How to Qualify and Apply for a Short-Term Rental Cash-Out Refinance When Hard Money Is Due

How to Qualify and Apply for a Short-Term Rental Cash-Out Refinance When Hard Money Is Due

The Quick Read: To qualify for a short-term rental cash-out refinance when hard money is due, you typically must pass three tests before maturity: enough seasoning, an appraisal that supports the payoff within the leverage cap, and rental income that covers the new payment, all subject to lender guidelines.

  • Cash-out leverage on short-term-rental collateral is about 70%, versus about 75% on a standard long-term rental.
  • Expect a 640+ credit score and about 12 months of hosting history on short-term-rental files.
  • Lenders test coverage on the new, larger payment (PITIA), not your bridge payment, and 1.00 is the coverage floor on short-term-rental refinances.
  • About 6 months of seasoning is common, counted from title recording, though some lenders shorten it for documented rehabs.
  • If the due date comes too soon, your fallbacks are extending the bridge, a payoff-only DSCR loan now, or selling.

The Quick Read: You qualify by passing three tests before the note matures: you have owned the property long enough, the appraised value supports the payoff inside the leverage cap, and the rental income covers the new full monthly payment. Apply in that order, and work backward from your maturity date.

  • Most hard money loans run 6 to 18 months, so the clock starts the day you close the bridge.
  • On short-term-rental collateral, the cash-out ceiling is about 70% of value. That is lower than the 75% ceiling on a standard long-term rental.
  • Coverage is tested on the new, larger payment, never on your bridge payment.
  • If the due date lands before the seasoning period ends, you have fallback paths. They are covered below. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Everything here is a typical range from select lenders in Lendmire’s wholesale network, subject to lender guidelines, and not a commitment to lend. Every file is underwritten individually.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rental income divided by the full monthly obligation. A result of 1.00 means rent equals the payment.

PITIA: Principal, interest, taxes, insurance, and association dues. This is the payment DSCR is measured against.

Cash-out refinance: A new loan that pays off the old one and returns extra cash to you.

Rate-and-term (payoff-only) refinance: A new loan that covers only the payoff and closing costs, with no meaningful cash back.

Seasoning: The time between buying the property and refinancing it. Lenders measure it from the date title was recorded.

Hosting history: The record of actual bookings on Airbnb, Vrbo, or similar platforms.

Balloon maturity: The date the full hard money balance comes due in one payment.

Can a Short-Term Rental Cash-Out Refinance Really Pay Off Hard Money?

Yes, when the property is finished, operating, and appraised high enough. A DSCR cash-out refinance pays off the bridge lien at closing. Whatever is left after the payoff and costs is your cash. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path.

Run this self-check first:

  • Is the rehab finished and the property bookable today?
  • Have you hosted guests long enough to show a track record?
  • Does your credit score sit near or above 640?
  • Does the likely appraised value, times the cap, clear your bridge balance plus costs?
  • Does the new loan fit the program’s loan-size range, up to $3,000,000 on standard programs (smaller balances available through select lenders)?

A “no” on any line does not end the plan. It tells you which fallback to build early.

Cash-Out or Payoff-Only?

Your deal is cash-out if the new loan exceeds the bridge principal, accrued interest, exit fees, and closing costs. If it only covers those items, it behaves like a rate-and-term refinance. Across our wholesale network, a hard money exit is generally treated as cash-out. Some lenders, though, relax seasoning on a true payoff-only loan.

Factor Payoff-only Cash-out
Cash back to you Little or none Yes, after payoff and costs
Seasoning pressure Often lighter About 6 months is common
STR leverage (refinance) Around 70% 70% on STR collateral
Best when Maturity is close You have time and equity

Giving up cash is sometimes the smart move. If seasoning is unfinished and the bridge matures soon, a payoff-only loan now removes the deadline. A cash-out can follow later. You pay for two closings, but you avoid a forced sale.

How Lenders Qualify a Short-Term Rental

Underwriting looks at four things: income evidence, the appraisal, the coverage ratio, and property and borrower eligibility. Each one can sink a file on its own.

Income evidence. Three methods exist. The first is trailing platform statements from Airbnb or Vrbo. The second is a third-party projection. The third is the appraiser’s long-term market rent, used as a conservative fallback. Some lenders accept whichever is higher when both history and a projection exist. Others pick one method. Because our network spans many lenders, the same property can price differently depending on which method a lender allows.

Know what a projection tool measures. AirDNA estimates host revenue: booked nights times the nightly rate, plus cleaning fees, minus discounts and platform fees. It is not what the guest paid at checkout. Its Rentalizer comps come from Airbnb, Vrbo, and Booking.com listings, matched on bedrooms, bathrooms, and guest count. Rentalizer also assumes year-round availability, so its number is a full-potential estimate. Real hosts rarely book every night.

The appraisal. It sets value, which drives your leverage cap, and it sets market rent. For one-unit properties the rent schedule is Form 1007. For 2-4 units it is Form 1025. Both titles appear on Fannie Mae’s forms list, but DSCR lenders only borrow the forms. Agency underwriting rules do not apply to these loans. Form 1007 reflects long-term rent. Some short-term programs use it only as a fallback, and some lenders add a separate short-term market analysis.

The coverage ratio. The lender divides monthly rent by the full new PITIA. On short-term-rental refinances, 1.00 is the coverage floor. Stronger ratios open better pricing and leverage. Some select lenders in the network will go below 1.00, with leverage and terms adjusted.

One caution: clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation. A property can pass the test and still be thin in real life.

Eligibility. Expect these typical ranges on short-term-rental files:

Item Typical range
Cash-out leverage (STR) About 70% LTV
Cash-out leverage (standard rental) About 75% LTV
Credit score 640+ on STR files
Hosting history About 12 months
Reserves Often around 6 months of PITIA

Reserves vary by lender, leverage, loan size, and transaction type. Loans above $1,500,000 often step up to about 9 months. Manufactured homes, log homes, and barndominiums are not offered. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

A bigger down payment or lower leverage can lift the coverage ratio. It never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rent.

Step-by-Step: Applying Backward From Your Due Date

Start with the maturity date and count backward through these steps.

1. Confirm the exit before the bridge gets tight. Size the hard money so that a DSCR cash-out can repay it, not just so the purchase and rehab close.

2. Check seasoning. Find your title recording date. If about 6 months have not passed, decide now whether payoff-only is your plan.

3. Choose your income method. Pull trailing platform statements. If history is short, ask which lenders accept a projection or the appraiser’s rent.

4. Request a payoff letter. Get it with the note and draw history. Lenders want all three.

5. Assemble the file. Add platform statements, the insurance policy, entity documents if the property sits in an LLC (subject to lender program eligibility), and ID.

6. Order the appraisal early. It is the item most likely to move your numbers.

7. Test coverage on the new payment. Use the new loan amount, not your interest-only bridge payment.

8. Close. Title pays off the hard money lien. Your cash equals the new loan, minus the payoff, minus closing costs.

A Worked Example

These are modeled assumptions, not market data. Say the property appraises at 100 units of value. Your bridge payoff, including accrued interest and exit fees, is 60% of that value. Closing costs add roughly 2%.

At a 70% cash-out ceiling on short-term-rental collateral, the maximum new loan is 70% of value. The payoff plus costs consume 62%. That leaves about 8% of value as cash, before any reserve requirement. Coverage must still hold on the new payment, and the lender may ask you to document reserves separately. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Now run the low-appraisal version. The value comes in 10% lower, at 90 units. Seventy percent of 90 is 63. The payoff plus costs still consume 62. Cash back is nearly zero, and a small appraisal miss could leave you short at the table. Short-term-rental owners should plan for this. Either size the bridge conservatively or hold extra cash for the payoff gap.

If the Due Date Is Too Close

Path What it does Trade-off
Extend the bridge Moves the due date Adds cost, depends on your lender
Payoff-only DSCR now Removes the deadline Cash-out waits; two closings
Sell Ends the loan Gives up the hold and the rental income

Most hard money carries no prepayment penalty. Many DSCR loans do, so ask about it before you plan a second refinance soon after the first.

Where the General Rule Breaks

Delayed financing will not rescue you. It is an agency-style exception built for cash purchases. A purchase funded with a bridge or hard money loan generally loses it. It is not a DSCR product.

Seasoning varies. Some lenders in the network shorten it for documented rehabs. Many hold to about 6 months. Treat the number as lender-specific.

Proceeds can be sized on cost. Some lenders cap proceeds at the lower of appraised value or your cost basis (purchase price plus documented rehab) until seasoning passes. A rehab that created big value can still produce modest cash.

Short hosting history. If you lack about 12 months of bookings, a lender may use a projection, or the appraiser’s long-term rent. That can lower the ratio and the loan size. Some lenders tighten income review on short-term rentals more than on long-term ones.

Bridge near the cash-out cap. If your hard money balance already sits close to the ceiling, only a no-cash-out refinance fits right away.

Bridge above the program maximum. Hard money can run to $5,000,000. DSCR loans on standard programs top out at $3,000,000. A balance above that leaves no standard exit. Above $2,500,000, the network generally holds to 30-year fixed structures. Interest-only periods and 40-year terms exist through select lenders.

Vacant or unfinished property. If it is not rent-ready, a DSCR lender has no income to test. Finish first, or extend the bridge.

Frequently Asked Questions

How long do I have to own the property before a cash-out?

About 6 months is the common expectation across the network, counted from title recording. Some lenders shorten it for proven rehabs. A payoff-only refinance often carries lighter or no seasoning limits.

What if I have no booking history yet?

A lender may rely on an AirDNA-style projection or the appraiser’s long-term rent. Both can lower the ratio. Most short-term-rental programs expect about 12 months of hosting history, so a short record limits your options.

What if the appraisal comes in low?

Your leverage cap applies to the lower value, so cash back shrinks fast. Your choices are a smaller loan, cash brought to closing, or a payoff-only loan. Ask the lender what a second appraisal would cost before ordering one.

Can a little cash back change how the loan is labeled?

Yes. Cash beyond the payoff, interest, fees, and costs makes it cash-out. Cash-out carries the lower leverage cap and the seasoning expectation. The label follows the money, not the intent.

Does a 1.00 coverage ratio mean the rental makes money?

No. It means rent equals the full payment (principal, interest, taxes, insurance, and dues). Maintenance, vacancy, management, and utilities are outside the number. Budget for them separately.
