Banks That Offer a Short-Term Rental Cash-Out Refinance With an Interest-Only Period

Banks That Offer a Short-Term Rental Cash-Out Refinance With an Interest-Only Period

The Quick Read: Large retail banks may not be the right route for this product. Lendmire is a mortgage broker, not a lender, and works with a network of wholesale cash-out refinance lenders, some of which offer interest-only periods on select programs. Each file is reviewed on its own terms, so the right fit depends on your property, credit, and leverage.

  • Short-term rental cash-out refinances typically top out around 70% LTV on short-term-rental collateral, subject to lender guidelines.
  • A 640 credit score and about 12 months of hosting history are the usual starting expectations.
  • Interest-only periods are available through select lenders in Lendmire’s network, alongside 30-year fixed, 40-year, and ARM structures.
  • The key question on any interest-only file is which payment the lender uses to test coverage.
  • Clearing the coverage test does not mean the property cash flows. It only means rent covers the payment on paper.

Why Your Bank Is Probably Not the Answer

Most investors start by calling the bank that holds their checking account. That usually ends with a conventional underwriter asking for tax returns, debt-to-income math, and a lease. A short-term rental has no lease, and its income swings by season.

Specialty investor lenders fill the gap. They qualify the loan primarily on the property’s rental income covering the payment, subject to lender guidelines. Some will not touch short-term rentals at all. Others want a full year of platform history. A smaller group will consider market projections, mostly on purchases.

That is why a broker matters here. Lendmire is a mortgage broker that arranges DSCR investor financing through select lenders in its wholesale network, across 41 markets including Washington, D.C. Lendmire does not lend. It matches your scenario to the programs whose rules fit it. The best program for your situation depends on the property type, your credit profile, how much cash you want out, and how you document income.

Key Terms Defined

Cash-out refinance: A new loan that pays off the old one and hands you the extra equity as cash. If any cash comes back to you, the file is a cash-out, even when the property was owned free and clear.

DSCR (debt service coverage ratio): Qualifying rental income divided by the property’s monthly obligation. A result of 1.00 means income equals the payment on paper.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the full monthly obligation the ratio tests against.

Interest-only period: A set window in which you pay interest but no principal. After it ends, the payment steps up to repay the balance.

LTV (loan-to-value): The loan balance as a percentage of the appraised value.

Seasoning: The waiting period a lender wants between buying a property and refinancing it. About 6 months is the common expectation across the network.

How Underwriting Treats This Loan, Step by Step

1. The file is classified. Cash back to you makes it a cash-out. A payoff-only refinance is generally rate-and-term and may carry different leverage.

2. Income is established. For an existing short-term rental, lenders lean on actual hosting history. Expect platform payout reports, booking records, and bank statements. About 12 months of hosting history is the usual expectation.

3. Income is adjusted. Lenders commonly discount short-term income for the extra costs of running a rental. The size of that discount varies by program.

4. The appraisal sets value. Value drives LTV, so it drives how much cash you can take.

5. Coverage is tested. Qualifying income is divided by the payment. On short-term rental refinances, the 1.00 coverage floor is where these programs start. Stronger ratios open better pricing and leverage.

6. The loan is sized. The loan is the smaller of what the LTV cap allows and what the coverage test supports. Your cash is the new loan minus the payoff, closing costs, reserves, and any holdbacks.

On cash-out files, the network typically caps short-term-rental collateral at 70% LTV. A standard long-term rental cash-out tops out around 75%. Credit expectations for short-term rentals start at 640. Reserves vary by lender, leverage, loan size, and transaction type, and about 6 months of PITIA is common.

Seasoning matters too. If you bought recently, the refinance-without-seasoning options are worth understanding before you apply.

The Appraisal Problem Nobody Mentions

The appraisal can quietly sink a short-term rental file. On one-unit properties, the rent opinion typically comes on Form 1007. McKissock explains that this form was not built to document short-term rental rates, and that assessing business income falls outside its scope.

The result is a mismatch. If a program tests coverage on long-term market rent, a property can miss the minimum on paper even though real booking income clears it easily. HousingWire reports that relying on the 1007 for short-term income can produce artificially low coverage ratios. It also reports that an updated appraisal data standard will retire the form.

For you, the practical point is simple. Ask whether the program reviews the file on your documented hosting income or on the appraiser’s long-term rent opinion. Those two answers can produce very different loan amounts.

How the Interest-Only Period Changes the Math

An interest-only period lowers the early payment because no principal is included. A lower payment means higher coverage, but only if the lender tests that lower payment.

This is the detail that decides whether interest-only helps you qualify. Lenders handle it in different ways.

Testing method Payment used for coverage What it means for you
Interest-only payment tested Payment during the IO window Higher ratio, larger possible loan
Fully amortizing payment tested Payment after the IO window ends Lower ratio, IO helps cash flow only
Both reviewed IO for approval, step-up stressed Middle ground, lender-specific

Picture an investor whose short-term rental tests at roughly 1.15x on the fully amortizing payment. Under an interest-only test, that same file could test noticeably higher. These ratios are illustrative, not a prediction for any file.

The structures also vary. The spine of the network is the 30-year fixed. Interest-only windows are available through select lenders, and so are extended 40-year terms. ARM structures exist for investors who want them. Interest-only windows commonly run several years, and the length differs by program.

What Happens When the Interest-Only Period Ends

Interest-only defers principal. It does not reduce the interest you owe, and it builds no equity during the window. Once the window closes, the payment steps up, because the same balance now amortizes over a shorter remaining stretch.

Now the refinance faces a higher payment against the same rent. A property that comfortably cleared the test during the window can look thin afterward. If your plan is to refinance again at the end, build in the reset and any prepayment charge before you take the loan.

Cash-out stacks a second effect on top. A bigger balance lowers coverage, and the interest-only payment only partly offsets that. Pulling out less cash is often the cleanest way to keep both the entry test and the post-reset payment manageable.

Where the General Rule Breaks

A few situations change the usual picture.

  • Thin hosting history. Under 12 months of history can push a refinance toward a lower-leverage path, or toward waiting. Projections are used mainly on purchases.
  • Multi-unit and unusual properties. Treatment is lender-specific. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs at all.
  • Coverage below 1.00. Standard short-term rental refinance programs start at a minimum coverage of 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • No-ratio structures. These are available only through select lenders, generally for borrowers who already own a primary residence.
  • Local and HOA limits. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A restriction can void the income no matter how the file is underwritten.
  • Prepayment penalties. They are common on investor loans, so check the structure before you plan an early exit.

The Business-Purpose Frame, Briefly

These loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z business-purpose exemption is the reason personal debt-to-income math drops out of the picture. The lender still reviews credit, collateral, reserves, and income evidence.

Questions to Ask Before You Apply

A broker can ask these for you, but you should know why they matter.

  • Does the program accept short-term rentals on a refinance?
  • Is coverage tested on the interest-only payment or the amortizing payment?
  • Does it use my booking history or a long-term rent opinion?
  • What leverage applies to short-term-rental cash-out collateral?
  • What reserves and seasoning apply?
  • Is there a prepayment penalty, and how does it step down?

A larger equity cushion can lower the payment and lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Remember what coverage measures. It compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, so clearing 1.00 is not the same as positive cash flow. For the full picture of how these loans work, see the complete DSCR loans guide.

If the Numbers Don’t Clear

You have a few moves when coverage or leverage falls short.

1. Take less cash. A smaller loan raises coverage and lowers leverage at the same time.

2. Wait for history. Another few months of hosting records can move a file from projection-based to actual-income-based.

3. Ask about select-lender paths. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.

4. Refinance rate-and-term first. A payoff-only refinance can come first, with cash-out later.

Frequently Asked Questions

Do big banks offer short-term rental cash-out refinances with interest-only payments?

Rarely. Large retail lenders mostly stay with conventional products that require tax returns and a lease. Specialty investor lenders write this product, and a broker can shop several of them at once. Interest-only periods are available through select lenders in Lendmire’s network.

Does interest-only make it easier to qualify?

Only if the lender tests the interest-only payment. If coverage is tested on the fully amortizing payment, interest-only improves early cash flow but not the loan amount you can get. Ask which payment is used before you compare programs.

How much cash can I take out of a short-term rental?

Cash-out on short-term-rental collateral typically tops out around 70% LTV, subject to lender guidelines. Coverage must also clear the 1.00 floor on refinances. Your actual proceeds are the new loan minus payoff, closing costs, reserves, and any holdbacks.

Can I cash out a short-term rental I own free and clear?

Yes. Any cash returned to you makes it a cash-out, whether or not a loan is being paid off. Seasoning of about 6 months is the common expectation, and a 640 credit score is the usual starting point. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What happens to my payment when the interest-only period ends?

It steps up, because the balance begins amortizing. Plan for that reset before you borrow, since the property must then cover a higher payment, and a prepayment charge may apply if you refinance.
