The Quick Read: Most programs in Lendmire’s wholesale network expect about 12 months of hosting history before they count Airbnb income on a cash-out, so a shorter record usually pushes the file toward waiting, underwriting on long-term market rent, or a no-cash-out refinance first, subject to lender guidelines.
- Short-term rental cash-out on the network’s programs generally tops out at 70% LTV, with a 640 minimum credit score and a 1.00 coverage floor on refinances.
- Hosting history and ownership time are two separate clocks. Six months owned is not six months of bookings.
- Under 12 months, the usual options are to wait, to qualify on the appraiser’s long-term rent, or to refinance without cash out now and pull equity later.
- No honest list names one best provider. The best program for your situation depends on your booking record, leverage need, credit, and property.
What Is a DSCR Cash-Out Refinance on an Airbnb?
It is a new loan on a property you already own. The loan pays off your current balance and hands you part of the equity as cash. The lender checks whether the property’s income covers its own payment. It does not check your paycheck.

DSCR stands for debt service coverage ratio. You get it by dividing monthly rental income by the full monthly housing payment: principal, interest, taxes, insurance, and any HOA dues. That payment is called PITIA. A result of 1.00 means income equals the payment. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through the basics if the ratio is new to you.
On a short-term rental, the hard question is which income number the lender uses. A refinance works from real receipts. A purchase can lean on a projection, because no receipts exist. That difference is why a thin booking record changes the conversation.
How Does Underwriting Treat Under 12 Months of Bookings?
Underwriting follows a fixed sequence, and a short record changes the third and fourth steps. Across the lenders we place files with, most programs want about 12 months of hosting history before they count short-term income on a cash-out. Exceptions exist, and they come with adjusted leverage and terms.
1. Eligibility comes first. The property must be a non-owner-occupied investment, and nightly rentals must be allowed where it sits. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
2. Only operated months count. If you listed the property three months ago, you have three months of history. Time spent renovating or vacant does not add to it.
3. The lender picks an income method. With a full record, it uses trailing platform earnings, usually reconciled to bank deposits and averaged monthly. With a partial record, it may use a projection from a rental-data vendor, credited at a discount that varies by lender. Or it may fall back to the appraiser’s long-term market rent.
4. The appraisal does two jobs. It sets value, which is the denominator in LTV. It also supplies the rent schedule. For a one-unit property, that is the appraiser’s Single-Family Comparable Rent Schedule, known as Form 1007. A 1007 measures long-term rent, not nightly income.
5. Seasoning is checked separately. Seasoning is how long you have owned the property before the lender will lend against its appraised value. Most programs set a minimum ownership period for cash-out.
6. Coverage is tested on the new, larger loan. Cash-out raises the balance, so it raises the payment and lowers the ratio.
The appraisal form name is the only agency reference you need here, since DSCR loans are not agency products.
Where Do You Land at 0–3, 4–8, and 9–11 Months?
The month count does not give you a verdict, but it points toward a path. This table shows the usual direction on short-term rental collateral, always subject to lender guidelines and credit approval.
| Months hosted | Usual path | Watch for |
|---|---|---|
| 0–3 | No-cash-out refinance, or wait | Too little history to average, so income is hard to support |
| 4–8 | Long-term rent (1007) or a select-lender exception | Lower leverage, adjusted terms |
| 9–11 | Often worth waiting for the full record | One strong season skewing results |
The 9–11 row deserves a second look. A few more months of clean bookings can change which income method a lender will use. A refinance averages all twelve months, not your best stretch, so a record that starts in summer can look better than the full year will.
What Does a Worked Example Look Like?
These ratios are modeled assumptions, not market data. Picture one property run three ways.
- Trailing history, full 12 months: coverage lands near 1.25x.
- Projection credited at a discount: if a lender counts only part of the projected income, coverage might land near 1.05x.
- Appraiser’s long-term rent only: coverage might land near 0.90x.
Same property, same loan, three answers. At 0.90x, the file sits below 1.00 and needs another path. Standard programs set the minimum DSCR at 1.00 for a refinance, while coverage below that is available only through select lenders in the network, with leverage and terms adjusted.
Run this stress test before you apply. If the deal clears coverage only on short-term numbers, it has little margin when a lender discounts or disallows that income.
What Structures and Variations Exist?
Four structures cover most thin-history situations.
Wait. If you are a few months from a full record, waiting is often a more affordable fix. Your leverage and income method may both improve.
Qualify on long-term rent. The lender ignores your bookings and uses the 1007 figure. This works when the property covers its payment as an ordinary rental. It rarely supports maximum proceeds.
Refinance without cash out first. A no-cash-out refinance pays off the existing loan and nothing more. It can clear a short-term loan or a loan with a prepayment penalty, and you pull equity later once the record is full. You do pay closing costs twice.
A select-lender exception. A few lenders in the network will review a shorter record. Expect adjusted leverage and terms, such as a lower LTV than the 70% short-term cash-out ceiling. Extended terms (40-year) and interest-only periods are also available through select lenders, and those can lift coverage on a file that sits just under the line.
Where Does the General Rule Break?
Six edge cases come up often.
A converted long-term rental. A property switched from annual leases to nightly stays has no short-term track record. The usual treatment is the lease or the 1007. The old lease history does not become hosting history.
A former Airbnb switched back to long-term. The short-term route generally needs current hosting history, and it usually is not available once the property has converted back.
A hard-money or bridge purchase. Many investors buy with short-term financing, then refinance out. The usual sequence is a no-cash-out refinance to exit the bridge, then a cash-out after the ownership period. Lendmire’s article on the best hard money cash-out refinance program on an Airbnb with less than a year of bookings covers that exit in detail.
A two- to four-unit property. The appraiser completes an operating income report, Form 1025, instead of a 1007.
Mixed evidence. A platform printout, three months of deposits, and a 1007 can contradict each other. Pick one lead method and keep the documents consistent.
LLC ownership. Many investors hold rentals in an LLC, and loans to LLC-titled borrowers are available subject to lender program eligibility.
One more rule applies everywhere. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs, however strong the bookings.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
How Do You Choose a Provider?
Start by dropping the idea of a single top provider. The lenders that write this loan differ in how they treat a thin record, so the right fit depends on your hosting months, credit, leverage need, and property. A mortgage broker shops several wholesale lenders and matches the file to the program, instead of fitting you to one lender’s rules.
Use these questions with any provider, broker or lender.
- How many months of hosting history do you require, and which months count?
- Do you underwrite on trailing receipts, a projection, or the 1007, and how is a projection discounted?
- What is the maximum cash-out LTV on short-term rental collateral?
- What credit score is the floor? Our program range starts at 640 for short-term rentals.
- How long must I own the property before a cash-out?
- Does your program allow the coverage ratio I actually have, and what happens to leverage if it is below 1.00?
- What are the prepayment terms if I refinance again later? These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
What Should You Gather Before You Apply?
A short record needs cleaner paperwork, not more of it. Pull these first:
- Platform earnings exports from Airbnb or Vrbo for every month you have hosted.
- Bank statements showing the matching deposits.
- Your current lease agreements, if the property was ever a long-term rental.
- Local permits or registrations, where the area requires them.
- Your current mortgage statement and insurance declaration.
- HOA rules, if the property sits in an association.
Does Passing the Ratio Mean the Deal Works?
No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. Clearing 1.00 does not mean positive cash flow.
A cash-out makes this gap wider, because the new payment is larger. Before you pull maximum proceeds, ask whether the property still earns its keep after those costs. A larger down payment on a purchase, or a lower cash-out amount on a refinance, can lift coverage. It never erases leverage caps, credit floors, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Key Terms Defined
Hosting history: the number of months the property has actually operated as a short-term rental, shown by platform records.
Seasoning: the time you have owned the property before a lender will lend against its appraised value.
PITIA: principal, interest, taxes, insurance, and association dues, the full monthly housing payment.
Form 1007: the appraiser’s long-term market rent schedule for a one-unit property.
Haircut: the discount a lender applies to projected income before counting it.
No-cash-out refinance: a new loan that pays off the old balance and returns no cash to you.
Frequently Asked Questions
Can I cash out on an Airbnb I have only hosted for six months?
Sometimes, but usually on adjusted terms. Most programs in the network want about 12 months of hosting history before counting short-term income. With six months, the lender may use the 1007 long-term rent, cap leverage lower, or route you to a select-lender exception. Waiting often improves the options.
Does owning the property for six months count as six months of history?
No. Seasoning and hosting history are separate clocks. You could own a property for a year and still have only three months of bookings if you started hosting late. Lenders check both.
What is the maximum cash-out on a short-term rental?
Cash-out on short-term rental collateral generally tops out at 70% LTV, with a 640 minimum credit score and a 1.00 coverage floor on refinances. Individual lenders may be tighter, and every file is underwritten individually. Loan amounts on standard programs run up to $3,000,000.
Will a rental-data projection replace missing history?
It can help on a purchase, where no history exists. On a refinance, lenders lean on actual receipts, and a projection is often credited at a discount or not at all. The discount varies by lender.
Is it better to wait or refinance now?
It depends on how close you are to a full record and how much the extra cash matters. If you are a few months away, waiting may support better leverage and income treatment. If you need to exit a short-term loan now, a no-cash-out refinance first, then a cash-out later, is a common sequence.
