Top Short-Term Rental Cash-Out Refinance Providers to Buy a Rental Outright

Top Short-Term Rental Cash-Out Refinance Providers to Buy a Rental Outright

The Quick Read: A short-term rental cash-out refinance can fund an outright rental purchase only when the first property carries enough equity and enough rental coverage, after the lender trims the loan to about 70% of value on a short-term-rental cash-out and subtracts the payoff, closing costs, and reserves. This guide does not rank lenders. Lendmire is a mortgage broker, and the best program for your situation depends on your property, credit, hosting history, and goals.

  • LTV (loan-to-value) is the loan as a share of the property’s value. Standard long-term rentals reach 75% on a cash-out.
  • Most STR programs expect a 640+ credit score and about 12 months of hosting history.
  • Coverage is tested against the full monthly payment, and the new, larger loan raises that payment.
  • Cash left after the payoff is smaller than the headline cash-out. Check it before you sign a purchase contract.
  • A broker that shops several wholesale lenders can match your file to the right program.

Why Providers Differ More Than Headlines Suggest

Short-term rental cash-out lenders decide four things: how they count income, how much they lend, how much history they want, and how long you must own first. Two lenders can look identical in an ad and treat the same file very differently.

Programs for short-term rentals sit a notch below standard rentals on leverage. They also ask for more proof that the income is real. A lender that writes a standard-rental cash-out at 75% LTV will usually cap a short-term rental at 70% on a cash-out.

That is why a ranked list of company names is the wrong tool. The lenders that write your loan depend on your credit tier, the property type, how long it has been hosted, and how much cash you need. A broker’s job is to read those inputs and place the file with the program that fits. For the foundation, see the complete DSCR loans guide.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent used for lender review divided by the full monthly housing payment: principal, interest, taxes, insurance, and any HOA dues.

Cash-out refinance: A new loan that pays off the old one and hands you the extra equity as cash.

Seasoning: The ownership period a lender wants before it allows a cash-out. Across most of the network it is about 6 months.

Hosting history: The record of bookings and earnings that shows the property has operated as a short-term rental.

Haircut: The discount a lender applies to short-term-rental income because it swings from month to month.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the payment the rent has to cover.

Delayed financing: A seasoning exception for cash buyers, offered by select lenders, that lets a recent all-cash purchase be refinanced into cash-out terms without the usual wait.

1. The lender picks an income method

Lenders count short-term-rental income in one of three ways. The first is trailing 12-month platform history, usually Airbnb or Vrbo earnings exports matched to bank deposits. The second is a third-party projection from a data tool. The third is an appraiser’s rent analysis, either a long-term rent opinion or a short-term-rental analysis.

On a refinance, many programs want actual history. Projections are more common on purchases. Projection-only cash-outs are a narrow case, usually a recent purchase or a long-term rental that was just converted.

2. The lender applies a haircut

Short-term income is lumpy, so lenders count only part of it. The size of that discount is lender-specific. Ask each program how it treats seasonality before you assume the headline income number is the one that gets tested.

3. Coverage gets tested

The lender divides the rent used for lender review by the full payment. Select programs start at 1.00 on a short-term-rental refinance, and 1.00 is also the floor on a short-term-rental purchase. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

Clearing 1.00 does not mean the property makes money. DSCR compares rent to the payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

4. Seasoning is checked

The clock runs from the date the deed records, not from the end of a rehab. Most programs in the network want about 6 months of ownership before a cash-out. Delayed financing, covered below, is the main exception.

5. The loan is sized

Three checks decide the loan, and the lowest result wins: seasoning, rent coverage, and the LTV tier. For a short-term rental, the LTV tier on a cash-out is up to 70%. For a standard long-term rental, it is up to 75%. Rent coverage can cap the loan below those ceilings.

6. The file is documented

Expect an appraisal with a rent schedule or short-term-rental addendum, platform earnings history, and insurance written for short-term-rental use. If the building has an HOA or condo association, the file needs documents showing short-term rentals are allowed. If the property sits in an LLC, entity documents are part of the file, subject to lender program eligibility.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Where Fannie Mae Forms Fit (and Where They Don’t)

DSCR loans are not agency products. Still, the appraisal vocabulary overlaps. Fannie Mae’s Selling Guide names Form 1007, a comparable rent schedule for one-unit investment properties, and Form 1025, an income property appraisal report for 2-4 units.

Both are long-term rent tools. Non-agency short-term-rental programs may rely on them, on a short-term-rental rent analysis, or on a third-party projection, at the lender’s discretion. Program rules for DSCR files come from the individual lender, not from the agency guide.

Can the Cash Actually Buy a Rental Outright?

Sometimes. The test is simple arithmetic in percentages of value, and it fails more often than investors expect.

Run it this way, using modeled inputs. Say your short-term rental has an existing loan equal to 40% of its value. A 70% LTV cash-out on short-term-rental collateral brings the new loan to 70% of value. The gap is 30 points of value. Closing costs, any holdbacks, and reserves come out of that gap before you see a dollar. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Now compare it to the next purchase. If the rental you want costs half of what your current property is worth, you need roughly 50 points of value in cash. The 30-point gap falls short. If the target costs a quarter of your property’s value, the same cash-out covers it with room left for costs.

Two more checks matter.

  • Old property coverage after the new loan. A larger loan means a larger payment, so coverage on the first property falls. A property that covered comfortably before can land near the floor afterward.
  • Rent versus cash flow. A rental can pass the coverage test and still leave you thin once real operating costs hit. Some investors decide to sell instead, because the cash-out pushes the payment close to the rent.

The cleanest outright purchases come from pairing a seasoned property, low existing debt, and a target priced well inside the equity gap.

Standard cash-out on a seasoned short-term rental

This is the base case. You have owned the property about 6 months or more, hosted for about 12 months, and the score sits at 640 or higher. Credit tiers matter. A 620 floor exists in parts of the network on standard long-term rentals, and most of those programs want around 660. Short-term-rental programs expect 640 or higher, and stronger scores open up the higher leverage tiers.

Delayed financing for cash buyers

This is the true buy-outright-then-pull-cash-back route. A cash buyer works with select lenders that treat a recent all-cash purchase as eligible for cash-out terms without the full seasoning wait. The loan is still a normal DSCR cash-out with a normal rent test. The exception applies only to seasoning.

Source of funds must match. A file can stall when the refinance is in the investor’s own name but the purchase money came from a partnership account. Where the exception is not offered, expect about 6 months of seasoning.

Cost-basis refinance

Some products treat a refinance up to the investor’s total cost basis (purchase, rehab, and holding costs) as rate-and-term instead of cash-out. This is product-specific and not a general rule. A refinance that returns cash is a cash-out unless a specific program says otherwise.

Term and payment structures

The spine is the 30-year fixed. Select lenders in the network also offer extended terms (40-year) and interest-only periods, and ARM structures exist for investors who want them. Interest-only can lift coverage, since the tested payment is lower, but it changes how the balance behaves later. Above $2,500,000, the network generally holds to 30-year fixed structures.

Loan size

Standard programs run up to $3,000,000. Balances below the standard-program minimum route through select lenders in the network.

Where the General Rule Breaks

Short history. With under about 12 months of hosting, many files fall back to an appraiser’s short-term-rental analysis or a long-term rent opinion. That usually produces lower qualifying income and a smaller loan.

Converted properties. Hosting history starts at the date of conversion. A property that has moved back to long-term use usually cannot use the short-term-rental route.

Thin equity. Coverage can be strong while equity is short, or the reverse. The loan clears only when you pass both tests: enough equity and enough rental coverage. A larger down payment on a purchase lowers the payment and can lift DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility.

Coverage below the floor. Programs below 1.00 coverage are available through select lenders in the network, with leverage and terms adjusted. Expect less cash out. Another path is to wait until rent history improves, or run the file on a long-term rent basis.

Reserves. They vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months. Remember that reserves come out of the same pool of cash you hoped to spend on the next purchase.

Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these DSCR programs. If your target purchase is one of them, plan other financing.

Business-Purpose Treatment

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Truth in Lending examination procedures treat credit to acquire or improve non-owner-occupied rental property as business-purpose credit. That is why files carry a business-purpose certification and an occupancy statement. Business purpose is not a free pass either, as Hunton Andrews Kurth points out in its analysis of investor mortgages.

Provider Types Compared

Names matter less than type. Here is how the four kinds of channel generally differ.

Provider type Best for Watch for
Mortgage broker Shopping several wholesale lenders Confirm how compensation is disclosed
Direct DSCR lender One-lender simplicity on a clean file Single set of guidelines, no comparison
Big banks and large retail lenders Strong-income borrowers with W-2 files Short-term-rental income often not counted
Hard-money lender Short-term bridge on a rehab Higher cost; plan the exit refinance

A broker is paid by the lender or by the borrower, and you should compare the full terms of every option. A broker’s edge is range.

What to Prepare Before You Ask

  • Twelve months of platform earnings exports, matched to bank deposits.
  • The payoff statement and a clear count of how long you have owned the property.
  • Insurance written for short-term-rental use.
  • HOA or condo documents confirming short-term rentals are allowed.
  • Entity documents if the property sits in an LLC.
  • A written plan for the cash: what you will buy, and where the rest of the cost comes from.

Then decide whether an outright purchase is even the right use. Financing the next property with a standard purchase loan keeps more of your cash. Many investors weigh that against the lower payment and simpler coverage of buying with cash.

Frequently Asked Questions

Can I use a short-term rental cash-out to buy another rental with no loan on it?

Yes, if the cash left after the payoff, closing costs, and reserves covers the full purchase price. Run the equity gap first. A 70% LTV ceiling on a short-term-rental cash-out leaves 30 points of value before costs, and many targets cost more than that. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Do I need 12 months of hosting history to refinance?

Most short-term-rental programs expect about 12 months. With less, files often fall back to an appraiser’s analysis or long-term rent opinion, which usually lowers qualifying income. Projection-only cash-outs are a narrow exception, mostly for a recent purchase or a converted long-term rental.

What credit score does a short-term-rental cash-out need?

Short-term-rental programs typically expect 640 or higher. Standard rentals have more room: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Qualification is subject to lender guidelines.

Can I skip seasoning if I bought the property with cash?

Sometimes. Select lenders offer delayed financing, which treats a recent all-cash purchase as eligible for cash-out terms without the full seasoning wait. The rent test still applies, and your source of funds has to match the borrower on the refinance.

Is clearing 1.00 the same as positive cash flow?

No. DSCR compares rent to the monthly payment only. Repairs, vacancy, management, utilities, and capital expenses are outside the calculation, so size the deal on real operating costs too.
