Top Short-Term Rental Cash-Out Refinance Providers to Finish a BRRRR Deal

Top Short-Term Rental Cash-Out Refinance Providers to Finish a BRRRR Deal

The Quick Read: A short-term rental cash-out refinance finishes a BRRRR deal by replacing the bridge or rehab loan with a long-term loan sized on the new appraised value, and the right provider depends on your hosting history, income basis, leverage and property type, not on a ranked name.

  • The refinance is an ordinary cash-out refinance. BRRRR is the strategy, not a loan product.
  • Across the wholesale network Lendmire works with, short-term rental cash-out refinances top out around 70% LTV, with a 640+ credit score and about 12 months of hosting history expected.
  • Coverage and leverage are separate tests. A file needs enough equity and enough rental coverage.
  • The appraisal values the real estate, not your booking income, so STR income is documented separately.
  • A broker that shops several wholesale lenders can match your file to the program that fits. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

The title asks for providers. A ranked list would mislead you, because lenders in this space differ on STR income rules, property types and hosting-history requirements. This article explains how these programs work, so you can judge any provider, and shows where a broker fits.

What a Short-Term Rental Cash-Out Refinance Actually Does

The refinance step of BRRRR swaps short-term money for permanent financing. AirDNA’s BRRRR explainer notes that most investors buy and renovate with short-term loans, then refinance into a long-term mortgage. It also argues the method suits STRs because renovations can lift both value and income.

Three things must hold for the exit to work:

1. The new loan must be large enough to repay the bridge loan and closing costs.

2. The property’s rent must cover the new monthly obligation at the level the program requires.

3. The loan must be based on the appraised value, which means you have cleared the seasoning period.

Lofty’s BRRRR guide defines seasoning as the minimum ownership time before a cash-out can use appraised value instead of purchase price. It also says the exit can be a conventional loan or a DSCR loan. For STR collateral, a DSCR loan is the usual fit because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Personal income documentation is not the main test.

If you want the broader mechanics, Lendmire’s complete DSCR loans guide covers the product from the ground up.

How Underwriting Treats a Short-Term Rental Refinance, Step by Step

Underwriting follows a fixed sequence. Knowing it tells you where a file can stall.

Step 1: The property goes into service as an STR

Most STR programs expect hosting history. In the network’s STR guidelines, that means about 12 months of landlord or host experience. The track record can show up in booking reports, platform payouts and bank statements.

Step 2: The lender picks an income basis

Programs generally fall into three groups. Some lenders do not write STR collateral at all. Others treat the property as a long-term rental or insist on documented STR history. A third group underwrites on market projections from a data vendor.

Expect an expense factor, since lenders usually haircut gross STR income before testing coverage. The size of that factor varies by program, and some programs apply discretion for experienced hosts. This is why the question to put to any provider is how it estimates rent on your property.

Step 3: Coverage is tested

DSCR divides monthly rent by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. For STR purchases, the network’s programs start at 1.00. For STR refinances, they also start at 1.00. A stronger ratio can open better pricing and leverage.

A separate path exists for coverage below 1.00. It is available through select lenders in the network, with leverage and terms adjusted. That structure usually costs you leverage, so it suits a deal with a clear appreciation story more than a deal that merely misses the number.

Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, platform fees, utilities and capex all sit outside the ratio.

Step 4: The appraisal sets the value

The appraisal drives LTV, and LTV drives cash out. Here is the catch. McKissock, an appraisal education provider, explains that using a home as an STR does not change its valuation, and that business income is outside the scope of the Form 1007 rent survey. The form cannot document nightly rates. HousingWire reports that Fannie Mae policy leaders have said the form was not designed for STR income.

DSCR loans are not agency products. The agency forms matter only for names and contrast. The 1007 is the single-family rent schedule, and it cannot estimate an STR nightly fee. The practical result is simple. Your BRRRR gets a normal-rental value, and the STR income is documented on its own track.

Step 5: The loan is sized

Cash out equals the LTV cap times the appraised value, minus the bridge payoff and closing costs. If the new loan only covers payoff and costs, the result is a rate-and-term refinance, not a cash-out.

You can run this backward before you buy. Divide your all-in payoff by the LTV cap, and you get the minimum appraised value the deal needs.

The Numbers That Cap Your Cash-Out

On STR collateral, a cash-out refinance typically tops out at 70% LTV on short-term rental collateral, while standard long-term rentals in the network reach about 75% on a cash-out. Market surveys, including Lofty, cite roughly 75% as typical for investment cash-outs. The network’s STR figure is lower, and that gap is the first thing to build into your BRRRR math.

  • A credit score of 640 or higher. Standard rentals often want around 660, and 700+ opens the strongest leverage tiers.
  • About 12 months of host experience.
  • Loan sizes up to $3,000,000 on standard programs.
  • Reserves that vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA.
  • A common seasoning expectation of about 6 months on a cash-out.

Leverage and coverage work independently. A larger down payment on the original purchase or a bigger equity cushion can lift the ratio, but it never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests.

Some properties are not offered at all. DSCR on manufactured homes (single- and double-wide), log homes and barndominiums falls outside these programs.

A Worked BRRRR Exit

The table below uses modeled assumptions, expressed as shares of the new appraised value, with a 70% cap on STR cash-out LTV. It is not market data.

Line item Case A Case B
All-in cost (buy + rehab + carry) 60% of value 78% of value
Room before closing costs 10% of value Shortfall
Cash returned Part of the 10% None
Cash left in the deal Small Roughly 8% of value plus costs

In Case A, the rehab created enough value that the loan covers the bridge payoff and returns something. Closing costs reduce what comes back, so full recovery is not automatic. In Case B, the all-in cost of 78% sits 8 points above the 70% cap, so the investor leaves cash behind. A BRRRR returns 100% of capital only when all-in cost sits below the cap on a conservative value.

This is why you underwrite the exit at the STR cap, not the long-term-rental cap, before you ever close on the purchase. The Motley Fool offers a 70%-of-ARV rule of thumb for total cost in the deal. Treat it as a screening shortcut, since your file’s actual cap comes from the program.

What Kind of Provider Fits Your Exit?

Provider categories behave differently. A broker’s job is to match the file to the right one.

Provider type Best for Tradeoff STR fit
Wholesale DSCR lenders (via broker) Entity-owned, STR, multi-property Leverage caps vary by program Strong, program-dependent
Depository banks Existing relationship, strong traditional employment income Personal-income underwriting Varies widely
Hard money or bridge lenders The rehab phase Not a long-term exit Bridge only
Conventional investment lenders Single property, high personal income STR income treated as business income or discounted Limited

Lenders may treat STR income as business income or as rental income, which changes the paperwork. That is the structural reason conventional exits are awkward for STR collateral.

Which program fits depends on your property type, credit profile, leverage need, documentation and hosting history. A broker that shops several wholesale lenders can compare how each one counts STR income, which matters more than any headline number. Some programs restrict STR financing to single-family homes. Others accept multiunit.

The bridge matures before seasoning clears

Timing is a risk whenever the bridge term is shorter than the seasoning clock. The bridge term has to outlast the seasoning clock. If it does not, the options are a payoff-only refinance, a bridge extension or bringing cash to the table. A payoff-only refinance may size to your cost basis rather than the appraised value, which cuts into the cash-out.

The appraisal comes in low

A low value cuts proceeds directly, because the LTV cap applies to the number the appraiser reports. You can bring cash, take a smaller loan, wait and reappraise, or challenge the value with comps and rehab documentation. Since appraisers often lack STR data, you may not know whether coverage clears until the appraisal returns.

An appraiser can also add an STR income analysis as a narrative addendum. Class Valuation, an appraisal-management vendor with its own interest in the topic, describes this addendum approach.

The projection does not match reality

A projected income figure and your actual bookings can diverge. If a program counts projections, the file may clear on paper and still run thin in practice. If a program counts only documented history, a newly launched STR may not qualify until the history builds. Ask each provider which basis it uses before you commit to a timeline.

Local and HOA rules

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A property that cannot legally operate as an STR loses the income the file depends on.

No-ratio and below-1.00 structures

No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence. They are the exception, not the default, and they carry adjusted terms. If you are reaching for them because the property will not cover its payment, revisit the deal before the loan.

Common Reasons These Refinances Stall

These are program-mechanics issues, not statistics:

  • No documented STR history. A program that expects about 12 months of host experience cannot count income that has not happened.
  • Wrong income basis. The file assumes projections, but the lender wants trailing records.
  • Cap mismatch. The investor modeled a 75% exit and the STR program caps at 70%.
  • Insurance. The policy does not match STR use, so the file cannot go forward.
  • Entity paperwork. An LLC-held property needs entity documents, subject to lender program eligibility.
  • Property type. The collateral is a manufactured home, log home or barndominium, which these programs do not offer.

Questions to Ask Any Provider

1. Do you finance short-term rentals at all, and on single-family only or multiunit too?

2. Do you count trailing history, a market projection or a long-term-rent fallback?

3. What expense factor do you apply to STR income?

4. What is your maximum LTV on an STR cash-out, and how is seasoning measured?

5. How do you handle a low appraisal?

6. What reserves do you expect at my loan size and leverage?

7. What happens if my bridge matures before seasoning clears?

Key Terms Defined

BRRRR: A strategy of buying, rehabbing, renting, refinancing and repeating, rather than a loan product.

DSCR: Monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance and HOA dues.

Seasoning: The minimum ownership time before a lender will size a cash-out on appraised value instead of cost.

Cash-out refinance: A new loan larger than the payoff, with the difference returned to the borrower.

Rate-and-term refinance: A new loan that covers only the payoff and costs, with no cash returned.

Form 1007: An appraisal rent schedule for single-family homes that does not capture STR nightly income.

Frequently Asked Questions

Can I refinance an STR before I have a full year of hosting history?

It depends on the program. The STR guidelines in the network generally expect about 12 months of host experience. Some lenders will underwrite on projections or a long-term-rent basis instead, though leverage and terms may change. Ask each provider which income basis it accepts.

Does a DSCR loan skip the appraisal?

No. The appraisal sets the value that drives your LTV and your cash-out. The rent analysis supports income, but it does not replace collateral value.

What is the maximum cash-out on a short-term rental?

Across the network, it is typically up to 70% LTV on short-term rental collateral, while standard rentals reach about 75% on a cash-out. Individual programs may be lower, and every file is underwritten individually.

Does a DSCR above 1.00 mean the property cash flows?

Not necessarily. The ratio compares rent to PITIA only. Repairs, vacancy, management, platform fees and utilities all sit outside it.

What if my bridge loan matures early?

You can seek an extension, bring cash, or refinance for payoff only, which may size to cost rather than appraised value. Plan the bridge term to outlast seasoning.

Can an LLC hold the property?

Often yes, subject to lender program eligibility. Entity documents are part of the file.
