How Much Can You Borrow on a DSCR HELOC on an Airbnb Held in an LLC?

How Much Can You Borrow on a DSCR HELOC on an Airbnb Held in an LLC?

The Quick Read: It depends on which limit binds first: equity or rent coverage. On a second lien, combined leverage tops out at 70% CLTV at a 720 credit score or better, on lines of $50,000 to $500,000, subject to underwriting. On a paid-off rental, a first lien reaches 75% LTV at 740 or better. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

  • Second lien: up to 70% CLTV (first mortgage plus the new line, divided by value), lines to $500,000.
  • First lien on a rental with no mortgage: 75% LTV at 740 or better, 70% at 700 to 739, and 65% on lines above $500,000 up to $1,000,000.
  • The rent test runs on the entire credit limit, so rent can cap the line before equity does.
  • Airbnb nightly revenue does not raise the rent used for lender review. The lease and the appraisal’s market rent do.
  • The LLC can stay on title, with members signing as guarantors, through select programs. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

What Does a DSCR HELOC Actually Look Like on an LLC-Held Airbnb?

A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is written as a standalone second lien behind your first mortgage, or as a standalone first lien on a rental with no mortgage. The rent qualifies the file, so the loan does not require traditional personal-income documentation, W-2s, or a personal income calculation, subject to lender guidelines.

The LLC can stay on title. Members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. A lender in a BiggerPockets thread on HELOCs for properties in an LLC describes the same obstacle: banks want the property in a personal name, while investor-focused DSCR lines are a different sector.

Across Lendmire’s wholesale network, this lane is built for landlords who want equity without touching a low-balance first mortgage and without opening the personal income file. It is not offered on your own home or a second home. The full picture of how these loans fit together sits in Lendmire’s complete DSCR loans guide.

How Much Equity Can You Reach?

Your line size starts with leverage. The tier depends on lien position and credit score. Every figure below is a ceiling, never an offer, and is subject to underwriting.

Lien position Credit score Maximum leverage Line size
Second lien (behind your first mortgage) 720 or better 70% CLTV $50,000 to $500,000
First lien (no mortgage on the rental) 740 or better 75% LTV Up to $500,000
First lien (no mortgage on the rental) 700 to 739 70% LTV Up to $500,000
First lien (no mortgage on the rental) 720 or better 65% LTV Above $500,000 to $1,000,000

LTV and CLTV are different measures. CLTV adds your existing first mortgage balance to the new line before dividing by value.

Below a 720 score, there is no second-lien option. A borrower who keeps a first mortgage can only take a second lien. A first lien exists only on a rental with no mortgage, and its floor is 700.

The Sizing Formula: Equity Limit vs. Rent Limit

Two limits apply, and the lower one wins.

The equity limit. Take the property value, multiply by the leverage cap, and subtract what you owe on the first mortgage. Then cap the result at the line maximum. On a paid-off rental, there is no first mortgage to subtract, and the first-lien LTV tier from the table applies instead. Say you own an LLC-held rental, keep a first mortgage, and score 740. The second-lien equity limit is 70% CLTV of value, minus your first mortgage balance, capped at $500,000.

The rent limit. The minimum DSCR is 1.10x. That is gross monthly rent divided by the qualifying payment. The qualifying payment is a fully amortizing principal-and-interest payment on the entire credit limit, at the start rate plus 2 percentage points. Taxes and insurance are not part of it. Confirm on the file how the lender treats the first-mortgage payment on a second lien. The lender’s own calculation governs. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Because the test runs on the whole limit, not the drawn balance, a bigger line means a bigger stress payment. A property with strong equity but modest rent can hit the coverage ceiling first. When rent covers the stress payment comfortably, equity becomes the binding limit instead.

Run it as a thought exercise. A rental whose rent covers a given line at roughly 1.3x could support a larger line on the rent side, so value and leverage decide. The same rental asked for a line twice that size could fall under 1.10x, and the line shrinks to fit.

Which Rent Counts on an Airbnb?

Rent is the lesser of the appraisal’s Form 1007 market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

Here is the catch for Airbnb owners. A DSCR HELOC does not read your Airbnb revenue the way a DSCR cash-out does. If your property runs purely as a nightly rental with no lease, a DSCR cash-out refinance is the more common route. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Else Shrinks Your Line?

Several file items trim the number even when the formula looks fine.

  • Valuation path. Lines to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.
  • Market flags. A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower.
  • Credit history. No 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu.
  • Exposure. At most 5 loans or $2,500,000 per borrower with the program. Stacked LLC properties count against you.
  • Property type. Rural-designated property, condotels, row homes, and leaseholds are outside this lane. So are land trusts, mixed-use, and a property listed for sale in the prior 2 months.

Condotel owners need a different path, usually a DSCR cash-out. Eligible types include single-family, PUD, townhome, two-to-four units, and condominiums, with the leverage tiers above governing every type.

How Do the Draw Rules Work?

Lines start at $50,000. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The draw period runs 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable. No reserves and no cash to close are required.

The CFPB’s explanation of home equity lines makes the general point that payments are often significantly higher once repayment begins. The coverage test on the full limit already builds that in. Rate and pricing terms come with the lender’s disclosures.

Seasoning: Two Six-Month Clocks

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). If you bought recently, the line waits.

DSCR HELOC vs. Bank HELOC vs. DSCR Cash-Out

These are three different products. Keep them separate before you decide.

Factor DSCR HELOC Investment-property HELOC DSCR cash-out refinance
Reviewed on Property rent Personal income Property rent
LLC on title Allowed Not allowed Per program terms
Structure Revolving line Revolving line Replaces first mortgage
Airbnb income Not counted Not counted May count on STR path
Leverage 70% CLTV second lien Up to 70% CLTV, $500,000, 700 floor 70% LTV on short-term-rental collateral

The investment-property HELOC row describes that product’s own rules, not this program’s. A cash-out on a standard long-term rental can reach 75% LTV, while a short-term-rental cash-out sits at 70%. Lendmire’s piece on top DSCR HELOC providers for an LLC-held Airbnb goes deeper on provider differences. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

A line can also be frozen or reduced under its plan terms, while cash-out proceeds are already funded. A cash-out replaces your first mortgage, so it makes more sense when that mortgage is worth replacing. If you want to keep it, the second-lien line is the cleaner fit.

Choosing Your Route: A Decision Walkthrough

Start with lien position. No mortgage on the rental? A first lien at 700 or better is possible. A mortgage you want to keep? You need a 720 and a second lien.

Next, check the lease. No lease in place means this lane is closed, and a cash-out is the likelier route.

Then test the rent against a line sized to your goal. If the line you want fails 1.10x, ask for a smaller one. Finally, check the exposure cap if you hold other LLC rentals.

If the LLC must stay and a program won’t take it, another route exists. You can draw against a property you own personally, then move the money into the LLC as a documented member contribution. Retitling out of the LLC carries its own risks, and an investor discussion on deed transfers notes a transfer can look like a sale to a bank. Talk to an attorney before moving title.

Who Cannot Use This Program?

US citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, through select programs.

Frequently Asked Questions

Does the LLC still need personal guarantees?

Yes. The LLC can stay on title, but its members sign as guarantors, subject to underwriting. The LLC does not remove personal liability on the line. If a title holder is not a borrower, that person signs a non-borrowing owner acknowledgment and the security instrument.

Can I borrow more because my Airbnb earns more than a long-term rental would?

No. The lesser of the appraisal’s market rent and the lease counts, unless three months of receipts support a lease above market.

How soon after buying can I open the line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are checked against your file.

Is the DSCR tested on the amount I draw?

No. The 1.10x test runs on a stress payment for the entire credit limit. That is why rent, not equity, can cap a larger line. The lender’s own calculation governs, and the CFPB’s HELOC brochure notes that some plans require an initial draw at setup.

Can I take a second lien with a 700 credit score?

Not on this program. Second liens need a 720 or better. A 700 to 739 score works on a first lien, but only on a rental with no mortgage, at up to 70% LTV on lines to $500,000. Credit tiers are set by the lender’s own report. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Lendmire is a mortgage broker that arranges financing through select lenders in its wholesale network. Every file is underwritten individually, and nothing here is a commitment to lend.
