How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance After Ninety Days Owned?

How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance After Ninety Days Owned?

The Quick Read: Often less than investors expect, and sometimes none, because at ninety days the check is the lowest of several limits minus the payoff, costs and reserves. On short-term rental collateral, the cash-out ceiling across the network is 70% of value, and the lender must also be willing to size on appraised value this early.

  • Cash to you equals the value cap, or the cost cap on programs that size on cost, minus payoff, closing costs, any prepayment charge and reserves.
  • Many programs prefer about six months of seasoning before sizing on appraised value; a few will work earlier.
  • Because long-term rental cash-out runs up to about 75% LTV, the same equity typically returns less cash on a short-term rental.
  • A ninety-day owner may also lack the hosting record that short-term rental underwriting looks for.
  • Coverage still has to clear the program floor on the new, larger loan.

What Is the Cash-Out Formula at Ninety Days?

Net cash is a subtraction problem with two ceilings. Start with the value cap: the appraised value times the program’s cash-out LTV, which is 70% on short-term rental collateral across the network. Then check the cost cap: the documented basis in the property, meaning the purchase price plus documented rehab where a program allows it. The loan is the lower of the two. From that loan, subtract the payoff of any existing debt, closing costs, any prepayment charge on the old loan, and reserves held back.

Here is a labeled walk-through using only ratios. Say a property was bought for $400,000 and appraises at the same figure at day ninety. A program that sizes on value at 70% LTV and a program that sizes on cost give nearly the same loan, because value has not moved above cost. If the investor financed the purchase with a bridge loan, most of that loan comes off the top as payoff. What remains after costs may be small. If the investor bought with cash and the lender sizes on value, the check is larger, since there is no payoff to subtract.

Now change one input. If rehab pushed the appraised value well above cost, a value-based program returns more than a cost-based one. That gap is why timing matters so much. Pulling early on a cost basis can leave the equity you created behind in the property.

Can You Cash Out at Ninety Days at All?

Sometimes, depending on the lender. Seasoning is a waiting period each lender sets, not a law. Across the wholesale network, about six months is the common expectation for a cash-out refinance, and ninety days sits inside that window. Some lenders will accept a ninety-day date, while others will simply say come back later.

Conventional agency loans carry their own stricter seasoning clock set by the agencies. DSCR loans are not agency products, so that agency rule does not govern them. The difference explains why investors hear such different answers depending on which lender they ask.

The clock starts when the deed records, not at contract or when the first guest checks in. At day ninety, confirm whether the specific program accepts that date and whether it sizes on appraised value or cost.

What Limits Your Check: Value, Cost, Coverage or History?

Four things can bind, and the smallest one wins.

Limit What it caps Typical short-term rental setting
Value cap Loan at LTV times appraisal Up to 70% LTV on cash-out
Cost cap Loan near documented basis Only on cost-based or delayed-financing paths
Coverage test Loan size vs. rental income 1.00 floor on refinances on standard programs
Hosting history Which income figure is usable About 12 months expected

Coverage deserves a closer look. The DSCR test divides rent by the full monthly obligation on the new loan: principal, interest, taxes, insurance and any HOA dues. A bigger cash-out means a bigger loan, which means a heavier obligation, which pushes coverage down. Many select programs start at 1.00 on a refinance, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 also does not mean the property cash flows. Repairs, vacancy, management, utilities and capex sit outside the calculation.

Credit matters too. Short-term rental files typically want a 640 score or better, and the strongest leverage still depends on the full profile. Reserves vary by lender, leverage, loan size and transaction type, commonly around six months of the full monthly obligation. Everything is subject to lender guidelines and individual underwriting.

The Hosting-History Problem for New Owners

This is the real obstacle for most ninety-day owners. Ownership seasoning and hosting history are two different clocks. A property owned for ninety days has roughly three months of booking records at best, while refinance income is usually built from trailing platform statements, often matched to bank deposits.

A brand-new host with thin history may be pushed toward a market-based projection or the long-term rent. Here the appraisal form matters. The rent schedule for a one-unit property is Form 1007, and for two to four units it is Form 1025. Fannie Mae’s Appraiser Update states that Form 1007 calls for monthly market rent from comparables leased monthly. It describes multiplying a nightly rate by 30 as incorrect and says the form cannot estimate a nightly short-term rental fee. Class Valuation makes the related point that short-term rental income needs a separate projected-income analysis.

The practical result cuts both ways. In a soft short-term rental market, the long-term rent figure can rescue coverage. Where nightly revenue far exceeds what a long-term tenant would pay, a program that relies only on the rent schedule may show coverage too thin to support the loan you want. Which figure a lender uses is worth asking before you order anything.

Key Terms Defined

Cash-out refinance: a new loan larger than the existing payoff, with the difference paid to the borrower.

Seasoning: the waiting period between the deed recording and the date a lender will size a refinance on current value.

Cost basis: the purchase price plus documented improvements, used by some programs as an alternative cap.

Delayed financing: a refinance available to cash buyers that returns roughly what they paid, rather than the appraised value.

Net proceeds: the cash left after payoff, closing costs, prepayment charges and reserves.

Hosting history: the record of bookings and income on a rental platform, used to document short-term rental income.

Bottom Line by Buyer Type

Your situation Likely path at day 90 Watch for
Cash buyer Delayed financing near cost Returns price paid, not appreciation
Financed buyer Wait for seasoning, or find an early-sizing lender Existing payoff shrinks the check
Hard-money or bridge buyer Usually a longer wait Prepayment charge, cost vs. value basis
Converted long-term rental Long-term rent or market report Little short-term rental history

Delayed financing is a narrow exception for cash buyers. It generally caps the loan near documented cost, with appraised value acting as a second cap, and it waives seasoning only. Coverage, reserves, appraisal and leverage limits still apply. In the DSCR world, whether a lender offers a comparable path is lender-specific.

Two edge cases come up often. If purchase funds were borrowed against the subject property itself, delayed financing generally does not work. And rehab paid for with outside funds is generally not returned under that exception, which is a reason to wait for a value-based appraisal when improvements added real value.

Three Ways to Handle the Same House

Picture an investor who bought a furnished short-term rental with cash and wants capital back by day ninety. Delayed financing returns roughly the price paid. It will not credit the value of renovations. That can be a fair trade if speed matters more than squeezing out every dollar.

Now picture the same house bought with a bridge loan. Cash-out sized on value at 70% LTV could return more if the appraisal came in well above cost. But a large payoff, a prepayment charge on the bridge and reserves all come out of the check, and a lender may want more seasoning before it will size on value. Some lenders also distinguish sizing on cost from sizing on value for short-term bridge payoffs, so ask which basis applies. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

A third option is a rate-and-term refinance, which returns no cash. If the goal is simply to replace expensive short-term debt, it may be the cleaner move now, with a cash-out later once seasoning and hosting history are in place.

The decision comes down to whether appraised value clearly exceeds cost. If it does, waiting usually returns more. If value is near cost, the early route may give up little on proceeds, though payoff, prepayment charges and seasoning rules still shape the check. The illustrative calculator on the site can help you test a scenario, but it is an estimate, not a quote.

What to Gather Before Day 90

Preparation decides whether the file is ready when the clock matures.

  • The recorded deed and settlement statement showing purchase and payoff figures.
  • Platform statements from the first booking forward, plus matching bank deposits.
  • A scope of work and pre-rehab photos if improvements were made. These help the appraiser understand what changed.
  • Insurance, HOA information and any local permit documentation. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.
  • A payoff statement for any bridge or hard-money loan, including the prepayment terms.

Across the wholesale network, the mechanics reward a complete file. Lenders differ on seasoning, on which income figure they use and on how they treat early appraisals, so comparing several is the point of working through a broker.

Common Mistakes

Assuming no seasoning applies. Seasoning varies by program, and delayed financing is a narrow exception, not a rule.

Treating delayed financing as value-based. It is capped near cost.

Using nightly rate times 30 as rent. The Fannie Mae update calls that incorrect for the rent schedule.

Ignoring the post-pull coverage test. The new loan is bigger, so recheck coverage after the cash comes out.

Forgetting closing costs. Closing costs on a delayed-financing refinance are generally comparable to a cash-out, not lower.

Spending the check before the appraisal. A low appraisal shrinks the value cap and the cash with it. The usual fixes are fuller income statements or taking less cash out.

Frequently Asked Questions

Can I get cash out of a short-term rental at exactly ninety days?

Only if the specific lender accepts ninety days of ownership and will size on the basis you need. Many programs prefer about six months, so ninety days is a window where answers differ lender by lender. Ask before ordering an appraisal.

Does a cash buyer get more back than a financed buyer?

Often, because there is no payoff to subtract. But a cash buyer using delayed financing is generally capped near the price paid, so the check reflects cost rather than appreciation. A seasoned, value-based cash-out may return more if value has risen.

What leverage applies to a short-term rental cash-out?

Up to 70% LTV on short-term rental collateral, subject to lender guidelines. Standard long-term rental cash-out runs up to about 75% LTV, so the same equity typically returns less cash on a short-term rental.

Will three months of Airbnb bookings count as hosting history?

Probably not enough on its own. Short-term rental programs typically expect about 12 months of host experience or income history, so a ninety-day owner may be pushed toward a market-based figure or the long-term rent, depending on the program.

Does clearing the coverage floor mean the property is profitable?

No. Coverage compares rent to the full monthly obligation only. Repairs, vacancy, management, utilities and capex sit outside it, so run those separately before pulling cash.
