Top Short-Term Rental Cash-Out Refinance Providers While Between Jobs

Top Short-Term Rental Cash-Out Refinance Providers While Between Jobs

The Quick Read: Lendmire is a mortgage broker, so it does not rank or name lenders. Which provider is best depends on your property, credit, and how the lender counts short-term income. A job gap does not block this loan, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

  • Short-term rental cash-out generally tops out at 70% LTV on short-term-rental collateral.
  • Expect a 640+ credit score and about 12 months of hosting history.
  • The coverage floor on a refinance is 1.00 across the programs described here.
  • Credit, reserves, and the appraisal are still reviewed. Your paycheck is not.
  • How a lender counts your nightly income often matters more than the lender’s brand.

Why a Job Gap Doesn’t Close the Door

Conventional cash-out underwriting asks for pay stubs, tax returns, and a debt-to-income ratio. With no paycheck, that lane is shut. DSCR underwriting tests the asset instead.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The lender asks whether the rental income covers the property’s monthly obligation: principal, interest, taxes, insurance, and any HOA dues.

That is the full answer on employment. Everything below is about what still gets checked, and where short-term rentals add wrinkles.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly property income divided by the full monthly housing obligation on the new loan.

Seasoning: The period you must have owned the property before a lender will count its current value for a cash-out; about six months is the common expectation across the network.

Hosting history: The track record showing you have operated the property as a short-term rental, typically about 12 months on these programs.

Reserves: Liquid funds held after closing, commonly measured in months of PITIA.

Expense factor: A reduction lenders apply to gross short-term income before running the coverage test, because short-term operating costs run higher than long-term costs.

How Underwriting Treats a Short-Term Rental, Step by Step

1. The file is built as business-purpose. You sign a business-purpose declaration. Title is often held in an LLC, subject to lender program eligibility.

2. The lender picks an income method. This is the biggest variable. Some lenders count your actual trailing booking income. Others use a projection from a data service such as AirDNA. Others default to the appraiser’s market rent on the Form 1007 rent schedule (Form 1025 for two-to-four units).

3. Coverage is tested. Net income is measured against the new payment. On a short-term rental refinance, the floor is 1.00. Stronger ratios open better pricing and leverage.

4. The appraisal sets value. Value fixes the leverage cap. The rent figure sets coverage.

5. Two limits bind at once. Coverage and leverage both apply. Whichever is tighter sets your loan amount.

6. Borrower items are still reviewed. Credit, reserves, ownership period, and title or entity documents all come under review. Income and employment are not on the list.

7. Closing. You provide a business-purpose attestation and a statement of how the proceeds will be used.

A larger down payment on a purchase can lift coverage by shrinking the loan. On a cash-out it works the other way: the more you pull, the lower the coverage. Either way, strong equity never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

What Gets Verified and What Doesn’t

Item Between jobs
Pay stubs and W-2s Not part of the DSCR file
Personal debt-to-income Not the qualifying test
Property income Reviewed (history, projection, or 1007)
Credit score Reviewed; 640+ for STR
Reserves Reviewed; vary by lender and size
Appraisal Required
Hosting history About 12 months expected

“Not part of the file” is not the same as “no documentation.” The borrower-income test goes away. Property income evidence, the appraisal, credit, and reserves stay.

How Providers Differ (and How a Broker Matches Them)

No single lender wins for everyone. Across a wholesale network, the real differences fall into a few categories.

Difference Why it matters
Income method Trailing history, projection, or 1007 can swing coverage widely
Leverage on cash-out STR collateral tops out around 70%
Credit floor 640 for STR; higher scores open stronger tiers
Reserves Vary by lender, leverage, and loan size
Term structure 30-year fixed is the spine; 40-year, interest-only, and ARM exist through select lenders
Loan size Standard programs run up to $3,000,000

An investor whose booking history is strong but whose appraisal rent schedule is low needs a lender that counts actual income. An investor with a thin first year may fit a different program. The complete DSCR loans guide covers the wider program set.

A Worked Example

Run the numbers on a short-term rental with a full year of booking history. Assume the owner is unemployed, holds a credit score in the high 600s (above the 640 minimum for short-term rentals), and has owned the property well past the seasoning period.

  • Gross nightly-rate income is reduced by a modeled 20% expense factor.
  • The net figure clears the new payment at roughly 1.3x. That is above the 1.00 floor.
  • Leverage is capped at 70% of appraised value on short-term-rental collateral, so the appraisal decides how much equity can come out.
  • Reserves are commonly around six months of PITIA, depending on lender and loan size. If the cash-out proceeds are the only liquidity, ask whether they can count toward reserves, since lenders treat this differently.

Now flip the income method. Suppose the lender defaults to the appraiser’s 1007 long-term rent figure, which can sit well below true short-term income. The same property may drop under 1.00. Select lenders in the network offer coverage below 1.00 with leverage and terms adjusted, but that is a separate path, not a loosened version of the standard one.

Clearing 1.00 is also not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it. Without a paycheck, the loan payment has to be sustainable from the property alone, including through slow seasons.

Where the General Rule Breaks

1007 versus real income. An Airbnb that clears 1.00 on actual income can fail if the program defaults to long-term rent. Ask which method controls before you order the appraisal.

Projection error. Projections are estimates. Occupancy can run well off actual results.

Personal use. Business-purpose treatment can shift if you expect to occupy the property more than 14 days a year, per law-firm commentary from Hunton. Beyond that threshold, personal use is a facts-and-circumstances question.

Use of proceeds. Cash-out is the sensitive point. If proceeds go to personal spending, the business-purpose classification is at risk. Tie the money to the next acquisition, a renovation, or property reserves.

Business purpose is not compliance-free. The same commentary notes HMDA reporting and some state licensing rules still reach investment-property refinances.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

The Legal Basis, Briefly

The ability-to-repay rule in Regulation Z does not apply to credit extended primarily for a business purpose, even when a dwelling secures it. When the rule was adopted, the Federal Register notice described investment-purpose loans as business-purpose, and the rule as covering consumer-purpose mortgages only. That is why a DSCR lender can underwrite rent instead of a paycheck.

When This Is the Wrong Move

The tradeoffs are real. DSCR cash-out generally costs more than conventional financing and may carry a prepayment penalty. If you expect a new job soon, waiting could open conventional options. That said, the sequence cuts both ways: a file with documented income may price differently, but DSCR underwriting does not need it.

This is a poor fit when:

  • The property only clears 1.00 on aggressive projections.
  • Your runway without income is short and the new payment would strain it.
  • You want the cash for personal spending, which puts business-purpose treatment at risk.
  • Your hosting history is under about 12 months. A different structure, or waiting, may serve you better.

Selling is also a legitimate alternative if the carry is the problem. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

A Vetting Checklist for Any Provider

Whoever you work with, ask:

  • Which income method controls: trailing history, a data-service projection, or the 1007?
  • What expense factor is applied to gross short-term income?
  • What is the maximum cash-out LTV on short-term-rental collateral?
  • How many months of reserves, and can proceeds count toward them?
  • What seasoning is required?
  • Is there a prepayment penalty, and what is its structure?
  • Can title be held in an LLC, per lender program requirements? Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Frequently Asked Questions

Can I do a short-term rental cash-out refinance with no job?

Yes, on programs that qualify on property income. DSCR underwriting tests whether the rental covers the payment, not whether you have a paycheck. Credit, reserves, hosting history, and the appraisal are still reviewed, and approval remains subject to lender guidelines.

How much equity can I pull from a short-term rental?

Cash-out on short-term-rental collateral generally tops out at 70% LTV, with about six months of seasoning commonly expected. The appraisal sets value, and coverage must also clear 1.00. Whichever limit is tighter sets the loan amount.

Will the lender count my Airbnb income or the appraiser’s rent figure?

It depends on the program. Some count trailing booking income, some use data-service projections, and some default to the 1007 market rent. Ask before you order the appraisal, since the choice can change coverage substantially.

Can the same broker handle my purchase and a later cash-out?

Yes. A broker shops a network of wholesale lenders, so the same relationship can cover both. Purchase and refinance are separate underwriting events with their own leverage limits.

Do I need reserves if I’m between jobs?

Usually, yes. Reserves vary by lender, leverage, loan size, and transaction type, and are commonly around six months of PITIA. Larger loans typically step up. Since there is no paycheck to refill them, strong reserves also protect you.
