The Quick Read: A 740 score puts you in a strong position, but the property does most of the work. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Credit decides which tier you land in. It does not replace rental coverage, hosting history, or the equity test.
- Cash-out on a short-term rental (STR) typically tops out at 70% LTV, meaning loan-to-value, the loan as a share of appraised value.
- Typical minimum coverage is 1.00 on a refinance, and the minimum score is 640, so 740 clears it comfortably.
- Expect about 12 months of hosting history, shown through platform statements, manager reports, or bank deposits.
- Loans run up to $3,000,000 on standard programs, subject to lender guidelines.
- Qualifying loans must also clear reserves and property eligibility. A strong score does not waive them.
A 740 score is a good problem to have. It still isn’t the whole file. Think of it as a ticket into the better tiers, not a substitute for the rent math.

Key Terms Defined
DSCR stands for debt service coverage ratio. It compares a property’s monthly rent to its full monthly housing obligation.
PITIA is principal, interest, taxes, insurance, and any association dues. It is the payment the rent has to cover.
Cash-out refinance replaces your current loan with a larger one and pays you the difference in cash.
Seasoning is how long you must own a property before a lender will refinance it.
Hosting history is your documented track record of renting the property short-term.
Haircut is a discount a lender applies to projected or variable income before counting it toward coverage.

What Does Underwriting Actually Look At?
Five things decide the outcome: rent coverage, leverage, documented STR income, ownership and seasoning, and credit with reserves. The first four are property tests. Credit and reserves set your tier and your cushion.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. No agency owns the rules. Each lender in a wholesale network sets its own guidelines, which is why the same file can get different answers from different programs.
Here is how a 740 score interacts with each gate.
| Gate | What it tests | What 740 does |
|---|---|---|
| Equity | LTV cap on appraised value | Helps tier access, never lifts the cap |
| Coverage | Rent versus full payment | Nothing. Rent must stand alone |
| Hosting history | About 12 months of STR records | Nothing. Records are records |
| Credit | Score tier | Strong. Clears the 640 floor easily |
| Reserves | Cash left after closing | Can help flexibility, not waive the need |
| Property | Eligible type, STR-permitted | Nothing |
What Does a 740 Credit Profile Change?
A 740 score makes you a lower-risk borrower, which may open stronger leverage and pricing tiers within the program limits. It also makes you less likely to need compensating factors if another part of the file is thin. Across a wholesale network, programs start around 620 in places and want roughly 660 on most. The STR minimum is 640, and 700-plus unlocks the strongest tiers.
What it can’t do matters just as much. A 740 will not push an STR cash-out past 70% LTV. It will not turn four months of hosting history into twelve. And it will not rescue coverage that sits under the floor. This is where many strong-credit borrowers get surprised. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Tidy up the credit file before you apply:
- Check all three bureau reports for errors. Lenders typically work from a middle score when multiple scores come back.
- Keep card balances low in the months before the pull.
- Skip new credit lines and big purchases until after closing.
- If the loan will be held in an LLC, expect the guarantor’s personal score to drive the credit review, subject to lender program eligibility.
How Is Coverage Calculated on a Short-Term Rental?
Coverage is the property’s qualifying income divided by its full monthly obligation. Most DSCR rental programs use gross rent over PITIA. The commercial version most people meet online uses net operating income over annual debt service, which is a different formula.
On a refinance, qualifying income usually comes from your trailing hosting history. Lenders often discount variable STR income before counting it, because bookings swing with the seasons. That discount is the haircut.
A cash-out raises the loan, and a bigger loan means a bigger payment. So the same rent produces lower coverage after the cash-out than before it. Plenty of investors forget that when they size the proceeds.
Also remember what the ratio measures. Clearing 1.00 is not positive cash flow. DSCR looks at rent against PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
Walking One Property Through the Tests
Picture an investor with a 740 score and a well-reviewed lake cabin that has hosted guests for well over a year. The numbers below are modeled assumptions, not market data.
- Appraised value: $500,000.
- Current loan: modeled at roughly 40% of value.
- Cash-out LTV cap on STR collateral: 70%.
The equity test lets the new loan climb to 70% of value. The coverage test then asks whether the discounted trailing income covers the payment on that larger loan. Say it comes back near 1.15x. That clears a 1.00 floor.
Now suppose the investor wants every dollar the LTV allows, and the larger payment pulls coverage to roughly 0.95x. The loan is now limited by the coverage test, not the equity test. The lender sizes the loan at the lower of the two. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted, so the investor may have a path. Qualification remains subject to lender guidelines, credit approval, and property review.
A practical read from the broker’s chair: on STR files like this, the coverage test pinches before the equity test far more often than borrowers expect. Run both before you pick a cash-out target.
Step-by-Step: How to Apply
1. Confirm the property is eligible. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs.
2. Check your seasoning. About six months of ownership is the common expectation on a cash-out across most of the network.
3. Gather hosting records. Pull about 12 months of Airbnb or VRBO payout statements, a property manager report, and matching bank deposits. Records tied to the property address beat ones that show only a listing ID.
4. Request a quote and choose a program. A broker compares guidelines across several lenders. You pick the structure that fits your leverage and coverage.
5. Submit the file. Expect a credit authorization, entity documents if the property sits in an LLC (subject to program terms), insurance written for STR use, and proof of reserves.
6. Order the appraisal. It sets value and market rent. It does not prove your Airbnb income.
7. Underwriting and conditions. The lender checks the income documents against the deposits and reviews title.
8. Sign and receive proceeds. Keep the cash traceable if you plan to reinvest it.
Why the Appraisal Doesn’t Prove Your Income
Many investors assume the appraiser’s report will validate their bookings. It won’t. Form 1007 is the single-family rent schedule. McKissock, an appraiser-education publisher, explains that the form documents estimated monthly rent from comparable rentals and cannot be used to document short-term rental rates. It adds that the income approach may suit STRs better when a property has operated long enough to show earnings.
HousingWire makes a related argument. It says lenders should treat STR income through a narrative addendum and stress-test for seasonality and occupancy swings. The practical effect for you: STR income runs on its own documentation track, separate from the appraisal.
One failure mode to watch. If the appraiser’s long-term rent comes in below your actual STR earnings, the file can read thinner than it is. Ask your broker which income method the program uses before the appraisal is ordered.
Where the Standard Path Breaks
Four edge cases come up often.
Short hosting history. An investor with only a few months of bookings will fall short of the 12-month expectation. Some programs accept long-term market rent instead. That can work, but coverage may look thinner, since long-term rent often runs below STR income.
Recently bought or renovated. Seasoning applies to the property you are refinancing. If you bought, fixed, and furnished a place, the clock runs from your ownership of that property.
Cash buyers. If you paid cash, delayed financing may let you recover your purchase cost without waiting out the full seasoning period. Proceeds are generally sized near the documented purchase cost, not after-repair value.
Held in a different entity. If funds or title sit in a partnership account but the refinance is in your own name, the file can stall. Match the borrower to the title holder before you apply.
If You Fall Short
| Problem | Option to explore |
|---|---|
| Thin hosting history | Programs that underwrite on market rent |
| Tight coverage | Lower the cash-out amount, or ask about interest-only |
| Coverage under 1.00 | Select-lender path with leverage and terms adjusted |
| Seasoning not met | Wait, or review delayed financing if you paid cash |
| Low appraised value | Smaller cash-out, or revisit after comps shift |
A larger down payment on a purchase lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Term structure matters too. The 30-year fixed is the spine of the network. Extended terms and interest-only periods are available through select lenders, and adjustable structures exist. Interest-only can improve the coverage number, though it changes how the loan behaves later. Above $2,500,000, the network generally holds to 30-year fixed structures.
Reserves vary by lender, leverage, loan size, and transaction type. About six months of PITIA is common. Larger loans typically step up from there.
Frequently Asked Questions
Does a 740 score guarantee approval?
No. It strengthens the credit side and may open better tiers, but approval depends on coverage, hosting history, leverage, reserves, and the property. Every file is reviewed individually under lender guidelines.
Can a new host qualify?
Sometimes. Most STR refinance programs want about 12 months of history. Select programs underwrite on long-term market rent instead, which can lower the coverage number. Ownership of roughly six months is a common seasoning expectation.
Do I need tax returns?
DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Personal income documents generally aren’t the deciding factor. You will still provide hosting records, credit authorization, and asset statements.
How much can I take out?
On STR collateral, cash-out typically tops out at 70% LTV on the strongest files, then the coverage test may cap it lower. Standard rentals reach about 75% on a cash-out. Your broker can run both tests before you apply.
Does coverage of 1.00 mean the property makes money?
No. A 1.00 ratio only says rent matches PITIA. Operating costs, vacancy, and repairs are outside the calculation, so budget for them separately. Tax treatment varies; consult a qualified professional.
