Best DSCR Cash-Out Refinance Program on a Short-Term Rental Investment Property

Best DSCR Cash-Out Refinance Program on a Short-Term Rental Investment Property

The Quick Read: The best program for your situation depends on three things: how the lender counts your short-term rental income, how much equity the property holds, and whether the rent covers the new payment. Lendmire is a mortgage broker that works with a network of wholesale lenders, so the match comes from the file, not from one lender’s menu. Cash-out on a short-term rental typically tops out at 70% LTV, and the loan is sized by the lower of the equity test and the coverage test.

  • Short-term rental cash-out typically reaches up to 70% LTV, with a 640 minimum credit score on most files.
  • Expect about 12 months of hosting history and a 1.00 coverage floor on a refinance.
  • The income method the lender picks (platform history, projection, or appraiser rent) can decide whether the file passes.
  • Clearing 1.00 does not mean the property cash-flows. Repairs, vacancy, utilities, and management sit outside the ratio.
  • Loan amounts run up to $3,000,000 on standard programs, subject to lender guidelines.

What “Best” Means for a Short-Term Rental Cash-Out

No single program wins on every file. The best program for your situation depends on income history, leverage need, credit, and the property itself. A broker shops multiple wholesale lenders and matches the scenario to the program whose rules fit it.

Here is how the common scenarios sort out.

Scenario What usually drives the fit
Established STR, 12+ months hosting Platform history carries the income
New STR, under 12 months Fewer programs; appraiser rent may be the fallback
Seasonal property, uneven months Trailing income can distort the ratio
Thin coverage near 1.00 Lower leverage or adjusted terms
LLC-held property Entity documents and personal guarantee
Former long-term rental now hosted Hosting history clock starts at conversion

Across the wholesale network, most programs want the same core things on a short-term rental: a 640+ score, around 12 months of host experience, and coverage of at least 1.00. The differences show up in how income is counted and how much cash-out the file supports.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s rental income divided by its monthly obligation. Corporate Finance Institute explains the general formula of income against principal and interest.

PITIA: Principal, interest, taxes, insurance, and any association dues. This is the payment the rent has to cover.

LTV (loan-to-value): The new loan balance divided by the appraised value.

Seasoning: How long you have owned the property before a cash-out refinance. About 6 months is the common expectation across the network.

Hosting history: The record of platform payouts that shows the property has operated as a short-term rental.

Cash-out refinance: A new, larger loan pays off the old one, and the difference comes to you as cash. Corporate Finance Institute covers the general mechanics.

How Does Underwriting Treat Short-Term Rental Income?

Underwriting picks one income source, and that choice often matters more than anything else on the file. A short-term rental has no standard lease, so the lender has to decide what counts. The qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

Income method Strength Risk
Trailing platform history Shows real results; often matched to bank deposits Slow months pull the average down
Third-party market projection Useful with thin history Programs may discount it
Appraiser long-term market rent Conservative and easy to document Can understate a strong STR

Most programs lean on 12 months of platform payouts for an established property. Some will accept a projection or fall back to long-term market rent when history is short. That fallback usually understates income on a strong property, which can leave a good short-term rental with a weak ratio on paper.

Model both. Run the coverage on platform history and again on appraiser rent. If the first clears and the second does not, you know which programs to ask about before the file goes in.

Also ask one direct question before choosing a program: does the lender attach a lease condition? A short-term rental cannot produce a standard lease. Some programs build that condition in anyway, and that is a program-fit problem, not a property problem.

The Appraisal and the Rent Schedule

The appraisal sets value, which sets the LTV cap. A rent schedule sets the long-term market rent. The Fannie Mae appraiser forms list names Form 1007, the single-family comparable rent schedule, and Form 1025, the small residential income property report used for 2-4 units. DSCR loans are not agency products. Appraisers borrow these forms for naming and format only.

There is a catch on short-term rentals. Fannie Mae’s June appraiser update covers Form 1007 market rent and why it was not designed for short-term rental income. So the rent schedule gives you the conservative fallback, not the STR income. The Freddie Mac rent schedule form works the same way for a single-family investment property.

Appraisal access is a quiet friction point. A furnished property with guests coming and going needs a scheduled window, and a reschedule can stall the file. Block the dates on the platform calendar before the appraiser is booked.

The Four Tests That Size Your Cash

The loan is the lesser of two caps. One is value-driven. The other is income-driven.

1. The equity test. Appraised value times the LTV cap sets the maximum loan. On short-term rental collateral, cash-out typically reaches up to 70% LTV. A standard long-term rental cash-out typically reaches around 75%.

2. The coverage test. The chosen income divided by PITIA on the new, larger loan has to clear the program floor, typically 1.00 on a short-term rental refinance.

3. The payoff. The existing loan balance comes off the top, along with costs.

4. The result. Whatever is left is your cash.

Take a modeled case. Say a property appraises well and sits at a low balance, so the equity test allows a large loan. But the new payment on that larger loan pushes coverage to about 0.95x on platform income. The coverage test now caps the loan below what the equity test allowed. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted, but that is a separate path from the 1.00 programs, not a lower floor on the same one.

Now flip it. A property with strong income but a high existing balance may clear coverage easily at 1.3x and still hit the equity cap first. Same loan type, different limiting factor.

A larger down payment on a purchase lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Stress-Testing a Thin Ratio

A passing ratio is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, supplies, and capex sit outside the calculation.

That gap is wider on a short-term rental than on a lease. Cleaning, platform fees, furnishing replacement, and slow months all hit the owner, not the ratio. A file at 1.05x can be approved on paper and still leave the investor short in February.

Do the stress test yourself. Cut projected income by a meaningful margin and ask whether the property still carries itself. If it only works at peak occupancy, the cash-out is too large for the asset. Maximum cash-out can push the payment close to rent, and some investors in that spot are better off taking less cash. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Requirements Checklist

Typical ranges across the network for short-term rental cash-out, all subject to lender guidelines:

  • Leverage: up to 70% LTV on a short-term rental cash-out or refinance; up to 75% on a short-term rental purchase.
  • Credit: 640 minimum on most short-term rental files. Higher scores open better terms.
  • Coverage: 1.00 floor on a refinance.
  • Hosting history: about 12 months.
  • Seasoning: about 6 months is the common expectation.
  • Reserves: commonly around 6 months of PITIA, though they vary by lender, leverage, and loan size. Larger loans step up.
  • Loan size: up to $3,000,000 on standard programs; above $2,500,000 the network generally holds to 30-year fixed structures.
  • Structures: the 30-year fixed is the spine. Extended terms and interest-only periods are available through select lenders, and ARM structures exist.

Agency rules define cash-out and title seasoning for their own loans, including a delayed financing exception for cash purchases. That is useful vocabulary, but DSCR programs set their own seasoning. A recent cash purchase can be treated differently than a seasoned loan, so state your purchase date and funding source up front.

Not offered in the network: manufactured homes (single- and double-wide), log homes, and barndominiums. Confirm property type before you spend on an appraisal.

Is the Property Legally an STR?

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Treat it as step one. If the use is not allowed, the income cannot support the loan. Pull the permit or registration, read the HOA documents, and keep copies. A lender reading the file wants to see that the income is repeatable.

Documents and Process

Cash-out files stall on missing paper, not on the math. This is the order that keeps them clean.

1. Gather platform statements and bank deposits. Match payouts to deposits for the full history window.

2. Pull entity documents if the property is in an LLC. Operating agreement, articles, EIN letter. LLC-titled borrowers are subject to lender program eligibility, and a personal guarantee is common.

3. Get a fresh insurance quote. It should reflect short-term rental use, not a standard landlord policy. A mismatch here is a classic gap.

4. Document reserves. Recent statements for the accounts being counted.

5. Order the appraisal with the rent schedule. Coordinate guest-free access.

6. Review title and the payoff. Clear liens, confirm the existing balance, and reconcile the settlement statement against the payoff letter.

Most DSCR loans carry a prepayment penalty. Check both the old loan’s penalty and the new loan’s structure. That matters most for flip-and-refinance plans, where the penalty can eat the benefit.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

When the File Doesn’t Work

Short on history or coverage? There is a ladder of options.

  • Take less cash. Lower leverage lifts coverage and trims the payment.
  • Do a rate-and-term refinance first. It needs less from the file, and you can cash out later.
  • Wait for history. Twelve months of platform payouts opens more programs.
  • Use a sub-1.00 path. Available through select lenders in the network, with leverage and terms adjusted.
  • Consider a no-ratio structure. Available only through select lenders, generally for borrowers who already own a primary residence.
  • Use the long-term rent fallback. Some programs skip the hosting-history requirement and underwrite on appraiser rent, usually at a cost in coverage.

Buy-and-rehab investors often use short-term money first, then a cash-out DSCR once the property stabilizes. That works when the seasoning and hosting history are in place before the application.

For borrowers holding in an entity, Lendmire’s piece on a short-term rental cash-out on a property held in an LLC covers the entity-specific documents and structure.

Costs and Traps

Four things surprise people.

Prepayment on the old loan. Pay it off early and the penalty comes due at settlement.

Insurance mismatch. A policy written for a long-term rental can be rejected on a short-term file. Get the right quote before the file goes in, not after.

Use of proceeds. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Keep clear records of where the cash goes.

Reserves. Cash-out proceeds may count toward reserves on some programs. That varies, so ask before assuming.

What the Investor Decision Looks Like

The decision is rarely “which lender.” It is “which income method, at what leverage, with how much cash left in the property.”

An investor with a strong, seasoned short-term rental and a year of clean payouts has the most options. An investor with a new listing has fewer. In both cases the right sequence is the same: confirm the use is allowed, pick the income method, test coverage at the target loan, then size down if the ratio is thin.

Frequently Asked Questions

What LTV can I expect on a short-term rental cash-out?

Typically up to 70% LTV on short-term rental collateral, subject to lender guidelines. Standard long-term rentals commonly reach around 75% on a cash-out. Credit, coverage, and reserves can all pull the number lower.

Do I need 12 months of hosting history?

Most programs expect about 12 months. Some select programs skip the requirement and underwrite on appraiser long-term rent instead, which can understate income. Ask which method applies before you apply.

Is a 1.00 ratio enough?

On a short-term rental refinance, 1.00 is the typical floor for the programs that set one. A stronger ratio can open better terms and leverage. Clearing 1.00 does not mean the property cash-flows, since operating costs sit outside the calculation.

Can I close in an LLC?

Yes on many files, subject to lender program eligibility. Expect entity documents and a personal guarantee.

What if my coverage is below 1.00?

A sub-1.00 path is available through select lenders in the network, with leverage and terms adjusted. It is a different program from the 1.00 floor products, not a lower floor on the same one.
