Top Short-Term Rental Cash-Out Refinance Providers Without Full Income Documentation

Top Short-Term Rental Cash-Out Refinance Providers Without Full Income Documentation

The Quick Read: The best provider for your situation is the one whose program qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so you skip traditional personal-income documentation and W-2s but still show rental evidence, credit, and reserves. No single lender wins for every property. A broker that shops a wholesale network matches your file to the program that fits.

  • Personal income documents are replaced by property income evidence, not by an absence of paperwork.
  • On short-term rentals, the income figure a program counts (actual history, projection, or long-term rent) often decides the outcome.
  • Cash-out on a short-term rental tops out at 70% LTV, and about 12 months of hosting experience is typically expected.
  • A 640 credit score is the typical floor for short-term rental files, and the strongest tiers want more.
  • Clearing 1.00 coverage is a program floor, not proof the property makes money.

What “Without Full Income Documentation” Really Means

You are not skipping documents. You are skipping the personal ones. The loan is reviewed on documented income under the applicable program, subject to lender guidelines, and that income belongs to the property.

Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The lender asks whether the rent covers the monthly obligation, not whether your W-2 does.

The ratio is simple. Divide the property’s monthly rental income by its monthly PITIA, which is principal, interest, taxes, insurance, and any HOA dues. The result is your coverage number.

You still hand over plenty. Expect rental evidence, a credit report, an appraisal, proof of reserves, entity papers if an LLC holds title (subject to lender program eligibility), and insurance. The loan is simply not tied to your tax returns, pay stubs, or personal debt-to-income ratio.

How Underwriting Treats a Short-Term Rental Cash-Out, Step by Step

Underwriting follows a predictable order. Knowing it tells you where a file gets stuck.

1. Property eligibility. The lender confirms the collateral is a financeable type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

2. Income basis. The program decides which income figure counts for a short-term rental. More on that below.

3. Coverage. The lender divides that income by PITIA. Select programs start at 1.00 coverage on short-term rental refinances, and stronger ratios can open better pricing and leverage.

4. Leverage. An appraisal sets value. Cash-out on a short-term rental typically tops out at 70% LTV. That is a short-term-rental ceiling. Standard long-term rentals reach 75% on a cash-out.

5. Credit and reserves. The lender pulls credit and checks reserves. Short-term rental files typically need a 640 score or better.

6. Cash to you. Your proceeds are the new loan minus the payoff, closing costs, and any holdbacks. The calculator on this site gives an illustrative estimate of that math.

Clearing one step does not erase the others. Leverage caps, credit floors, reserve rules, and property eligibility all still apply. Strong files clear two tests at once: enough equity and enough rental coverage.

Which Income Figure Counts?

This is the question to settle before you compare anything else. The same property can look strong under one basis and thin under another.

Income basis What it is Where it works Where it struggles
Actual history Platform statements, often matched to bank deposits Established listings with a track record New or recently converted listings
Projection A third-party analytics estimate Strong seasonal markets with thin history Programs that discount projections
Long-term market rent A rent opinion from the appraisal Conservative fallback for any property Properties whose nightly income far exceeds monthly rent

Programs differ on all three. Some take actual history when you have it. Some take the lower of actual and projected. Some underwrite a short-term rental on long-term rent even in a vacation market. That is why one property can pass at one lender and miss at another.

Programs that lean on the lower figure or on long-term rent are the cautious ones. Expect that caution especially in seasonal markets, where coverage can swing through the year.

Provider Types and What Changes for You

Naming and ranking companies would not help you. The type of provider shapes your options more than any brand.

Provider type Programs you see Best for Tradeoff
Single direct lender Its own menu only Files that match its box exactly One set of guidelines, take it or leave it
Broker with wholesale network Many lenders’ programs Files with a wrinkle: short history, odd structure Broker compensation is a cost to compare
Online marketplace Pre-screened offers Simple, clean files Less room to structure around problems

Lendmire is a mortgage broker, so it sits in the middle row. It arranges financing through select lenders in its wholesale network, across 41 markets, including Washington, D.C. A lender in that network reviews and approves each file. Lendmire does not lend or approve.

The comparison that matters is which program fits your property, not which provider sounds biggest. The best fit depends on property type, credit profile, leverage need, and how much hosting history you have. Whoever you use, compare total costs, including any broker compensation, on the same terms.

Where the General Rule Breaks

Rules of thumb fail at the edges. These are the edges that matter for short-term rental cash-outs.

Short hosting history. Short-term rental files typically expect about 12 months of hosting experience. If your listing went live a few months ago, some programs will underwrite on market rent, lower the leverage, or decline. Others look at your broader landlord experience. This is a frequent sticking point.

Projection versus actual. When both exist and disagree, programs handle it differently. Know which one your target program uses before you apply.

Local rules and HOA limits. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit gap or an HOA ban can zero out the income no matter how strong the platform history looks.

Coverage below 1.00. Here is a real fork. A coverage floor of 1.00 is where many select programs start. A separate path takes coverage below 1.00 through select lenders in the network, with leverage and terms adjusted. Expect less cash out and tighter terms on that path.

No-ratio structures. These skip the coverage calculation entirely. They are available only through select lenders, generally for borrowers who already own a primary residence. They trade the ratio test for tighter leverage and a closer look at the borrower.

Owner occupancy. If you plan to stay in the property, the business-purpose treatment can fall away. Doss Law’s guide to the business-purpose exemption points to a 14-day occupancy test for owners and notes that properties with more than two units are treated differently. For a true investment property, it is a non-issue. For a vacation home you use heavily, it is not.

Business purpose is not a free pass. The CFPB’s ability-to-repay rule does not apply to credit extended primarily for a business or commercial purpose, even when a dwelling secures it. That is the footing for property-based underwriting. It does not make these loans compliance-free. A law firm’s alert on business-purpose lending warns that business purpose does not mean compliance exempt, and that some states require lender licensing either way. In practice, expect a signed business-purpose statement, and expect that cash-out proceeds are meant for the business. Tax treatment varies; consult a qualified professional.

What the Numbers Look Like in a Short-Term Rental File

These are typical ranges across select lenders in the network. Programs change, and every file is underwritten individually. Nothing here is a commitment to lend.

  • Purchase leverage: up to 75% LTV on the strongest short-term rental files.
  • Cash-out and refinance leverage: up to about 70% LTV on short-term rental collateral.
  • Credit: a 640 minimum on short-term rental files, with better pricing and leverage as the score climbs.
  • Coverage: 1.00 on both purchases and refinances at select programs.
  • Experience: about 12 months of hosting.
  • Loan size: up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves: these vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, and larger loans typically step up.
  • Terms: the 30-year fixed is the spine. Extended terms, interest-only periods, and ARM structures are available through select lenders.

Now a worked example. These inputs are modeled assumptions, not market data. Run the numbers on a vacation rental with a year of platform history. Say its projected income supports roughly 1.15x coverage, while long-term market rent alone lands near 0.9x.

Under a program that counts actual or projected short-term income, coverage clears 1.00. The file then runs at up to 70% LTV on a cash-out, subject to credit approval and appraisal. Under a program that counts only long-term rent, coverage falls below 1.00. That file would need the sub-1.00 path, which is available through select lenders in the network with leverage and terms adjusted. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Same property. Same borrower. Different income basis, different result.

One caution on what the ratio proves. DSCR compares rent to PITIA only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities, and capex all sit outside the calculation. Short-term rentals carry more of those costs than most. Budget for them separately.

Which Path Fits Your Situation?

Your situation Likely sticking point Typical direction
Listing live under a year Hosting history Programs that weigh market rent or broader landlord experience
Strongly seasonal market Coverage swings A program that counts projection or a full-year average

Questions to Ask Any Provider

Put these to every broker or lender before you apply:

  • Which income figure do you count for a short-term rental: actual, projected, or long-term rent?
  • If I have both actual and projected numbers, which one governs?
  • How much hosting history do you expect on a refinance?
  • What leverage applies to short-term rental cash-out specifically?
  • Does my property type and title structure qualify?
  • What reserves apply at my loan size and leverage?
  • What are the prepayment terms?
  • What does the broker or lender earn on this loan?

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rental income divided by the full monthly obligation. It shows whether the rent covers the loan payment.

PITIA: Principal, interest, taxes, insurance, and any HOA dues. It is the payment figure the ratio uses.

LTV (loan-to-value): The loan amount as a percentage of the appraised value.

Cash-out refinance: A new, larger loan that pays off the old one and hands you the difference in cash.

No-ratio loan: A structure that skips the coverage calculation, available only through select lenders and generally for borrowers who already own a primary residence.

Seasoning: The waiting period between buying a property and refinancing it, or the hosting history a lender wants to see.

Business-purpose loan: A loan for an investment property, not a personal residence.

Frequently Asked Questions

Do I need tax returns or W-2s for a short-term rental cash-out?

Usually not. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. You still provide rental evidence, credit, an appraisal, and reserves.

How much hosting history do I need?

About 12 months of hosting experience is typical for short-term rental files. Shorter histories may push you toward a market-rent basis, lower leverage, or a different program. A broker can tell you which programs in the network treat short histories more flexibly.

What is the maximum cash-out on a short-term rental?

Up to about 70% LTV on short-term rental collateral, on the strongest files. A 640 credit score is the typical minimum on short-term rental files, and the strongest tiers want more. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Can I use the money for anything?

Cash-out proceeds from these loans are intended for business purposes, such as renovations, furnishing, or the next rental. Expect to sign a business-purpose statement. Spending the money on personal expenses can change how the loan is treated.

Is a DSCR loan the same as a hard money loan?

No. A DSCR cash-out is a longer-term investor loan, typically built on a 30-year fixed spine with extended terms, interest-only periods, and ARMs available through select lenders. Hard money is a short bridge product with a different cost and purpose.
