DSCR HELOC Requirements for a Five-Rental Airbnb Portfolio

DSCR HELOC Requirements for a Five-Rental Airbnb Portfolio

The Quick Read: A DSCR HELOC tests one rental at a time, never the five as a pool, and it qualifies primarily on that property’s rent covering a stress payment on the whole line, subject to lender guidelines. Each Airbnb you want a line on needs its own valuation, title, seasoning and coverage test.

  • Minimum coverage is 1.10x, tested on the entire credit limit, not only the drawn balance.
  • A second lien reaches 70% CLTV at a 720 score or better, on lines of $50,000 to $500,000.
  • A first lien on a rental with no mortgage reaches 75% LTV at 740 or better.
  • The program allows at most 5 loans or $2,500,000 per borrower, so a five-rental portfolio can hit that cap.
  • Offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select programs and subject to underwriting. Every figure here varies by lender and program: guidelines, property type, leverage, and credit profile all apply.

What Is a DSCR HELOC on a Rental?

A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied rental. It is written as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. The rent qualifies it. No traditional personal-income documentation, W-2s, pay stubs or debt-to-income ratio come into the file.

That is different from a bank HELOC. NerdWallet notes that fewer lenders offer a HELOC on an investment property, that qualification is strict, and that some restrict rental lines by location or by whether the home is rented all year. A bank-style line underwrites you. A DSCR line reviews the property’s rental income.

Here is how the products sit side by side.

Feature DSCR HELOC Personal-income rental HELOC DSCR cash-out refinance
Reviewed on Property rent Borrower income and DTI Property rent
Structure Revolving second or first lien Revolving line New first mortgage
First mortgage Stays in place Stays in place Replaced
LLC title Allowed on this program Varies by lender Varies by program

Two other products get called a DSCR HELOC. One is a closed-end second that pays out a single amount, which is a home equity loan rather than a line. The other is a cash-out refinance. Ask which one a lender is actually quoting before you compare anything.

This line is also never closed together with a purchase, and it is never placed on your own home or a second home. It is an investor product, reviewed differently from an owner-occupied mortgage because it is business-purpose lending.

How Does Underwriting Read a Five-Rental File?

Underwriting reads five separate files. A line goes on one property, and it is tested on that property’s rent, equity, title and first-mortgage balance. Nothing pools the equity of the other four. The cash from that one line can fund a down payment, repairs or liquidity on any of the others.

Here is the sequence a file follows.

1. Pick the collateral. One rental carries the line. The property must be a single-family home, PUD, townhome, two-to-four-unit building, or a condominium, with lots up to 10 acres allowed.

2. Set the rent used for lender review. Rent is the lesser of the appraisal’s Form 1007 market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit building may have at most 1 vacant unit.

3. Run the coverage test. Gross monthly rent is divided by a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. That is a stress payment, and taxes and insurance are not part of it. Minimum coverage is 1.10x.

4. Run the leverage test. CLTV is the first-mortgage balance plus the new line, divided by value. Coverage and leverage both apply, and the tighter one controls the line size.

5. Count exposure. The program allows at most 5 loans or $2,500,000 per borrower. Five rentals can reach that ceiling before any single property’s coverage fails.

Because the test uses the full credit limit, the stress payment is sized on the whole line rather than on the drawn balance alone.

One point stays open on a second lien: whether the first-mortgage payment joins the qualifying payment. Confirm on the file how the lender treats the first-mortgage payment, since the lender’s own coverage calculation governs.

How Is Airbnb Income Counted?

For an Airbnb, the rent figure is the biggest variable in the file. Rent used for lender review comes from the appraisal’s market-rent opinion and the lease, and your platform revenue does not simply replace them. A short-term rental with a lease in place still has to clear the same 1.10x test on the lesser of market rent and lease, unless three months of rent receipts support a lease above market.

The appraisal form matters. Fannie Mae’s appraiser guidance says Form 1007 calls for indicated monthly market rent. An appraiser may not multiply nightly comparables by 30, and the form cannot estimate a nightly short-term fee. McKissock adds that the form documents monthly rent on single-family and condo investment properties, while Form 1025 covers small income properties of two to four units.

So a nightly-rate business meets a monthly-rent test. Picture an owner whose Airbnb grosses well above the long-term rent in the neighborhood. The line still is reviewed on the lesser-of rule, so the extra revenue strengthens the owner’s cash position without raising the coverage number.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The cleaner approach is to run the coverage test on the long-term rent basis first, and treat any short-term premium as margin. Gross platform revenue is not the coverage figure, so counting it that way would overstate the result.

What Are the Requirements, Property by Property?

The parameters differ by lien position. These are typical ceilings and floors from select wholesale programs, subject to underwriting, and never offers.

Requirement Second lien First lien (no mortgage)
Max leverage 70% CLTV 75% LTV at 740+; 70% at 700-739
Minimum score 720 700
Line size $50,000 to $500,000 To $500,000, then to $1,000,000
Large lines Not available above $500,000 65% LTV at 720+ above $500,000

The line itself runs a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, with a 30-year maturity. The rate is variable. Later draws are at least $5,000 each.

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Credit history matters beyond the score. There can be no 30-day mortgage late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu. Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible here.

A declining-market flag lowers the ceiling by 5 points. A Philadelphia property carries a ceiling 10 points lower.

How Is the Property Valued?

Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, together with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

Title work scales the same way. A full title policy is required on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report. Hazard insurance covers both liens, with flood coverage where required.

For a five-rental owner, this means each property you finance gets its own valuation and its own title review. Plan the sequence so you are not paying for work on a property that will not clear.

Can an LLC Hold the Line?

Yes, on this program. Vesting in your LLC is allowed on an investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.

That matters for a five-Airbnb owner who holds properties in entities. The caution is that other products differ. Some personal-income HELOCs on the market require title in an individual’s name or a revocable trust. Check the entity rules of any program before you plan around it, rather than assuming they match.

Land trusts and leaseholds are outside this lane.

Which Properties and Situations Fall Outside?

The general rule breaks in a handful of named places. A property on this lane cannot be any of the following:

  • rural-designated property
  • a row home
  • a condotel
  • commercial, agricultural or mixed-use property
  • an age-restricted community
  • a hobby farm, modular home or log home
  • a property under a land contract
  • a property listed for sale in the prior 2 months
  • a property with a solar lien

The condotel exclusion catches some Airbnb owners, since many short-term units sit in hotel-style buildings. The recently-listed exclusion catches owners who tested the sale market and pulled back.

Two structural edge cases also matter. A borrower who keeps a first mortgage can only take a second lien, which carries the 720 floor. A first lien exists only on a rental with no mortgage. And the exposure cap is 5 loans per borrower with the program, so using the program on all five rentals leaves no room for a sixth.

A Five-Property Walkthrough

Consider a hypothetical owner with five Airbnbs. Each is described here by structure only, and the outcomes are illustrative, since the lender’s own calculation governs.

  • Property one: paid off, held personally, 740 score. A first lien up to 75% LTV is possible, subject to the 1.10x coverage test on the property’s rent.
  • Property two: a first mortgage with moderate balance, held in an LLC. A second lien up to 70% CLTV is the only path. Whether it passes depends on the full-line stress payment against the 1.10x minimum.
  • Property three: bought five months ago. Not eligible yet, because of the seasoning clocks.
  • Property four: a condotel unit. Outside the program entirely.
  • Property five: a high first-mortgage balance against value. The CLTV ceiling binds before coverage does, so the line comes back small or not at all.

One line on property one or two might fund a down payment on a sixth rental. This program does not close with a purchase, so the line must already exist before the owner goes under contract. The purchase loan itself is a separate product with its own review.

When a Different Structure Fits Better

A DSCR HELOC is not always the right tool. It suits an owner who wants to keep a low first mortgage in place and tap equity without opening the personal income file. The flip point comes when the first mortgage is expensive or the borrower wants a fixed lump sum.

If your first mortgage carries a balance and terms you would rather replace, a DSCR cash-out refinance may serve better. If you would rather qualify on deposits than on rent, see Lendmire’s piece How to Qualify for a Bank Statement HELOC for a Five-Rental Airbnb Portfolio.

The variable rate and the interest-only draw period create a payment-shock risk when repayment begins. Across five properties, stress-test each one against the full amortizing payment, not the interest-only one. The complete DSCR loans guide covers how coverage works across the broader product family.

Key Terms Defined

  • DSCR: Gross monthly rent divided by the monthly payment the lender tests against it.
  • CLTV: The first-mortgage balance plus the new line, divided by the property’s value.
  • Second lien: A loan that sits behind the first mortgage in repayment priority.
  • Seasoning: The time since you bought, refinanced, or took title to the property.
  • Draw period: The window in which you can borrow from the line.
  • Form 1007: The appraiser’s rent schedule that estimates monthly market rent.

Frequently Asked Questions

Can I get one line across all five Airbnbs?

No. Each line is secured by one rental and tested on that property alone. Equity does not pool across the portfolio. You can take separate lines on several properties, subject to the per-borrower cap of 5 loans or $2,500,000 with the program.

Does having five mortgages block me?

Not by itself. The qualifying test is rent coverage, not your personal debt-to-income ratio. The binding limits are the exposure cap, the 720 score on a second lien, and the CLTV on each specific property.

Does my Airbnb revenue count as rent?

Not directly. Rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. Short-term revenue above that figure builds your cash flow but does not raise the coverage number.

What if one rental is held in an LLC?

It can stay in the LLC on this program, with the members signing as guarantors, subject to program terms. Other HELOC products may require personal or trust title, so confirm entity rules before choosing a lane.

How soon after buying can I open a line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
