Top DSCR HELOC Providers When Rent Comes From Airbnb

Top DSCR HELOC Providers When Rent Comes From Airbnb

The Quick Read: The lenders that write a rent-qualified home equity line on an Airbnb rental depend on the property, the credit profile, and how the rent is documented, so no single name fits every borrower. Lendmire, a mortgage broker, matches the file to a wholesale lender in its network instead of ranking companies. On most files, the line qualifies primarily on property-level rental income covering a stress payment, subject to lender guidelines.

  • A DSCR HELOC is a revolving line on a rental, written as a standalone second lien or a standalone first lien.
  • The minimum coverage is 1.10x, tested on a payment for the entire credit limit.
  • Nightly Airbnb revenue is not simply counted as rent, because the lender looks to the appraisal and the lease instead.
  • Through select programs, the line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a revolving line of credit secured by a rental property. The rent, not the owner’s paycheck, qualifies it. The phrase is a market label, not a defined regulatory term, so two lenders can use it for different products.

The core idea matches any home equity line. As the CFPB’s HELOC booklet explains, a HELOC lets you borrow, spend, and repay as you go, with a borrowing period followed by a repayment period. The collateral is at risk if payments fall behind. That booklet is written for owner-occupied homes, so applying it to a rental is an extension of the concept.

Across Lendmire’s wholesale network, the DSCR version has a specific shape, subject to underwriting:

  • It sits as a standalone second lien behind a first mortgage the owner keeps, or as a standalone first lien on a rental with no mortgage.
  • It is never closed together with a purchase, never a third lien, and never placed on the owner’s own home or a second home.
  • The owner’s tax returns, W-2s, pay stubs, and debt-to-income ratio are not part of the qualification.
  • The LLC can stay on title (investment property only), with the members signing as guarantors.

That last point matters for Airbnb hosts who hold properties in an entity, subject to program terms.

Why “Top Providers” Is the Wrong Question

Ranking providers sounds useful, but it misleads for this product. Few lenders write a home equity line on an investment property at all. A BiggerPockets forum discussion shows how often investors hit a wall at banks and credit unions, with a banker in the thread saying only a lender or two still offers one.

That scarcity is why a broker model fits. Lendmire does not lend, and it does not name or rank lenders. It works with a nationwide network of wholesale DSCR HELOC lenders and matches the scenario to the program. The best program for your situation turns on a handful of variables:

  • Property type and whether it falls inside the program’s eligible list
  • Credit score and mortgage history
  • Whether a first mortgage stays in place
  • How much combined leverage the line needs
  • How the rent is evidenced

Some lenders also decline the “HELOC” label on a rental and offer a similar line under another name. A second thread describes that, along with closed-end second mortgages as an alternative. Treat those as investor and banker comments, not rules. The practical point holds: search by structure, not by label.

How Does Underwriting Treat Airbnb Rent?

Underwriting does not take nightly revenue at face value. On this program, rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.

That surprises hosts who run on nightly bookings. Here is the step-by-step logic.

Step 1: The appraiser sets market rent. The valuation includes the rent schedule on Form 1007 (Form 1025 on two-to-four units). Fannie Mae’s June 2024 Appraiser Update says the 1007 is built from comparables leased monthly. It calls multiplying a nightly rate by 30 incorrect and says the form cannot be used to estimate a nightly short-term rental fee. Agency rules do not govern DSCR files. The form’s limits still shape what an appraisal can show.

Step 2: A lease anchors the number. A lease in place is required, so a furnished mid-term lease or a long-term lease is the cleaner fit than pure nightly hosting. A host who wants the nightly model to count should expect to discuss the structure up front, before any application.

Step 3: The lesser-of rule is applied. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.

Step 4: Coverage is tested on the whole line. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It covers principal and interest only. Taxes and insurance are not part of it. The minimum coverage is 1.10x.

Step 5: Lien position shapes the math. On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. That treatment varies by lender and should be settled before you pick a line size.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Does the Test Use the Drawn Balance or the Full Limit?

The test uses the full limit. A $200,000 line is stressed as if all $200,000 were fully amortizing, even though the draw period is interest-only on the drawn balance.

That design has a practical effect. Rent that clears 1.10x on a smaller line may fall short on a larger one. Say a rental covers a $150,000 line at roughly 1.3x. Doubling the line to $300,000 would pull coverage near or below the floor, because the payment scales with the limit. Sizing the line to the rent, not to the equity available, is the central planning move.

If coverage lands below 1.10x, the options are a smaller line, a different property, or a different structure such as a cash-out refinance reviewed on its own program terms. Qualification stays subject to lender guidelines, credit approval, and property review.

Terms You Should Know Before You Apply

Program mechanics through select wholesale lenders, subject to underwriting:

Feature DSCR HELOC
Draw period 5 years, interest-only on drawn balance
Repayment 25-year amortizing period
Maturity 30 years
Rate type Variable
Closing draw At least 80% of line, never under $50,000
Later draws At least $5,000 each
Line size From $50,000
Reserves None required

The draw rule deserves attention. At least 80% of the line is drawn at closing. That means this is not a standby line you leave mostly unused. It suits an investor with a defined use for the money, such as a down payment on the next rental. It suits a casual “just in case” line less well.

Because the rate is variable and the draw is interest-only for five years, payments can change and rise when repayment begins. The CFPB booklet flags the same two-phase risk for any HELOC. Model both phases against Airbnb income that moves with seasons.

Leverage Tiers and Credit

Leverage depends on lien position, and the labels differ.

Lien Credit score Leverage Line size
Second lien 720 or better Up to 70% CLTV $50,000 to $500,000
First lien (no mortgage) 740 or better Up to 75% LTV Up to $500,000
First lien (no mortgage) 700 to 739 Up to 70% LTV Up to $500,000
First lien (no mortgage) 720 or better Up to 65% LTV Over $500,000 to $1,000,000

CLTV is the first mortgage balance plus the new line, divided by value. A borrower who keeps a first mortgage can only take a second lien, which carries a 720 floor. A first lien exists only on a rental with no mortgage. A first-lien line above $500,000 tops out at 65% LTV. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Credit history also matters. The program looks for no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu. No reserves and no cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program. All of this is subject to lender guidelines and not a commitment to lend.

Valuation and Property Eligibility

Lines up to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal on Form 1004, 1073, or 1025. Appraisal waivers are not accepted.

Eligible types include single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums, plus lots to 10 acres. A two-to-four-unit property may have at most 1 vacant unit.

Outside this lane:

  • Rural-designated property
  • Condotels
  • Row homes
  • Leaseholds and land trusts
  • Age-restricted communities
  • Hobby farms, modular and log homes
  • Mixed-use property
  • A property listed for sale in the prior 2 months
  • A property with a solar lien

Condotels matter for Airbnb hosts, since hotel-style units are a common short-term product. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Seasoning: Two Six-Month Clocks

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

That rule makes the line a poor fit for a freshly converted or newly bought Airbnb. Waiting out the clocks, or reviewing a different structure, are the alternatives for such a property.

Where the General Rule Breaks

Several edge cases change the answer.

No booking history. A new conversion has no trailing revenue. Because this line leans on the lease and the appraiser’s market rent, history matters less than it does on programs that count platform income. The seasoning clocks still apply.

Pure nightly operators with no lease. A lease in place is required. A host with no lease has to restructure, for example with a furnished mid-term lease, or look at another product.

An LLC-held property. Vesting in the owner’s LLC is allowed, subject to program terms. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Bank HELOCs may treat entities differently; one older BiggerPockets comment says some bank lines require personal-name title. Treat that as dated and anecdotal.

A borrower who is not eligible. US citizens, permanent residents, and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible on this program.

A state outside the footprint. The line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. The 15 are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia, and Washington.

HELOC, Cash-Out, or Something Else?

The decision depends on what the investor needs. A standalone second lien lets an owner keep an existing first mortgage in place and reach the equity without refinancing it. Whether that beats a cash-out refinance turns on the first mortgage terms and how much money is needed. Lendmire’s article How to Qualify for an Investment Property HELOC When Rent Comes From Airbnb covers the personal-income route, and the complete DSCR loans guide explains how coverage works across programs.

Fit usually breaks down like this:

Situation Likely fit
Low first mortgage, wants to keep it Second-lien DSCR HELOC
Rental owned free and clear First-lien DSCR HELOC
No lease, nightly bookings only Restructure first, or other product
Bought or refinanced in last 6 months Wait for seasoning
Needs one lump sum, no revolving use Cash-out refinance may fit better

One more consideration is cost to equity. Tapping a line uses up equity in the property, as a BiggerPockets piece on using a HELOC to buy real estate notes. The rate is also variable, so a draw funded against volatile Airbnb income deserves a stress test before commitment.

Key Terms Defined

DSCR: Debt service coverage ratio, meaning gross monthly rent divided by the qualifying payment.

CLTV: Combined loan-to-value, the first mortgage balance plus the new line, divided by value.

Stress payment: A fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points.

Second lien: A loan that sits behind the first mortgage in repayment priority.

Form 1007: The appraiser’s single-family rent schedule, which estimates monthly market rent.

Draw period: The interest-only stage during which the line can be drawn.

What to Prepare

A host who gathers the file ahead of time avoids delays. Prepare:

  • The current lease and any receipts, especially if the lease is above market
  • A mortgage statement for the first lien, if one stays
  • LLC documents, if the property is entity-held
  • Insurance, including flood coverage where required, and hazard coverage that covers both liens
  • A clear read on local short-term rental rules

The next step is a conversation about the property, the rent, the equity, the credit profile, and the combined leverage you want. Brokers can compare options across lenders. Lendmire is a broker and is not the lender. Call 828-256-2183 or request a quote. If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.

Frequently Asked Questions

Can Airbnb income qualify for a DSCR HELOC?

Sometimes, but not as raw nightly revenue. Rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required, so a host running only nightly bookings would need one, subject to lender guidelines.

Which provider is best for a DSCR HELOC on a rental?

It depends on the property, credit score, lien position, and leverage needed. Lendmire does not name or rank lenders. A broker shops the file across a network of wholesale lenders and matches it to a program, subject to underwriting.

How long must I own the rental before applying?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are measured on the file.

Does the coverage test use only what I draw?

No. The test uses the entire credit limit, stressed as a fully amortizing payment. A larger line lowers coverage, so size the line to the rent rather than to available equity.

Can an LLC hold the property?

Yes, on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
