Top Short-Term Rental Cash-Out Refinance Providers After Making Only One Payment

Top Short-Term Rental Cash-Out Refinance Providers After Making Only One Payment

The Quick Read: Lenders do not count mortgage payments when they decide whether you can cash out. They look at how long you have held title, how you paid for the property, and whether the rental income supports the new loan. After one payment, most programs will still ask you to wait, with a few narrow exceptions.

  • On a short-term rental (STR), cash-out leverage tops out around 70% LTV on STR collateral. Standard long-term rentals reach about 75%.
  • About 6 months of seasoning (time on title) is the common expectation across most programs in the network.
  • STR files typically expect a 640+ credit score and about 12 months of hosting history.
  • A cash purchase can open a narrower route that returns your cost, not the new value.
  • No single lender is best for everyone. The program that fits depends on your property, credit, leverage need, and paperwork.

Why a “Top Providers” List Misleads Here

A ranked list of companies cannot answer this question. The right program depends on your file, and a lender that fits a seasoned five-year host may be a poor match for a property you closed on last month.

Lendmire is a mortgage broker, not a lender. It arranges DSCR (debt service coverage ratio) loans through a wholesale network of lenders and matches your scenario to a program. That makes the useful answer a description of lender types and program structures, not a leaderboard.

Does One Payment Change Anything?

No. One payment does not season a loan. Seasoning is the waiting period between buying a property and refinancing it, and it is measured in time on title, not in payments made. No regulator sets a DSCR seasoning period, because these are non-agency loans. Each lender writes its own rule.

Across the network, about 6 months of seasoning is the common expectation for a cash-out refinance. Some programs shorten that window. Others ask for longer, particularly on thin files. Ownership length is only the first gate, though. Your acquisition path and your income documentation can matter more than the calendar.

Many investors assume the first payment starts a clock. It does not. If you closed last month and made one payment, you are about one month into a clock that usually runs far longer.

How Underwriting Treats Your Request, Step by Step

Step 1: The lender classifies the transaction. If any cash comes back to you at closing, it is a cash-out refinance. That holds even when the cash is your own money. Paying off the old loan with nothing extra back to you is a rate-and-term refinance, which is treated more gently.

Step 2: The lender traces how you bought. A cash purchase and a financed purchase follow different roads. A hard-money or bridge loan counts as borrowed money. If the purchase funds were secured by the subject property, most programs make you wait out the full seasoning clock before sizing on appraised value.

Step 3: The lender picks a sizing basis. You are sized on either your documented cost or the appraised value. Cost is purchase price plus documented rehab. Appraised value is what the property would sell for today. Cost-based sizing usually returns less cash, sooner. Value-based sizing returns more cash, later.

Step 4: The lender builds the income number. For an STR, the income that goes into the DSCR calculation can come from three places:

  • Trailing platform history, such as 12 months of booking statements.
  • A market projection from a rental-data service.
  • The long-term market rent from an appraisal rent schedule, as a conservative fallback.

Step 5: The appraiser weighs in. Appraisal Form 1007 was built to estimate long-term monthly market rent. HousingWire reports that Fannie Mae policy leaders said it is not designed to support STR income. Using it can produce artificially low ratios. CLASS Valuation, an appraisal firm, says competent appraisers add a labeled narrative addendum called a Short-Term Rental Projected Income Analysis. A 2-4 unit property uses a different form, the 1025.

Step 6: The lender runs DSCR. DSCR is the property’s monthly income divided by PITIA. PITIA is principal, interest, taxes, insurance, and association dues. A cash-out raises the loan balance, so coverage falls. The lender may size the loan below the LTV cap to keep the ratio where the program needs it.

Step 7: Closing items. Expect title work, insurance, entity documents, and a prepayment-penalty review. If you hold the property in an LLC, that is subject to lender program eligibility.

The Structures That Exist

Three structures cover most early-refinance requests. They differ in how the loan is sized, not in the basic goal of pulling equity out sooner.

Situation Typical sizing basis Main trade-off
Seasoned cash-out Appraised value at the cash-out LTV Most cash, but you wait
Cash-purchase exception Documented cost, capped by LTV Sooner, but smaller proceeds
Cost-basis rate-and-term Purchase price plus documented rehab No true cash back at the top end

Seasoned cash-out. This is the standard path. You wait out the program’s seasoning period, then borrow against appraised value. On STR collateral, cash-out tops out around 70% LTV. On a standard long-term rental, the network tops out around 75% LTV. Most programs also want the STR to show a track record.

The cash-purchase exception. If you bought with your own cash, some programs let you refinance almost right away. The loan is sized on what you paid, not on what the property is worth now. Fannie Mae’s Selling Guide is where the delayed financing exception comes from. It says all other cash-out requirements still apply. Fannie Mae rules govern agency loans, not DSCR loans, so treat it as a template. DSCR lenders borrow the idea and set their own terms.

Cost-basis refinancing. A small set of programs let you refinance up to total cost basis, meaning purchase price plus documented rehab. The lender sees a lower-risk rate-and-term loan even though some cash may land in your account. Availability is narrow and varies by lender.

What the Typical STR Program Asks For

Across the network, STR programs typically follow these ranges, subject to lender guidelines:

  • Leverage: up to 75% LTV on an STR purchase, with refinance around 70% and cash-out up to 70% on STR collateral.
  • Credit: a 640+ score is the usual floor.
  • Experience: about 12 months of hosting history.
  • Coverage: 1.00 on purchases and refinances. Stronger ratios open better pricing and leverage.
  • Loan size: up to $3,000,000 on standard programs. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Neither is the standard for the whole market.

A larger down payment lowers the monthly payment and can lift the DSCR. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and larger loans typically step up from there.

Where the Rule Breaks

You have almost no hosting history. A property you just bought has no trailing booking record. Underwriters then lean on a market projection or the long-term rent schedule. Both can land well below what a seasoned host would show. Because STR programs typically expect about 12 months of hosting history, a newly bought rental may sit in the waiting room on that test alone.

Your purchase used borrowed money on the property. A hard-money loan secured by the subject disqualifies the cash-purchase exception. The refinance can pay that loan off. Extra cash out generally waits for seasoning.

Your names do not line up. A file can stall when the refinance is in your personal name but the purchase funds sat in a partnership or entity account. Borrower, title, and source of funds need to match.

You rehabbed heavily. Cost-based sizing returns documented cost, not the value you created. If you spent heavily and the property is worth more, the extra value typically stays locked until seasoning ends.

You bought at a bargain. If cost basis sits well below value, a cost-based loan returns much less cash than you may expect.

Local rules may block short-term use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If STR use is barred, underwriting falls back to long-term rent.

Your property type is not eligible. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, however strong the booking history.

Your lender may not write the exception. Not every lender offers it, and a general lender may have no program built for it. A broker that shops several wholesale lenders can route you to one that writes it.

A Worked Coverage Example

Run the numbers on a modeled scenario. Say a seasoned STR shows 12 months of booking history. On that trailing income, coverage lands around 1.25x. The same house, scored on a long-term rent schedule, lands near 0.90x. That gap is the whole story of why the income method matters.

At 1.25x, the file clears the 1.00 floor on STR programs. At 0.90x, it sits below it. Select lenders in the network have a sub-1.00 path, with leverage and terms adjusted. Qualification is subject to credit approval, property review, and the lender’s guidelines.

A caution: clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Should You Cash Out Now or Wait?

The decision comes down to four questions.

1. How did you buy? A cash purchase can use the narrow cost-based route. A financed purchase generally waits.

2. What do you need the money for? If the next deal needs capital now, cost-based proceeds may be enough. If you need the full value unlocked, waiting for seasoning returns more.

3. What does your prepayment penalty say? DSCR loans often carry prepayment penalties. Refinancing out of one early can cost more than the wait would have saved.

4. Does your STR income hold up? If the booking record is thin, a seasoned file may show a stronger ratio than a fresh one.

Many investors in this spot choose a middle path: wait out seasoning, build 12 months of hosting statements, and refinance once both clocks run out. The ratio is stronger, and more lenders will look at the file. The cost is time, and that is a real cost when the next purchase is waiting.

Key Terms Defined

Seasoning: the waiting period between buying a property and refinancing it, counted from the time you take title.

DSCR: debt service coverage ratio, meaning monthly property income divided by the monthly loan obligation.

PITIA: principal, interest, taxes, insurance, and association dues, which together make up the monthly obligation.

Cash-out refinance: a new loan that pays off the old one and returns extra cash to you.

Delayed financing: a narrow route for cash buyers to refinance soon after purchase, sized on documented cost instead of appraised value.

Hosting history: the record of past bookings and income on a short-term rental, usually shown through platform statements.

LTV: loan-to-value, meaning the loan balance divided by the property’s value.

Frequently Asked Questions

Can I do a cash-out refinance on my short-term rental after only one payment?

Usually not on appraised value. Most programs want about 6 months of seasoning first. If you bought with cash, a cost-based route may be available through select lenders. Proceeds there are typically capped at what you paid plus documented rehab.

Does making payments count toward seasoning?

No. Seasoning is time on title, not a count of payments. One payment, six payments, and zero payments all sit on the same clock, which starts when you take ownership.

How much can I borrow on an STR cash-out?

Cash-out on STR collateral tops out around 70% LTV, while standard long-term rentals reach about 75%. Your actual number depends on the appraisal, your coverage ratio, credit, and reserves. The lender sizes the loan to the lower of the leverage cap and the amount the DSCR will support. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Can I use my Airbnb income if I just bought the property?

Programs typically expect about 12 months of hosting history. On a new purchase, underwriters often use a market projection or the long-term rent schedule instead. The income method changes the DSCR, so ask how the lender will count it before you apply.

Which provider type is best for a brand-new STR?

It depends on your situation: how you bought, how much cash you need, and how much hosting history you have. A broker that shops multiple wholesale lenders can match the scenario to the program that writes it. Not every lender offers cost-based or early-refinance options.
