The Quick Read: Seasoning on a DSCR cash-out loan is lender policy, not law. Early options exist, but they depend on the lender, how you bought the property, and how its income is documented. This article names no institution, because the right program depends on your file. A broker can compare several wholesale lenders for you.
- Seasoning is the waiting period between buying a property and pulling cash out of it, and DSCR lenders set it themselves.
- The wholesale network Lendmire works with commonly expects about 6 months of it on a cash-out refinance.
- Short-term rental collateral is treated more strictly than a standard long-term rental when leverage is set.
- Early proceeds tend to hinge on documented cost rather than a fresh appraisal.
- Hosting history and title seasoning are two separate clocks, and both can matter.
Key Terms Defined
Seasoning is the time a lender wants you to own a property before it will refinance with cash out. Lenders usually count it from the date the deed is recorded.
Cash-out refinance replaces your current loan with a larger one and pays you the difference. That difference is your cash.
Rate-and-term refinance replaces your loan without paying you cash. You change the structure or payoff, not your equity position.
Delayed financing is a rule borrowed from conventional lending. It lets someone who bought with all cash borrow back some of that purchase money soon after closing.
DSCR (debt service coverage ratio) is monthly rent divided by the full monthly obligation. That obligation is PITIA: principal, interest, taxes, insurance, and any association dues.
Hosting history is the record of nightly bookings and income on a short-term rental. Lenders use it to judge whether the income will hold.

Can You Do a Short-Term Rental Cash-Out Refinance Before Seasoning Ends?
Sometimes. Seasoning is a lender rule on DSCR loans, so the answer changes from one program to the next. Some lenders ask for about 6 months of ownership. Some accept less. Some waive the wait when you can document the work you put into the property.
A cash-out refinance on a short-term rental is a stricter category than the same loan on a long-term rental. Across the network, short-term rental cash-out tops out around 70% LTV, while a standard rental can reach around 75%. Credit and experience standards apply as well, and coverage must clear a 1.00 floor on a short-term rental refinance. All of this is subject to lender guidelines, and every file is reviewed on its own.
Loan-review exhibits that lenders file with securities regulators show how this plays out. One SEC filing exhibit records an exception allowing a short-term rental on a cash-out refinance. The same exhibit shows a cash-out loan paired with short-term rental analysis that called for a 12-month lookback. In plain terms, lenders treat these loans as exception items and document each one separately.
Banks, Credit Unions, or Wholesale Lenders?
You asked about banks, so here is the straight answer. No published bank guideline backs a promise of early short-term rental cash-out, and this article won’t pretend otherwise. Large depository institutions set their own overlays, and those change.
The more useful question is which lender’s rules fit your property and timing. The lenders that write this loan depend on your credit profile, leverage need, documentation, and how you acquired the property. A broker shops multiple wholesale lenders and matches the scenario to the program. Lendmire does this as a broker with DSCR financing through select lenders across 41 markets, including Washington, D.C.
Your Options Inside the Waiting Period
Four routes are worth weighing. Each one trades speed of access against how much cash you can take.
| Route | Who it fits | What comes back | Main risk |
|---|---|---|---|
| Wait out seasoning | Anyone with time | Value-based proceeds | Cash stays tied up |
| Delayed financing | True all-cash buyers | Cost-based proceeds | Any lien kills the test |
| Rate-and-term first | Buyers who need a new structure | No cash at first | Cash-out comes later |
| Early exception | Strong files, documented rehab | Varies by lender | Exceptions are case by case |
Waiting Out Seasoning
Waiting is the simplest route. After the common 6-month mark, a lender can size the loan on the appraised value instead of your cost. If you added value through rehab or bought below market, waiting is what lets that equity count.
Delayed Financing
Delayed financing is for all-cash buyers. The concept comes from conventional lending. DSCR lenders set their own versions, and they may not copy it.
Where a DSCR lender accepts delayed financing, it typically wants the original settlement statement and bank statements showing where the purchase funds came from. A consumer summary of the agency rule lists both documents. The waiver covers the waiting period only. Coverage ratio, reserves, appraisal, and leverage caps still apply.
Rate-and-Term First
Some lenders apply little or no seasoning to a rate-and-term refinance that returns no cash. You refinance first, then pursue cash-out when the later clock allows. The catch is that the first step carries its own closing costs, and some programs charge a prepayment penalty. A prepayment penalty is a fee for paying off the loan within a set period. Ask whether the first loan carries one before you take that step.
Early Exceptions
A lender can grant an individual exception to its seasoning rule. Those are one-off decisions, not a menu you can order from. Documented rehab, strong credit, and moderate leverage make an exception more likely.
How Underwriting Treats It, Step by Step
Here is the order a lender typically works through.
1. Start the clock. The lender counts ownership from the deed recording date. Confirm that convention with the specific lender.
2. Pick the route. Wait, use delayed financing, refinance rate-and-term first, or ask for an exception.
3. Prove how you bought. For delayed financing, you show a cash purchase with no lien on the property.
4. Size the loan. Inside the window, the lender typically limits proceeds to what you documented paying. After the window, the appraisal can drive the number.
5. Qualify the income. This is where short-term rentals differ from long-term rentals.
6. Run the standard tests. Coverage, credit, reserves, leverage, and property eligibility all apply.
Step 5 deserves detail. An appraiser’s Form 1007 is a long-term rent schedule. Class Valuation, an appraisal firm, explains that the form should not support short-term rental income. Income support for a nightly rental varies by program. Common inputs include trailing-12-month booking statements, a market projection, or a long-term rent fallback.
A property you just bought has no hosting record under your ownership. That is why history-based programs can be hard to use right after a purchase. Programs that accept a market projection exist, and they usually come with tighter leverage or terms.
DSCR measures rent against PITIA only. Clearing 1.00 does not mean the property produces positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A short-term rental can look strong on coverage and still produce thin cash after those costs. Treat the ratio as one test your file must pass, not a profit forecast.
A larger equity cushion lowers the loan balance and can lift the ratio. It does not erase credit floors, reserve rules, or leverage caps. The strongest files clear both tests: enough equity and enough rental coverage.
Two Clocks, Not One
Title seasoning counts how long you have owned. Hosting history counts how long the property has operated as a nightly rental with records. A lender can be satisfied on one clock and not the other.
Take a hypothetical buyer who purchased a cash property seven months ago and hosted guests for only the last four. That buyer may clear title seasoning on a standard program. That same buyer may still be short of the roughly 12 months of hosting history that short-term rental programs commonly expect. In that case, a long-term rent basis or a projection-based program may be the only path.
Does converting a long-term rental to a short-term rental reset either clock? It depends on the lender. Ask directly, and ask before you list the property.
Where the General Rule Breaks
These edge cases catch borrowers who assumed the standard route applied to them.
Financed purchases. Delayed financing is built for cash purchases. A hard-money loan or any lien on the property generally breaks the cash test. The deal then becomes a refinance of existing debt, and seasoning applies to the cash-out portion.
Borrowed funds from another property. If you drew purchase money against a different property, tell the lender up front. The source of funds and any payoff need to be documented.
Rehab spending. Under delayed financing, the refinance returns the purchase price, not the rehab budget. Some lenders instead waive seasoning when rehab is documented. Compare which treatment helps your numbers.
Entity mismatch. The name on the title and the account that funded the purchase should line up. When the property sits in an LLC, eligibility is subject to lender program requirements.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If nightly rentals are not allowed, the income basis falls back to long-term rent, and coverage may change.
Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in these programs, regardless of seasoning.
Planning after the purchase. Delayed financing works best when you talk to a lender before buying. Borrowers who ask afterward often discover a lien or a paper-trail gap that cannot be undone.
Refinance Now or Wait?
Early access comes down to cost and payout. Here is how the decision usually breaks down.
| Factor | Refinance Early | Wait for Seasoning |
|---|---|---|
| Proceeds basis | Typically what you paid | Appraised value |
| Capital timing | Redeploy sooner | Tied up longer |
| Extra costs | Possible double closing costs | One set of costs |
| Equity gains | Mostly not counted | Can count |
Now a hypothetical in percentages. Say you pay cash for a short-term rental, and the appraisal later supports a value 20% above your purchase price. Refinancing inside the window would typically size to what you paid. Waiting lets the lender size to the higher appraised value, at up to 70% LTV on a short-term rental cash-out.
Seasonal income adds one more wrinkle. Lenders who review trailing-12-month statements see a full cycle, including slow months. If you plan to apply in a low season, expect the statements to reflect it.
The practical rule: refinance early when speed of redeployment is worth more than the value gap. Wait when the appraisal gap is large and you can afford to hold the capital.
Questions to Ask Any Lender
Get answers in writing before you commit to a plan.
- How do you count seasoning, and from what date?
- Do you size to cost or appraised value inside the window?
- Is there a separate hosting-history requirement for cash-out on a short-term rental?
- Does a prior lien, including a short-term bridge loan, disqualify the delayed route?
- Does the loan carry a prepayment penalty?
- What are the reserve requirements for this loan size and leverage?
- What documents support short-term rental income for a property with a short record? Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Any claim of no seasoning at all should come with written confirmation of what it covers. Some lenders waive the wait for rate-and-term but not for cash-out. The difference matters.
How the Broker Route Works
A broker places your file with a wholesale lender whose guidelines fit it. The strongest leverage tiers are generally reserved for the strongest credit, and short-term rental collateral sits in a stricter set of terms. Credit scores around 660 and above are common across most programs, and 640 is the short-term rental floor.
Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Read our complete DSCR loans guide if you are new to how these programs fit together.
Frequently Asked Questions
Is seasoning a federal rule for DSCR loans?
No. Seasoning on DSCR loans is lender policy. Agency rules govern agency loans, and DSCR loans are not agency products. That is why policies vary so widely between lenders.
Can a cash buyer refinance right after closing?
Sometimes. A delayed financing approach lets some cash buyers borrow back purchase money without waiting. It sizes on cost, requires a clean cash purchase, and keeps all the normal coverage and leverage tests in place. Whether a given DSCR lender offers it varies by program.
Does a hard-money loan count as cash?
Generally not. A lien on the property usually fails the cash test. The refinance then pays off existing debt, and seasoning applies to any cash-out portion.
Does the lender need booking history on the short-term rental?
Many programs expect about 12 months of hosting history. A just-purchased property often has none under your ownership, so projection-based or long-term-rent programs may apply, with terms adjusted.
Does clearing 1.00 mean the property cash flows?
No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital costs sit outside it, so a property can clear 1.00 and still run thin on actual cash.
