The Quick Read: The best provider for your situation depends on your property, credit, leverage need, and hosting history, not on a ranking. A nearly paid-off short-term rental still refinances as a cash-out loan, because a new first lien replaces the old one and equity comes back to you. Select lenders in a wholesale network write these loans, and a broker matches your file to the right program.
- A small remaining balance does not make this a rate-and-term refinance. If cash comes back to you, the cash-out cap applies.
- On short-term-rental collateral, cash-out leverage typically tops out around 70% LTV, subject to lender guidelines.
- Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
- Coverage starts at 1.00 on select programs. Your proceeds are the smaller of the equity limit and the rent limit.
- Clearing the coverage test does not mean the property cash flows. Repairs, vacancy, and management sit outside it.
You own a rental that earns well, the mortgage is nearly gone, and you want that equity working somewhere else. Reasonable instinct. This article explains how these loans are classified, how underwriting counts your income, and what caps the cash you can pull. It also covers where the usual rules bend, and how to decide whether to refinance at all.

Why Can’t I Just Compare Providers Like Products?
Because no single provider is best for everyone. Programs differ on how they count short-term-rental income, how much history they want, and how far they will lend against value. A broker that shops many wholesale lenders matches your numbers to the program that fits. That is why this article explains what lenders look for rather than ranking companies.
Lendmire is a mortgage broker, not a lender. It arranges DSCR investor loans through select lenders in its wholesale network, across 41 markets, including Washington, D.C. The lenders that write your loan depend on your property type, credit profile, leverage need, and documentation. Anyone handing you a fixed “top five” list is skipping the part that decides your outcome.
The loan type itself also works differently from a conventional mortgage. A DSCR loan qualifies primarily on property-level rental income covering the payment, rather than on your personal income, subject to lender guidelines. For a broader primer, see the complete DSCR loans guide.
Key Terms Defined
Cash-out refinance: a new first mortgage that puts equity back in your hands as cash.
DSCR (debt service coverage ratio): the property’s monthly rent divided by its full monthly payment, meaning principal, interest, taxes, insurance, and any dues (PITIA).
LTV (loan-to-value): the loan amount as a percentage of the appraised value.
Seasoning: the waiting period between buying a property and refinancing it. About 6 months is the common expectation on cash-out.
Hosting history: the record of how long and how well the property has operated as a short-term rental. About 12 months is typical.
Reserves: liquid funds a lender wants left over after closing, commonly around 6 months of PITIA.
Does a Nearly Paid-Off Property Still Count as Cash-Out?
Yes. Any time the new loan puts money in your pocket beyond paying off the old lien, it is a cash-out refinance. A tiny leftover balance changes nothing about that classification. A fully paid-off property is also cash-out, because the whole new loan becomes cash before costs.
This matters because the cash-out cap applies, not the higher purchase or rate-and-term cap. On short-term-rental collateral, cash-out leverage typically tops out around 70% LTV. On standard long-term rentals across most of the network, the ceiling is around 75% LTV on a cash-out. Low debt earns no bonus leverage. It only means the equity test is easy to pass.
Many owners expect a special free-and-clear deal. It does not exist. You get the cash-out cap, applied to the new appraised value.
How Does Underwriting Treat the Loan, Step by Step?
Underwriting runs in a predictable order, and each step can limit your proceeds.
1. Occupancy check. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A house you live in does not fit.
2. Classification. Cash back means cash-out. The short-term-rental cap applies, up to 70% LTV.
3. Income documentation. Lenders look at the property’s own hosting history. Typical support includes platform earnings exports from Airbnb or VRBO, property-manager statements, and bank statements showing deposits. Lenders often discount gross receipts before testing coverage, and the size of that discount varies by program.
4. Appraisal. A new appraisal sets the value. McKissock, an appraisal education provider, explains that appraisers value the real property only and exclude furnishings and personal property. Strong bookings do not lift the number, and short-term-rental use does not change value compared with an identical non-rental property.
5. Proceeds sizing. Your cash is the smaller of two limits, covered in the next section.
6. Seasoning and title. The lender confirms how long you have owned the property before lending on appraised value.
7. Funding. The new lien is recorded and the old balance is paid. Many investors hold title in an LLC, subject to lender program eligibility, and lenders commonly ask for a personal guaranty. A guarantor’s credit is still pulled.
Credit matters here. A 640 score is the typical short-term-rental floor, and the strongest leverage tiers across the network reward higher scores. On a standard refinance, the usual minimum coverage is 1.00, though a separate select-lender path accepts lower coverage with leverage and terms adjusted.
What Actually Caps Your Cash: Equity or Rent?
Two limits apply at once, and the lower one wins. The first is the LTV cap on appraised value. The second is the loan size your rent used for lender review can carry at the coverage floor. Closing costs, reserves, and any prepayment charge come out of the proceeds.
Run the logic on a nearly paid-off short-term rental. Say the appraisal supports a strong value and the old balance is small. The equity limit is generous, so the 70% cap is not what stops you. Instead, ask what happens to coverage when a large new loan replaces almost no debt. A property with almost no payment before the refinance can have a much heavier payment after. Coverage can drop sharply, and the rent limit may bind first.
That is the part owners miss. With little debt on the property, equity is rarely the constraint. Rent is.
Notice also what DSCR does not measure. It compares rent to PITIA only. A property can clear 1.00 and still lose money after repairs, vacancy, management, utilities, and capital expenses. Taking less than the maximum cash-out is often the safer move.
What Structures and Variations Exist?
Within the network, the spine is the 30-year fixed. Select lenders also offer extended terms such as 40-year and interest-only periods, and ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed structures. Standard programs reach loans up to $3,000,000, and balances below the standard-program minimum route through select lenders in the network.
Different provider types handle short-term-rental cash-out differently. The table describes categories, not companies.
| Provider type | Best for | Income method | Trade-off |
|---|---|---|---|
| DSCR wholesale lender | Investors with hosting history | Property income vs. PITIA | Lower cap on STR collateral |
| Portfolio lender | Relationship borrowers | Mixed, case by case | Narrower menu |
| Large retail lender | Owner-occupied borrowers | Personal income, tax returns | Often declines STR cash-out |
| Select-lender sub-1.00 path | Thin coverage | Property income, adjusted terms | Leverage and terms adjust |
On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. No-ratio qualification is available only through select lenders, generally for borrowers who already own a primary residence. Stronger ratios open better pricing and leverage.
Reserves vary by lender, leverage, loan size, and transaction type. Commonly they run around 6 months of PITIA, and loans above $1,500,000 typically step up toward about 9 months. A larger down payment on a purchase can lift coverage, but on a refinance the lever is how much you take out.
One structural point: manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.
Where Does the General Rule Break?
Several situations bend the usual path.
- Short hosting history. Programs expect about 12 months of hosting. With a few months, some lenders may fall back on long-term market rent or cap the cash-out lower. A property that has not earned a track record is reviewed differently from one that has.
- No short-term-rental history at all. Underwriting may rely on a long-term rent schedule (Form 1007). McKissock notes that Form 1007 cannot document short-term rental rates, while Form 1025 covers operating income and comparables.
- The appraiser discounts your income. Appraisers do not set Airbnb income. If you think the value is wrong, a reconsideration of value is a separate process from the income question, and some short-term-rental fourplexes need a narrative income supplement.
- Pooled collateral. A cash-out against several properties is capped by the pooled value. If the pool is short-term rentals, the 70% LTV ceiling governs.
- Local rules and HOAs. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
- Prepayment penalties. DSCR loans commonly carry them, and a charge can reduce your proceeds if you exit early.
Should You Refinance at All?
This one is a judgment call, and the honest answer is sometimes no.
Refinance when you have a clear use for the cash, such as the next purchase, and the property’s rent can carry the new payment with cushion. Redeploying equity into a down payment is the classic loop. Cash from a refinance may also help with reserves on the next deal, depending on lender guidelines.
Hold off when coverage lands barely above 1.00, when the season is slow, or when you have no plan for the cash. Trading a debt-free property for a leveraged one only makes sense if the new asset earns more than the old one costs to carry. Leaving a nearly paid-off loan alone is a legitimate choice. Compare the structure against a smaller cash-out, and run the same numbers on the reduced amount.
What Should You Prepare Before You Ask for Options?
- Twelve months of platform earnings exports and manager statements
- Bank statements showing the deposits
- A current mortgage statement, if any balance remains
- Insurance and tax information on the property
- Entity documents, if the property sits in an LLC
- A credit profile you have reviewed in advance
- Proof of reserves
A broker shopping multiple wholesale lenders can then match your history, score, and leverage to the program whose guidelines fit. This is a better test than any ranking. Frequently Asked Questions
Is a short-term rental with a tiny balance treated as a rate-and-term refinance?
No. If any cash comes back to you beyond retiring the old loan, it is cash-out, and the lower cash-out cap applies. On short-term-rental collateral that is typically up to 70% LTV, subject to lender guidelines.
Does a paid-off property get more leverage?
No. Paid-off status makes the equity test easy to pass, but it earns no bonus. Value is real property only, and the cap still applies to the appraisal.
Can I qualify without traditional personal-income documentation?
DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Credit is still reviewed, and a guarantor’s credit is pulled.
What if I have been hosting for only a few months?
Programs typically expect about 12 months of hosting history. With less, a lender may use market rent, lower the cash-out, or decline, depending on the program.
Why might a bank turn down my cash-out on an Airbnb?
Conventional underwriting centers on personal income, and a short-term rental’s variable earnings may not fit that model. DSCR programs, which look to the property’s rental income, are a common alternative, and a broker’s network can help find one that suits your file.
