Top Short-Term Rental Cash-Out Refinance Providers to Finance Another Investment Property

Top Short-Term Rental Cash-Out Refinance Providers to Finance Another Investment Property

The Quick Read: The strongest short-term rental cash-out lender for one investor can be the wrong fit for another, because programs differ on how they count Airbnb income, how much hosting history they want, and how far they will lend against appraised value. The useful comparison is by criteria, not by company name.

  • On short-term-rental collateral, cash-out refinances typically top out around 70% LTV. Standard long-term rentals reach about 75% on a cash-out.
  • Most STR programs expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • A debt service coverage ratio (DSCR) of 1.00 is the minimum on STR refinance programs. Stronger ratios can open better terms.
  • Your cash-out is capped by the lower of two limits: equity and rental coverage.
  • A mortgage broker that shops a wholesale network can match the property’s income method to the program that treats it best.

What Does “Top Provider” Actually Mean Here?

The best program for your situation depends on the property, the income record, and the leverage you need. A list of company names would hide that. Lendmire is a mortgage broker, not a lender, so it does not rank lenders. What it can do is explain how the lenders in its wholesale network handle a short-term rental cash-out and which of those differences move a file.

Think of the choice as a set of criteria:

Criterion Why it matters
Income method History, appraiser analysis, or projection
Income discount Some programs count only part of STR revenue
Seasoning How long you must own before cashing out
Cash-out LTV cap Sets the ceiling on proceeds
Hosting history Often about 12 months expected
Reserves and vesting Varies by size and entity structure

A program that scores well on one row can score poorly on another. That is why the right fit differs by borrower.

How the Product Works

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your traditional employment income and personal debt-to-income ratio are not the main test. Business-purpose investor loans are reviewed differently from owner-occupied mortgages.

Debt service coverage compares monthly rental income to PITIA. PITIA is principal, interest, taxes, insurance, and any association dues. Divide the monthly rental income by the PITIA and you have the coverage number. Clearing 1.00 does not mean the property produces positive cash flow. Platform fees, cleaning, utilities, management, repairs, and slow months all sit outside the calculation. Keep a separate cushion for them.

How Underwriting Treats an STR Refinance, Step by Step

Step one: eligibility. The property must be an investment property. A second home or primary residence has to be refinanced as non-owner-occupied. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Step two: seasoning. Seasoning is how long you have owned the property. About 6 months is the common expectation across the network. Some lenders ask for more and a few ask for less, particularly for completed rehabs or documented cash purchases.

Step three: income. There is no lease on an Airbnb, so the file needs another basis. Options include trailing platform statements, property-management statements, an appraiser’s income analysis, or a data-provider projection. On a refinance, actual history usually carries more weight than a projection. Programs expect about 12 months of hosting history, so short records often push a lender toward long-term market rent. That lowers qualifying income and the cash-out.

Step four: appraisal. The appraisal sets value, which drives your LTV cap. It may also support income. Appraisers do not have one standard form for STR income. The Fannie Mae appraiser update says Form 1007 documents monthly market rent and cannot estimate a nightly fee. It also says multiplying a nightly rate by 30 is not an acceptable shortcut. McKissock draws the same line and notes that Form 1025 covers two-to-four-unit properties. Class Valuation describes the narrative income analysis appraisers use instead. Those are the forms and methods, not rules for DSCR programs. Which one a lender orders depends on the program.

Step five: sizing with two tests. The loan is capped by the lower of the LTV limit and the coverage test. Cash-out is the new loan minus the payoff, costs, and prepaids. A larger loan means a larger payment. If the lender discounts your STR income, coverage can limit the loan even when equity is plentiful.

Step six: borrower items. Credit score, reserves, and vesting come next. Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, while loans above about $1,500,000 typically step up to roughly 9 months. LLC vesting is common, subject to lender program eligibility.

Step seven: funding and redeployment. Proceeds go to you. The next property is a separate file, underwritten on its own income.

What Do the Numbers Look Like in Practice?

Run the numbers on a modeled example. These are assumptions, not market data. An investor owns an STR with substantial equity and trailing history that produces roughly 1.35x coverage on the existing loan. After the cash-out, the new payment is larger. If the lender counts only part of the revenue, coverage on the new loan might land near 1.05x. The file works, but there is little room.

Now stress it for a slow season. Coverage on the weakest months can sit under 1.00x even when the annual picture is fine. Underwriting generally looks at the full trailing period, but your own cash reserves have to carry the lean months.

Then add the next property. Its own file needs to clear coverage, and your reserves are a real part of the picture. Each financed rental is tested alone, so a strong Airbnb cannot rescue a weak long-term rental.

Say coverage comes in under 1.00x. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. It is a different path from the 1.00 programs, not a lower floor on the same one. The investor trades lower proceeds for access. Whether that trade makes sense depends on the next property.

Where the General Rule Breaks

  • Short history. A property hosted for only a few months can fall back to long-term market rent. Some programs treat short records differently, so ask before the appraisal is ordered.
  • Converted properties. A second home or former long-term rental has to refinance as an investment property.
  • Multi-unit STRs. These use the two-to-four-unit appraisal form, and income analysis differs from a single-family property.
  • Mixed portfolios. An STR and a long-term rental can carry different cash-out LTV caps. Roughly 70% applies to the STR collateral and about 75% to the standard rental.
  • Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in these programs.
  • Local limits. A permit or HOA restriction can disqualify the income or the property no matter how strong the numbers are.

Key Terms Defined

Cash-out refinance: a new, larger loan that pays off the old one and returns the difference as cash.

DSCR: monthly rental income divided by the full monthly payment of principal, interest, taxes, insurance, and dues.

PITIA: the five parts of that payment, combined.

Seasoning: the time you have owned the property, measured from the recorded deed.

Trailing STR income: booking revenue over the most recent months, taken from platform or bank statements.

Reserves: liquid funds a lender wants you to hold after the transaction.

Who Fits Which Structure?

Investors with 12 or more months of clean hosting history and meaningful equity generally fit best. Those whose history is thin or whose coverage is tight have narrower choices. A 700 or higher score can widen the field, but a larger down payment or higher score never erases a leverage cap, credit floor, reserve rule, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Term structures matter too. The spine is the 30-year fixed. Extended terms and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. Interest-only periods can lift coverage on paper, but they change the long-term picture and deserve a hard look. A broker who sees several lenders’ guidelines can show you how those options change eligibility.

If the file falls short, there are three adjustments to consider. You can take less cash. You can wait for more hosting history. Or you can restructure the request through a select lender whose terms fit the property better.

Frequently Asked Questions

How much can I cash out of a short-term rental?

On short-term-rental collateral, cash-out refinances typically reach up to about 70% LTV on the strongest files. The actual proceeds are the new loan minus your payoff, costs, and prepaids. They may be lower if coverage on the larger payment limits the loan. Loan amounts run up to $3,000,000 on standard programs, subject to lender guidelines.

Do I need 12 months of Airbnb history?

Most programs expect about 12 months of hosting experience. With a shorter record, some lenders fall back to long-term market rent, which lowers qualifying income. Others handle the situation differently, so the program match matters more than any single rule.

Can I use the proceeds as a down payment on another rental?

Yes. The proceeds are yours to deploy, and many investors use them for the next purchase. That purchase is a separate file, underwritten on its own income and its own leverage limits. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

What credit score do I need?

Short-term rental programs commonly look for about 640 or higher. A 660 score fits more programs, and 700 or higher opens the strongest leverage tiers. Everything remains subject to lender guidelines and property review.

Does passing the coverage test mean the property cash-flows?

No. Coverage compares rent to PITIA only. Management fees, platform costs, utilities, repairs, vacancy, and seasonal swings all sit outside that calculation.
