The Quick Read: The best program for your situation is a DSCR cash-out refinance, which qualifies primarily on the property’s rental income covering the new payment, subject to lender guidelines. Personal tax returns and W-2s are not the qualifying basis. The property’s hosting history, appraisal, credit, reserves and entity documents still are.
- Short-term rental cash-out refinances typically reach up to 70% LTV on short-term-rental collateral.
- Expect a credit score of 640 or higher and about 12 months of hosting history.
- Coverage of 1.00 is where select programs start for STR refinances. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- Clearing 1.00 does not mean the property is cash-flow positive.
- No traditional personal-income documentation does not mean no documents.
What Does “Without Tax Returns or W-2s” Actually Mean?
It means the lender looks at the property, not at your paycheck or your Schedule E. Across the wholesale network Lendmire works with, DSCR programs measure whether the rental income covers the new payment: principal, interest, taxes, insurance and any HOA dues.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
That matters most for self-employed investors and heavy-deduction filers. A tax return built to minimize taxable income often understates what you can actually carry. Qualifying on property income removes that mismatch.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Borrowers typically sign a business-purpose and occupancy certification, and the property is often held in an LLC, subject to program terms. For more on how these loans work, see Lendmire’s complete DSCR loans guide.

How Does Underwriting Treat a Short-Term Rental Step by Step?
Underwriting a short-term rental cash-out runs through seven checks. Each one can change the loan amount.
1. Business-purpose structure. The property is non-owner-occupied, and the borrower is often an LLC.
2. Income path. The lender picks a source: trailing Airbnb or Vrbo statements matched to bank deposits, a third-party market projection, or the appraiser’s long-term rent.
3. Haircut. Gross bookings are reduced for operating costs and vacancy before they count as qualifying income. Lenders usually apply an expense factor because STR costs run higher than long-term rental costs.
4. Coverage test. Qualifying income is divided by the new payment. A cash-out raises the balance, which raises the payment, which lowers coverage.
5. Appraisal. Covered in the next section.
6. Loan size. The smaller of two numbers wins: what the equity cap allows, or what the income supports at the required coverage.
7. Other gates. These are credit, reserves, seasoning, entity documents, insurance and the right to operate as a short-term rental.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Why Does the Appraisal Form Matter So Much?
The standard rent schedule was not built for short-term rentals, and that mismatch can drag coverage down. Fannie Mae’s appraiser guidance says the 1007 form captures monthly market rent from monthly-leased comparables. It says multiplying a nightly rate by 30 is incorrect. The 1025 form plays the same role for 2-4 unit properties.
McKissock, an appraiser-education firm, adds that business income sits outside the form’s scope and the lender decides what income counts. HousingWire reports that forcing STR income into the form often produces artificially low coverage ratios.
The practical result: run your coverage two ways, on STR income and on long-term rent. The long-term figure is your floor if the lender falls back to it. A labeled STR narrative from an appraiser who knows these files can help the underwriter see the real picture.
What Are the Program Numbers for an STR Cash-Out?
Here is what the network’s short-term rental programs typically look like. These are guideline ranges, subject to lender guidelines, credit approval and property review, and not a commitment to lend.
| Factor | Typical STR range |
|---|---|
| Cash-out LTV (STR collateral) | Up to 70% |
| Purchase LTV | Up to 75% on the strongest files |
| Credit score | 640 minimum |
| Coverage | 1.00 on purchase and refinance |
| Hosting history | About 12 months |
| Loan amount | Up to $3,000,000 on standard programs |
Standard long-term rentals reach up to 75% on a cash-out, so the STR ceiling is lower. Reserves vary by lender, leverage, loan size and transaction type. Many files see around 6 months of PITIA, while larger loans step up.
A larger down payment or lower balance can lift coverage. It never erases leverage caps, credit floors or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage.
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect lower leverage there, and ask whether that structure serves the deal or just rescues a weak submarket choice.
Where Does the General Rule Break?
Several edge cases can sink an otherwise strong file.
- Short history. Statements covering only peak months overstate income. A 12-month window smooths seasonality, so the timing of your application matters.
- Appraisal fallback. A file that falls back to long-term rent can fail even when bookings are strong.
- Lender classification. Fannie Mae notes that STR income can be treated as rental income or business income, and that choice changes the documentation path.
- Owner use. If the owner expects to occupy the property more than 14 days, the loan may be treated as consumer credit, according to a practitioner guide on the business-purpose exemption.
- Existing DSCR loan. Refinancing one may trigger a prepayment charge. Check the note first.
- Ineligible property types. Manufactured homes, log homes and barndominiums are not offered in these programs.
The Business-Purpose Frame, Briefly
The no-tax-return feature rests on a legal distinction. Federal rulemaking states that business-purpose and investment loans fall outside the ability-to-repay rules. A law-firm analysis from Hunton adds that business purpose does not mean compliance-exempt. That is why the occupancy certification and documentation still matters.
How Do You Choose the Best Program for Your Situation?
The lenders that write this product differ on income method, leverage, history requirements and entity rules. Because Lendmire is a mortgage broker shopping a wholesale network, the job is matching your file to the program that fits. Use these criteria.
| Criterion | What to ask |
|---|---|
| Income method | Platform history, market projection or long-term rent? |
| History | Is 12 months of hosting required? |
| Leverage | Does the 70% STR cash-out cap fit your goal? |
| Coverage | Does it clear 1.00 on the new payment? |
| Entity | Is an LLC accepted under program terms? |
This approach fits an investor with at least a year of documented hosting, a 640+ score, solid reserves and equity beyond the 70% line. It does not fit a brand-new listing without history, or an investor whose coverage collapses once the new payment is counted.
Consider an investor who bought a lakeside cabin and hosted for 14 months. Bookings are strong, but the appraiser’s long-term rent is low. Run both views before applying. If STR coverage clears 1.00 and the long-term view does not, the narrative appraisal becomes the deciding document.
What Does the Process Look Like?
1. Gather 12 months of platform statements and matching bank deposits. 2. Pull entity documents, insurance and credit. 3. Run coverage on STR income and long-term rent. 4. Compare programs through a broker. 5. Order the appraisal, ideally with an STR narrative. 6. Confirm reserves and seasoning.
Cash-out proceeds are borrowed money, not income. Tax treatment varies; consult a qualified professional.
Key Terms Defined
DSCR: Debt service coverage ratio, meaning qualifying rental income divided by the full monthly payment.
PITIA: Principal, interest, taxes, insurance and HOA dues, the payment in the coverage test.
LTV: Loan-to-value, the loan balance as a share of appraised value.
Seasoning: How long you must own a property before the lender uses appraised value rather than cost basis.
Form 1007: The appraiser’s single-family rent schedule, built on monthly-leased comparables.
Haircut: The expense and vacancy reduction applied to gross STR revenue.
Frequently Asked Questions
Do I need tax returns or W-2s for a short-term rental cash-out?
No. These programs qualify primarily on property-level rental income covering the payment, subject to lender guidelines. You will still provide platform history, credit, reserves, entity documents and an appraisal.
How much can I pull out?
Up to 70% LTV on short-term-rental collateral on a cash-out, and the income test can cap it lower. Whichever test produces the smaller loan wins. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Can I refinance without 12 months of hosting history?
Usually the network expects about 12 months of host experience on short-term rentals. Without it, a different program or waiting may serve you better. Ask a broker which lenders review shorter histories.
Does a coverage of 1.00 mean the property makes money?
No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside it.
Which entities can borrow?
LLC borrowers are commonly accepted, subject to program terms. Personal-name borrowing is also possible in many programs.
