Top DSCR HELOC Providers on a Paid-Off Airbnb

Top DSCR HELOC Providers on a Paid-Off Airbnb

The Quick Read: A DSCR HELOC on a paid-off Airbnb is a standalone first-lien line of credit that qualifies primarily on the rental’s income covering a stress payment on the whole line, subject to lender guidelines, and it is placed through a broker because no single ranking of providers fits every owner and property. The lender looks at the rent, not your pay stubs. Which provider writes your file depends on your state, credit score, property type and the size of the line.

  • The line sits in first position because nothing is owed on the property. It can be written in an LLC, subject to lender program eligibility.
  • Coverage must reach 1.10x on a stress payment calculated on the full credit limit, not just the drawn amount.
  • First-lien leverage runs up to 75% LTV at 740 or better on lines to $500,000, and it steps down from there.
  • The rent test leans on a lease and the appraiser’s market rent. An Airbnb that earns only through nightly stays can fail it.

What Is a DSCR HELOC, and How Does It Differ From a Bank Line?

A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is reviewed on the property’s rent instead of your personal income. Lendmire is a mortgage broker, not a lender, and it places these lines through select wholesale lenders in its network.

“DSCR HELOC” is a market label, not a regulated product name. The structure is the same wherever you find it. It is a standalone line, either a second lien behind a mortgage you keep or a first lien on a rental with no mortgage. It is never closed with a purchase, and it is never written on your own home.

A standard bank HELOC works differently. Those lenders look at your income, your debts and your personal credit. NerdWallet notes that investment-property owners face a smaller pool of lenders and lower borrowing limits than owners of a primary home, because lenders see higher default risk on rentals. Experian adds that it is generally harder to qualify and that not every lender offers these lines at all.

That scarcity is why a broker matters here. Most retail banks do not write rent-qualified lines on rentals. A broker with several wholesale programs can match your property, credit and leverage need to the program that fits. The best match for your situation depends on the lien, the property type, your score and how much equity you want to reach.

The rent-qualified route skips the personal income calculation: no traditional personal-income documentation, W-2s or debt-to-income ratio. It does not skip documents. The lease, the credit report, title and the valuation are all reviewed. For the full background, see Lendmire’s complete DSCR loans guide.

What Does Paid-Off Change?

Paid-off changes three things: the lien position, the leverage tier and the reason for choosing a line at all. With no mortgage, the line is a first lien, the program uses first-lien LTV tiers, and the usual advantage of keeping a cheap first mortgage disappears.

Lien position. A first lien exists only on a rental with no mortgage. A property that is almost paid off still carries a mortgage, so it falls under second-lien rules. Lendmire’s piece Top HELOC Providers With a Mortgage That Is Not yet Paid Off covers that path.

Leverage. On a paid-off property, the lender’s own ceiling sets your limit, not an existing balance. There is no first mortgage to count against you. The tiers are in the next section.

The decision. If you keep a low-cost first mortgage, a second-lien line protects it. A paid-off Airbnb has no such loan to protect. The choice becomes a revolving line versus a one-time cash-out refinance, which is a new first mortgage that pays out a lump sum. A line suits staged uses, such as a rehab in phases or a down payment on the next property. A lump sum suits one large purchase.

How Underwriting Treats the Rent, Step by Step

Step 1: Structure. The property must be a non-owner-occupied one-to-four-unit rental. Eligible types include single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums. Lots up to 10 acres are also eligible.

Step 2: Title and vesting. Vesting in your LLC is allowed on investment property, subject to lender program eligibility. The LLC’s members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. This matters because most standard bank HELOCs want the property in your personal name.

Step 3: The rent test. The minimum is 1.10x. That means gross monthly rent divided by a qualifying payment. The qualifying payment is a fully amortizing payment on the entire credit limit at a stressed start rate. Taxes and insurance are not part of it. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

Step 4: Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal. Appraisal waivers are not accepted.

Step 5: Credit and documents. The minimum score on a first lien is 700, based on the lender’s own credit report. There must be no 30-day mortgage late in the last 12 months. At least 48 months must have passed since a bankruptcy, foreclosure, short sale or deed in lieu. No reserves and no cash to close are required, though hazard insurance must cover the lien and flood coverage applies where required.

Everything above is subject to underwriting, and the lender’s own calculation governs.

Does Airbnb Income Count? The Lease Problem

On this program, the rent test is built on a lease and the appraiser’s market rent schedule. That is a poor match for an Airbnb that earns only through nightly bookings. If the property has no lease in place, the file does not meet the lease requirement. Confirm with the lender how a short-term setup is treated on your specific file.

The appraiser’s rent schedule is Form 1007 on a single unit. Form 1025 covers a two-to-four-unit property. Either one gives a long-term market rent figure, which can differ a lot from what your booking platform shows. A property that cash flows well on nightly rates can look average on a long-term rent schedule.

Other DSCR products handle nightly income differently, so do not assume this line does. Some purchase and cash-out programs read trailing platform statements or a projection. This line leans on the rent schedule and the lease. Condotels are not eligible here at all, and neither is any property listed for sale in the prior two months.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If nightly stays are not allowed where the property sits, only long-term rent is usable anyway.

Three practical moves help an owner in this spot:

  • Put a long-term lease in place if your strategy allows it, so a lease exists to test.
  • Look at the market rent on a 1007 before you apply, so the number is not a surprise.
  • If the Airbnb’s real strength is its nightly income, ask your broker whether a different DSCR product fits better than a line.

Leverage Tiers and Line Size

A first lien reaches 75% LTV at a score of 740 or better on lines up to $500,000. It drops to 70% LTV for scores from 700 to 739. Lines above $500,000 and up to $1,000,000 carry a 65% LTV ceiling at 720 or better. These are ceilings through select programs, never offers. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Lien and score Line size Maximum
First lien, 740 or better $50,000 to $500,000 75% LTV
First lien, 700 to 739 $50,000 to $500,000 70% LTV
First lien, 720 or better $500,000 to $1,000,000 65% LTV
Second lien, 720 or better $50,000 to $500,000 70% CLTV

Second-lien figures are CLTV, which means your first mortgage balance plus the new line, divided by value. First-lien figures are plain LTV. A borrower who keeps a first mortgage can only take a second lien, which requires a 720 score. Lines start at $50,000 and run to $1,000,000 on a first lien. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

A declining-market flag on the property lowers the ceiling by 5 points. Philadelphia properties carry a ceiling 10 points lower. These adjustments are subject to underwriting.

Exposure is limited. A borrower may hold at most 5 loans or $2,500,000 with the program. If you hold several rentals, that cap can matter before the leverage tiers do.

Draws, Repayment and the Variable-Rate Risk

The line has a 5-year interest-only draw period, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. At least 80% of the line is drawn at closing, and later draws are at least $5,000 each.

That 80% closing draw shapes how you should size the line. This is not a card you open and leave empty. On the smallest lines, the whole line is drawn at closing. Size the line to what you will actually use, because the qualifying payment is computed on the full limit regardless.

Think about the two risks the structure creates. First, the payment changes with a variable rate, so plan for it to move. Second, when the draw period ends, payments shift from interest-only to fully amortizing. The CFPB warns that monthly payments on a home equity line are often significantly higher once repayment begins. A line that cash flows on interest-only can look very different once principal is added.

Clearing 1.10x is a lending test, not a cash-flow guarantee. A property that barely passes has no cushion for a slow season, a vacancy or a repair. Run your own numbers on what the property earns after all expenses.

The rate and the pricing terms come with the lender’s disclosures, which a broker can walk you through before you commit.

Shrinking the Line to Pass

When coverage falls short, a smaller line is the cleanest fix. The test divides rent by a payment on the full limit. A smaller limit means a smaller qualifying payment.

Run the numbers on a modeled file. Say rent covers the stress payment at 0.95x on the line you wanted. That fails the 1.10x test. Trim the line by roughly 15%, and the qualifying payment drops by the same share. Coverage rises to about 1.12x, which clears the minimum. This is illustrative arithmetic, and the lender’s own calculation governs.

The tradeoff is plain. You reach less equity. The floor on line size is $50,000, so very small lines have little room to trim. Leverage, score and valuation all still apply.

A weak rent figure can also be a lease issue. If your lease sits below market rent, the lease counts, because rent is the lesser of the two, unless three months of rent receipts support a lease above market. Check which number is actually driving the ratio before you shrink anything.

Where the Rule Breaks: Edge Cases

The general rule is that rent qualifies the line. These cases are where that rule bends or fails.

An LLC that holds title. Most standard bank lines will not lend to an LLC. This program allows LLC vesting. The members sign as guarantors, and a title holder who is not a borrower signs the acknowledgment. The borrowers on the line do not need to match any borrowers on a first mortgage.

A recent purchase or refinance. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

A recent rehab. A fresh renovation can distort an automated valuation. If the work just finished, the full interior appraisal path may give a cleaner read, subject to underwriting.

Property types outside the lane. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use, commercial and agricultural property are not eligible. Neither is a property with a solar lien.

Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

An owner-occupied home. This line is never offered on your own home or a second home. A primary-residence HELOC is a different product with different rules.

A later refinance. A first-lien line sits ahead of any new mortgage you might want later. Plan the exit before you open it, because a new first mortgage would generally need the line paid off or otherwise dealt with.

Provider Types, Not Provider Rankings

No honest list of named providers can fit your file, so this section compares routes by what they read and where they stop. Programs change, and every file is underwritten individually. Lendmire does not rank or recommend lenders. It matches a scenario to the program that fits.

Route What it reads LLC title
Retail bank HELOC Personal income and debts Usually not accepted
Wholesale rent-qualified line (via broker) Property rent and lease Allowed, per program
DSCR cash-out refinance Rent coverage on a new first loan Common, per program

The first row describes how standard bank lines generally work. The third is a different loan: a new first mortgage rather than a revolving line. Each row’s rules belong to that product, not to the line described here.

Here is a checklist for vetting any provider, direct or through a broker:

  • Does the program write a first lien on a rental with no mortgage?
  • Does it accept LLC vesting, and which guarantor and title documents are needed?
  • Which rent figure does the lender use in its review: the lease, market rent, or another measure?
  • Is the qualifying payment computed on the full limit or the drawn balance?
  • What are the draw rules, the repayment structure and the maturity?
  • Which property types and states are outside the program?
  • Who is the lender, and what role does the broker play?

A broker shops several wholesale lenders and matches the file. A direct lender can only offer its own guidelines. That is the practical edge. It is not a claim about network size, and the right fit depends on the file.

Which Route Fits Which Owner

Your situation Likely fit
Paid-off Airbnb, lease in place, 740+ score First-lien line, up to 75% LTV
Paid-off Airbnb, 700 to 739 score First-lien line, up to 70% LTV
Nightly stays only, no lease Ask about other DSCR products
Need one lump sum for a purchase Cash-out refinance may fit better
Still carrying a first mortgage Second lien, 720 score needed

The line fits an owner who wants staged access to equity and does not want the personal income file opened. It is a poor fit for an owner with no lease, a property type on the excluded list, a score under 700, or a need for one lump sum. Self-employed owners and owners with heavy write-offs often like property-rent-based lender review, because tax returns can understate what a property earns.

If you use the funds for a rehab or a down payment, keep clear records. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Lendmire offers this program in 15 of its 16 licensed states, every licensed state except Tennessee.

Key Terms Defined

DSCR (debt-service coverage ratio): The rent divided by the qualifying payment. This program’s minimum is 1.10x.

Lien: The lender’s claim on the property. A first lien is paid first. A second lien is paid after the first mortgage.

LTV and CLTV: Loan-to-value is the loan divided by property value. Combined loan-to-value adds the first mortgage balance to the new line.

Draw period: On this line, the first 5 years, when you borrow and pay interest only on the drawn balance.

Vesting: How title to the property is held, such as in your name or in an LLC.

Form 1007: The appraiser’s long-term market rent schedule for a single unit. Form 1025 covers two-to-four units.

Seasoning: The waiting period a lender wants after you buy or refinance before it will lend again.

Frequently Asked Questions

Who are the top DSCR HELOC providers for a paid-off Airbnb?

The right provider depends on your state, credit score, property type and the size of the line. Lendmire does not rank lenders. It works with wholesale lenders in its network and matches a file to the program whose guidelines fit. A direct lender can show you only its own rules, while a broker can compare several.

How soon after buying an Airbnb can I open a line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both clocks must be satisfied.

Can I use a line if my LLC owns the Airbnb?

Yes, subject to lender program eligibility. The LLC can hold title on investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Most standard bank lines will not lend to an LLC, which is one reason owners look at rent-qualified programs.

What if my coverage falls below 1.10x?

A smaller line is the usual fix. The test uses a payment on the full limit, so a line about 15% smaller lifts coverage from 0.95x to roughly 1.12x. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of rent receipts support a lease above market, so check which number drives the ratio. Qualification stays subject to underwriting.

Which states offer this program?

It is offered in Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. That is 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Foreign nationals and ITIN borrowers are not eligible.
