How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance Before Six Months?

How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance Before Six Months?

The Quick Read: Usually no more than the cash you can document putting into the property, and only when you bought with no mortgage and the program allows an early exception, because inside about six months the loan is sized on the lower of appraised value or documented cost. Short-term rental collateral adds a lower cash-out ceiling and a hosting-history test. Appreciation and renovation equity stay locked up until seasoning clears.

  • Seasoning is lender policy, not law. About 6 months of ownership, counted from recorded title, is the common expectation across the wholesale network Lendmire works with.
  • Cash buyers may get an early exception that returns roughly documented cost, not a share of appraised value.
  • Financed purchases, such as hard money or bridge loans, generally get a payoff-only refinance with no cash back until seasoning passes.
  • On short-term rental collateral, cash-out leverage tops out at up to 70% LTV (loan-to-value, the loan as a share of property value), and the file usually needs about 12 months of hosting history.
  • The smaller of two caps controls your cash: a value cap and a coverage cap.

Key Terms Defined

Seasoning is the waiting period a lender wants between buying a property and borrowing against its new value. It usually runs about six months.

Cost basis is what you can document putting into the deal. That means the purchase price plus eligible closing costs, and sometimes receipted improvements, depending on the program.

Delayed financing is a narrow exception that lets a buyer who paid cash borrow against the property before seasoning ends. It waives the waiting period and nothing else.

Hosting history is a record of actual short-term rental bookings and income, usually platform statements matched to bank deposits.

PITIA is the full monthly obligation: principal, interest, taxes, insurance, and any association dues. DSCR (debt service coverage ratio) is the monthly rent or rental income divided by that obligation.

Cash-out refinance is a new loan that pays off any existing loan and hands you the difference in cash.

How Much Cash Actually Comes Out Before Month Six?

Expect the documented cash you put in, at most, and often less. Inside the window, the lender does not size your loan on what the property is worth today. It sizes it on the lower of appraised value or documented cost.

Say you renovated and the appraisal came back strong. That extra value does not help you yet, because the renovation equity stays locked until seasoning clears.

Short-term rental collateral tightens the picture. Across the network, cash-out on a short-term rental tops out at up to 70% LTV, while a standard long-term rental cash-out tops out around 75%. Those two numbers are not interchangeable. A short-term rental also expects a credit score of about 640 or higher and roughly 12 months of hosting experience. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Is the Six-Month Wait a Law?

No. It is lender policy. DSCR loans are business-purpose investor loans, so each program sets its own waiting period and its own exceptions. That is why two lenders can give you two different answers about the same property.

Across the wholesale network, about 6 months is the common cash-out expectation. The clock runs from the recorded deed or title date. It does not start at the contract date, at rehab completion, or when a tenant moves in. Rental income does not start it either.

Short-term rentals run two clocks at once. This table shows what starts each and what it unlocks.

Clock What starts it What it unlocks
Ownership seasoning Recorded title date Sizing on appraised value
Hosting history First documented bookings Income evidence for coverage

A new owner can clear one clock and not the other. You might hit month six with only a few months of bookings on the books. In that case the lender may lean on an appraiser’s rent opinion instead. How a program counts income without a full history varies by lender.

How the Early Loan Gets Sized

Two caps bind at the same time, and the smaller one controls. The first is a value cap: the basis times the maximum LTV. The second is a coverage cap: the largest obligation your rental income supports at the program’s coverage floor. For short-term rental refinances, that floor is 1.00.

Here is how the basis changes with timing.

Factor Inside the window After seasoning
Value basis Lower of value or cost Appraised value
Who it fits Cash buyers, documented Most owners
Cash back Roughly documented cost, at most Value cap minus payoff
Renovation equity Locked up Available

Clearing 1.00 on coverage is not the same as positive cash flow. The DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital spending sit outside the calculation. A bigger loan means a bigger obligation, so the new payment has to pass the coverage test, not just the old one.

Worked Example: Three Ways to Reach Month Three

These are arithmetic illustrations in index units, not dollar amounts and not market figures. Cost basis is 100 in every case. Each shows cash before closing costs. Programs differ on how they apply leverage caps, so treat these as the logic, not a quote.

Cash purchase, strong appraisal. You paid 100 with no mortgage, and the appraisal comes back at 150. At up to 70% LTV on short-term rental cash-out, the value cap is 105. Documented cost is 100. Inside the window the lender sizes on the lower of value or documented cost, so about 100 is the ceiling at month three. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Cash purchase, modest appraisal. Same cost of 100, but the appraisal comes back at 120. The value cap is now 84. That is below cost, so the value cap controls and you see about 84. A low appraisal shrinks the loan and the cash back at the same time.

Bridge or hard-money purchase. You paid 100 with a short-term loan, and the payoff is 80. At month three, the usual route is a payoff-only refinance, so cash back is zero. Wait until seasoning clears with a 150 appraisal, and the value cap of 105 minus the 80 payoff leaves about 25. The same property on a standard long-term rental at the 75% ceiling would have a cap of 112.5, so the short-term label costs you real leverage.

Notice what the cash buyer gets for being early. In the first scenario, waiting until seasoning clears raises the ceiling from about 100 to about 105. That is small. Delayed financing mostly pays off for buyers who paid roughly market price and did little work. Investors who forced appreciation often get more by waiting, because the renovation equity opens up after seasoning.

When a Cash Buyer Can Go Early

The exception comes from the agency mortgage world, and DSCR programs write their own versions of it. Fannie Mae’s Selling Guide section on cash-out refinances describes a delayed financing exception. It calls for an arm’s-length original purchase and a settlement statement showing no mortgage financing. It also says cash-out pricing still applies. Use that as the origin of the idea only. Agency rules do not govern DSCR loans.

Inside the network, the practical lesson is the same. Delayed financing is a seasoning exception inside a cash-out refinance. It is not a separate loan, and it does not waive coverage, reserves, or leverage limits. Reserves vary by lender, leverage, and transaction type, and about 6 months of PITIA is a common expectation. You must also show where those reserves sit.

  • Financing on the original purchase. A hard-money or bridge loan means the settlement statement shows a mortgage, so the exception generally does not apply.
  • Gifted funds. Expect scrutiny if gift money funded the purchase and you hope to recover it from loan proceeds. DSCR programs set their own treatment, so ask the lender up front.
  • Mismatched names. Purchase funds that sat in an entity’s account while the refinance is in your personal name can stall the file. Match the vesting and the source of funds before you apply.
  • Related-party sales. The purchase has to be arm’s length, and many programs look closely at who sold you the property.

The Bridge-Loan Problem

A financed purchase usually cannot pull extra cash early. The usual options are to refinance the payoff only, wait out seasoning, or bring other cash.

Many investors pay off the bridge with a rate-and-term refinance, which returns no cash, and take cash out later. Remember that any cash back beyond closing costs turns it into a cash-out, and the cash-out rules apply.

The wait has a price. Holding costs during seasoning include interest, taxes, insurance, and utilities. On a thin deal, those costs can erase the return from waiting. Your bridge term also has to outlast rehab, lease-up, appraisal, and underwriting.

Why Short-Term Rental Files Run Tighter

Short-term rentals are underwritten as their own category. You get a lower cash-out ceiling, a hosting-history expectation, and a harder income question.

A new owner within six months often has little platform history. Programs that want about 12 months of hosting experience may not have much to review. Some programs use an appraiser’s short-term rental analysis. Others use platform statements or market data. Others lean on the standard appraisal rent schedule, which for a single-family home is Form 1007. Form 1025 serves the same purpose for 2-4 unit properties. That schedule is a long-term rent opinion, and it can sit well below real short-term income. A property that looks strong on bookings can still test thin on coverage.

Underwrite short-term income conservatively. Booking projections from data tools can miss actual results, and the misses can skew high. Build your plan on what the lender will count, not on the best month.

Converting an Airbnb to a long-term rental does not restart the title-based clock. The question becomes whether long-term rent covers the new obligation.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Some property types are not offered at any seasoning. Manufactured homes (single- and double-wide), log homes, and barndominiums fall outside the network’s DSCR programs.

If You’re at Month X, Here Are Your Options

Where you are Cash purchase Financed purchase
Months 0-3 Ask about the early exception Payoff-only refinance or wait
Months 3-6 Early exception or wait Payoff-only refinance or wait

Past seasoning, the strongest files clear both tests: enough equity and enough rental coverage. A larger down payment lowers the monthly obligation and can lift the DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility.

Coverage thresholds also differ by path. A floor of 1.00 is where select short-term rental programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Pricing and leverage improve as coverage strengthens.

The decision comes down to a few honest questions. Did you buy near market and do little work? Then the early exception may free capital sooner. Did you force appreciation through renovation? Then waiting probably returns more, and the early route probably returns less. Is a bridge loan running? Then the clock on that loan matters as much as the clock on seasoning.

Before You Apply: Checklist

Ask each lender these questions up front. Seasoning is lender policy, so answers differ.

  • Does the program count seasoning from recorded title?
  • Is there an early exception for cash purchases, and how does it size the loan?
  • Is the value basis cost, appraised value, or the lower of the two?
  • What hosting history or income evidence does the program need on a new purchase?
  • What reserves apply at this leverage and loan size?

Gather these documents:

  • The settlement statement from the cash purchase.
  • Proof of the source of funds.
  • Receipts for improvements.
  • An appraisal with the rent schedule, plus short-term rental income analysis if the program calls for it.
  • Platform statements matched to bank deposits, if you have them.
  • Reserve evidence and an entity or vesting match.

Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Every file is underwritten individually, and nothing here is a commitment to lend.

Frequently Asked Questions

Can I cash out a short-term rental at month three if I used a bridge loan?

Generally not. A bridge or hard-money purchase shows financing on the settlement statement, so the cash-purchase exception usually does not apply. The usual options are a payoff-only refinance or waiting for seasoning, which commonly runs about 6 months.

Does renovation spending shorten the wait?

It may help documented cost, but it does not shorten seasoning. Some programs count receipted improvements toward cost basis. The appreciation those improvements create stays locked up until seasoning clears, and then it counts toward appraised value.

Does my Airbnb revenue carry the coverage test?

Not automatically. Programs differ on how they count short-term income. Some use platform history, some an appraiser’s analysis, and some the appraisal rent schedule. A new owner with little history may see a lower number than real bookings suggest.

Is six months the same everywhere?

No. It is a common expectation, not a rule. Seasoning is lender policy, and it can differ by program, by property type, and by whether you bought with cash or financing. Some lenders advertise shorter periods, so confirm the terms for your file.

Does the cash-purchase exception give me money based on appraised value?

No. It returns roughly documented cost, not a percentage of what the property appraises for. If the appraisal runs high, that extra equity waits until seasoning clears.
