Best Short-Term Rental Cash-Out Refinance Program With a High Debt-to-Income Ratio

Best Short-Term Rental Cash-Out Refinance Program With a High Debt-to-Income Ratio

The Quick Read: The best program for your situation is a DSCR cash-out refinance, because it qualifies the short-term rental on its own income and does not run a personal debt-to-income test. Your credit, equity, reserves, hosting history and the property’s rental coverage still decide the outcome, subject to lender guidelines.

  • On a short-term rental cash-out, leverage tops out at 70% LTV on select programs.
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • Coverage of 1.00 is where select refinance programs start. Stronger ratios open better terms.
  • The income method the lender uses for the short-term rental often matters more than your personal income.
  • Loan sizes run up to $3,000,000 on standard programs.

A high debt-to-income ratio stops a conventional refinance cold. Too many financed rentals, or tax returns that show little income after deductions, push the ratio over the line. A DSCR program moves the test off you and onto the property. Lendmire is a mortgage broker, not a lender. It shops a wholesale network of DSCR lenders and matches the file to the program that fits. Lendmire’s complete DSCR loans guide covers the basics. This article covers the short-term rental cash-out in detail.

Key Terms Defined

Debt-to-income ratio (DTI): Your monthly debt payments divided by your monthly personal income, used on consumer mortgages.

DSCR: The property’s rent used for lender review divided by its full monthly housing payment: principal, interest, taxes, insurance and any HOA dues.

Cash-out refinance: A new loan that pays off the old one and returns the extra equity to you as cash.

Seasoning: The time you must own the property before a lender lets you pull cash out. About 6 months is the common expectation across the network.

Hosting history: The record of how long the property has run as a short-term rental, shown by platform or management statements.

Why Does a High DTI Block Short-Term Rental Owners?

Conventional underwriting counts every financed rental payment against your personal income. An investor with several mortgages can have strong properties and still fail the ratio. Tax returns make it worse. Depreciation and expenses shrink the income a conventional lender sees, even when the property earns well.

Short-term rental income adds a second problem. Conventional lenders often want long tax-return history for it, and many discount it heavily. A DSCR file avoids both issues. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, leverage, reserves and the appraisal still apply.

What Does “Best Program” Actually Mean Here?

“Best” is a fit question, not a ranking. The best program for your situation depends on four things: how the lender counts short-term rental income, how much leverage you need, how long the property has operated, and how clean your credit and reserves are. No single program wins on every file, and lender names are beside the point.

Across the wholesale network, short-term rental cash-out programs share a profile. Leverage runs up to 70% LTV on a cash-out of short-term rental collateral. Credit of about 640 or higher is expected. Most programs want about 12 months of hosting history. Coverage of 1.00 is where select refinance programs start. Standard rentals differ: cash-out there tops out around 75% LTV. Do not apply that figure to a short-term rental.

A broker earns its place here. Lenders in the network treat the same short-term rental differently, and a broker can match the property’s income evidence to the program that reads it best.

How Does Underwriting Treat the Income?

The steps below follow a typical file.

1. The appraisal and rent schedule. The appraiser completes a market rent survey on Form 1007 for a single-family property, or Form 1025 for two to four units. That figure reflects long-term rent. It can sit well below what a strong short-term rental actually earns.

2. The income method. Programs generally rely on one of three approaches: the market rent from the appraisal, actual trailing income from platform or management statements, or a third-party projection. Some lenders will use the stronger documented figure. Others lock to one method. This is the main difference between programs on a short-term rental file.

3. The adjustment. Short-term rental income carries higher operating costs than a lease. Lenders typically apply an adjustment to gross short-term rental income before they run coverage. How large the adjustment is depends on the program.

4. The coverage ratio. The lender divides qualifying income by the full housing payment. Select refinance programs start at 1.00. Below 1.00, select lenders in the network offer programs, with leverage and terms adjusted.

5. Credit, reserves and property review. Reserves are commonly around 6 months of PITIA, but they vary by lender, leverage and loan size. Loans above $1,500,000 typically step up to about 9 months. Reserves documentation, usually recent asset statements, is a frequent source of file gaps.

6. Entity and purpose. Many investors vest title in an LLC, subject to lender program eligibility. Lenders also collect a business-purpose declaration. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z commentary treats credit to acquire, improve or maintain non-owner-occupied rental property as business-purpose.

One caution on the math. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation, and a short-term rental carries more of each.

How Is the Cash-Out Amount Sized?

Two limits apply, and the lower one controls.

The first is equity. On a short-term rental cash-out, leverage runs up to 70% LTV. The new loan cannot exceed that share of the appraised value. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

The second is coverage. A bigger loan means a bigger payment, which lowers the ratio. Take too much cash and the file may drop below 1.00 on a program that starts there.

Picture an investor with a short-term rental appraised at $600,000 and a modest existing balance. Equity looks ample. The 70% ceiling still caps the new loan. If the stronger income method lifts coverage to about 1.2x at that loan size, the file clears. If the lender locks to the lower appraisal rent, the same loan might land near 0.9x. The investor then has three moves: take less cash, find a program that reads actual income, or use a select-lender path below 1.00 with leverage and terms adjusted.

A larger down payment or smaller loan lowers the payment and can lift coverage. It never erases leverage caps, credit floors or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage.

Seasoning matters on recent purchases. About 6 months of ownership is the common expectation, and the settlement statement documents it. Files that assume it away get kicked back.

Which Path Fits Which Situation?

Your situation Likely fit Trade-off
DTI slightly over conventional limits DSCR cash-out Pricing and leverage differ from conventional
DTI far over, many financed rentals DSCR cash-out Credit and reserves carry more weight
Self-employed, heavy deductions DSCR cash-out Property income must support the loan
Title held in an LLC DSCR cash-out Subject to lender program eligibility
Under 12 months of hosting history Wait, or a standard-rental program Short-term rental treatment may not apply
Weak appraisal rent, strong actual income A program that reads trailing income Fewer lenders use this method

Where Does the General Rule Break?

Several edge cases come up repeatedly.

Low appraisal rent, strong hosting income. A file that fails on the rent schedule can pass on documented income. Programs that read only the appraisal figure leave the investor short. This is the largest source of mismatched files.

Short history. A property converted from a long-term lease or bought recently may not meet the roughly 12-month expectation. Cash-out then depends on whether another program accepts the file.

Owner use. Time spent in the property and personal use of proceeds raise a business-purpose question. The CFPB commentary notes that exempt business-purpose credit can later be rewritten for consumer purposes, so purpose gets examined at a refinance. Be straightforward with the lender about how you use the property and the cash.

Second-home loans. Some owners consider a second-home loan instead. That route brings the DTI test back and usually limits how you can rent the property.

Ineligible property types. Manufactured homes, log homes and barndominiums fall outside the network’s DSCR programs.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Does No DTI Test Not Mean?

It does not mean no underwriting. Credit drives eligibility, pricing and leverage. A 620 floor exists in parts of the network, most programs want about 660, and 700 or higher unlocks the strongest tiers. Short-term rental programs generally start at 640. Reserves, the appraisal and property eligibility all still apply.

It also does not mean a future conventional lender will ignore the new payment. A DSCR refinance does not automatically improve a later DTI calculation.

Term structures give some flexibility. The 30-year fixed is the spine. Select lenders in the network offer 40-year terms and interest-only periods, and ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed.

What Prepared Files Look Like

From inside these files, the delays rarely come from the borrower’s income. They come from documentation gaps. A clean short-term rental cash-out package usually includes:

  • Platform or management statements covering the hosting history
  • The entity documents, if title sits in an LLC
  • Recent asset statements for reserves
  • The existing mortgage payoff information
  • Insurance information that matches the property’s actual use as a short-term rental

Insurance is a quiet one. A policy written for a long-term lease can create a mismatch on a short-term rental, and the file stalls while it gets fixed. Lendmire’s DSCR cash-out refinance page covers the general cash-out mechanics.

For investors whose problem is lower income rather than high DTI, Lendmire’s piece Best Short-Term Rental Cash-Out Refinance Program With High Equity and Low Income covers that angle.

If the File Falls Short

Four fixes work most often. Take a smaller cash-out so coverage clears. Wait until hosting history reaches the expected length. Add reserves documentation. Or have the broker re-shop the file to a lender that reads actual income instead of the appraisal figure. Each one addresses a specific gap rather than hoping the next lender reads it differently.

Weigh the cost side honestly. DSCR programs price differently than conventional loans, and terms depend on leverage, credit and coverage. The tradeoff buys qualification that does not hinge on personal DTI. For investors whose DTI is the only obstacle, that is usually the trade worth making. For a file with thin coverage and short history, a smaller cash-out or a wait may beat forcing the loan.

Frequently Asked Questions

Do DSCR cash-out refinances on short-term rentals check my debt-to-income ratio?

Generally no. These are business-purpose investor loans, and qualification runs primarily on the property’s rental income covering the payment, subject to lender guidelines. Credit score, LTV, reserves and property review still apply.

How much cash can I pull from a short-term rental?

On a short-term rental cash-out, leverage runs up to 70% LTV on the strongest files. The coverage ratio can cap the amount lower, since a larger loan raises the payment. Both limits have to clear. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Do I need a hosting history?

Most short-term rental programs expect about 12 months. Documentation is usually platform or management statements. A shorter history may route the file to different treatment, and the options depend on the lender.

What credit score do I need?

Short-term rental programs typically want around 640 or higher. Across the broader network, a 620 floor exists in places, most programs want about 660, and 700 or higher opens the strongest leverage tiers.

Can I take cash out if my coverage is below 1.00?

Select lenders in the network offer programs below 1.00, with leverage and terms adjusted. Coverage of 1.00 is where many select programs start. Eligibility depends on credit, reserves and the property review.
