Investment Property HELOC Requirements on a Paid-Off Airbnb

Investment Property HELOC Requirements on a Paid-Off Airbnb

The Quick Read: A home equity line on a paid-off Airbnb is available when the title sits in your own name or a revocable trust, your personal credit and debt-to-income ratio clear the lender’s tests, and the line fits a leverage cap that still applies with no mortgage balance. The lender underwrites you, not the bookings.

  • Across Lendmire’s wholesale network, an investment-property line caps at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
  • The minimum credit score is 700, and debt-to-income runs up to 50%.
  • LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
  • Owning free and clear removes the first lien. It does not remove the leverage cap.
  • When the property sits in an LLC, or you want to qualify on rent, a DSCR cash-out refinance is the usual alternative.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line you draw from, secured by property you own.

Free and clear: You own the property with no mortgage balance, so no other lender sits ahead of the new line.

CLTV: Combined loan-to-value adds every loan secured by the property and divides the total by its value.

Lien position: This is where a lender stands in line to be repaid. The line can sit in first or second position, so it works on a paid-off property.

DSCR: The debt service coverage ratio compares a property’s monthly rent to its full monthly payment (principal, interest, taxes, insurance, and any association dues).

Draw period: This is the stretch when you can borrow from the line, often paying interest only.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Paid-Off” Change?

It changes one thing: there is no first mortgage to subtract. Your starting equity is the full value. Everything else still applies, including the lender’s leverage cap, your credit, your debt load, and your title.

NerdWallet notes that a HELOC on an investment property can be harder to get than one on a primary home because lenders see higher default risk. It describes the typical borrower as having stronger credit, more reserves, and proof of long-term tenants on a rental. On Lendmire’s network, an investment line starts at 700, and 720 buys no extra leverage.

An Airbnb adds a wrinkle. The line is a personal-credit product, so booking history does not drive approval. Revenue counts only as net income documented on your filed returns, and some underwriters discount it because short-term income swings more than lease income.

How Underwriting Treats It, Step by Step

Step 1: Title check. The property must be held by you as an individual or in a revocable living trust. If it is deeded to an LLC, you need a vesting change or a different product. Retitling a property can carry its own consequences, so think it through before you do it.

Step 2: Eligibility screen. The lender looks at credit, debt-to-income, property type, and your total exposure. Eligible property types include single-family, 2-4 unit, planned unit development, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned properties are not offered. Each borrower is limited to three lines, and owning more than 15 financed properties disqualifies the file.

Step 3: Sizing. The formula is 70% of value, minus existing liens, capped at the maximum line. On a paid-off property, the lien deduction is zero. Below a value of roughly $700,000, the 70% limit binds first. Above that, the $500,000 cap binds, so a more valuable property does not buy a bigger line. Lines run from $25,000 up to $500,000 total on an investment property.

Step 4: Valuation. Because an investment line tops out at $500,000, it falls in the lane where an automated valuation commonly replaces a traditional appraisal. A higher CLTV may call for a secondary valuation, and you can request a full appraisal at any time.

Step 5: Income and documents. The file includes filed returns, bank statements, and mortgage statements on every property you own. For a short-term rental, add platform records and deposits. Insurance should show coverage for short-term rental use. Debt-to-income is measured on the interest-only payment calculated on the maximum draw, so a larger line weighs more heavily on the ratio.

Step 6: Structure after closing. Investment lines follow a 5-year interest-only draw and a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing is variable and never converts to fixed.

The CFPB explains that a HELOC is an open-end line you can borrow against repeatedly. It also notes that payments often become significantly higher once the repayment period starts. Plan for that jump from day one.

Requirements at a Glance

Factor Investment-property line Why it matters on an Airbnb
Max CLTV 70% Applies even with no mortgage
Line size $25,000 to $500,000 Cap binds on pricier homes
Credit score 700 minimum No tier beneath it
Debt-to-income Up to 50% Counts every financed property
Title Individual or revocable trust LLCs are out
Lien position First or second Stands alone when paid off

Programs change and every file is underwritten individually, so treat these as typical network ranges rather than promises. This HELOC product is available in the 16 states where Lendmire offers full-service lending. That is narrower than its 41-market DSCR footprint.

How Does Airbnb Income Get Documented?

Net income is the number that matters, not gross bookings. The lender wants to see what survived expenses, because that is what lands on your return. A busy listing with heavy costs can look thin on paper.

Hosting income and expenses are reported on the rental schedule of your tax return. The return also records fair rental days and personal-use days, which is why IRS Publication 527 matters to the file. A lender reads those lines. Platform payout reports and bank deposits then back up what the return shows.

Where the General Rule Breaks

LLC-held Airbnb. A property deeded to an LLC cannot take this line. Your options are a vesting change or a DSCR cash-out refinance, which accepts entity ownership subject to program terms.

A brand-new listing. On a personal-credit line, little rental history simply means the file leans on your personal profile. On a short-term-rental DSCR path, lenders typically want about 12 months of hosting history. A newer listing may underwrite on long-term rent instead.

Heavy personal use. If you stay in the property often, the tax return a lender reads will show it, and that can affect both the income picture and how the property is treated. Tax treatment varies; consult a qualified professional.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Also read the rental-use clause in the line agreement itself.

Bank lines versus broker-channel lines. Large retail lenders vary widely in how they treat short-term income, and some decline to count it at all. Credit unions and portfolio lenders are often more flexible. A broker sees many guidelines at once, which is the practical reason to compare before applying.

Mislabeled products. What gets advertised as an investment property HELOC is often a rent-qualified second lien or a first-lien cash-out refinance. Ask what the lender actually underwrites.

HELOC or DSCR Cash-Out on a Paid-Off Airbnb?

These are different tools. One underwrites you. The other reviews the property’s rental income.

Factor Investment HELOC DSCR cash-out refinance
Underwrites Your personal income and debt The property’s rent against its payment
Title Individual or revocable trust Entity allowed, per program terms
Max leverage 70% CLTV About 75% on standard rentals; about 70% on short-term-rental collateral
Size Up to $500,000 Up to $3,000,000 on standard programs
Credit floor 700 Often around 660; select programs lower
Structure Variable, never fixed 30-year fixed is the spine

The DSCR side qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage of 1.00 is where select programs start, and stronger ratios open better terms. A short-term-rental cash-out typically expects a 640 or higher score and about 12 months of hosting history. Lendmire’s complete DSCR loans guide covers those programs in depth.

Clearing 1.00 does not mean the property is cash-flow positive. Repairs, vacancy, management, and utilities sit outside the ratio. A line payment also sits outside the ratio, yet you still make it.

When a HELOC Is the Wrong Move

Skip the line when the property is in an LLC and you do not want to retitle it. Skip it when your personal debt-to-income is the problem, because a bigger line makes the ratio worse. Skip it when you need a large sum, since the $500,000 cap may fall short. A fixed payment is another reason to look elsewhere, because this line floats.

The line fits best as short-term capital for a defined purpose, such as a down payment or a quick repair, with a plan for repaying it. Lendmire’s piece Short-Term Rental DSCR Loan vs HELOC on a Paid-Off Airbnb Property lays out that tradeoff in more detail.

Application Checklist

  • Deed or title showing you or your revocable trust as owner
  • Filed returns and bank statements
  • Mortgage statements on every other property you own
  • Platform payout records and rental deposits
  • Insurance showing short-term rental coverage
  • A credit report, which must be no more than 90 days old at closing

Frequently Asked Questions

Can a paid-off Airbnb be held in an LLC and still get a HELOC?

Not on this product. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. You can deed the property to yourself or a revocable living trust. Or you can use a DSCR cash-out refinance, which accepts entity ownership subject to program terms.

How big a line can I get on a paid-off investment property?

The line is 70% of value capped at $500,000, with a $25,000 minimum. Under roughly $700,000 in value, the percentage binds first. Above that, the cap binds. Terms are subject to lender guidelines and a full file review.

Does my Airbnb income count toward qualifying?

Only as documented net income on your filed returns, and some underwriters discount it. The lender is looking at you, not the listing. If you want the property’s rent to carry the file, a DSCR cash-out is built for that.

Will I need an appraisal?

Usually not. Investment lines cap at $500,000, which keeps them in the automated-valuation lane. You can request a full appraisal in any case, and a higher CLTV may require a secondary valuation.

Is a HELOC payment fixed?

No. Pricing floats during both the draw and repayment periods and never converts to fixed. The CFPB notes that payments often rise significantly when repayment begins.
