Top Short-Term Rental Cash-Out Refinance Providers After Converting the Home to a Rental

Top Short-Term Rental Cash-Out Refinance Providers After Converting the Home to a Rental

The Quick Read: A home you have moved out of and now operate as a short-term rental can be cash-out refinanced through a DSCR loan, and the right provider depends on how your income is documented, how much equity remains, and whether the property is truly non-owner-occupied. A broker that shops a wholesale network of lenders matches the file to the program. No single provider fits every borrower.

  • Short-term rental cash-out refinances typically top out around 70% LTV, a lower ceiling than the roughly 75% common on standard long-term rentals.
  • Short-term rental programs generally look for a 640+ credit score. They usually expect about 12 months of landlord or host experience, though how that history is documented depends on the program.
  • The coverage floor on a short-term rental refinance starts at 1.00 on select programs. Stronger ratios open better terms.
  • The move-out must be real and provable before any lender treats the home as an investment.
  • The appraisal sets both value and rent opinion, so it drives the outcome more than most borrowers expect.

What Does This Loan Actually Do?

A DSCR cash-out refinance replaces your current loan on the converted home with a larger one and pays you the difference. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your W-2s and personal tax returns are not the center of the file.

Converting the home changes the borrower’s story. You once lived there, and now the property earns money from guests. The lender needs to see that the second story is true.

The format fits borrowers who moved to a new primary residence, kept the old home, and put it on a booking platform. It also fits owners who want to pull equity out to fund a down payment on the next property. Lendmire’s complete DSCR loans guide covers the basics of how coverage is calculated.

Rental income is divided by the full monthly housing obligation: principal, interest, taxes, insurance, and any HOA dues. That is the whole formula.

How Does Underwriting Treat a Converted Home, Step by Step?

Underwriting follows a fixed order, and each step must clear before the next one matters.

1. Occupancy. The home must no longer be your residence. Lenders review a business-purpose and occupancy certification that you sign. Signing it falsely creates serious legal exposure, so the facts must match the paper.

2. Proof of move-out. Programs commonly look at a lease or purchase contract for your new primary residence, a changed mailing address, and a landlord-type insurance policy on the converted home. A rental policy replaces the homeowner policy.

3. Income evidence. The program picks how your rent is measured. The table below shows the main methods.

4. Appraisal. The appraiser opines on value, which sets LTV. The appraiser also opines on rent, which sets coverage.

5. Coverage math. Rent is divided by the new payment. Pulling more cash raises the loan balance, so coverage falls as you take more equity.

6. Credit and reserves. Short-term rental programs expect about a 640 score at minimum. Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, and larger loans can step up.

7. Seasoning. Cash-out files commonly expect about 6 months of ownership. Many converted homes were owned for a while before the move-out, so that clock may already be satisfied. For this borrower, hosting history becomes the real clock.

DSCR compares rent to PITIA only. Clearing the floor is not the same as positive cash flow. Cleaning, platform fees, furnishing, utilities, vacancy, management, and repairs all sit outside the calculation.

How Do Lenders Count Short-Term Rental Income?

Lenders count it through one of three evidence types, and the choice can swing the coverage number more than any other variable. The appraisal form is part of the reason.

The rent schedule appraisers normally use, Form 1007, estimates long-term monthly market rent. HousingWire reports that the form was not designed to support short-term rental income and that using it this way distorts DSCR ratios. Form 1025 is the small income report used for 2 to 4 units, and it has the same long-term focus. An appraisal-industry firm, Class Valuation, argues for a narrative addendum with a projected short-term rental income analysis instead.

Income method What the lender reviews Fits best
Hosting history Platform statements, often matched to deposits Established hosts
Market projection Third-party data or an appraiser’s analysis Thin booking history
Long-term rent Lease or appraiser rent schedule Hosts whose short-term income is modest

For a strong short-term rental, platform history usually shows the income most accurately, though lenders typically apply a haircut to the figure. A long-term rent number can understate a strong host. Programs in the network differ on which method they accept, which is a major reason a broker comparing several lenders can change the outcome.

What Structures and Variations Exist?

The spine is a 30-year fixed structure. Select lenders in the network also offer extended terms such as 40-year amortization, interest-only periods, and ARM structures for investors who want them.

Leverage depends on the collateral. On a short-term rental refinance or cash-out, the ceiling is around 70% LTV, while purchases can reach 75% on the strongest files. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Loan sizes run up to about $3,000,000 on standard programs, and balances below the standard minimum route through select lenders. Above $2,500,000 the network generally holds to 30-year fixed structures.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. It is not a looser version of the standard program.

A larger equity cushion lowers the payment and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Two Modeled Scenarios: One Clears, One Falls Short

These are modeled assumptions, not market data.

Scenario A, the host with a track record. Picture an owner who moved out and has hosted for 14 months with steady platform statements. Assume the file asks for 65% LTV on a short-term rental cash-out. The haircut income still covers the new payment at around 1.25x. This file sits comfortably inside the 70% ceiling and the 1.00 floor, so it fits several programs. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Scenario B, the thin-margin file. Picture a second owner who wants the full 70% LTV and has hosted for five months. The appraiser’s rent figure comes back long-term only, and the coverage works out near 0.90x. The file misses the 1.00 floor and the hosting-history expectation. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

The options are to reduce the cash taken, wait until hosting history builds, or ask whether a sub-1.00 program from a select lender fits. Sub-1.00 programs adjust leverage and terms, and approval depends on lender guidelines, credit, and property review. Lowering the cash-out amount is often the cleaner fix, because it lifts coverage and reduces leverage at the same time.

Where Does the General Rule Break?

Several edge cases change the answer.

  • The owner still lives there. A home where the owner sleeps is not a pure DSCR file. House hacking a 2 to 4 unit property is a different structure, and an LLC or an “investment” label does not fix occupancy.
  • Federal exemption is not program eligibility. Federal commentary can treat some owner-occupied rentals of three or four units as business-purpose. DSCR programs still generally require that the borrower does not live there.
  • Thin hosting history. Some programs accept a market projection. Others require a documented operating period.
  • Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
  • Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.
  • Any cash at closing counts as cash-out. That includes the case where a bridge loan is paid off and cash is taken.

A business-purpose loan is built for the rental period, so plan the exit before you refinance. Tax treatment varies; consult a qualified professional.

Why Business-Purpose Treatment Matters

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The rule behind this is that credit to acquire, improve, or maintain a non-owner-occupied rental is deemed business-purpose under the CFPB’s Regulation Z commentary. The mortgage-servicing rule borrows the same definition, as 12 CFR 1024.5 shows.

The takeaway is practical. Occupancy status, not the word “investment,” is the gating fact. A home that is really your residence does not become a business-purpose file by relabeling it.

How Do You Choose a Provider Without a Ranking?

The best program for your situation depends on property type, credit profile, leverage need, and how you document income. Any list that ranks lenders in the abstract ignores those variables.

A broker that shops multiple wholesale lenders works differently. Lendmire arranges DSCR investor loans through select lenders in its network across 41 markets, including Washington, D.C. It does not lend directly. The job is matching your scenario to the programs that fit it.

Use this checklist when comparing options:

  • Which income method does the program accept for a converted home?
  • What LTV ceiling applies to short-term rental cash-out, and does it differ from long-term rental collateral?
  • What hosting history does the program expect?
  • How are reserves set for your loan size and leverage?
  • Does the program allow your preferred term, such as interest-only or extended amortization?
  • What does the occupancy certification require, and what proof of move-out is needed?

Before ordering the appraisal, run the post-refinance payment against haircut income. Check that short-term rentals are allowed locally.

What Are the Common Mistakes?

The first mistake is assuming the appraisal’s rent number reflects your booking income. It usually reflects long-term rent. The second is taking maximum cash-out on thin coverage. The third is treating the 1.00 floor as proof of profit. The fourth is refinancing before the move-out is documented.

A converted home also carries decisions that coverage ignores. Cleaning, furnishing, and platform fees reduce real cash flow. Plan the proceeds for a business purpose, because the loan is business-purpose.

Key Terms Defined

Seasoning: The length of time you have owned the property before a lender will use appraised value instead of purchase cost.

DSCR (debt service coverage ratio): Monthly rental income divided by the full monthly housing payment, including principal, interest, taxes, insurance, and HOA dues.

Hosting history: The documented record of bookings and income from operating the property as a short-term rental.

Haircut: A reduction a lender applies to reported rental income before it counts toward coverage.

PITIA: Principal, interest, taxes, insurance, and association dues, the full payment used in the coverage math.

Frequently Asked Questions

Can I cash-out refinance a home I just converted to a short-term rental?

Usually, if you have moved out and can document it. Programs generally want about 12 months of hosting history, a 640+ credit score, and coverage of at least 1.00 on select programs. If hosting history is thin, some programs accept a market projection instead.

What leverage can I expect on a short-term rental cash-out?

Up to about 70% LTV on short-term rental collateral, subject to lender guidelines. Standard long-term rental cash-outs reach around 75% LTV across most of the network. Strong credit and strong coverage support the upper end.

Do I need a long-term lease on the property?

Not necessarily. Programs choose between hosting history, a market projection, and a lease or appraiser rent figure. Which method counts depends on the lender, so the same house can produce different coverage numbers under different programs.

What if my coverage falls below 1.00?

Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. Alternatively, you can take less cash out or wait for more hosting history. Either route is subject to credit approval and property review.

Does cash-out proceeds spending matter?

Yes. Because DSCR loans are business-purpose, plan the proceeds around business use, such as acquisitions or property improvements. Keep records of how the money is used.
