Top Short-Term Rental Cash-Out Refinance Providers as a First-Time Landlord

Top Short-Term Rental Cash-Out Refinance Providers as a First-Time Landlord

The Quick Read: The right provider depends on your property, your hosting history, and how much equity you want to pull, so no single name fits every first-time landlord. A mortgage broker that shops a network of wholesale DSCR lenders can match your file to the program that fits. Short-term rental collateral is sized and documented more conservatively than a long-term rental, and a thin booking history can be a hurdle for a first-timer.

  • Across most of the network, short-term rental cash-out refinances top out at 70% LTV, versus about 75% on a standard long-term rental.
  • Programs generally expect a 640+ credit score and about 12 months of hosting history, with 1.00 as the coverage floor on a refinance.
  • Cash-out proceeds are limited by three checks: seasoning, rent coverage, and the LTV cap. The lowest result sets your number.
  • You do not need a W-2 history to qualify, because the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Clearing the coverage test does not mean the property makes money after repairs, vacancy, and cleaning.

You may have searched for a ranked list of providers, but a ranking would not serve you well. The better answer is to understand how these programs work, what separates one program from another, and how to prepare a file that gets a clean review. That is what this article covers.

What Is a Short-Term Rental Cash-Out Refinance?

A short-term rental (STR) cash-out refinance replaces the loan on a nightly-rental property with a new, larger loan. You receive the difference as cash. The lender sizes the new loan using the property’s appraised value and its documented rental income, not your personal paycheck.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. For a deeper foundation, the complete DSCR loans guide covers how the whole product family works.

Short-term rental collateral gets its own category in most programs. It is treated as riskier than a long-term lease because income swings with seasons, reviews, and local rules. Expect lower leverage than a standard rental, a credit-score minimum, and a request for booking history.

Key Terms Defined

DSCR (debt service coverage ratio): A measure of whether the property’s rent covers its monthly housing obligation. You divide monthly rental income by principal, interest, taxes, insurance, and any HOA dues.

PITIA: The full monthly obligation on the property. It stands for principal, interest, taxes, insurance, and association dues.

LTV (loan-to-value): The new loan balance as a percentage of the property’s appraised value.

Seasoning: The waiting period a lender wants between buying a property and refinancing it for cash. About 6 months is the common expectation across the network.

Hosting history: The record of nightly bookings on a platform such as Airbnb or Vrbo. Programs generally look for about 12 months of it on short-term rental refinances.

Cash-out refinance: A refinance where the new loan is larger than the old payoff and the borrower keeps the difference.

Reserves: Liquid savings the lender wants you to hold after closing, usually measured in months of PITIA.

How Underwriting Treats Your File, Step by Step

Step 1: Classify the property. The lender first decides whether the property is underwritten as a short-term rental or a long-term rental. That choice sets the LTV cap, the credit floor, and which income evidence counts. On the short-term side, cash-out is limited to 70% LTV and a 640+ credit score is expected. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Step 2: Order the appraisal. One appraisal produces two opinions. The value opinion drives LTV, and the rent opinion drives coverage. A single-unit property typically gets a rent schedule, and a two-to-four-unit property typically gets an operating income report. An appraiser may add a narrative analysis for nightly income. The next section explains why that matters.

Step 3: Document the income. For a refinance, the strongest evidence is about 12 months of actual platform statements, often matched against bank deposits. Some programs accept other support, such as a property manager’s statement or an appraiser’s short-term income analysis. Each program decides what it accepts, and a broker matches your evidence to the program that takes it.

Step 4: Compute coverage. The lender divides the documented monthly income by the full PITIA of the new loan. On a short-term rental refinance, 1.00 is the coverage floor. Stronger ratios open better pricing and leverage.

Step 5: Apply the three gates. Your cash-out amount is capped by the lowest of seasoning, rent coverage, and the LTV limit. Strong rent does not help if you are inside the seasoning window. A long ownership history does not help if coverage fails at the larger loan size.

Step 6: Clear the closing conditions. Title, insurance written for short-term use, entity documents, and reserves come last. Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months.

Why the Appraisal Form Matters for Your Income

The standard appraisal rent schedule was built for monthly leases, not nightly stays. Fannie Mae’s appraiser update on Form 1007 explains that the form asks for monthly market rent. It calls multiplying a nightly rate by 30 incorrect, and it says the form cannot estimate a nightly fee. DSCR loans are not agency loans. The form names are borrowed shorthand, and each program sets its own rules.

McKissock, an appraiser-education provider, adds that the 1007 collects one-unit comparable monthly rents. It also says the 1025 form covers two-to-four-unit income properties and that business income is out of scope for the 1007. Appraisal firms handle the gap with an addendum. Class Valuation, an appraisal firm, describes a narrative short-term rental income analysis built on short-term comparables.

There is no single dedicated short-term rental appraisal form. Depending on the program, the lender orders a rent schedule, a narrative income analysis, or both. This explains why a first-time landlord with a few strong months can still see lower underwritten income than the Airbnb dashboard suggests. The nightly rate times 30 shortcut will not match what the lender uses.

Choosing a Provider Without a Ranking

The best program for your situation depends on your property type, credit profile, leverage need, and documentation. A broker works with a network of wholesale cash-out refinance lenders and matches your scenario to the program that fits. Lendmire is a broker, not a lender, so the lender reviews eligibility and makes the final decision.

Wholesale programs differ in ways that change your result. Compare these before you commit:

  • Income method: Some programs want 12 months of trailing platform history. Others accept different documentation, and some use the lower of two supported figures.
  • Leverage: Cash-out limits on short-term rental collateral cluster around 70% LTV, but they shift with credit tier and coverage.
  • Credit tiers: A floor of 640 exists for short-term rentals. Scores of 700+ unlock the strongest leverage tiers.
  • Term structure: The 30-year fixed is the spine of the market. Extended terms such as 40-year and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Loan size: Standard programs run up to $3,000,000. Balances below the standard-program minimum route through select lenders.
  • Property eligibility: Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through these DSCR programs.

A direct lender shows you one set of guidelines. A broker shows you several. That comparison is the real advantage, and it is why reading one company’s marketing page tells you little about the whole field.

Where the General Rule Breaks

The rules above describe a typical file. The named edge cases below are where first-time landlords can run into exceptions.

You have only a few months of bookings. The file may be underwritten on long-term market rent instead of nightly income. A property with strong bookings can then fall short of 1.00 coverage on long-term rent alone. Your options are a smaller cash-out, a program that takes your evidence, or waiting for more history. Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted.

You bought the property with cash. Seasoning is the usual wait, and some lenders treat a cash purchase differently. Proceeds in that case tend to be sized near your documented purchase cost rather than a later value. The Muñoz Ghezlan law-firm blog notes that value seasoning often matters as much as ownership timing, because it affects proceeds. Funds also need to trace back to the borrower or entity on the new loan.

Your property is a two-to-four-unit building. The appraiser uses the operating income form, and income may be a mix of nightly and long-term leases. Coverage is calculated on whatever income the program accepts for each unit.

You do not want to document income at all. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence. They trade the coverage test for other terms, so they are rarely the easiest route for a first-timer.

Local rules close the door. City, county, HOA, and zoning limits can make projected nightly income unusable. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

A Worked Example (Modeled Assumptions, Not Market Data)

Run the numbers on a hypothetical single-family short-term rental. These inputs are modeled assumptions, and the example uses percentages and ratios only.

  • Owed today: about 45% of the appraised value.
  • Cash-out cap: 70% LTV on short-term collateral, so the most you could pull before costs is about 25% of the value.
  • Coverage before the refinance: about 1.6x on 12 months of documented bookings.
  • Coverage after pulling the full amount: closer to 1.1x. The loan is larger, but taxes and insurance stay the same, so the ratio falls without collapsing. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The file clears the 1.00 floor with modest room. Now stress it. If the property’s income falls 20% in an off-season stretch, coverage drops to roughly 0.9x on a monthly view. The lender tests against documented history, not your slowest month. Your own bank account feels the slow month, though.

This is the practical limit of the coverage test. DSCR compares rent to PITA only, and clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, platform fees, and capital expenses sit outside the calculation. Pulling the maximum leaves little cushion for a low appraisal, softer bookings, or an insurance jump. A smaller cash-out often leaves you safer, even when the lender would allow more.

A larger down payment on a purchase lowers the monthly obligation and can lift coverage. It does not remove leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests, enough equity and enough rental coverage.

Wait, Go, or Switch?

Your situation Likely move Why
Under 12 months of bookings Wait or run as long-term rental Short-term income may not be usable yet
12+ months, 700+ score, clear coverage Apply at the 70% short-term cap or lower The file fits the program
Under 6 months of ownership Wait for seasoning Proceeds are limited until it passes
Coverage under 1.00 Ask about select-lender options Leverage and terms adjust
Local rules unclear Confirm before applying Projected income may not count

For many first-timers, a long-term rental is the easier first DSCR deal. A property that earns its history and then moves to a short-term refinance gives a stronger file.

Common Mistakes First-Time Landlords Make

  • Reading the nightly rate as monthly rent. Underwriting uses documented income, not a rate times 30.
  • Pulling the maximum. The LTV cap is a ceiling, not a target.
  • Skipping the entity check. Loans to an LLC are available subject to lender program eligibility, and the vesting should match where your funds sit.
  • Assuming one program fits all. A cash-out refinance is not a single standard product, so seasoning, income method, and leverage differ by lender.
  • Ignoring reserves. Plan for around 6 months of PITIA, with variation by lender and loan size.

Frequently Asked Questions

Can a first-time landlord get a short-term rental cash-out refinance?

Yes, if the file meets the program’s standards. DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines, so you do not need landlord experience as a hard requirement. Short-term programs generally expect a 640+ score and about 12 months of hosting history, and that history is the common hurdle.

How much cash can I take out?

On short-term rental collateral, cash-out generally tops out at 70% LTV, versus about 75% on a standard long-term rental. Seasoning and coverage can cap the amount below that. The lowest of the three gates sets the number, and the calculator on this site can give an illustrative estimate.

Can I use my Airbnb income if I just bought the property?

Usually not on a refinance, because programs generally look for about 12 months of hosting history. The file may be run on long-term market rent instead. Hosting history from another short-term rental you own can sometimes help, depending on the program.

Does clearing 1.00 coverage mean the property cash flows?

No. The ratio compares rent to PITIA only. Vacancy, repairs, management, utilities, and capital expenses are not in it, so you should stress your own numbers before taking cash out.

Will the lender accept an LLC?

Loans to an LLC are generally available subject to lender program eligibility. Match the entity on the loan to where your funds are held and to the insurance on the property.
