Investment Property HELOC vs DSCR Cash-Out Refinance for a Five-Rental Airbnb Portfolio

Investment Property HELOC vs DSCR Cash-Out Refinance for a Five-Rental Airbnb Portfolio

The Quick Read: For five Airbnb rentals, a DSCR cash-out refinance fits best when the properties sit in LLCs or you need a large sum, while an investment HELOC fits when you hold title personally, carry a 700-plus score, and want to keep a good first mortgage.

  • An investment line on this network caps at 70% CLTV, and the line itself tops out at $500,000.
  • LLCs cannot hold title on an equity line, so LLC-owned rentals point toward a DSCR cash-out.
  • A borrower is limited to three lines, so five rentals cannot each carry their own line.
  • A DSCR cash-out on short-term-rental collateral tops out around 70% LTV, and standard long-term rentals reach about 75%.
  • Both products raise your balance, and clearing 1.00 coverage does not mean the rental still cash-flows. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

The two products answer different questions. A home equity line of credit (HELOC) is a revolving line secured by a property, and the lender mostly asks about you: your credit, your debts, and how the property is titled. A DSCR cash-out refinance replaces the existing loan with a larger one, and the lender mostly asks about the property: does the rent cover the payment? This article compares the two for an owner of five Airbnbs. The goal is to help you choose, not to sell you one.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Valuation Automated valuation commonly used Appraisal with rent schedule
Cash delivery Draw line, at least 75% drawn at closing Lump sum replacing the first loan
Portfolio limits Three lines; over 15 financed properties ineligible Set by lender and file
Reserves Stronger reserves common, per Experian Commonly about 6 months of PITIA

Experian notes that investment HELOCs typically cap near 80% of value across the wider market. On this network, an investment line stops at 70% CLTV.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing obligation. A ratio of 1.00 means rent equals that obligation.

PITIA: principal, interest, taxes, insurance, and any association dues. It is the payment the DSCR test measures rent against.

CLTV (combined loan-to-value): all loans secured by a property, added together, as a percentage of its value.

Seasoning: the waiting period a lender wants between buying a property and refinancing it. Many cash-out files expect about 6 months.

Cross-collateralization: one loan secured by several properties, where each property backs the whole debt.

Trailing-12-month income: a year of booking statements from a short-term rental platform or manager. It is the usual proof of Airbnb income.

Why Does Owning Five Airbnbs Change the Comparison?

Five properties turn a simple product choice into a question of limits. NerdWallet says not every lender offers a HELOC on an investment property, and it calls the requirements strict. Experian adds that an investment HELOC is a second mortgage, so a missed payment can lead to foreclosure on the rental.

Across Lendmire’s wholesale network, equity lines add several limits that matter at portfolio scale:

  • A borrower may hold only three lines.
  • Combined exposure caps at $750,000 or $2,000,000, depending on which of the two wholesale programs the file fits. One is a higher-leverage program, and the other is a longer-runway program.
  • A borrower with more than 15 financed properties is not eligible.
  • Debt-to-income (DTI) can run to 50% at most, calculated on the interest-only payment at the maximum draw.

Each new line adds to the personal debt load that the next approval is tested against. Five separate lines would run into the three-line limit before DTI even becomes the issue. Equity lines on this network are also placed only in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

Short-term rental use adds its own friction. NerdWallet’s second page notes that some lenders restrict investment HELOCs by location and by whether the home is rented year-round. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

A Five-Airbnb Walkthrough

Picture five Airbnbs. Three are titled in your own name, and two sit in LLCs. Each has a first mortgage near 45% of value. These are modeled assumptions, not market data.

The HELOC path. The two LLC rentals cannot hold title on an equity line. They would need a deed change into your name first, or a different product. The three personal rentals are eligible for lines, subject to your 700-plus score and DTI. At 70% CLTV, each has room for about 25% of value on top of the first mortgage, before line size and DTI apply. That ceiling applies to the investment line, and it is the same ceiling on all three.

The DSCR cash-out path. Each rental is a cash-out candidate on its own, or you can ask whether a lender offers a blanket structure. Expect about 12 months of hosting history and a 660-plus score on those files. Coverage on refinances typically starts at 1.00.

The cost of each pull. Adding 25% of value on top of a first mortgage at 45% of value raises the balance by more than half. Coverage drops by a similar proportion, assuming similar loan terms. A property that covered comfortably before may land close to 1.00 or below it. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.

Order of operations. Many investors start with the property that has the most equity and the strongest rental history. Test the file after each pull, because the next approval sees the added debt.

When an Investment HELOC Is the Better Fit

A HELOC wins when you want to keep your existing first mortgage and borrow in stages. A cash-out gives up the existing first lien’s terms. A HELOC sits beside the first loan or stands alone in first position.

Consider the line when most of these are true:

  • You hold title personally or in a revocable living trust.
  • Your score is at least 700 on an investment property, and your DTI sits at or under 50%.
  • You want staged draw capital, such as a down payment fund for the next rental.
  • The existing first mortgage has terms worth keeping.
  • The amount you need fits within a line of up to $500,000.

The structure is worth understanding. Investment lines on this network run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Because investment lines cap at $500,000, they commonly run on an automated valuation with no traditional appraisal. That keeps documentation lighter on the property side. It does nothing for your personal debt ratio.

When a DSCR Cash-Out Refinance Is the Better Fit

A DSCR cash-out wins when the rentals live in LLCs, when you need a larger lump sum, or when your personal debt ratio is already stretched. The loan is tested on what the property earns against its own payment. Subject to lender program eligibility, LLC-titled rentals can generally be handled with an individual guarantor.

The cash-out fits best when:

  • Rentals are held in LLCs, or you would rather not retitle them.
  • You need more than a $500,000 line allows.
  • You are near the three-line or personal-DTI limits of an equity line.
  • The first mortgage is not worth preserving.
  • You can document Airbnb income.

Airbnb income needs proof because there are no leases. Lenders commonly accept trailing-12-month platform or management statements. They may also accept an appraiser’s short-term-rental analysis or the long-term market rent as a conservative fallback. The appraisal uses Form 1007 for the rent schedule on single-family homes and Form 1025 for two-to-four-unit properties. Different methods can produce different loan amounts on the same address. Confirm which method the lender uses before ordering the appraisal.

Terms are flexible. The spine is the 30-year fixed, and select lenders in the network offer 40-year and interest-only periods. Above $2,500,000, the network generally holds to 30-year fixed structures. Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months. The broader picture is in Lendmire’s complete DSCR loans guide.

What Clearing 1.00 Does Not Tell You

DSCR compares rent to PITIA and nothing else. Repairs, vacancy, management fees, utilities, and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money after those costs. This matters more for Airbnbs, where income swings by season.

Stress-test seasonal income before you commit. Look at the weakest stretch of your trailing-12-month statements, not just the annual total. A line has its own version of this problem. Because it floats and never converts to fixed, the interest-only payment can change over the draw period.

Both products also raise your balance. If you use the funds for a down payment, a renovation, or something personal, tax treatment can differ. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Can You Use Both?

Yes, and mixed titles make that natural. Personally titled rentals with a worthwhile first mortgage can carry a line. LLC-titled rentals can go through a DSCR cash-out. Some investors then use line draws as acquisition capital and refinance into a DSCR loan once a property has seasoned.

The risk is stacking. Each financed property adds to your personal debt picture and to your total exposure. A DSCR loan keeps personal income out of the focus, though lenders still review credit, reserves, and the guarantor.

The Verdict

Choose the HELOC if you hold title personally, score 700 or higher, want to keep a good first mortgage, and need a moderate amount. Choose the DSCR cash-out if your rentals sit in LLCs, you need a larger sum, or personal DTI is the constraint.

Whatever you pick, size the pull against the weakest property, not the best. Five Airbnbs share your name and your reserves even when they do not share a loan.

Frequently Asked Questions

Can an LLC-owned Airbnb get an investment HELOC?

Not on this network. Equity lines require title in an individual’s name or a revocable living trust. LLCs, corporations, partnerships, and land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Can I put a HELOC on all five rentals?

Not on this network. A borrower is limited to three lines, and combined exposure is capped. Each added line also counts against your DTI, which cannot exceed 50%. A DSCR cash-out is tested per property or per structure instead.

Do I need 12 months of Airbnb history for a cash-out?

Without a full year of hosting history, some lenders use an appraiser’s short-term-rental analysis or the long-term market rent instead. Methods vary by lender and can change the loan amount.

Does a cash-out refinance replace my current mortgage?

Yes. NerdWallet describes a cash-out refinance as replacing the existing mortgage with a larger one and paying out the difference. A HELOC leaves the first mortgage in place when the line sits in second position.

If my DSCR clears 1.00, is the rental profitable?

Not necessarily. The ratio measures rent against PITIA only. Vacancy, repairs, management, and utilities are outside the test.
