension cushion for the bridge. Buy the cushion before you need it. Extensions cost less when they are negotiated at origination.

Plan the exit before you buy. Investors who decide at the finish line whether they need cash back or just a payoff are the ones who get squeezed.

What If the Lender Says No?

Most denials trace to one failed test. Diagnose which one before you reapply.

Failed test Typical fix
Ownership clock Wait, or pursue payoff-only
Low appraisal Cash-in, smaller loan, or value challenge with comps and rehab records
Coverage under floor Lower the loan amount or choose a program adjusted for lower coverage
No hosting history Wait, or document a purchase-style income method
Missing documents Gather receipts, settlement statement, and deposit proof
Credit or reserves Rebuild toward 640+ and the reserve level the lender wants

A larger down payment lowers the payment and can lift the DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and loans above $1,500,000 typically step up. Manufactured homes, log homes, and barndominiums are not offered in these programs.

How Do You Judge a No-Seasoning Promise?

Some lenders advertise little or no seasoning. Treat that as the opening of a conversation, not the end of it. These programs still carry leverage caps and file conditions, and the terms differ from lender to lender. Ask these questions:

  • Is the loan sized on cost basis or appraised value inside the window?
  • What LTV applies to short-term rental collateral specifically?
  • How much hosting history does the program require on a refinance?
  • Does the promise cover a payoff-only loan or a true cash-out?
  • What happens if the appraisal comes in below your projection?

A lender who answers those plainly is easier to plan around than one who leads with a headline promise.

Key Terms Defined

Seasoning is the waiting period lenders want between buying a property and a cash-out refinance, counted from deed recording.

Hosting history is your record of short-term rental bookings, shown through platform reports and bank deposits.

Cost basis is the purchase price plus documented rehab spending.

ARV is your estimate of the property’s value after repairs. Lenders use their own appraisal instead.

Payoff-only refinance is a rate-and-term loan that retires an existing loan without pulling cash out.

DSCR is monthly rent divided by the full monthly payment, including principal, interest, taxes, insurance, and association dues.

Frequently Asked Questions

Does signing a lease or opening for bookings reset the seasoning clock?

No. Seasoning runs from deed recording and is unaffected by leases or listings. Hosting history is a separate clock that begins with your first booking. A deed transfer into an LLC is different, because some lenders treat that as a reason to review title again.

Does ARV count when I refinance right after rehab?

Not as an input. The lender orders its own appraisal, and your projection does not replace it. Inside the seasoning window, the loan is typically sized on cost basis. After the window, the appraised value governs, up to the LTV cap for your property type.

Do I need 12 months of bookings for a short-term rental cash-out?

Most programs expect about 12 months of hosting history on a refinance. Without it, the file usually falls back to the appraiser’s long-term market rent, and coverage may land below 1.00. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.

Can I do a payoff-only refinance now and cash out later?

Often, yes. A payoff-only loan typically carries little or no seasoning requirement, though the rent still needs to clear coverage. You pay closing costs twice, so compare that cost against the carry of waiting before you choose.

Does converting a long-term rental to a short-term rental restart the clock?

Ownership seasoning does not restart, but you still need to show the property operating as a short-term rental. That usually means a completed listing and some booking history. Hosting history starts when bookings do.
