Top Short-Term Rental Cash-Out Refinance Providers Without Restarting 30 Years

Top Short-Term Rental Cash-Out Refinance Providers Without Restarting 30 Years

The Quick Read: Every cash-out refinance is a new loan, so the term is something you choose, and 30 years is only one option. The best provider for your situation depends on which term and interest-only structures it offers, how it counts short-term rental income, and how it measures seasoning. No honest list can rank the lenders that write this, because the right fit depends on your file.

  • A cash-out refinance replaces your old mortgage with a new note that has its own term.
  • Across the wholesale network Lendmire works with, short-term rental cash-out tops out around 70% LTV, with a 640 credit score and about 12 months of hosting history expected.
  • The 30-year fixed is the most common structure, and select lenders in the network add extended terms and interest-only periods.
  • Pulling equity raises the payment, so the coverage ratio drops. Programs require at least 1.00 on a refinance, so test the new ratio before you choose the amount.
  • A ratio above 1.00 is not the same as positive cash flow.

Lendmire is a mortgage broker, not a lender. It shops a network of wholesale DSCR lenders and matches your property to the program that fits. This article does not name or rank companies, because the best program depends on your property, credit, leverage, and documentation. What it can do is show you how these loans work and what to ask any provider.

Key Terms Defined

Cash-out refinance: A new mortgage that pays off the old one and hands you the extra equity as cash.

Rate-and-term refinance: A new mortgage that pays off the old one with no cash back to you.

DSCR (debt service coverage ratio): Monthly rental income divided by the full monthly housing payment: principal, interest, taxes, insurance, and any HOA dues.

PITIA: The full housing payment, meaning principal, interest, taxes, insurance, and association dues.

Seasoning: The waiting period a lender wants between a purchase or earlier refinance and your new loan.

Hosting history: The record of bookings and income the property has earned as a short-term rental, usually shown on platform statements.

Amortization: The schedule that spreads loan repayment over the term.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.

Does a Cash-Out Refinance Really Restart 30 Years?

A cash-out refinance does restart the clock, but only because you pick a new term. Nothing in the process forces 30 years on you.

No regulator or agency rule sits behind the “restart” idea. A refinance replaces your first mortgage rather than sitting on top of it. The new note carries its own term and its own amortization schedule. That is true of every refinance, DSCR or not.

So the useful question is not whether the clock resets. Ask what the reset costs and how to manage it. Stretching the term eases the payment, but it also adds total interest and slows how fast you build equity back. The more you stretch, the more you pay over time for the same cash.

How the Term Options Work

The 30-year fixed is the spine of the network’s programs. Extended terms, such as 40 years, and interest-only periods are available through select lenders in the network. ARM structures also exist for investors who want them. On larger loans, the network generally holds to 30-year fixed structures, so confirm the limits for your loan size before you plan around a longer term or interest-only period.

Each structure trades something:

Structure What it does for you The trade-off
30-year fixed Steady payment, widest availability Longest amortization
Extended term (40-year) Lowest payment, helps coverage Slowest equity build
Interest-only period Boosts cash flow during the period No principal paydown during it
ARM Different payment structure Payment can change later

Shorter fixed terms are worth asking about, but treat them as a question for the lender. Confirm what a given program actually offers before you plan around it.

You can also blunt the reset yourself. Pay extra principal after closing, or set a payoff target for the new note. Either one shortens the effective life of the loan without needing a special product. Watch for prepayment penalties first, since a DSCR loan can lock you in for several years. That matters most if you plan to refinance again.

How Underwriting Treats a Short-Term Rental Cash-Out, Step by Step

Underwriting runs in a fixed order. Knowing it tells you where a file can stall.

Step 1: Transaction type. Cash back at closing makes it a cash-out. A payoff only is rate-and-term. Cash-out is treated as the riskier of the two, which is why leverage is tighter and seasoning matters more.

Step 2: Occupancy. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. You sign an affidavit that you do not and will not live there. Occasional personal stays are fine, but a property you want to use heavily is not a fit.

Step 3: Income method. This step does the most work on a short-term rental file. The options include:

  • Trailing platform history from Airbnb or VRBO, often matched to bank deposits.
  • An appraiser’s short-term-rental market analysis.
  • A third-party income projection from a data service.
  • A long-term lease rent, which some lenders require even on files they call short-term-rental friendly.

The same property can qualify at very different income figures depending on which method the lender uses. Ask first, then choose the lender.

Step 4: Appraisal. The appraisal sets value, which drives LTV, and market rent, which drives coverage. The standard rent forms are Form 1007 for one unit and Form 1025 for two to four units, per the Fannie Mae Selling Guide. Agency rules do not govern DSCR loans, so a lender may use these forms as a convenient format without applying agency guidelines.

Step 5: The coverage calculation. Qualifying income divided by PITIA. A result of 1.00 means income equals the payment. On short-term rental files, the network’s programs start at 1.00 for refinances. Stronger ratios open better pricing and leverage.

Step 6: Sizing the loan. Your cash-out is limited by two tests at once. Equity sets one ceiling: value times the LTV cap, less your payoff and costs. Rent coverage sets the other. A bigger loan means a bigger payment and a lower ratio. The smaller of the two ceilings wins.

Step 7: Reserves, credit, and entity. Expect a reserve requirement, a credit floor, and entity documents if you hold the property in an LLC, subject to program terms. Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and larger loans typically step up to about 9 months.

What the Network’s Short-Term Rental Programs Expect

Here are the figures that apply to short-term rental collateral across select lenders in the network. Treat them as typical ranges, not promises.

Item Short-term rental guideline
Purchase LTV Up to 75% on the strongest files
Cash-out and refinance LTV Up to 70% on short-term-rental collateral
Minimum credit score 640
Minimum coverage 1.00 on purchase, 1.00 on refinance
Hosting history About 12 months expected
Loan size Up to $3,000,000 on standard programs

Standard long-term rentals run differently. Cash-out on those tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Do not carry those standard-rental figures over to a short-term rental. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. No-ratio structures also exist through select lenders only, generally for borrowers who already own a primary residence. Neither one is the default.

Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Where the General Rule Breaks

Most of the surprises on a short-term rental cash-out come from a handful of edge cases.

The 1007 rent form does not fit nightly stays. Fannie Mae’s appraiser guidance says the form asks for monthly market rent from competing properties leased monthly. It calls multiplying a nightly rate by 30 incorrect. A lender that orders a 1007 on your short-term rental will land on long-term rent. If you want credit for short-term income, the lender needs a different method, such as platform history or an appraiser’s short-term analysis.

Not every lender treats short-term rentals the same. Some programs use long-term market rent as standard. Others use short-term data for a dedicated program. Your broker’s job is to match you to the right one before you pay for an appraisal.

Haircuts on income. Lenders often reduce short-term gross income before the coverage test. Experienced operators with solid history can face a smaller reduction. Ask what reduction a lender applies.

Newly rehabbed or converted properties. Renovation can raise both value and income, which is why the BRRRR method (buy, rehab, rent, refinance, repeat) appeals to short-term investors. AirDNA’s BRRRR overview describes using short-term financing to buy and renovate, then refinancing into a long-term mortgage. It also notes that lenders differ on seasoning and that some waive it. With about 12 months of hosting history expected on the network’s short-term programs, a fresh conversion may need a different path.

Seasoning versus hosting history. They are different clocks. Seasoning is how long you have held the property or the current loan. Hosting history is how long it has run as a short-term rental. A file can clear one and miss the other.

Bridge notes that mature early. If a short-term bridge loan comes due before seasoning clears, you may be forced into an extension or a payoff-only loan. AirDNA lists underestimated rehab costs and assuming the refinance will qualify among the common first-timer risks.

Coverage Is Not Cash Flow

Clearing 1.00 does not mean you are profitable. The ratio compares rent to PITIA only. Cleaning, platform fees, utilities, management, repairs, vacancy, and capital expenses all sit outside the calculation.

That matters most right after a cash-out. Pulling equity raises the payment, so coverage falls. Picture an investor whose property covers its payment with comfortable room before the refinance. After a large pull, the ratio might sit barely above 1.00, with almost no cushion for a slow season. The file may clear underwriting and still be a poor deal.

So size the pull to the post-refinance coverage you can live with, not to the maximum LTV. If the new payment would sit close to your gross rent, treat that as a warning, not a green light. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

A Larger Down Payment Helps, But It Is Not a Fix

On a purchase, more cash down lowers the payment and can lift coverage. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

The same logic applies on a refinance. Leaving more equity in the property keeps your payment lower and your ratio healthier. It is the simplest way to protect coverage if the cash you need is smaller than the cash you could pull.

How to Evaluate Any Provider

Since a ranking cannot tell you which program fits, use questions. The lenders that write this product differ in ways that change your outcome. A broker that shops many wholesale lenders can compare these side by side:

  • Which income method do they use for short-term rentals?
  • What reduction do they apply to projected or platform income?
  • How do they measure seasoning, and from what date?
  • What is the cash-out LTV for short-term-rental collateral specifically?
  • Which terms and interest-only options are available?
  • Is there a prepayment penalty, and how long does it last?
  • Does underwriting quietly require a lease?

The right answer set depends on your property, credit profile, documents, and goals. A borrower with 12 months of strong platform statements needs a different lender than one with a newly converted property.

What to Prepare

Gather these before you shop:

1. Twelve months of platform statements and matching bank deposits.

2. Your current mortgage statement and payoff information.

3. Insurance documentation for the property.

4. Entity documents if the property sits in an LLC, subject to program terms.

5. Proof of reserves.

6. Any local short-term rental permits or licenses.

Decision Time: Refinance or Keep What You Have?

A cash-out is a tradeoff, not an upgrade. Ask three questions before you start.

First, what does the reset cost? Add closing costs and any prepayment penalty on your existing loan to the extra interest from a longer term. Second, what will the cash earn? If the pull funds a purchase or renovation that raises income, the math can work. Third, can the property carry the larger payment? That is the coverage question again.

If the answers are weak, keeping your current loan can be the better move. If they are strong, choose the structure deliberately: a term that fits your hold period, with an interest-only period only if the cash flow truly needs it.

Frequently Asked Questions

Can I avoid a new 30-year term on a short-term rental cash-out?

Often, yes. The term is part of the new loan, so you choose it. The network’s spine is the 30-year fixed, with extended terms and interest-only periods available through select lenders. Paying extra principal after closing also shortens the effective life of the loan.

How much hosting history do I need?

Short-term rental programs in the network typically expect about 12 months of hosting history. Lenders differ on how they treat less than that, and some accept projections in specific cases. Confirm with your broker before you plan around an exception.

Is the cash-out limit the same for short-term and long-term rentals?

No. Cash-out on short-term-rental collateral runs up to 70% LTV, while cash-out on standard rentals tops out around 75% across most of the network. Both are subject to lender guidelines, credit, and property review.

Does clearing 1.00 mean the property makes money?

No. The ratio tests rent against PITIA only. Operating costs, vacancy, management, and repairs sit outside it, so run your own cash-flow numbers separately.

Can I hold the property in an LLC?

Often, subject to program terms. Expect entity documents and a review of how the property is vested before the lender will move forward.
