How Much Can You Borrow on a Bank Statement HELOC for Funding a Wedding From Home Equity?

How Much Can You Borrow on a Bank Statement HELOC for Funding a Wedding From Home Equity?

The Quick Read: Usually you can borrow your home’s value times the program’s combined loan-to-value ceiling, minus what you still owe on the first mortgage. The wedding purpose changes none of that math. On this network the ceiling is lower on an investment property, and higher on a primary residence or second home for borrowers with stronger credit profiles.

  • Ceiling depends on occupancy and credit. Investment lines top out at 70% CLTV. Primary residences and second homes reach 90% only at 720 or better, on lines up to $500,000. A separate primary-residence program at 720 or better allows 75% CLTV on lines up to $750,000.
  • Line size runs $25,000 to $750,000. Anything above $500,000 is primary-residence only.
  • Income comes from deposits. The “bank statement” label changes how income is documented, not how much equity you need.
  • Most of the line is drawn at closing. At least 75% is drawn on day one, which matters for wedding budgets paid out in stages.
  • The home is the collateral. A wedding is an expense that does not pay you back, so size the line to the budget, not to the maximum.

Subject to lender guidelines, credit approval and full file review, here is how the pieces fit.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Calculated?

The maximum line equals home value times the CLTV ceiling, minus the balance on your first mortgage. Occupancy, credit score and program caps then trim that figure. Purpose is not a factor. A lender sizes a wedding line the same way it sizes a renovation line.

CLTV means combined loan-to-value. It adds your existing mortgage to the new line and divides by the home’s value. NerdWallet explains that borrowing limits are tied to your equity, so a short ownership history can limit the line.

Here is a clean way to see it with percentages. Say your first mortgage equals 60% of the home’s value and the ceiling is 85% CLTV. The line can reach 25% of the home’s value. Note that borrowing 85% of your equity is a different, larger number. With 40% equity, 85% of it would be 34% of value. The CLTV method gives you less.

Market-wide figures run higher than ours in some cases. Experian reports that most standard HELOC lenders cap at about 85% CLTV, and some go to 90% or 100%. That is a broad market statistic. On this network, an investment-property line stops at 70% CLTV, and 90% exists only for primary residences and second homes at a 720 profile.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the home’s value.

Draw period: The stretch when you can borrow against the line and pay interest only.

Repayment period: The stretch after the draw period when principal and interest are both due.

Bank statement income: Income figured from deposits in your personal or business accounts rather than from tax returns or pay stubs.

DTI (debt-to-income): Your monthly debts divided by your monthly income.

What Do the Ceilings Look Like by Occupancy and Credit?

On a primary residence, the ceiling steps down as credit drops, and the size limit changes with it. Second homes and investment properties have tighter, shorter ladders. The tables below show typical ranges from the select wholesale programs Lendmire brokers, subject to lender guidelines.

Primary residence

Credit score Max CLTV Max line
720+ 90% $500,000
720+ 75% $750,000
700+ 85% $500,000
700+ 75% $750,000
660-699 85% $500,000
640+ 75% $500,000
620+ 70% $400,000
600+ 60% $400,000

Second home and investment property

Occupancy Credit score Max CLTV Max line
Second home 720+ 90% $500,000
Second home 700-719 85% $500,000
Second home 640+ 75% $500,000
Investment 700+ 70% $500,000

Two programs sit behind these numbers. The first is a higher-leverage program with a 3-year interest-only draw and a 17-year repayment. The second is a longer-runway program with a 5-year draw and a 25-year repayment. A line above $500,000 needs a credit profile of 700 or better (720 on the longer-runway program). It caps at 75% CLTV and requires a full appraisal. Lines at or below $500,000 usually run an automated valuation instead.

Availability is narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C. The bank statement HELOC is offered in 16 states. A few states add their own caps, so confirm yours at the start.

How Do Bank Statements Turn Into Income?

Underwriters typically review 12 or 24 months of personal or business statements. They total eligible deposits, remove an expense factor on business accounts, adjust for your ownership share and divide by the months reviewed. The result feeds the DTI calculation, much as pay stubs would on a conventional file.

Three points matter for a self-employed borrower:

  • The program sets the expense factor. You do not choose it. A CPA-prepared expense statement may support a lower one, subject to the program.
  • Personal accounts generally take no expense factor. Commingled personal and business money is the main risk there, because the underwriter has to sort out which deposits count.
  • The file still tests ability to pay. The loan is reviewed on documented income under the applicable program, subject to lender guidelines. The DTI maximum is 50%, lowered to 45% for credit profiles from 600 to 679, and any ratio above 45% requires a 680 minimum score. The payment is tested on interest only, at the maximum draw.

Can You Use the Money for a Wedding?

Yes. Proceeds are generally usable for almost any purpose, and CNBC Select notes that a HELOC can suit someone determined to borrow for a wedding. The same source warns that the house is collateral and that default can cost you the home.

That warning deserves real weight. A wedding does not generate income or build equity. Consumer-finance writers, including NerdWallet, steer people away from financing non-appreciating expenses with home equity. Treat the line as a last resort after savings, gifts and a smaller guest list.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

How Should You Size the Line to the Budget?

Size it to the real budget plus a cushion, not to the maximum. Interest accrues on what you draw, and at least 75% of the line is drawn at closing.

Wedding spending arrives in pieces: deposits, then balances, then final vendors. Here is how to handle that mismatch:

1. Request a line close to the total budget. A bigger line means a bigger draw on day one.

2. Park the proceeds in a separate savings account. Pay vendors from it as bills come due.

3. Keep proceeds out of the business account used for income statements. Loan proceeds are not income, and mixing them in can muddy the next file you apply for.

4. Remember later draws have a floor. The minimum subsequent draw after closing is $1,000 (higher in one state).

Apply well before vendor deadlines. Valuation and income review take the time they take, and no timeline is promised.

What Changes on a Rental, a Paid-Off Home or a Large Line?

An investment property as collateral. The ceiling drops to 70% CLTV, the minimum credit score rises to 700, and the maximum line is $500,000. Borrowing a wedding budget against a rental leaves you with less than borrowing against your primary home.

A paid-off home. The CLTV cap still applies, so some equity always stays in the home. You cannot pull out 100% of the value.

Lines above $500,000. These are primary-residence only, capped at 75% CLTV, and require a full appraisal.

Title. The property must be held by you personally or in a revocable living trust. An LLC, a corporation, or an irrevocable or land trust cannot hold title on these lines. A rental deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.

Home value drops. The CFPB’s HELOC brochure notes that a lender can reduce the credit line if the home’s value falls. Spending the full line on a wedding leaves you little room if that happens.

How Does a HELOC Compare With the Other Ways to Pay?

Option Collateral How you get funds Main tradeoff
Bank statement HELOC Your home Line, mostly drawn at closing House at risk
Home equity loan Your home One lump sum House at risk
Personal loan None One lump sum Smaller amounts
Credit cards None Revolving High carrying cost if unpaid

The bank statement HELOC is the option for borrowers whose tax returns understate what their deposits show. Personal loans and cards leave your house out of it. They also usually cap well below a home equity line.

What Does It Mean for You as an Investor?

CLTV is shared across every lien on the property. Money drawn for a wedding is equity you cannot use for the next down payment or a renovation. Weigh it against putting that equity into rentals.

A HELOC and a DSCR cash-out refinance underwrite differently. The HELOC looks at you: credit, DTI and equity. A DSCR cash-out looks at whether rent covers the payment. On standard rentals, cash-out refinances top out around 75% LTV across most of the network, with about 6 months of seasoning commonly expected. A cash-out replaces your first mortgage and resets its terms. A HELOC leaves the first mortgage in place.

A new line also raises your DTI, which can affect later qualifying on personal-income loans. DSCR loans qualify mainly on property-level rental income covering the payment, so they are less affected. Clearing a coverage ratio of 1.00 is not the same as positive cash flow, because repairs, vacancy and management sit outside that calculation. The complete DSCR loans guide covers the details.

What About Couples, Divorce and “From Home”?

Both partners. Only people on the title are borrowers. Credit is a single-bureau score keyed to the primary wage earner. A couple with one self-employed partner and one W-2 partner should decide who applies and who is on title before starting.

Divorce. The line is a lien on the home until it is paid. If a marriage ends while it is open, the balance becomes part of how the property and debts are divided. Ask a family attorney before you borrow, not after.

“From home.” If you mean the home as collateral, that is this whole article. If you mean applying from home, ask the broker which steps can be handled electronically.

What Should You Prepare Before Applying?

  • 12 or 24 months of personal or business statements, with large deposits explained.
  • A credit report that is no more than 90 days old at closing, with no rescores.
  • Proof of how title is held.
  • A property that fits: single-family, 2-4 units, PUD, townhome or condo. Manufactured homes, co-ops, condotels, log homes and mixed-use are not offered.
  • A written wedding budget, so the line is sized to a number you can defend.

Frequently Asked Questions

Does the lender ask what I’m using the money for?

The line is sized by equity, occupancy, credit and documented income, not by purpose. Funds are generally usable for almost any purpose, a wedding included. Your loan officer may still ask about the plan, so be ready to explain it.

Can I borrow 90% CLTV on a rental to pay for a wedding?

No. An investment-property line on this network tops out at 70% CLTV, needs at least a 700 credit profile, and caps at $500,000. The 90% ceiling applies only to primary residences and second homes at a 720 profile, up to $500,000.

How many months of statements will the lender use?

Typically 12 or 24 months, personal or business. Business accounts take an expense factor set by the program. Personal accounts generally take none, but commingled funds can complicate the review.

Is a HELOC the smartest way to fund a wedding?

Usually not. Consumer-finance publishers advise against using home equity for expenses that do not appreciate, and the house is at risk if you can’t repay. If you go ahead anyway, borrow the smallest amount that covers the real budget.

Would a DSCR cash-out refinance work instead?

Only on an investment property that is reviewed on its rent, and it replaces your first mortgage. It does not make a wedding a better use of equity. It simply tests the property instead of your personal income.
