How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance Without Personal Income?

How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance Without Personal Income?

The Quick Read: It depends on which of two limits is lower: the leverage cap on the appraised value or the loan the property’s income can support, and the smaller number sets your cash. Across Lendmire’s wholesale network, the loan must also clear a coverage floor of 1.00 on refinances, all subject to lender guidelines.

  • Cash to you equals the new loan, minus the payoff of existing liens, minus closing costs and prepaids.
  • Short-term-rental cash-out tops out around 70% LTV, versus about 75% on a standard long-term rental.
  • Qualifying runs on property income, not W-2s, tax returns or pay stubs.
  • Credit, reserves and hosting history are still reviewed; a 640 score and about 12 months of hosting are typical.
  • The income method (appraiser rent survey, trailing platform income, or a projection) can move the answer as much as the LTV cap. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Which Ceiling Sets Your Cash?

Two tests run side by side, and the lower result wins. The first is leverage: a maximum loan-to-value applied to the appraised value. The second is coverage: the property’s qualifying monthly income divided by the full monthly obligation (principal, interest, taxes, insurance and any HOA dues) has to clear the program floor.

On short-term-rental collateral, the network’s cash-out ceiling is around 70% LTV. A standard long-term rental sits closer to 75%. That five-point gap is why the same house produces less cash once it is run as a vacation rental. For refinances on short-term-rental collateral, the coverage floor is 1.00. Purchases carry a higher floor of 1.10, but that is a different transaction and does not apply here. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Equity can be plentiful and the loan still comes up short. If the income used for qualifying is thin against the new payment, the coverage test shrinks the loan below what the LTV cap would allow. A cash-out is limited by the lower of the two. Say it plainly to yourself before you request a number.

For the broader picture of how these loans work, see the complete DSCR loans guide.

What “Without Personal Income” Actually Means

It means no W-2s, tax returns or pay stubs are used to size the loan. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

It does not mean no review. Credit still gets pulled, and a 640 minimum is typical for short-term-rental files, with stronger scores opening better terms. Reserves are reviewed; cash-out reserves commonly run around 6 months, though they vary by lender, leverage and loan size. Hosting experience matters too, with about 12 months of history the usual expectation. DSCR loans are designed for non-owner-occupied investment properties and are reviewed differently from a standard owner-occupied mortgage.

Key Terms Defined

Cash-out refinance: A new loan that pays off the existing mortgage and hands you the difference in cash.

LTV (loan-to-value): The new loan divided by the appraised value of the property.

DSCR (debt service coverage ratio): Qualifying monthly income divided by the monthly PITIA payment.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly obligation on the property.

Seasoning: The ownership period a lender expects, measured from the recorded deed, before cash-out is available; about 6 months is the common expectation.

Net proceeds: The cash that reaches you after payoff, closing costs and prepaids come off the new loan.

How the Number Gets Built, Step by Step

1. Value. The appraisal sets value, and the LTV cap is applied to it. Inside the seasoning window, some lenders size off documented cost basis instead of appraised value.

2. Income basis. This step decides most short-term-rental outcomes. The standard appraisal rent schedule is Form 1007, and Fannie Mae’s appraiser update describes it as built around monthly lease comparables for market rent, not a nightly fee for a short-term rental. McKissock, an appraiser-education publisher, makes the same point: the form cannot document short-term rental rates. Class Valuation, an appraisal management company, says appraisers use a narrative addendum titled Short-Term Rental Projected Income Analysis instead. Programs differ on whether the rent survey, a short-term-rental analysis, trailing platform income, or a mix drives the number.

3. Expense factor. Some programs haircut gross short-term income before running coverage. Ask which factor applies, because it comes straight out of the income that drives lender review.

4. Coverage test. Qualifying monthly income divided by the new PITIA must clear 1.00 on refinances.

5. Sizing. The lower of the LTV result and the coverage-supported loan wins.

6. Documents. Expect the appraisal with a rent schedule (Form 1007 for one unit, Form 1025 for 2-4 units) or a short-term-rental income analysis, hosting records such as platform statements and bank deposits, the payoff statement, title, credit, reserves documentation and entity documents. Entity-titled borrowers are subject to lender program eligibility.

Why the form matters: HousingWire reports that forcing short-term income through Form 1007 can produce artificially low coverage ratios. A property that clears 1.00 on platform income can fall short if the program defaults to the long-term rent figure.

What Comes Off the Top

Gross cash-out and spendable cash are different numbers. The new loan amount is the starting point, and several items come out before you see a dollar:

  • The payoff of the existing first mortgage and any other liens, including accrued interest
  • Closing costs and lender fees
  • Prepaids and escrow deposits
  • Any reserves that must be documented or held, depending on the program

The illustrative arithmetic is simple and uses no real figures: appraised value times 70% gives the maximum loan on short-term-rental collateral. Subtract the payoff and costs, and what is left is cash to the borrower. If the coverage test supports a smaller loan, the smaller loan controls and the cash shrinks with it.

A bigger draw also raises the payment, which lowers coverage, which can shrink the loan. Pulling out more cash has a built-in brake.

How the Result Moves

Situation What changes Effect on cash
Appraisal comes in low LTV cap applies to a smaller value Cash drops
Large existing balance Payoff eats more of the loan Cash drops
Income method runs low Coverage supports a smaller loan Cash drops
Strong coverage, ample equity LTV cap controls Cash near the 70% maximum
Lapsed hosting history May be treated as long-term rental Different cap and income basis

On a low appraisal, appraisal reconsideration is a routine step. A packet with recent comparable sales and documented property condition can recover value, though results depend on the comps. Where rent is the problem, practitioners note some programs use only the 1007 figure while others allow a lease-based variance, so program choice matters.

An income projection from a data service that comes in low can shrink the loan faster than the income itself dropped, because the fixed costs in the payment do not move.

Edge Cases That Change the Answer

Recent all-cash purchase. Delayed financing lets an investor who paid cash recover money without waiting out the full seasoning period. For contrast, Fannie Mae’s Selling Guide treats it as a seasoning exception only: every other cash-out requirement still applies and cash-out pricing applies. The DSCR version depends on the lender. It generally returns documented cost, not appreciation or rehab value, and it waives seasoning but not the coverage test.

A seasoning exception does not excuse weak coverage. Seasoning waivers on non-QM loans are granted case by case with compensating factors. Exceptions exist, but they are lender-specific and do not erase a coverage shortfall.

Former or lapsed Airbnb. A property with about 12 months of current hosting history may still qualify as short-term-rental collateral at the 70% cap. Without that history it is generally treated as a long-term rental, at the 75% ceiling that applies to standard rentals.

Second home or primary converting to short-term rental. The conversion happens at the refinance. Occupancy is re-declared and income is documented.

Two- to four-unit properties. These use Form 1025 for the rent schedule.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Coverage below 1.00. A path below 1.00 is available through select lenders in the network, with leverage and terms adjusted. It is a separate path from the standard 1.00 refinance floor, and it generally means less cash, not more.

Manufactured homes, log homes and barndominiums are not offered in the network’s DSCR programs.

Common Misconceptions

“No income means no review.” Credit, reserves and experience still apply.

“The appraiser will count my Airbnb revenue on the 1007.” The form is built for monthly market rent, so nightly income usually needs a separate analysis.

“Nightly rate times 30 works.” It is not a valid 1007 method.

“DSCR means no seasoning.” Seasoning varies by program; about 6 months is the common expectation.

“Delayed financing lets me borrow on rehab value.” It generally returns documented cost.

“Delayed financing waives the coverage test.” It does not.

“Clearing 1.00 means positive cash flow.” Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the calculation, so the number is not a profit forecast.

“70% is everyone’s cap.” Lenders publish different figures.

If the Number Disappoints

A smaller number is not the end of the file. Options include:

  • Taking a smaller draw so coverage stays comfortable.
  • Waiting out seasoning so appraised value, not cost basis, drives the loan.
  • Requesting appraisal reconsideration with supporting comps.
  • Asking whether a different income method fits the property better.
  • Confirming hosting history is documented well enough to keep the property in the short-term-rental bucket.

Three questions are worth asking up front: which income method applies, what expense factor is used, and whether hosting history is required. The calculator on the site can give an illustrative estimate, not a quote.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a short-term rental cash-out refinance qualify without personal income?

Yes, on programs that qualify primarily on property-level rental income covering the payment, subject to lender guidelines. W-2s, tax returns and pay stubs are not used to size the loan. Credit, reserves and hosting history are still reviewed.

Why is the short-term-rental cash-out ceiling lower than a long-term rental’s?

Lenders treat vacation-rental income as more variable than a lease, so leverage is capped lower. In the network, cash-out on short-term-rental collateral tops out around 70% LTV, while standard rentals reach about 75%. The same property yields less cash under the short-term label. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

What income counts when the appraiser’s rent schedule can’t capture nightly rates?

It varies by program. Options include trailing platform income, a projection from a data service, a narrative short-term-rental analysis from the appraiser, or the long-term rent survey. Ask which method the program uses before you plan around a number.

Can I cash out right after buying the property?

Often, but it depends on the lender. About 6 months of seasoning from the recorded deed is the common expectation. Delayed financing on an all-cash purchase may waive seasoning, generally returning documented cost rather than appreciation, and it does not waive the coverage test.

What if I have little or no hosting history?

About 12 months of hosting history is the usual expectation for short-term-rental collateral. Without it, the property is generally underwritten as a long-term rental, which changes both the income basis and the leverage cap.

Is the cash I receive taxable income?

Tax treatment varies; consult a qualified professional.
